ATTOM has released its first-quarter 2023 U.S. Residential Property Mortgage Origination Report, which shows that just 1.25 million mortgages secured by residential property (1 to 4 units) were originated in the first quarter of 2023 in the United States – the lowest point since late-2000. That figure was down 19 percent from the fourth quarter of 2022, marking the eighth quarterly decrease in a row. It also was down 56 percent from the first quarter of 2022 and 70 percent from a peak reached in the first quarter of 2021.

The ongoing sharp decline in residential lending resulted from another round of downturns in both refinance and purchase loan activity as well as the second straight quarterly drop-off in home-equity lending. Lending activity contracted again as a slowdown in the 11-year U.S. housing market that started in the middle of last year stretched into 2023 amid elevated mortgage rates, consumer price inflation and other signs of economic uncertainty.

During a period when average interest rates remained double what they were a year earlier, lenders issued just $388 billion worth of residential mortgages in the first quarter of 2023. That was down quarterly by 20 percent and annually by 58 percent.

The overall activity included 595,253 loans granted to home purchasers in the first quarter of 2023, down 19 percent from the fourth quarter of 2022 and 44 percent from the first quarter of 2022 to the lowest point since early 2014. The dollar volume of purchase mortgages dropped 18 percent

quarterly and 45 percent annually, to $216 billion.

On the refinance side, only 407,956 mortgages were rolled over into new ones – the smallest amount this century. That was down 18 percent quarterly, 73 percent annually and 85 percent from the first quarter of 2021. The value of refinance packages was down 21 percent from the prior quarter and 74 percent annually, to $127 billion.

Home-equity lending also went down, dropping 23 percent in the first few months of 2023, to a total of 245,071. The decline marked the second quarterly decrease following a year and a half of gains. While lending activity kept declining across the board in early 2023, the portion represented by different kinds of home loans held steady. Purchase loans continued to comprise about half of all mortgages issued in the first quarter of 2023, with refinance packages making up a third and home-equity loans 20 percent. But that remained a sea of change from two years ago, when refinance deals made up two-thirds of all activity and purchase loans just one-third.

“Lenders saw opportunities dwindle even more during the first quarter as the longest slowdown in mortgage activity in at least 20 years continued,” said Rob Barber, chief executive officer at ATTOM. “In one sense, it wasn’t that unusual, given that wintertime is usually the slow time of the year for lenders. But the latest slide extends a run that started two years ago and has carved away nearly three-quarters of the home-mortgage

business. Things remain uncertain in the near future, with the potential for interest rates and inflation to go either way, but the Spring buying season will be a key indicator of whether things may turn around.”

The across-the-board slump in mortgage activity continues to reflect a combination of economic forces that have helped stall the nation’s decade-long housing market boom and, by extension, damaged the mortgage industry. Those forces include mortgage rates that doubled last year, high consumer price inflation, a historically tight supply of homes for sale and broad economic uncertainty. They have combined to make refinancing or borrowing against home equity far less attractive, while also raising the cost of buying a home and limiting purchases.

Total lending activity off 70 percent in just two years

Banks and other lenders issued a total of 1,248,280 residential mortgages in the first quarter of 2023 - the smallest number since the fourth quarter of 2000. The latest figure was down 19.4 percent from 1,548,372 in the fourth quarter of 2022, 55.6 percent from 2,810,051 in the first quarter of 2022 and 70 percent from the most recent high point of 4,154,015 hit in early 2021. The eighth consecutive decrease extended the longest run of declines this century, while the annual downturn marked the largest since at least 2001.

Home-mortgage lending across U.S. falls to more than 20-year low

Choosing Between a New Home and a Resale Home

You’ve decided it is time to purchase your first home or life has changed and you are ready for a different home, so the search begins! It seems the search is finished almost as quickly as it started when you realize there are so few homes to look at. According to the Charlotte Region Business Alliance and recent census information, the Charlotte area saw more than 80 people moving to our beautiful city every day during the pandemic, and we are still seeing similar growth. While we are experiencing a shortage in housing and high demand for the choices, new home builders are rising to the demand by building new neighborhoods and individual homes in in-fill projects all around town.

There are many things to compare when you are deciding between a new construction or resale home. However, a few topics seem to be the most reoccurring themes I’ve seen over the years while working for builders in model homes and now buyers in all parts of a home search.

