Home flipping activity keeps falling while investor profits keep rising across U.S. ATTOM has released its third-quarter 2023 U.S. Home Flipping Report showing that 72,543 single-family homes and condominiums in the United States were flipped in the third quarter. Those transactions represented 7.2 percent, or one of every 14 home sales nationwide, during the months running from July through September of 2023. The latest portion was down from 7.9 percent of all home sales in the U.S. during the second quarter of 2023 and from 7.7 percent in the third quarter of last year. While the flipping rate remained historically high, it dropped for the second straight quarter, to the lowest point in two years. But even as flipping rates declined, the latest analysis also revealed that fortunes continued improving for home flippers during the third quarter in the form of rising profits. Investor returns increased for the third quarter in a row, rebounding from a slump that had slashed profit margins by nearly two-thirds from early-2021 to late-2022. Margins, along with raw profits, rose to the highest levels since the middle of last year. The typical third-quarter profit margin of 29.8 percent nationwide – based on the difference between the median purchase and median resale price for home flips - remained far below peaks hit in 2021. But it was up from 29 percent in the second quarter of 2023 and up seven percentage points from a low of 22.4 percent in the fourth quarter of last year.
Raw profits on typical flips around the country, meanwhile, increased to $70,000. That remained well down from a high of $110,000 reached in 2021. But it was up slightly from the second quarter of 2023 and was $15,000 more than last year’s low point. “The comeback for the home-flipping industry is looking more like a real trend than a temporary break in what had been a pretty bleak couple of years,” said Rob Barber, CEO for ATTOM. “For sure, investment returns still aren’t anywhere close to where they were a couple of years ago. The latest nationwide profit margin also remains barely within the spread that covers the usual holding costs on flips, with wide variations around the country. Nevertheless, home flippers continue to head back in the right direction.” Profits and profit margins again turned upward in the third quarter of 2023 as investors were able to benefit from shifts in prices that went in their favor from the time when they were buying their properties to the point at which they sold them. Specifically, the typical resale price on flipped homes decreased to $305,000 in the third quarter, a 1.5 percent decline from the second quarter of 2023. But that drop-off was not as much as a 2.1 percent dip in median prices that recent home flippers were commonly seeing when they were buying their properties. The smaller quarterly decline in resale prices led to the improvement in profits and profit margins.
Home flipping rates tick downward in three-quarters of nation
Home flips as a portion of all home sales decreased from the second quarter of 2023 to the third quarter of 2023 in 136 of the 183 metropolitan statistical areas around the U.S. with enough data to analyze (74 percent). Most of the declines were by less than two percentage points. (Metro areas were included if they had a population of 200,000 or more and at least 50 home flips in the third quarter of 2023.) Among those metros, the largest flipping rates during the third quarter of 2023 were in Macon, GA (flips comprised 16.1 percent of all home sales); Salisbury, MD (14.1 percent); Spartanburg, SC (13.3 percent); Atlanta, GA (13.2 percent) and Fayetteville, NC (12.8 percent). Aside from Atlanta, the largest flipping rates among metro areas with a population of more than 1 million were in Memphis, TN (12.5 percent); Jacksonville, FL (10.8 percent); Phoenix, AZ (10.4 percent) and Cincinnati, OH (10.2 percent). The smallest home-flipping rates among metro areas analyzed in the third quarter were in Seattle, WA (3.8 percent); Madison, WI (3.9 percent); Honolulu, HI (3.9 percent); Bridgeport, CT (4 percent) and Lansing, MI (4.1 percent).

