Home prices rose slightly in May, but price growth slowed to the lowest rate on record since 2016, suggesting home prices may not see a new peak in 2023, according to the Realtor.com® Monthly Housing Trends Report released today. Additionally, home inventory growth continues to slow and is declining in many metro areas across the country as fewer sellers list their homes than last year and buyers compete over the remaining affordable homes for sale.
“April and May are historically popular months to buy, and typically by this time in the year we’ve exceeded the prior year’s peak home price. Weakening home price growth for the past 12 months is increasing the odds that we may not see a new home price peak this year, for the first time in the history of our listing data, which dates back to mid-2016, and this is likely welcome news to homeshoppers,” said Danielle Hale, Chief Economist for Realtor.com®. “Despite stalling price growth, home listing prices are up slightly compared to last May, and with rates more than a percentage point higher than a year ago, buyers continue to face affordability headwinds. The good news for sellers is that buyers are still out there, and this month’s slower growth in the active inventory of homes for sale indicates that shoppers are in the market and actively searching for homes that fit their needs and budget.”

again have an offer accepted when putting less down. A recent report from Realtor. com® found down payments declined for the first time since the second quarter of 2020, suggesting it’s getting harder for buyers to keep up with costs and that a less competitive housing market may be opening up opportunities for buyers making somewhat smaller down payments.
“As buyers’ budgets are being stretched to the max, there are opportunities for negotiation, especially on homes that have been sitting on the market for a while,” said Realtor.com® Executive News Editor Clare Trapasso. “They can ask sellers to come down on the price, make costly repairs, as well as contribute to their closing costs or buy down their mortgage rates. If they’re purchasing new construction, they can also request upgrades. This can add up to substantial savings.”
Home price growth stalls
Home listing prices were slightly higher in May compared to a year ago, but growth in the typical asking price of for-sale homes continued to decline to the low single digits.
In addition, the median listing price on a square foot basis declined compared to last year for the first time in Realtor.com® data history. At this rate of slowing, asking prices are likely to decline relative to the previous year by next month. Despite this trend, home sellers continue to have high expectations of the housing market and buyers, in some cases, too high. The number of homes with price reductions – a sign that a seller needed to adjust pricing to attract a
buyer – was higher than year ago levels but in line with pre-pandemic years.
• The U.S. median list price grew to $441,000 in May, up from $430,000 in April, and down -1.7% from June 2022’s record high of $449,000. The annual growth rate slowed to +0.9% in May, down from April’s 2.5% growth rate, to the lowest price growth in our records since 2016.
• Nationally, the median listing price per square foot declined (-0.3%) compared to the previous year for the first time in our data history since 2016.
• Higher mortgage rates and home prices compared to May of last year increased the monthly cost of financing 80% of the typical home by roughly $296 (+15.5%) compared to a year ago.
• Among the 50 largest U.S. metros, 15 out of the largest 50 markets saw their median list price decline. The greatest price declines were seen in Texas metros: Austin (-7.3% year over year), Houston (-5.9%), and San Antonio (-5.8%).
• Nationally, 12.7% of active listings had their price reduced in May, up from 10.2% in May of last year. While higher than last year, the rate is below typical 2017-2019 levels. Large southern metros saw the largest increase in the percentage of homes with price reductions, led by Austin, Texas (+11.9 percentage points year over year),