First, a new home is just that - new! Everything about

Overall lending activity decreased from the fourth quarter of 2022 to the first quarter of 2023 in 167, or 97 percent, of the 173 metropolitan statistical areas around the U.S. with a population of 200,000 or more and at least 1,000 total

it is new and unused. It has that new home smell, hasn’t had anyone else’s pets and is squeaky clean. It also has the newest materials when considering energy-efficiency and Smart Home features. In this same theme, it isn’t likely that you’ll be replacing the HVAC or doing major repair work on a newly built home anytime soon which may be important for your budget. Plus, there are likely an array of warranties that will offer some protections.

From the other perspective, everything is new. Many buyers like the character that older designs offer and the maturity of a resale home. A resale home has settled in. Landscaping has matured. So while you may have a blank slate for your flowers and gardening in a newly built house, be prepared for some sweat equity and several years before you’ll see the large trees and lush yards of a more mature community.

Another point I often hear is that a new home may encompass more of your personal tastes, especially if your timing allows you to make selections from the beginning. Those selections could be everything from which yard you have, to exterior design

Aside from aesthetics, something buyers consider as a new neighbor is if social circles may already be set. A new construction community by default offers all new neighbors with similar goals to establish relationships. And you won’t hear “Oh yes, the Smiths’ house!” for years to come, but you aren’t the Smiths. There are many wonderful points to both choices. Spending

Providence Group Capital acquires two additional properties in South End

Providence Group Capital (“PGC”), a Charlotte based commercial real estate investment and development company, announced today that it has closed on the acquisitions of 2429 South Tryon Street and 2511 South Tryon Street in this rapidly changing section of South End bound by South Tryon Street, Distribution Street, Remount Road, and Dunavant Street.

Combined, these two parcels total approximately 1.25 acres of land and include three existing buildings totaling more than 17,500 square feet. The three existing buildings are occupied by Euro Cars South End, A&T Auto Body Shop, and Paws Whiskers & Wags; all of which will continue to operate on the properties for various periods of time. Paws Whiskers & Wags is currently upfitting a new facility located at 3608 Rozzelles Ferry Road which they will relocate to from their South Tryon Street location.

Over the last eighteen months, PGC has acquired fifteen properties in this particular section of South End, and is underway on a variety of projects on each; including:

Small Bar South End open at 2135 South Tryon Street on 0.29 acres;

Monday Night Brewing opening this summer at 2217 South Tryon Street on 1.13

Montgomery, AL (up 1.6 percent).

Refinance mortgage originations hit another low point this century

Lenders issued only 407,956 residential refinance mortgages in the first quarter of 2023 – the latest low point since at least 2000. The most recent figure was down 18.2 percent from 498,732 in fourth quarter of 2022 and down 72.5 percent from 1,485,090 in the first quarter of 2022. It also was off 85.2 percent from a peak of 2,749,578 reached in the early 2021. As with total lending, the number of refinance deals dipped for the eighth straight quarter.

The $126.4 billion dollar volume of refinance packages in the first quarter of 2023 was down 20.7 percent from $159.4 billion in the prior quarter and down 73.8 percent from $483.1 billion in the first quarter of 2022.

Refinancing activity decreased from the fourth quarter of 2022 to the first quarter of 2023 in 163, or 94 percent, of the 173 metro areas around the U.S. with enough data to analyze. It dropped quarterly by at least 15 percent in 100 of those metros (58 percent) and was down annually in all of them.

The largest quarterly decreases were in Ann Arbor, MI (refinance loans down 45.7 percent from the fourth quarter to the first quarter); Albany, NY (down 43.3 percent); Toledo, OH (down 41.8 percent); Buffalo, NY (down 41.3 percent) and Dayton, OH (down 40.7 percent).

Aside from Buffalo, metro areas with a population of least 1 million that had the biggest decreases in refinance activity from the fourth quarter of 2022 to the first quarter of 2023 were Detroit, MI (down 33 percent); St. Louis, MO (down 30 percent); Minneapolis, MN (down 30 percent) and Virginia Beach, VA (down 27.2 percent).

Metro areas with sufficient data where the number of refinance loans increased from the fourth quarter to the first quarter included Fort Myers, FL (up 30.6 percent);

• Future development land at northeast corner of South Tryon Street & Remount Road totaling 1.75 acres.