Yes…and here are eight reasons why you need expert guidance The process of renting a new apartment can be lengthy and stressful, but when you boil it down, it’s fairly simple, right? All you need to do is look through listings, contact landlords to set up a few tours, and— assuming you can afford it—apply for the unit(s) you like best. Not so fast, says Jonas Bordo, CEO and cofounder of Dwellsy. people go into this process blindly,” Bordo explains. “They lack the knowledge to uncover all available rentals, and they’re unsure of their rights. They may be targeted by scammers. Many end up paying more than they’d intended, or settle for a rental they’re unhappy with.” Knowledge can change all that. When renters are armed with background knowledge, proven strategies, and best practices, their renting experience will be a whole different ball game. With several decades’ experience as a renter, landlord, property manager, and current CEO of the largest U.S. rental marketplace, Bordo is a trusted authority on all things rental-related. Here, he explains why it’s so important for renters to seek out information from the experts (instead of gaining it through painful personal experience): Not all rental listing platforms are created equal. Some sites are unsafe because they’re heavily utilized by scammers. Others may have a limited number of listings because they charge landlords to post their properties. Still others—like Dwellsy—allow landlords to list properties free of charge, while actively working to prevent fraud. Do you know which platform is which? Construction employment increases in 226 of 358 metro areas Construction employment increased in 226, or 63 percent, of 358 metro areas between October 2022 and October 2023, according to an analysis by the Associated General Contractors of America of new government employment data. Association officials noted that tight labor market conditions kept construction employment from increasing in even more metro areas. “Construction employment keeps growing in a solid majority of metro areas but many more would be in the plus-column if contractors could find qualified workers,” said Ken Simonson, the association’s chief economist. “With construction unemployment hovering around 4 percent, it’s clear there aren’t enough jobseekers available to fill all the openings.” New York City added the most construction jobs (14,600 jobs, 10 percent), followed by Dallas-Plano-Irving, Texas (11,000 jobs, 7 percent); Baton Rouge, La. (9,400 jobs, 20 percent); PortlandVancouver-Hillsboro, Ore.-Wash. (8,300 jobs, 10 percent); and Boston-CambridgeNewton, Mass. (7,800 jobs, 10 percent). The largest percentage gains were in Baton Rouge, La., followed by LexingtonFayette, Ky. (13 percent, 1,800 jobs); Grand Rapids-Wyoming, Mich. (13 percent, 3,700 jobs); Corvallis, Ore. (13 percent, 200 jobs); and Toledo, Ohio (12 percent, 1,700 jobs). Construction employment declined over the year in 54 metros or 15 percent of all areas and was unchanged in 78 areas. Typical home flipping returns up in half of U.S.
The median $305,000 resale price of homes flipped nationwide in the third quarter of 2023 generated a gross profit of $70,000 above the median investor purchase price of $235,000. That resulted in a typical 29.8 percent profit margin in the third quarter of 2023, up from 29 percent the second quarter of this year and 27 percent in the third quarter of last year (as well the recent low point of 22.4 percent in the fourth quarter of 2022). But the latest nationwide figure still remained far beneath the 60.8 percent level in the second quarter of 2021. Profit margins went up from the second to the third quarter in 93 of the 183 metro areas analyzed (51 percent) and were up annually in 111 of those markets, or 61 percent. The biggest year-over-year increases in typical profit margins during the third quarter came in Akron, OH (ROI up from 50 percent in the third quarter of 2022 to 114.1 percent in the third quarter of 2023); Flint, MI (up from 61.6 percent to 113.8 percent); Canton, OH (up from 17.8 percent to 69.6 percent); Augusta, GA (up from 44.8 percent to 93.5 percent) and York, PA (up from 61.5 percent to 107.5 percent). The biggest annual increases in typical profit margins among metro areas with a population of at least 1 million were in Birmingham, AL (ROI up from 35.4 percent in the third quarter of 2022 to 71.9 percent

Association officials pointed to the fact relatively few schools offer programs focused on construction as one reason not enough workers are seeking positions in the industry, despite the high wages available. They also pointed to the lack of temporary work visas available specifically for the construction industry. They urged Washington leaders to invest more in construction education and training programs and to explore opportunities to allow more people with construction skills to legally enter the
country and work in the industry. “Policy makers need to expose more students to construction career opportunities and accept new workers if they truly want new infrastructure, clean energy and manufacturing facilities,” said Stephen E. Sandherr, the association’s chief executive officer. “Instead, they aren’t interested in encouraging students to pursue construction careers or willing to offer a legal path for others to pursue those opportunities.” Staff report

Metro areas with a population of at least 1 million and the weakest returns on typical home flips in the third quarter of 2023 were Austin, TX (1.2 percent); Dallas, TX (4.9 percent); San Antonio, TX (5.7 percent); Houston, TX (8.1 percent) and Salt Lake City, UT (11.2 percent).