During the last five years, the U.S. housing market has risen by an average of 38.69% nationwide.
Real estate website New Jersey Real Estate Network has analyzed data from Zillow showing historical average house prices in each East Coast state. The study shows which state has had the highest percentage increase from 2021 to 2023.
Florida is the state with the highest increase in property prices. The average price of a home is now $385,157, an increase of 35.16% from 2021. The county with the highest increase is Collier County with 50.35% and the county with the lowest is Washington County with only 21.95%.
Georgia has an increase of 29.55% with the average price of a home in 2023 coming in at $311,253. Wilcox County sees the highest increase with 40.29% while the smallest increase of just 2.41% belongs to Chattahoochee County. North Carolina has the third highest increase. House prices in the state are now 29.48% higher than in 2021. Richmond County has the largest increase in the state, with prices in 2023 being 45.16% higher than in 2021. The smallest increase within the state is that of Bertie County, with average house
prices in 2023 being $42,522, a 2.93% increase from 2021.
In fourth is South Carolina with a 29.31% increase in prices from 2021, now averaging $279,015. House prices in Chester County average $169,044, an increase of 41.96% from 2021.
In Marion County, house prices have only increased by 2.94%.
The state with the fifth highest increase is Maine. House prices have increased by 24.60% since 2021, with properties now averaging $360,951. Piscataquis County has the highest increase in house prices with 33.16% whereas York County has the smallest increase, at 19.64%.
New Hampshire is sixth with house prices averaging $435,383, an increase of 22.04%. Within the state, Coos County real estate prices have increased by 35.11% since 2021, while in Hillsborough County they
have increased by 16.26%.
Delaware’s property prices have increased by 18.28% since 2021, with a property now costing $365,168 on average. In Sussex County, the price of a home reaches $450,648 on average, a 26.96% increase from 2021. New Castle County prices have only increased by 14.22% in comparison.
Properties in New Jersey cost $457,044 on average, an increase of 17.79%. Cape May County has a price increase higher than the state’s average, coming in at 28.33%. On the lower end of the scale is Hudson County, with an increase of only 9.98% Rounding out the list is Connecticut with 17.78%, Rhode Island with 17.05%, New York with 15.93%, Pennsylvania with 15.81% and Massachusetts with 13.37%.

“Growth in the housing market slowed during the pandemic, although there was an increase in people moving to suburban or rural areas due to companies choosing to implement work from home structures.
“2021 saw a more rapid growth and this study shows that this has continued into 2023. Currently the average price for a home in the U.S. is $339,048, up by 3.3% from last year.
“The findings show that states with a lower population density are experiencing the highest increases. Florida is 13th in population density while Georgia is 23rd. This could mean that prospective homeowners are looking for quieter neighborhoods. It will be interesting to see if the next few months will follow the trend and prices will increase again.”

Construction employment increased in 42 states in April from a year earlier, while only 24 states added construction jobs from March to April, according to a new analysis of federal employment data released by the Associated General Contractors of America today. Association officials said the monthly figures likely reflect the impact of low unemployment rates and workforce shortages as opposed to a dropoff in recent amounts of construction activity.
“Contractors continue to report strong demand for projects and have added employees in all but a handful of states over the past year,” said Ken Simonson, the association’s chief economist. “The fact that employment dipped in April in half the states may reflect an inability to find qualified workers at a time of recordlow construction unemployment, not a slowdown in demand.”
Between April 2022 and April 2023, 42 states and the District of Columbia added construction jobs, while industry employment declined in seven states and held steady in Hawaii. Texas added the most jobs over the year (28,000 jobs, 3.6 percent), followed by New York (13,400 jobs, 3.5 percent), Indiana (11,200 jobs, 7.3 percent), and Florida (8,600 jobs, 1.4 percent). Arkansas had the largest percentage increase (9.8 percent, 5,500 jobs), followed by Rhode Island, Indiana, Nebraska (6.8 percent, 3,900 jobs), and Idaho (6.3 percent, 4,100). California lost the most jobs (-5,100 jobs, -0.6 percent), while West Virginia had the largest percentage loss (-3.7 percent, -1,200 jobs). Losses also occurred in Connecticut (-1,900 jobs, -3.1 percent), West Virginia (-1,200 jobs, -3.7 percent) and Colorado (-700 jobs, -0.4 percent).
For the month, construction
employment increased in 24 states and D.C., declined in 26 states. Washington added the most jobs over the month (4,300 jobs, 1.8 percent), followed by Illinois (2,700 jobs, 1.2 percent), Wisconsin (2,600 jobs, 2.0 percent), and California (2,100 jobs, 0.2 percent). The largest percentage gains occurred in South Dakota (2.7 percent, 700 jobs), followed by Wisconsin, Washington, Arkansas (1.8 percent, 1,100 jobs), and Louisiana (1.4 percent, 1,800 jobs).
Texas experienced the largest decline in construction jobs in April (-8,500 jobs, -1.1 percent), followed by New York (-4,000 jobs, -1.0 percent) and Kentucky (-1,600 jobs, -1.8 percent). Alaska had the largest percentage loss for the month (-4.2 percent, -700 jobs), followed by Rhode Island (-3.4 percent, -800 jobs).
Association officials noted that construction firms continue to pay premium
wages that are above the national average for the overall economy to attract workers. But too few workers have been exposed to construction as a career opportunity, largely because federal officials spend only one dollar to support career and technical education compared for every five dollars they spend urging students to go to college. Meanwhile, Washington gridlock on immigration issues has resulted in too few workers coming into the country who can lawfully work in construction.
“Public officials at the state and federal level don’t seem too eager to encourage students to pursue careers in fields like construction,” said Stephen E. Sandherr, the association’s chief executive officer. “If we want the workers we need to rebuild our infrastructure and modernize our economy, we need to invest in constructionfocused education.”