Over the last three years, PGC successfully rezoned all fifteen of these properties to Transit Oriented Development

– Urban Center (“TOD-UC”) which allows for up to 130’ building heights by right and up to 300’ with use of a height bonus. These properties were targeted for purchase due to South End’s explosive residential, office, brewery, restaurant, and entertainment growth. The firm is under contract to purchase two additional properties in South End/LoSo in 2023 and is in active negotiations on several other.

Honolulu, HI (up 19.7 percent); Amarillo, TX (up 11.9 percent); Eugene, OR (up 8 percent) and El Paso, TX (up 5.5 percent).

Refinance packages comprised just 32.7 percent of all loan originations in the first quarter of 2023, down slightly from 32.2 percent in the prior quarter, but far less than 52.8 percent in the first quarter of 2022 and 66.2 percent in the first quarter of 2021.

Purchase mortgages down 60 percent since 2021 high

Lenders originated 595,253 purchase mortgages in the first quarter of 2023. That was down 18.6 percent from 731,083 in the fourth quarter of 2022, representing the sixth drop in the last seven quarters. It also was off 44.3 percent from 1,067,746 a year earlier and 60 percent from a peak of 1,488,131 in the second quarter of 2021.

The $215.7 billion dollar volume of purchase loans in the first quarter of 2023 was down 18 percent from $263 billion in the prior quarter and 44.5 percent from $388.8 billion a year earlier.

Residential purchase-mortgage originations decreased from the fourth quarter of 2022 to the first quarter of 2023 in 154 of the metro areas in the report (89 percent) and declined in 99 percent annually.

The largest quarterly decreases were in Buffalo, NY (purchase loans down 53.8 percent); Indianapolis, IN (down 46.5 percent); Anchorage, AK (down 45.4 percent); St. Louis, MO (down 45.4 percent) and Rochester, NY (down 44.8 percent).

The biggest decrease in metro areas with a population of at least 1 million in the first quarter of 2023 (aside from Buffalo, Indianapolis, St. Louis and Rochester) came in Minneapolis, MN (down 38.1 percent).

The largest purchase-lending increases from the fourth quarter of 2022 to the first quarter of 2023 in metro areas with a population of at least 1 million were in Tucson, AZ (up 16.9 percent); Tampa, FL (up 5.3 percent); Orlando, FL (up 4.8 percent); Detroit, MI (up 4 percent) and Phoenix, AZ (up 3.7 percent).

Lake home & lot listings have surged $5.9 billion since February

The new Summer 2023 Lake Real Estate Market Report shows 73,925 lake properties are on the market, up from 70,805 in spring. All 34 states covered by Lake Homes Realty showed increases except three: Massachusetts and Montana showed a slight decrease, and Florida was virtually unchanged. Texas lake home and lot listings spiked by 2,000 to 14,669, nearly 6,000 more than Florida – the second state for most lake property listings.

The new Summer 2023 Lake Real Estate Market Report revealed lake home and lot listings were $39.781 billion, as of May 15, within the 34 states covered by Lake Homes Realty. This inventory total increased by $5.9 billion since the spring report in February. The average listing price for homes and lots combined increased to $538,131 each – up from $479,586 in spring. The quarterly report is generated by Lake Homes Realty, the nation’s largest lake-focused brokerage, and pulls data from 126 MLS areas. Glenn S. Phillips, CEO and Chief Economic Analyst at Lake Homes Realty, sees multiple reasons for increases in inventory and listing prices. “We are rebounding from historic lows of available lake homes for sale in 2021 and 2022 across virtually every lake market,” said Phillips. “While better, the selection of appropriately priced lake homes still needs to be improved,” he said. “While softened compared to the last three years, it remains a seller’s market for lake real estate.”

“At Lake Homes Realty, our position as the nation’s leader in lake real estate allows us to collect the best data about lake real estate markets across the country,” said Phillips. “From our millions of visitors to LakeHomes.com, we have access to a wealth of data that reveals consumer and market trends, patterns, and surprises,” he adds. “For example, in the red-hot Texas lake real estate market, 1,344 homes are listed for more than a million dollars. Forty-five percent of those searching for Texas lake property are between the ages of 45 and 64 and 62% of them are searching on their smartphones. Fifty-five percent of searchers for Texas lake homes and lots are male. Chicago, Oklahoma City, Minneapolis, and Los Angeles and the top Metro areas searching for Texas lake property from outside of the state,” Phillips adds. The Lake Real Estate Market Report has similar data for more than 30 states covered by Lake Homes Realty.