Investors earn highest raw profits in West and Northeast
The highest raw profits on median-priced home flips in the third quarter of 2023, measured in dollars, were concentrated in the West and Northeast regions of the country. Twenty of the top 25 were in those regions, led by San Jose, CA (typical gross profit of $355,000); San Francisco, CA ($249,000); Salisbury, MD ($231,015); San Diego, CA ($189,000) and both Bridgeport, CT, and New York, NY ($165,000). The South dominated the opposite end of the range, along with the West. Those two regions had 24 of the 25 worst raw profits on median-priced transactions during the third quarter. The weakest numbers were in Albuquerque, NM ($1,875 loss); Tyler, TX ($1,749 profit); Provo, UT ($2,120 profit); Austin, TX ($4,939 profit) and Beaumont, TX ($6,062 profit).
Nationwide, 62.9 percent of homes flipped in the third quarter of 2023 had been purchased by investors with cash. That was up from 62.3 percent in the second quarter of 2023, although still down from 63.7 percent portion in the third quarter of 2022. Meanwhile, 37.1 percent of homes flipped in the third quarter of 2023 had been bought with financing. That was down from 37.7 percent in the prior quarter, but still up from 36.3 percent a year earlier. “All-cash flipping inched up a bit as average home mortgage rates rose by a full percentage point across the country during the third quarter following some small dropoffs earlier in 2023,” Barber noted. “With rates now dipping back down, the pressure to finance flips with cash is receding a bit. That could lead more investors back to financing their purchases, much as they did when rates were super low a couple of years ago.” Among metropolitan areas with a population of 1 million or more and sufficient data to analyze, those with the highest percentage of homes flipped in the third quarter of 2023 that had been purchased with cash were in Detroit, MI (79.7 percent); Cleveland, OH (76.5 percent); Rochester, NY (73.4 percent); Cincinnati, OH (72.6 percent) and Buffalo, NY (70.4 percent).
Average time to flip nationwide decreases by 17 days
The average time it took from purchase to resale on home flips dropped to 161 days in the third quarter of 2023. That was down from 178 in the second quarter of 2023 and 165 days in the third quarter of 2022, to the

Among metro areas with a population of at least 200,000 and at least 50 home flips in the third quarter of 2023, those with the highest percentage of flipped properties sold to FHA buyers — typically first-time home purchasers — were Bakersfield, CA (27.7 percent); Visalia, CA (27.4 percent); Greeley, CO (27.3 percent); Vallejo, CA (26.7 percent) and Lakeland, FL (24.9 percent).