The U.S. supply of active homes for sales continued to grow in May relative to this time last year, but slowed for the third month in a row as fewer potential sellers opted to list their home for sale and as the market lapped the period of higher inventory growth that started in May 2022. Today’s buyers are grappling with low inventory, but the slowing growth in active inventory in May indicates that buyers continue to search for and find deals. Despite sitting on relatively high home equity, sellers are staying on the sidelines, and the number of newly listed homes remains well below last year’s level. In fact, the pace of new home
listings in May was even lower than in May 2020 when the real estate market was still contending with pandemic-era closures and restrictions.
• Nationally, the number of active listings grew +21.5% year over year in May; however, the inventory growth rate continued to slow for the third month in a row. Both newly listed homes (-22.7%) and homes under contract (-18.1%), or pending listings, declined year over year.
• Compared to last year, active inventory decreased in 21 out of 50 of the largest metros. Markets that reported large yearly declines included San Jose, Calif. (-35.3%), Sacramento, Calif. (-27.3%), and Hartford, Conn. (-26.0%).
• Among the 50 largest metros, active inventory increased 20.8% over last year, driven exclusively by Southern metros, such as Nashville, Tenn. (+124.7%); Austin, Texas (+112.5%), and
San Antonio, Texas (+93.4%). Despite high inventory growth compared to last year, most Southern metros still had lower inventory levels compared to prepandemic years.
• On average across the 50 largest metros, no region or metro area saw year-overyear increases in new listings in May. The South saw new listing activity decline the least (-20.4%) compared to the previous year, while they fell 32.9% in the West, 22.9% in the Northeast, and 22.8% in the Midwest. More days on market gives buyers time to search for homes and bargain
In May, the typical home spent two weeks longer on the market than the same time last year, but a shrinking difference since January’s recent high suggests buyers are out shopping for homes and competition still exists. That’s keeping sellers in a very good position, with well-priced, updated homes still attracting buyers and selling
more than a week faster than was common before the pandemic.
• In May, the typical home spent 43 days on market, 14 days longer than this time last year, but 9 days faster than the pre-pandemic May 2017-2019 average.
• Across the 50 largest U.S. metros, the typical home spent 37 days on the market, 13 days more than the previous May. This trend was seen across all regions, with larger metros in the South seeing the greatest increase (+16 days), followed by the West (+12 days), Midwest (+9 days) and Northeast (+7 days).
• All of the 50 largest metros saw an increase in time on market compared to the previous year. Time on market increased the most in Raleigh (+31 days), Austin (+28 days), and Miami (+27 days).