“Lake home buyers, and home buyers in general, are more informed than ever,” said Phillips. “They know the market, trends, and transactions, plus they detest inappropriately overpriced listings,” he said. “I still expect the 2023 transaction count to exceed 2022 by 10 to 15%.

Increasing inventories of lake properties for sale across the country make this possible. However, below-normal inventories will prevent an explosion in the number of lake homes sold in 2023 or 2024,” said Phillips. Phillips predicts changes in interest rates will not be a significant issue for lake real estate in 2022. “Lake home buyers often pay cash, particularly if it is a second home, so mortgage availability has little impact,” said Phillips. “I encourage lake homeowners to view their property with an investment mindset. The peak market will not last forever, and we will only see the peak after we have passed it.”

Billion Dollar States

Eleven states have more than $1 billion in lake home and lot listings, according to the 2023 Summer Lake Real Estate Market Report. They include: Texas - $8.27 billion (up from $6.62); Florida - $4.74 billion (up from $4.49); Washington - $3.63 billion (up from $2.54); North Carolina - $2.46 billion (up from $2.06); Tennessee - $2.32 billion (up from $1.9); Minnesota - $2.29 billion (up from $1.46); Michigan – $2.19 billion (up from $1.62); Georgia - $2.13 billion (up from $1.81); Illinois - $1.54 billion (up from $1.18); Alabama - $1.46 billion (up from $1.22 million); and South Carolina - $1.4 billion (up from $1.16).

ENNICO: A legal checklist for a retail website

“I’m planning to set up a fashion accessories website.

I think I will be selling mostly on Amazon, eBay and other online platforms, but after watching your YouTube video ‘Doing Business on the Internet’ (go to www. youtube.com and search for “Cliff Ennico Internet”), I realize it’s going to be tough to build a distinctive brand without my own website.

What are some of the legal things I need to think about before my site ‘goes live’? Do I really need the 30-page terms and conditions document that I see on other websites? Nobody reads those things, in my opinion.”

I’ve said this before (on YouTube and elsewhere) and I’ll say it again -- every small business needs a website of its own, especially if it’s looking to build a distinctive brand. There are three reasons:

--Everybody expects you to have one (if your name is ‘Suzie’s Fantasies’ and I don’t see you at www.suziesfantasies.com, it’s an instant credibility kill).

--There is only one place on the internet -- only one -- where you can sell stuff and keep 100% of the profits, and that’s your own website.

--When you sell from your own website, you make the rules; when you sell on Amazon, eBay or anywhere else online, you have to follow their rules, and you may not agree with their rules.

What’s more, all your pages on social media, eBay, Amazon and elsewhere should have one primary goal: driving traffic to your website. Your website is where your best, highest-margin merchandise should appear.

The legal documents you need for a retail website are fairly straightforward.

COPYRIGHT NOTICE: OK, this isn’t strictly speaking a document, but the federal copyright notice should appear as a footer on ALL your webpages (not just your homepage). It will look something like this: “(c) 2023 Clifford R Ennico. All Rights Reserved.”

HELOC lending decreases for second quarter in a row

A total of 245,071 home-equity lines of credit (HELOCs) were originated on residential properties in the first quarter of 2023. That was down 23.1 percent from 318,557 in the prior quarter, the second consecutive drop-off following a string of increases in the prior year and a half. The latest HELOC total also was down 4.7 percent from 257,215 in the first quarter of 2022.

The $45.8 billion volume of HELOC loans in the first quarter of 2023 was down 25.3 percent from $61.3 billion in the fourth quarter of 2022 and down 11.9 percent from $51.9 billion in the first quarter of 2022.

HELOCs comprised 19.6 percent of all loans in the most recent quarter – down from 20.6 percent in the prior quarter but still four times the level in the early part of 2021.

For that reason, I’m not a fan of “plain English” legal documents for my clients’ websites. “Plain English” is not precise enough to prevent lawsuits; give me oldfashioned Legalese any day of the week. Since nobody is reading your agreement anyway, why are you concerned about making it easy to read? These documents exist for one reason only: to protect you against liability. Let your lawyer go crazy here and make the document as tight and ironclad as possible.