Home flips accounted for at least 10 percent of all home sales in 175, or 17.9 percent, of the 979 counties around the U.S. with at least 10 flips in the third quarter of 2023. That was below the 23.9 percent of all counties with enough data to measure in the second quarter of 2023. The rapid rise in long-term interest rates over the past few months will likely weigh on future economic growth, according to the October 2023 commentary from the Fannie Mae (OTCQB: FNMA) Economic and Strategic Research (ESR) Group. Even barring another acute credit event, which the ESR Group warns is more likely now that rates are moving rapidly again, the turning of the credit cycle is ongoing and, over time, is expected to weigh on consumption, business investment, and hiring as low-interest debt is rolled into higher rates. Still, the ESR Group notes that the economy likely faces fewer structural headwinds than previously thought after significant updates to the national accounts showed real consumption and incomes in better balance than had been reported previously. When combined with other incoming data, the ESR Group revised upward its 2023 real GDP projection by three-tenths to 2.5 percent on a Q4/Q4 basis but continues to expect significant slowing in economic growth through the end of the year and into 2024. While incoming purchase mortgage application data have highlighted the downside risk to housing activity amid a mortgage rate environment that is now well over 7 percent, home prices have proven more resilient than expected, causing an upward revision to the ESR Group’s 2023 home price forecast from 3.9 percent to 6.7 percent on a Q4/Q4 basis. The ESR Group continues to expect home price growth to decelerate in 2024 as affordability remains extremely constrained. The ESR Group notes that further declines in home sales from an already low level due to the runup in mortgage rates will likely be muted relative to the slowdown in 2022, but it still predicts the annualized pace of existing home sales to fall below 4 million units in the fourth quarter. New home sales continue to hold up better than existing due to ongoing inventory constraints, though the ESR Group’s forecast calls for a modest deceleration in both new single-family sales and starts in coming quarters. “Personal consumption has not only remained resilient, but recent official data revisions indicate that the consumer has been in a better position than previously thought, increasingly the likelihood of an economic ‘soft landing,’” said Doug Duncan, Fannie Mae Senior Vice President and Chief Economist. “However, despite consumer resiliency, the recent rise in interest rates has been precipitous, and in past environments – even with less severe interest rate shocks – this has led to economic dislocations. As such, we still expect to see a mild economic downturn in the first half of 2024. While the rate of inflation has slowed and continues to slow, we continue to take the Federal Reserve at its word that rates will be ‘higher for longer’ until annual inflation stabilizes at the two-percent target; though at this
time, in part because of the recent run-up in long-term rates, we do not expect additional Fed rate hikes.” Duncan continued: “In many ways, the housing market experienced four years of business in a two-year period between mid-2020 and mid-2022. With ongoing affordability constraints and rising mortgage rates, much of that activity has essentially been given back. Zillow is unveiling its data-driven predictions for the features and design elements poised to transform homes and dominate social media feeds in 2024. From the raw appeal of brutalist design (concrete floors, anyone?) to the delicate artistry of Murano glass chandeliers, these emerging home trends highlight new post-pandemic pastimes and a nostalgia for the design of decades past. To discern these trends, Zillow looked at nearly 300 home features and design styles mentioned in for-sale listing descriptions, then identified the keywords showing up far more frequently than a year ago. “When certain keywords appear in a rising share of listings, it’s a signal that today’s home buyers may be gravitating toward those features,” said Amanda Pendleton, Zillow’s home trends expert. “Real estate agents are uniquely attuned to subtle changes in what buyers want, and they often get a first look at the latest and greatest features going into newly built homes. Savvy listing agents will highlight those trending, in-demand features when marketing a home for sale.” It is important to note that while the share of listings mentioning a particular trend may be growing, the absolute percentage of listings that mention these features remains very low. That’s why Zillow included expert analysis along with changes in listing keyword frequency to identify the six home trends poised to make waves in the new year, and three trends heading out of style.
Trends to watch in 2024 Brutalism
Characterized by raw, exposed materials, this mid-20th-century design style is primed to continue its controversial comeback in 2024. Zillow has seen a 452% increase in the share of for-sale listings mentioning brutalist design. Brutalist-inspired features, such as blackened steel casement windows, raw concrete floors and jagged patinated bronze light fixtures, read as modern, functional and sustainable. This style’s stripped-back interiors act as a blank canvas, making them appealing to minimalists or to creative
homeowners who want to furnish them according to their personal style. Those who aren’t quite ready to embrace this stark style can bring in accessories such as wrought iron candleholders and tarnished brass trays to give their home a subtle edge.
Sensory gardens or pathways
Sensory gardens have been surging in popularity on Zillow, with homeowners and home buyers prioritizing functional and beautiful outdoor space as a way to reconnect with nature. Listings mentioning sensory gardens or pathways are up 314% compared to last year. Sensory gardens are designed to engage all five senses and are believed to have therapeutic benefits. They incorporate a variety of plants, textures, colors, scents, sounds and edible elements, such as herbs or produce.
Cold plunge pools
Move over, hot tubs. Cold plunge pools are the hottest wellness trend of 2024, touted by influencers as a way to improve circulation and reduce inflammation. The share of listings on Zillow that feature an at-home cold plunge pool is up 130% compared to last year. Once an invigorating amenity reserved for spas and luxury listings, DIY-friendly cold plunge tubs are making this wellness practice accessible to almost anyone looking for a quick endorphin boost and adrenaline rush.
Pickleball courts
Game on! This fast-paced paddle sport is becoming a sought-after amenity in backyards and neighborhoods. In New York City, Zillow® brand StreetEasy is seeing a 100% increase in the share of for-sale listings highlighting a home’s proximity to public or private pickleball courts. Nationwide, pickleball mentions are up 64% on Zillow compared to last year. “Pickleball courts have become a great selling feature because they appeal to athletes of all ages,” said Joy Kim Metalios, a Zillow Premier Agent partner in Fairfield County, Connecticut. “I’ve seen homeowners converting their driveways into courts by using portable nets. Players with ultraluxury homes are painting new pickleball lines on their sport courts or tennis courts. Since pickleball is such a social sport, an at-home court has become the latest entertaining feature, like an outdoor kitchen or a pizza oven.”