Last quarter’s modest lift in business executives’ view of the U.S. economy proved short-lived, with a majority now expressing pessimism about the next 12 months, according to the second-quarter AICPA & CIMA Economic Outlook Survey. The survey polls chief executive officers, chief financial officers, controllers and other certified public accountants in U.S. companies who hold executive and senior management accounting roles. Only 14% of business executives expressed optimism in the U.S. economy’s prospects over the next 12 months, down from 23% last quarter. Those expressing pessimism increased from 44% to 56%, quarter over quarter (survey takers could also register a neutral sentiment). The slide in outlook almost matches the sentiment in the fourth quarter last year, when only 12% expressed optimism in the economy, a historic low.
U.S. business executives’ outlook on the global economy stayed relatively constant, with 11% expressing optimism and 49% pessimism.
“There’s a lot of noise in the system right now – inflation, higher borrowing costs, recession worries, concern about a potential U.S. default,” said Tom Hood, the AICPA & CIMA’s executive vice president for business engagement and growth. “Hiring demand is still strong but we’re starting to see companies holding back on filling positions, essentially taking a wait-and-see attitude until economic conditions become clearer.”
Some 43% of business executives said their company had too few employees, essentially the same as last quarter. But 17% said they were hesitant to hire because of economic uncertainty, up six percent from last quarter.
The AICPA survey is a forward-looking indicator that tracks hiring and businessrelated expectations for the next 12 months.
In comparison, the U.S. Department of Labor’s May employment report, scheduled for release tomorrow, looks back on the previous month’s hiring trends.
Other key findings of the survey:
• Expansion plans decreased from 52% to 43%, and those who expect their businesses to contract increased from 20% to 31%, which is higher than
previous periods aside from those impacted by the pandemic.
• 12-month revenue projections dropped from 2.6% last quarter to only 1.3%. Profit expectations, meanwhile, now show a -0.9% decline, down from 0.6% forecast last quarter.
• Business executives are more pessimistic about their own company’s prospects over the next 12 months (35% vs. 47% last quarter), but still see brighter prospects for their organizations than the economy as a whole.
• Inflation remained the No. 1 concern of survey takers, followed by domestic economic conditions, which jumped three slots since last quarter. Employee and benefit costs stayed at the No. 3 slot. Liquidity concerns jumped in to the top 10 concerns.
• Sixty-eight percent of business executives said their companies hadn’t experienced more stringent lending standards recently, aside from higher interest rates. Twelve percent said they’re seeing more demand for collateral, however, while six percent said they had smaller loans approved that what they initially sought.