Be sure the customer “accepts” your agreement terms as part of the checkout process. I really like the feature that requires customers to scroll down to the end of the document before the “I accept” button is enabled.

RETURNS AND EXCHANGES POLICY: Go to any UPS Store any day of the week and count the number of boxes with merchandise being returned to Amazon, Zappos and other online retailers. Your customers expect to know exactly when they can (and can’t) return merchandise.

Many retail websites bury this information in their “Terms and Conditions” document, and I think that’s a mistake. The “Returns and Exchanges Policy” should appear as a link at the bottom of each of your webpages. That way the customer can find the information they need easily, which will help stave off claims like “I didn’t know I couldn’t return the dress a year later.”

WHOLESALE TERMS: If you allow other

They accounted for 161,639, or 12.9 percent, of all residential property loans originated in the first quarter of 2023. That was up from 11.9 percent in the fourth quarter of 2022 and

No two websites are exactly alike in their legal needs, so try not to borrow another site’s legal documents; tell your lawyer what

MARGENAU: The Miserly Social Security Death Benefit

About a month ago, I wrote a column explaining what family members need to do when a loved one who was getting Social Security benefits dies. I primarily discussed what might need to be done about returning the last Social Security check (depending on the timing of the death). I also used that column to help a surviving spouse know what possible widow’s (or widower’s) benefits might be due and how to apply for them.

And I only briefly mentioned the $255 “death benefit” that is sometimes payable. I guess that was a mistake because I got lots of follow-up emails asking me about that most miserly of all Social Security benefits. It has an interesting history. It didn’t start out as a death benefit, per se; at least not in the context it is thought of today. It certainly was never meant to be a “burial benefit” as many people call it.

As part of the thinking that went into the original Social Security Act passed in 1935, Congress realized that many of the new Social Security taxpayers would die before they ever had a chance to collect benefits. Or they would die without having earned enough “quarters of coverage” to be insured for survivor benefits for any dependents. So, they decided to compensate the families of a loved one who died with some form of reimbursement for the Social Security taxes that the deceased had paid into the system. They set up a one-time benefit they called the “lump sum death payment.” And it was originally intended to reimburse the family with an amount equal to 3.5% of the money the deceased

had paid into the system.

It was supposed to be a temporary benefit because Congress knew that as time passed, most workers would be paying a sufficient amount of money into Social Security that they would be insured for survivor benefits. In other words, when a taxpayer died, the widow or widower (and any minor children) would get monthly benefits -- so this lump-sum payout would no longer be needed.

But as often happens with government programs, once you start paying a benefit, it’s hard to take it away. Over the years, there have been any number of proposals to eliminate the lump sum death payment. But as miserly as the benefit is, it’s a popular feature of the Social Security program, and politicians soon learned that to tamper with it meant an automatic loss in the next election. So, the “temporary benefit” never went away.

But occasionally, Congress has made some relatively minor adjustments to the original law. In 1954, they capped the benefit at $255 -- and it’s remained at that level ever since. And in 1983, when politicians were looking for ways to save money in the Social Security system, they restricted the payment of the onetime death payment only to a “spouse who was living with the deceased at the time of death.”

And that’s where we are today. We have an essentially meaningless “death benefit” paid only to a widow or widower. Perhaps 50 years ago, $255 paid the cost of a funeral. Of course, today, it barely covers the price of the flowers. If I were the king of the Social Security world, I would

do one of two things. I would raise the death benefit to something meaningful, like $2,500. Or I would simply eliminate it.

But I’m a columnist, not a king. So, all I can do it explain the law and answer any questions you might have about it. Here are a few.

Q: My wife recently died. She was a homemaker all her life, so she was getting spousal benefits on my record. Everything went fine with stopping her Social Security checks. But I have two questions: When will I get the $255 death benefit? And will my benefit go up to give me credit for the spousal share that was being deducted from my checks?

A: I’m sorry, but the $255 death benefit is only paid on the account of someone who had worked and paid Social Security taxes. It sounds like your wife never did that because she was just receiving spousal benefits, not her own Social Security. The money paid to a spouse is just an “add on” benefit. In other words, nothing was taken out of your retirement check to pay her. So, your benefit rate will remain the same.

Q: My husband died 5 years ago when I was in my late 50s. I don’t ever remember getting the death benefit. Was it automatic?