MARGENAU: Will the Christmas Spirit rub off on disability haters? I was struck by something I heard the other day on a radio show. The host of the program was making the point that he thought people are just getting meaner and nastier. I see examples of that every week when I read emails from people who, for whatever reason, really despise the Social Security disability program. Their meanness and hatred permeate their emails as they describe people getting disability benefits as “deadbeats” and “fakers” and other terms I can’t print in this column. I understand there are folks who have legitimate concerns about the program and how it is run. I’ve addressed those issues in many past columns. But today, I’m talking about people whose concern has been blinded by downright contempt. All this made me think of a column I wrote a couple years ago about this phenomenon. I’m going to reprint it here today. I’m hoping now that we are in the holiday season, a combination of what I write here and maybe some Christmas spirit will open the hearts and minds of these hatemongers. So here is that old column. I was heading into one of our local grocery stores the other day. I noticed a few people gathered around a car that was parked in one of the spots near the entrance reserved for people with disabilities. And I heard someone yelling. As I got closer to the car, I saw an old guy ranting and raving at the driver of the car, a woman maybe in her mid-40s. There was a younger man in the passenger seat. I can’t repeat the “colorful” language the guy was using. But here is a snippet of what I heard: “Why the (expletive) are you parking in a handicapped spot? You don’t have a sticker and there’s obviously nothing wrong with you!” The woman got out of her car. And with a totally unexpected air of quiet dignity, she calmly told this man: “My son has end stage non-Hodgkin’s lymphoma. He has about 3 months to live. I would think that for the last 90 days of his life, he ought to be able to park a little closer to the front door of this grocery store.” The jerk slumped away muttering something unintelligible. The small crowd of people were booing him and actually started

Murals are showing up 18% more often in for-sale homes on Zillow, and they’re more accessible than ever. Wallpaper murals are now readily available and depict all types of scenes, from large-scale landscapes to modern botanicals.
Trends heading out in 2024 Shou sugi ban
Shou sugi ban is a traditional Japanese wood preservation technique that involves charring the wood’s surface to create a blackened, weathered finish. This type of burnt-wood cladding became a mainstay of modern farmhouse design, creating a visually striking contrast against white shiplap siding. But like shiplap, barn doors and other farmhouse fads, shou sugi ban planks may be heading out to pasture, too. There are 69%
clapping for the driver of the car. It really was an eye-opening moment. I just wish I could show some of this same dignity when I respond to the frequent emailed rants I get from so many people about the Social Security disability program. I’m always puzzled why so many people simply assume that most folks getting disability benefits, just like people parking in a handicapped spot, are pulling a fast one on the rest of us. Getting a handicapped sticker for your car is one thing. Getting Social Security disability benefits is an entirely different matter. Please, dear readers, believe me: As someone who worked with the disability program for many years, I know you have to be really severely disabled to qualify for benefits. Of course I’m not naive enough to think that out of the millions of Social Security disability beneficiaries, there aren’t a few bad apples in that big barrel who are getting benefits they don’t deserve. But I assure you their numbers are few and far between. The Social Security disability program is universally recognized as one of the most difficult programs to qualify for. You simply don’t get benefits if you have a bad back or a bum knee. You must have a severe physical or mental impairment that is expected to keep you out of work for at least 12 months -- or a condition that is terminal. Having said that, I can tell you from experience that everyone seems to know someone (a brother-in-law, a neighbor, that
guy in the handicapped parking space) whom they believe is getting such benefits fraudulently. For example, someone recently complained to me that she knows a woman who is getting disability benefits who takes kickboxing lessons. Someone else saw a neighbor who is on disability cleaning his gutters. Another reader told me about a guy “with a fake disability” who was painting a house. Somehow, those little snippets of daily life proved to them that these folks were cheating the system. Well, just because a woman is taking kickboxing lessons and a guy is cleaning his gutters and another guy is doing some painting does not prove they are healthy and don’t deserve disability benefits. Maybe one has cancer, another has some severe mental issues and the other has kidney disease. I don’t know. And the point is, these accusers don’t know either. You simply cannot make broad assumptions about their eligibility for disability benefits without knowing all the facts. Someone else told me about a guy who was getting disability benefits who “gambles all his money away every month at a local casino.” She went on to say: “This proves he’s a crook and the system is corrupt.” Well, no. It does not prove that. It might prove the guy is a bad money manager. But that’s got nothing to do with the fact that he has a disability that qualifies him for monthly benefits. If there was a little old lady who gambled away half of her Social Security