The everyday expenses of owning a home are higher than ever, according to a new analysis from Zillow® and Thumbtack. Utility bills, property taxes, insurance and essential home maintenance can add up to $14,155 a year for the average U.S. homeowner. That’s an additional $1,180 per month on top of a typical mortgage payment. First-time home buyers facing affordability challenges in today’s market need to understand and budget for these less obvious expenses when calculating how much home they can afford.
These costs can be surprisingly high in already pricey metro areas, topping $22,000 annually in San Francisco, New York and Los Angeles. Of the 39 metro areas analyzed, hidden homeownership costs are the lowest in Las Vegas ($9,886); Asheville, North Carolina ($11,318); and St. Louis ($11,824).
Zillow and Thumbtack’s research looked at three unavoidable expenses for singlefamily homeowners — property taxes, homeowners insurance and utility payments (energy, water, natural gas and internet) — and found they averaged $7,742 in total nationally. New Yorkers pay the highest property taxes, topping $9,000 per year, while utilities cost the most in Hartford, Connecticut, averaging $4,443 a year. Costs for homeowners insurance vary based on home value, so homeowners in the most affordable metro areas, such as Pittsburgh and Cleveland, have the added benefit of lower insurance bills.
The analysis also considered Thumbtack’s 17 essential home maintenance projects, based on data from millions of home projects completed across the country. These projects
Q: I am a 78-year-old recent widow. I got my own Social Security number when I was about 20. But since my husband and I started getting Social Security benefits about 15 years ago, the correspondence I got from the Social Security Administration showed my husband’s Social Security number with a letter “B” behind it. Somebody at a Social Security office once told me this meant I was getting wife’s benefits on his record. How does the letter “B” stand for a wife? And now that my husband has died, I notice that any mail I get from the SSA shows my husband’s number with a letter “D.” Does this mean “deceased?”
A: No, it doesn’t mean deceased. Believe it or not, it stands for “widow!” So, you may legitimately wonder why in the world a “D” means widow. Shouldn’t it be a “W,” perhaps? I will use this column to explain the mysterious world of Social Security claim numbers. These numbers are sometimes referred to as BIC codes. BIC stands for “beneficiary identification code.”
First of all, what is a “claim number?” And how does it differ from a Social Security number? Almost everyone in this country has a Social Security number. It’s the number you give to your employer if you get a job, and it’s the number you would use to file an income tax return. It’s also the number that many government agencies and private companies use as a personal identification number for you. (The use of the SSN for personal identification is a topic for another column.)
But a claim number is the Social Security number on which you are claiming Social Security benefits. And it’s always followed by a little letter symbol to indicate the kind of benefit you have claimed. For many people their claim number is simply their own Social Security number with a letter symbol following it -- usually an “A.” But some people claim Social Security benefits on another person’s Social Security record -- almost always a spouse and sometimes a parent. So, their claim number is the spouse’s or parent’s Social Security number followed by the appropriate claims symbol.
The little claims symbols were not assigned in any sort of meaningful pattern. In other words, the letter “R” was not used to indicate “retirement” benefits and the letter “W” wasn’t used to indicate “wife’s” or “widow’s” benefits.
Instead, the letters were essentially assigned alphabetically as benefits were added to Social Security law. Here is a list of the claims symbols used. It’s not a complete list.
No. 1: A -- This claims symbol indicates you are getting your own retirement benefits.

Those rules say that you can file for Medicare at age 65 without having to file for Social Security benefits. And these folks had to be given a claim number. It couldn’t be an “A” BIC code, which again means you are getting retirement benefits, so they used the “T” code, and the definition was changed to

In February 2002, a very lovely, brilliant and wonderful lady named Jane Applegate offered me the opportunity to continue her weekly syndicated column, “Succeeding in Small Business,” for Creators Syndicate.
I jumped at the opportunity, changing the name slightly to “Succeeding in Your Business,” and committed from the beginning to say something each week that would make you stop and think about better ways to run your business -something unique, different and thoughtprovoking you were not likely to see anywhere else either in print or online. It will come as no surprise to my readers that I majored in history and philosophy, not business and economics, when I was in college, and my goal with this column was to provide a deeper dive on running an entrepreneurial business than the usual “10 ways to improve your (fill in the blank)” canned business advice.
It’s up to you to decide whether or not I succeeded.
Since 2002 I have worked with over 2,000 law and business consulting clients and have responded to over 15,000 emails and phone calls from small business owners around the world seeking advice. Many of the stories you have read about in this column come directly from their experiences in the “real world.”
And except for my paying law clients (you know who you are), I have never charged a penny for any of it.
But all things must come to an end, and it is with a heavy heart (and an even heavier golf bag) that this will be my last “Succeeding in Your Business” column for Creators Syndicate.
I cannot tell you what a privilege it has been to hear from all of you over the years, and I hope at least some of my advice, resources and recommendations were useful. I am extremely grateful for the help and support I have received from Creators Syndicate, especially the nine editors who have cut their teeth on my lawyerly prose each week.
As for me, I am far from retiring. I will

With the spring homebuying season defying historical norms, this month’s report looks at the intersection of affordability, inventory, demand and credit availability. As Black Knight Vice President of Enterprise Research Andy Walden explains, the challenges facing homebuyers – and the real estate and housing finance industries more widely – are only becoming more deeply entrenched as the months go on.
“In a sense, the gridlocked housing market has been feeding on itself,” said Walden. “While elevated interest rates continue to weigh on both affordability and demand, they’re simultaneously constricting supply as well as would-be sellers who locked in ultra-low rates early in the pandemic and continue to sit on the sidelines. The