A: No, it’s not automatic. You must apply for the death benefit. I’m not sure, but it might be too late to file for it now. To find out, call Social Security at 800772-1213.

Q: My father died on Feb. 25. My parents were divorced, although they were still close friends. My mother applied for and

started getting divorced widow’s benefits on his record. But I have two questions: Why did she have to return his February check? And why didn’t she get the $255 death benefit?

A: If you go back and read that prior column I mentioned earlier, you will learn why no one was due the proceeds of your father’s February Social Security payment. In a nutshell, it’s because Social Security benefits are not pro-rated. Because your father didn’t live the entire month of February, the check for that month had to be returned. But there is an upside to that lack of proration. Your mother started getting divorced widow’s benefits for the whole month of February, even though she was a widow for only three days in that month.

As far the death benefit goes, the law says it can only be paid to a widow who was living with the deceased at the time of death. I assume your divorced parents weren’t living together. So that’s why the $255 can’t be paid to her.

into five categories of workplace support: emotional assistance, esteem reinforcement, social companionship, information or advice, and instrumental help (providing tangible goods or services).

While both men and women offer social support to their colleagues, men more frequently offer social companionship and instrumental support, while women more frequently provide emotional and esteem support.

Men’s overall rating of the level of encouragement and rewards for social

support available at work was 11% higher than women’s. Women reported a higher level of investment (frequency of providing social support) than men but a lower potential return (organizational rewards and recognition). These findings indicate a lower social ROI for women.

Based on their findings, the authors

offer two likely explanations for this gender discrepancy: First, the overall investment made by women may be less noticeable, and second, the types of investments made by women may be valued differently from those made by men. Staff report

Stocks have bounced back with a vengeance in recent weeks. Investors are throwing caution to the wind as they buy up equities, boosted by booming exuberance for AI.

The bulls have charged through the wall of worry about the economy’s health, triggering a melt-up in asset prices.

The broad-based indices S&P 500 is pumping. Trading at around 4,400 points, the broad-based index is up 3% on the second week of June, its biggest weekly gain since March.

What was called a “ skinny bull “(so named for its highly concentrated in just half a dozen tech companies) is now putting on muscle. Other sectors beyond tech are moving up too. Last week, smallcaps outperformed, with the Russell 2000 adding 1.9% and The Dow Jones Industrial Average increasing 0.3% to the tech-heavy Nasdaq’s 0.1% gain.

It’s unclear whether the upward trend will hold or the market may stage a major retreat. One thing is clear - the months of the market crab walking sideways are over. This momentum raises the stakes for short-term retail investors, who make hay out of short-term market movements.

As a technique, swing traders aim to capture upward price swings by holding stocks for between a day to several weeks. They utilize technical analysis to

take strategic positions, hoping to sell at the peak of a price wave.

It’s not easy to succeed in active investing, and even seasoned Wall Street money managers often need help to meet, and beat, market averages. “It’s a solid choice for people who want to dive deeper into active trading but can’t-or don’t want to-be tied to a screen all day, every day. But don’t be fooled-it still needs you to be sharp on spotting trends and cool-headed with risk.”

There are trade alert services that let beginning traders know when a key stock is showing technical signals that it may be poised for a price swing.

“Tools like alert services or following the veterans can give you a boost, especially when you’re new to the game,” says Bernstein. “But remember, it’s not just about copying moves-it’s about understanding why those moves are being made and making a strategy that works for you. Because, in trading, there’s no one-size-fits-all. You’ve got to carve your own path.”

Other Options

Swing trades with stocks are ideal for cutting one’s trading teeth. For those who want to up the stakes and take on greater risk for potentially more significant gains, they can try the same swing trading with options.

Like with swing trading alerts, there are options picking services. Some are back-tested, statistically researched, and boast triple-figure historical average annual returns. Traders finding their feet with options and needing more confidence to develop their own strategy may find value in leveraging these resources.

Yet as in all investing, success in swing trading requires discipline, patience, and prudent risk management. The name of the game might be on shortterm market fluctuation, but staying the course inevitably requires a long-term focus.

By identifying trends, employing technical analysis tools, and setting clear entry and exit positions, swing traders strive to achieve consistent profits. However, it is essential to remember that this trading style carries inherent risks. No matter how historically successful, no metric-based trade pattern can guarantee future returns.