The ‘cloffice’
The pandemic sparked many trends — some lasting (more athleisure, please!) and others short-lived (bye-bye, bread baking). The “cloffice” appears to be among the latter. This office space created out of a closet was a trend that grew out of necessity as remote workers living in tight quarters became desperate for a quiet place to take Zoom meetings. While some talented do-it-yourselfers were able to create beautiful, welldesigned workspaces, others discovered that spending their workday in a closet was less than inspiring. Combined with the return-to-office movement, the cloffice is now appearing in 54% fewer Zillow listings. Zoom rooms are also down, by 41%, and office sheds are highlighted 31% less frequently in listing descriptions.

Home rents continue to rise in Q3 2023: 73% of U.S. cities experienced yearover-year rent increases Rentometer has released their Q3 2023 Rent Report for three-bedroom (3BR) houses that are single-family rentals (SFRs). Rentometer collects rent data for all
retirement check every month, would you say that “proves the system is corrupt?” No. It just proves there is a woman probably not making the smartest decisions about how to spend her Social Security retirement money. And so too there are people who don’t spend their Social Security disability money very wisely. But now that I’ve made those points, I can tell you this. I’ve been working with the Social Security program long enough (almost 50 years) to know that no matter how much preaching I do, some of you will just not believe me. You are just absolutely convinced that people are cheating the system. Well, if that’s so, then let me put the burden on you. If you claim to know someone you think is getting Social Security disability benefits he or she is not due, I challenge you to do something. Turn that person in. Call the Social Security fraud hotline at 800-2690271. Or go online at www.socialsecurity. gov and click on “Report Fraud” under the “Contact Us” link. Your report can be anonymous. But I also know from experience most people won’t do that. Why? My guess is they are really not sure their accusations are right. Like the guy shouting at the poor woman outside the supermarket, they just close their minds and open their yaps and let hate-speak spew out. Well, that was the old column I wrote. GOLDMAN: Your office wedding Of all the advantages enjoyed by today’s remote office worker, an exciting new benefit has emerged. You can now spend a lot more time at all the destination weddings you probably didn’t want to attend in the first place. Julie Weed, a reporter for the style section of The New York Times, schooled me on the subject in her recent article, “Type All Day, Toast All Night: The Rise of Remote-Work Weddings.” As someone who has no style at all, I was impressed by the concept of a three-, five- or seven-day wedding, spent luxuriating at some exotic destination, like the five-day extravaganza in East Lansing, Michigan, described in the article. (Full disclosure: I have been working on a similar concept, the Destination Divorce, but with all the venture bros putting all their money in AI, I couldn’t find anyone to fund it. I also couldn’t find anyone to do it. Apparently, no one wants to linger at a divorce proceeding, even if it means an extra day in Vegas, divvying up the Hummel collection, under the watchful eye of an Elvis impersonator.) Weddings are different. And if you and your guests work remotely, a weeklong destination wedding is totally doable. Let’s say the marriage ceremony