Over the past 21 years, I have witnessed many changes in the way small businesses and their owners operate, and have tried to inform and educate my readers about them, including:
-- the sunset of brick-and-mortar retail and the rise of e-commerce;
-- the proliferation of social media as a means of promoting even local businesses nationally and (sometimes) globally;
-- increasing concerns about data privacy and how (and if) small businesses operating primarily on the web should deal with them;
-- continuing changes in the laws, taxes and regulations affecting small business;
-- a global pandemic, four presidential administrations, a looming cold war with China, climate change, artificial intelligence, 14 years of schlepping from Connecticut to Missouri and back again (don’t ask) and far too many Sundays trying to figure out what I can write about that hasn’t been said a gazillion times already.
Throughout that time, however, I have been guided by two essential convictions:
-- that the future of American business
combination of lower supply and demand in April led to both slowing sales and firming prices. In fact, while home sales dipped, April marked the fourth consecutive month of home price gains, which are now almost universally rising across the country again on a seasonally adjusted basis. Only Austin, Texas – the sole market where inventory is back above pre-pandemic levels – is still seeing meaningful price corrections continuing into the spring. In today’s market, interest rates are acting as a double-edged sword, reducing or increasing both demand and supply as they rise and fall, making it challenging to find a rate-driven path to easing affordability and home prices.
“Amidst all of this, we’re also beginning to see clear signs of tightening credit availability. Our Optimal Blue rate lock data shows that average credit scores and down payments are on the rise, with tightening credit compounding the significant challenges already facing potential home buyers and the origination market alike. According to our McDash loanlevel mortgage performance dataset, April purchase credit scores were the highest on record, dating back to 2000, when Black Knight first started tracking the metric. Pullbacks in purchase rate lock volumes
and the American economy rests with entrepreneurs, small business owners, selfemployed professionals and consultants, and companies that are today in their infancy, not with giant behemoth corporations; and
-- that there cannot be enough real-world advice and information for them to help them through their growing pains.
Things are going to happen a lot faster in the future. While my generation (the Boomers) had to adapt to a rapidly changing business landscape, the next generation will have to keep dodging bullets as in a first-person shooter video game while at the same time keeping one step ahead of the software bots, avoiding obsolescence, staying relevant and making sure they get paid.
My best advice: Be sure to find time to read some history, philosophy and great literature and interact with great art, music and drama. Science, math and economics
have continued, dropping 11% from the week ending March 25 to the week ending May 20, in what would typically be the heart of the homebuying season. Indeed, purchase locks have fallen back down to more than 30% below pre-pandemic levels, after pulling to within 15% on rate dips in mid-January and mid-March. Demand is obviously suffering, and the fact that this spring’s strengthening home prices have erased more than 60% of the ‘correction’ seen late last year isn’t likely to help much on that front.”
This month’s report also dives deeper into housing market trends at the geographical level. Along the West Coast, where inventory levels have pulled back again this spring, prices have begun to rise again, reversing some of the correction in prices from late last year. San Jose, Calif. – among the metros that saw the largest price corrections in 2022 – ranked in the top 20% of markets in terms of single-month seasonally adjusted price gains in April (+0.8%), while San Diego prices were up by 0.9% and Seattle by +0.7% in the month. Hartford, Conn. (+1.3%) –the market with the largest inventory deficit nationwide, with 81% fewer active listings compared to pre-pandemic levels – experienced the largest single-month price gains, followed by Milwaukee (+1.2%),

