olan Levine doesn’t name competitors’ names, but it’s clear of whom he
speaks. “We’re full service, and we’ll guide customers through the whole process. We have people who’ve been doing this for years, and we can guide customers on how to get it right the first time,” he says. “That’s where we try to differentiate ourselves from the big box stores.” Indeed, that’s key to Fallsburg Lumber’s 21st Century existence, now 109 years after Nolan’s great-great grandfather first hoisted a shingle in South Fallsburg. Larger outlets may have cheaper materials, but you may not know what you’re getting or what you need – and that’s where the skilled crew at Fallsburg Lumber steps in. They can guide you in replacing a piece of railing or a whole deck, building a little mudroom addition or an entire house. They’ll even come out to your place – at no charge – to take measurements and give advice. “We can show them how to make
their house more efficient, how to improve their resale value, and encourage them to think about the larger picture – we were doing that before there were big box stores in the area,” Nolan nods. So what do they do at Fallsburg Lumber – besides, of course, sell lumber? Just about anything a homeowner or do-it-yourselfer could ever need. There’s a full range of supplies and equipment, from screws and bolts to wrenches and drills. Computerized paint-matching is done on premises, ensuring a consistent color and texture. Plywood, shingles, siding, drywall, composite decking, rebar, and windows and doors of all sizes share space with the two-by-fours in the lumberyard. “One of our mottoes is ‘everything to build anything,’” Nolan explains, pointing to truckload upon truckload of material amidst the busy yard. Fallsburg Lumber’s two dozen staffers will help you load that materiCONTINUED ON PAGE 6H

“Last year, we grew 40 percent,” he says. “We’ve increased seven times in volume since 2002, when I started.” And there’s the promise of much more work, with development at a brisk pace in the Fallsburg area and a casino now being built just a few miles away. “Next year, we’re putting in a big showroom,” Nolan shares, which will give Fallsburg Lumber a spot to showcase its kitchen, flooring, windows, doors, decking and siding offerings. During the busy season, the yard is open seven days a week (six days all other times of the year), and you’re virtually guaranteed to come across a member of the Levine family on site. “I’m the fifth generation,” Nolan affirms. “We are NOT absentee management!” No matter who you run into, you should find what you’re looking for at a price that’s fair. “Not everything is about money,” notes Nolan. “Word-of-mouth is one of our strongest avenues for success. At the end of the day, we want every customer to leave happy.”

Ways to treat Mom for Mother’s Day other’s Day is the one day each year when men, women and children across the country gather to honor the mothers in their lives. Though it can be challenging to find new and unique ways to display your affection for Mom on Mother’s Day, rest assured that sometimes the simplest concepts are the ones mothers most appreciate. This year, look no further than the following ideas for some inspiration as you aim to make this Mother’s Day as special as possible for the mother or mothers in your life. • Give the gift of sweet treats. Whether you decide to whip up some homemade confections in the kitchen or visit a nearby store for something decadent, mom will no doubt appreciate the chance to indulge on her big day. Moms who prefer cookies and portable snacks will no doubt enjoy Pocky and Péjoy biscuit sticks. These tasty snacks from Gilco are dipped or filled with popular flavors, such as chocolate and strawberry, and are now available with green tea cream. Pair with a cup of tea, coffee or whichever beverage mom prefers to complement her favorite treat. Pocky is available in most grocery stores, and can typically be found in the Asian food section.

• Make a meal to remember. Mom deserves a night off from dinner detail, and while dining out is an option, a homemade meal may come across as more intimate and heartfelt. Thanks to kitchen appliances that make it easier than ever to prepare gourmet meals at home, you can now make restaurantstyle meals in your kitchen without sacrificing restaurant-quality taste. For exam-
ple, new tacook Rice Cookers from Tiger Corporation do more than just perfectly steam rice. They also incorporate synchro-cooking to cook two different items at once. Present mom with her favorite Asian-inspired poultry-and-rice dish or use the cooker to easily bake bread or steam a side of vegetables. Pair the meal with her favorite wine and make sure you handle all the cleanup. While mom waits for dinner to be served, a soothing cup of tea can set the tone for a relaxing evening. • Plan a Mother’s Day picnic. Busy moms may look forward to a break from the bustle of daily routines. An afternoon picnicking outdoors can be the ideal way to enjoy a special Mother’s Day. Plan an easy menu of foods that have portability. It’s easy to transport hot or cold foods when you have Tiger Stainless Steel Thermal Wares on hand. A refreshing fruit salad can be kept cool for about 8 hours. If mom prefers pasta primavera, the thermal container can keep it warm and ready until it’s time to enjoy. Gifting is made easy when you tap into the things mom likes. Learn more about these gift ideas and more at www.pocky.com and http://usa.tiger-corporation.com.;’

Post-winter garden prep awns and gardens can bear the brunt of winter weather and are often in need of tender loving care by the time spring arrives. Preparing a garden for spring and summer involves assessing any damage that harsh weather might have caused. As temperatures climb, gardeners can heed the following post-winter garden preparation tips in an effort to ensure some successful gardening in the months ahead. • Assess the damage. Even if winter was mild, gardens might still have suffered some damage. Inspect garden beds and any fencing or barriers designed to keep wildlife from getting into the garden. Before planting anew, fix any damage that Mother Nature or local wildlife might have caused over the past several months. • Clear debris. Garden beds and surrounding landscapes that sur-
L