is on Saturday. Your guests arrive on the Wednesday before. They spend Thursday and Friday working remotely, assuring management that they are being productive by peppering co-workers with Slack messages from the poolside and Zooms between wine tastings. On Saturday, when the wedding festivities shift into high gear, they log off and party on. On Sunday, with the wedding completed, the typical guest would be heading home, prepared for a gloomy Monday at the office. Not the remote guest. They continue to do a few dribs and drabs of remote work, but mainly, they focus on their tans until the next Wednesday. (As for the wedding couple, they go back to work before Kara from Human Resources grabs the wedding bouquet. With all the expenses the happy newlyweds have accrued, hosting the weeklong bacchanal, they really have no choice.) While the idea of the remote wedding is a good one, there is another wedding concept that takes less time and costs less money. It might not do much to show that you love your partner, but it sure does prove that you love your job. That’s why I say -- forget the remote event. Have your wedding in the office. The advantages are manifold.
No. 1: No expensive globe-trotting. You keep your regular commute. Yes, it may feel a little silly riding the bus in your wedding gown or showing up at the subway station in your tuxedo, but you’ll save on plane fare, and who knows -- you might meet someone better on the way to the office. (If you doubt it, you’re not watching enough movies on the Hallmark Channel.) No. 2: No pricey venue. Yes, getting married in a historic hall or a fancy farm does have its charm, but so do all the Benjamins you’ll be putting in your pocket by choosing to get married in the main conference room. If the company is going through rough times, decorate with garlands of pink slips, or have that traditional wedding of your dreams by lining the walls with whiteboards. No. 3: Slash catering costs. Forget fancy dinners and expensive Champagne. Have the guests congregate around the office snack machines while the happy couple passes out rolls of quarters. No. 4: No battles over who should officiate. Ask your manager to do the job. They’ll be flattered, but make sure they don’t weave the results of your quarterly review into the ceremony. “I know you will have a long and
happy life together,” they might say, “unlike the upcoming termination you risk unless your attitude improves significantly.” No. 5: Shop the supply closet for wedding presents. Put your gift registry on the company website so everyone doesn’t get you a stapler. Or ask everyone to chip in and get a major present, like a copying machine. There’s a beauty in accounting that will go perfectly with your decor. No. 6: No stupid speeches. Just be sure to thank Martin in IT. It’s the only way you’ll ever get your laptop fixed. Your office wedding completed, it’s time for the office honeymoon. Considering layoffs, it’s likely an executive office can be rented out for peanuts. Just be certain you have your privacy. From New York to Tokyo, stock markets around the world have rallied in 2023 BY STAN CHOE AP BUSINESS WRITER NEW YORK (AP) — It’s been a great year for stock markets around the world. Wall Street’s rally has been front and center, with the U.S. stock market the world’s largest and its clear leader in performance in recent years. The S&P 500 is on track to return more than 20% for the third time in the last five years, and its gangbusters performance has brought it back within 2% of its record set at the start of 2022. The Dow Jones Industrial Average closed at a record high Wednesday. Even in Japan, which has been home to some of the world’s most disappointing stocks for decades, the market marched upward to touch its highest level since shortly after its bubble burst in 1989. Across developed and emerging economies, stocks have powered ahead in 2023 as inflation has regressed, even with wars raging in hotspots around the world. Globally, inflation is likely to ease to 6.9% this year from 8.7% in 2022, according to the International Monetary Fund. The expectation is for inflation to cool even further next year. That has investors feeling better about the path of interest rates, which have shot higher around much of the world to get inflation under control. Such hopes have been more than enough to offset