NEW YORK (AP) — Halfway into 2023, little on Wall Street has gone according to plan.
Earlier this year, many investors thought the U.S. economy would be falling into a recession by now, the Federal Reserve would have to start cutting interest rates and a strong economic recovery for China would provide a cushion for the global economy.
None of those things has happened.
In the meantime, the U.S. stock market has rallied roughly 14% to touch its highest level since April 2022.
As Wall Street looks toward the back half of 2023 and beyond, it’s stuck in a sort of purgatory. Many investors are still preparing for an upcoming recession, but they keep pushing out their predictions by another few months. Until more clarity arrives on whether a downturn will indeed arrive, markets could be in for a shaky path.
Here’s a look at the arguments for the upside and downside:
Despite piles of predictions for a recession, the U.S. economy keeps chugging along. The job market has remained remarkably solid, helping consumers feel confident and willing to spend. That’s offset weakness
in such industries as banking and manufacturing caused by high interest rates.
The Federal Reserve has hiked interest rates at a blistering pace to slow the economy in order to undercut high inflation. But the end of those hikes appears to be nearing as inflation has slowed since last summer. The Fed has suggested only one or two more increases may be on the way this year.
An economy that avoids a recession would support corporate profits, which are the lifeblood of the stock market. It could also broaden out the market’s gains.
A big concern this year has been how much of the S&P 500’s rise is tied to a handful of big stocks, particularly those benefiting from the artificialintelligence boom. So far this year, the biggest 15 companies in the S&P 500 have gone up 34%, while the median company is up just 1%, according to Goldman Sachs.
Some broadening out may have already begun, with the smallest stocks in the Russell 2000 index up more than the S&P 500 through the first four weeks of June.
Plus, more money is sitting on the sidelines in cash that could get invested, which offers potential fuel for the stock market. Nearly $2 trillion is in retail
money-market funds held by the general public, not including $3.44 trillion more held by institutions. That’s up 11% in just four months, according to the Investment Company Institute.
Yes, the economy has avoided a recession because of a strong job market. But that’s often one of the last things to crack under the pressure of higher rates.
A pattern usually occurs in such cycles: In the last nine rate-hike campaigns by the Fed, seven have resulted in a recession, according to Darrell Cronk, president of Wells Fargo Investment Institute. He’s still expecting a downturn to hit in the second half of 2023 or early 2024, even if it’s “the most predicted and longest anticipated recession in recent memory.”
Even if the Fed soon stops hiking rates, it has pledged to keep them high to drive inflation down to its 2% goal. That could take a while with inflation still 4% last month, as measured by the consumer price index, and it’s hard for investors to predict what might break if rates remain high for a long period of time.
The Fed has pulled its benchmark rate up by a mammoth 5 percentage points from virtually zero at the start
of last year, which has already helped cause several U.S. bank failures.
“There is a path higher for stocks, but it is a narrow one and comes with risks: Economic growth can neither be so strong as to force the Federal Reserve into further hikes, nor so weak as to drive fears of a recession,” according to strategists at UBS.
If the Fed can’t manage its narrow path, a recession could pull profits sharply lower. That would hit stocks doubly hard because critics say they already look pricey compared with how much profit companies are producing.
A drop in profits is one reason Morgan Stanley Wealth Management says the S&P 500 could be lower in mid 2024 than it is now in its base case scenario.
Whether stocks go up or down, investors can take some solace in that bonds are paying more in interest than a year ago.
That could provide more income and more protection for those who hold a mixed set of stocks and bonds in their portfolios, as many experts recommend. A 10-year Treasury recently offered a yield of 3.76%, up from roughly 1.50% at the start of last year.

Take notice that a pleading seeking relief against you has been filed in the above entitled action. The nature of the relief being sought is as follows:
Domestic Violence Protective Order
A Domestic Violence Order of Protection has been entered against you in Union County, North Carolina, file number 23-CVD-566. Said Order was entered on June 12, 2023 and will remain in effect until June 12, 2024. A copy of said Order can be obtained through the Union County Clerk's office. Said Order prohibits you from having any contact with the Plaintiff, Mary Caitlin Baysingar. Further, the Order prohibits you from having any visitation with the minor child, O.R.F. (DOB: 11.17.2017), and places the minor child in the custody of the Plaintiff.