Being unsure or uninformed about this process will work against you. “You may not have time to figure out everything as you go,” warns Bordo. “Finding a rental is very much a first-come, first-served process. If you’re second in line to see a place, your odds of getting it aren’t as high as they would be if you were first. If you’re fifth in line, your odds are 5 percent or less. Especially given high interest rates and inflation, most people literally can’t afford to deviate from their budgets. “The good news is, you have more control

And while central banks around the world may be set to cut interest rates later in 2024, which would relieve pressure on the economy and
financial system, rates are unlikely to return to the lows that followed the 2008 financial crisis, according to researchers at investment giant Vanguard. That new normal for rates could also hem in returns for stocks and make markets more volatile. For the next decade, Vanguard says U.S. stocks could return an annualized 4.2% to 6.2%, well below their recent run. It’s forecasting stronger potential returns from stocks abroad, both in the emerging and developed worlds.

But often, there are additional fees and costs that may not be thoroughly disclosed, ranging from one-time move-in fees to recurring pet or parking fees. The White House calls these “junk fees,” but however you refer to them, they’re often unexpected expenses that can seriously affect a renter’s budget—or derail a move altogether. “While many hidden fees do make sense, they can feel like a sucker punch to renters,” Bordo says. “A root cause of renters being surprised by fees is that lease agreements tend to be far too complex, in my opinion. People are put off by all of the legalese, barely skim the document, and sign. We need simpler agreements and simpler fee structures, but until that happens, renters should familiarize themselves with what to look for on lease agreements.” Quality of life matters to people. The neighborhood you live in, how well your
home fits your lifestyle, the amenities you have access to, whether or not your rental is well maintained, your landlord’s right of entry—these things can all contribute to a sense of security, comfort, and peace…or, if they’re lacking, can overshadow your life with unease and stress. “Especially after the pandemic, home has truly become our refuge,” says Bordo. “Your physical space has a huge impact on your mental and physical health, so it’s crucial to use all available resources to find a safe, comfortable rental. It’s worth taking the time to learn which questions to ask a prospective landlord, how to inspect a unit for issues, and what your rights are as a renter.” More of us are working from home. Having a comfortable rental with enough space is arguably even more important to people who work from home. Not only is their peace of mind on the line, so is their productivity. “Some fully remote workers may also want to take cost of living into account when choosing where to rent,” points out Bordo. “For example, $2,000, give or take, will get you a three-bedroom rental home in Nashville. For the same amount, you’ll be able to rent only a one-bedroom apartment in Washington, D.C. But without up-todate data on rental trends and affordability in various markets, you’re at a huge disadvantage in determining where to get the most bang for your rental buck.” For some, roommates are a necessity, not a choice. The cost of living in America is rising significantly, and for many cashstrapped renters, there’s only one solution: bunk up with a roommate. Especially for
folks who are well past the first-apartment stage, it can be tough to share space— physical and social—with another person. “In these instances, using data and best practices to find a rental can help you gain additional space, extra amenities, or an apartment in a more desirable location,” notes Bordo. “Those of us in the rental industry have also amassed a lot of proven advice on where to look for roommates, things to consider when interviewing potential roomies, how to craft a roommate agreement that sets respectful boundaries, and more. These things may seem unnecessary or like no-brainers right now, but I’ve met too many renters who lamented, ‘If only I’d thought to address storage space/chores/pets/social habits/etc. before signing a lease with this person.’” “I’m not saying it will be impossible to find a great apartment if you go it alone— but in today’s market, most renters need all the advantages they can get,” concludes Bordo. “Whether you’re new to renting or are looking for your twentieth apartment, expert advice can streamline your experience and help you avoid costly mistakes. The Mosack Group broke ground on a new 115,000 square-foot facility in Mint Hill on June 11, as a small crowd gathered to celebrate the ceremonial beginning of the $9.7 million project. Construction was already underway by lead contractors Landmark Builders and the company is expecting the project to be completed by Nov. 1. The project will retain 50 existing jobs and bring 21 new jobs to the county over the next five years, according to county economic development officials. The joint effort between the Town of Mint Hill and Mecklenburg County to entice Mosack to build in the community is the first economic development of its kind for Mint Hill. “There are other towns in the county that take advantage of the opportunity to do economic development projects and I’m happy to see Mint Hill do its first,” said County Commission Chairman George Dunlap. “I hope it isn’t the last. When you think of the millions of dollars this project will cost, you also think of the tax dollars that are coming to Mecklenburg County from this. That is how we fund our schools, that is how we fund our parks. And I’m proud
to see y’all remaining in Mecklenburg County these days when you can do business almost anywhere.” The county will support the investment through a Business Investment Program (BIP) grant of $134,839 over five years. The county estimates an additional $15,600 in sales tax revenue by the end of the grant term. The Town of Mint Hill is providing a grant for $59,015 over five years. Owner and CEO Glenn Mosack said the assistance from the county was instrumental in locating the project in Mint Hill. “I have learned more about construction than I ever thought I would during this project,” Mosack said. “But our family’s facilities have always been very aesthetically pleasing to our communities. When we appeared before the council we wanted to make sure it was a project that was designed to be beautiful for our community. We will have higher ceilings than our current building and that will make a huge difference both in appearance and for our operations.” The Mosack Group imports and sells residential plumbing products to large scale
commercial retailers. With the relocation into a new facility, the Mosack Group will be able to onboard new manufacturing lines for PEX pipe extrusion.

“The building plus land costs about $8 million and we will put in about $2 million worth of equipment that will produce PEX piping extrusion,” Mosack said, in a nod toward the major effort to return manufacturing to Mecklenburg County. “We hope this will be one of 8 or 10 lines of piping. Each line after the first will be about $1 million. And we are grading more of the land for an expansion down the road.”

Mint Hill Mayor Brad Simmons said he also hoped it would be one of several new economic development projects for the town. “Now that we have shown (Chairman) George’s GPS the coordinates of Mint Hill we hope to get you out here more often to what I consider the correct end of Highway 51,” Simmons said. “This was a great project and a lot of the work was done before I became Mayor but I get the privilege of announcing this project and taking all the credit. I hope it is the first of many.”