vived winter without being damaged might still be littered with debris. Remove fallen leaves, branches and even litter that blew about on windy winter days before planting season. Make sure to discard any debris effectively so it does not find its way back into the garden. • Turn the greenhouse into a clean house. Spring cleaning is not just for the interior of a home. Cleaning a greenhouse in advance of spring can help gardeners evict any overwintering pests that can threaten plant life once spring gardening season arrives. A thorough cleaning, which should include cleaning the inside of greenhouse glass and washing flower pots and plant trays, also can prevent plant diseases from surviving into spring. • Check for pests. Speak with a local gardening professional to determine if there are any local pests to look out for and how to
recognize and remove these pets from gardens. Pests may hibernate in the soil over the winter, and such unwelcome visitors can make it difficult for gardens to thrive come spring and summer. • Assess plant location. If plants, flowers or gardens have struggled in recent years or never grew especially vibrant, then gardeners may want to assess the location of their plant life before spring gardening season begins. Some plants may not be getting enough sunlight in certain locations on a property, while others might be overexposed to the sun during spring and summer. Moving plants that are not thriving prior to the start of spring gardening season may be just what gardens need to flourish in the coming weeks. Spring gardening season is right around the corner, so now is an ideal time to prepare gardens for the warmer seasons ahead.

STORY AND PHOTOS BY AUTUMN SCHANIL e’ve all had the childhood dream at one point or another of having a treehouse in our backyard. A place to have secret meetings with friends, sleepovers and let our imagination run wild. Brooklyn-based renowned Interior Designer Christina Salway and restaurateur-husband John Moskowitz, along with the help of Animal Planet’s Treehouse Masters, turned a childhood dream into a reality. But the inspiration didn’t come from childhood, it came from Salway’s love of collecting old windows, and a greenhouse she built at their previous home in Sparrowbush, near Port Jervis. “My husband John and I originally bought a small cottage in Sparrowbush,” recalled Salway. “We had wanted something in Callicoon but a lot of the houses we looked at were just too much work, but once our son was born, it made the cottage really small.” So one day when Salway and Moskowitz were in

in Sparrowbush first. They sold it in less than 90 days, and shortly after, bought the house in Callicoon. “The house needed some major renovations. We did enough just so that we could move in,” Salway stated, “so for a while we were just using three rooms when we came up from Brooklyn until we could start on other parts of the house. We were sleeping in the dining room.” But one thing was weighing on Salway’s mind. Her greenhouse. “At our first house I built a greenhouse out of windows and doors that I had collected,” she explained. “It was kind of like a puzzle to create it, figuring out how the windows could piece together. When we sold that house and bought this one, I was pretty heartbroken that I had to leave the greenhouse behind.” She began collecting windows again, thinking of building a new greenhouse on the 40-plus-acre property. Some of the windows were antiques, others were old storm windows from friends and family, and a few were from neighbors who had replaced windows in their house. CONTINUED ON PAGE 16H
APRIL, 2017
“Then my husband and I got this idea to build a treehouse,” Salway excitedly recalled, “so we contacted Treehouse Masters.” For those not familiar with Treehouse Masters, it’s a fun, popular television series that airs on the Animal Planet network, showcasing a team of builders who create treehouses people only dream of. “We really wanted a space to experience the vistas of the property in a different way. To be up in a tree and see the mountains and the woods, it’s just something magical, and from the treehouse we can see the property from a different vantage point,” stated Salway. “It may sound odd, but we really wanted a space that is devoted to ... nothing. A space where my husband can go and read a book or take a nap. A place to watch the sunset. A place that is both indoors and out.” The treehouse is about 150 square feet, including the wraparound deck, complete with a wooden staircase leading up to it. According to Salway, because the treehouse is small, it only took Treehouse Masters about 10 days to complete it. They bought lumber for its main structure from Callicoon Supply. And the walls? Salway’s collection of salvaged and recycled windows of course, with the exception of one half wall that was created using wood from one of the barns that stands on the property. “The treehouse sort of became this family quilt of windows. All of them have some story or a sentimental attachment,” said Salway, “and those barns are from the original homesteaders, so there is a lot of history there, and it’s real-

ly special to also have it as a part of the treehouse.” Inside is a small propane stove to keep the treehouse’s occupants warm in winter, a hanging couch for comfort, and a desk for working. Treehouse Masters’ Pete Nelson, after a little persuasion from Salway, invited her to do the interior design of her treehouse with the condition that at least her husband would still be surprised with the final result, which she gladly accepted. “We got along with each other so

well and worked together so well,” laughed Salway, “that by the end of it, we all kind of said, why doesn’t this become like a thing?” Salway now works with Nelson and his crew as Treehouse Masters’ interior designer. And because Salway and her husband don’t live here full-time, they often rent their beautiful country house to vacationers or people visiting for the weekend, and the treehouse is included! Their country home can be found on AirBNB, VRBO and Home Away.

Matt Costa
Home Inspector Extraordinaire BY AUTUMN SCHANIL
ne of the steps of buying a home, whether for the first time or as a second homebuyer, is a home inspection. Sometimes, you may not be sure who to call, who’s reliable or who provides the best quality at an affordable price. That’s where local Home Inspector Matt Costa, owner of CHB Inspections, steps up to the plate. Costa, who resides in Grahamsville, provides home inspections for all of Sullivan County and its surrounding regions.

“I’ve spent my entire life around construction. One of my first memories is of being on a bulldozer with my father when I was around three years old,” said Costa. “I started out by flipping houses with my wife, and it was a lot of work physically. So my brother asked me one day why I didn’t think about going into home inspections.” “To be honest, it was an easy transition for me. I was still doing part of what I loved but now I’m using my brain instead of my back.” CONTINUED ON PAGE 21H

Costa became a full-time home inspector four years ago. In New York State, an individual must complete a course of study no less than 140 hours that is approved by the Department of State Division of Licensing Services to become a home inspector. Forty of those hours must be unpaid field-based inspections that are performed under direct supervision, or the individual must have performed 100 or more home inspections, also with direct supervision. And Costa was eager to start. “I always try to meet my clients at the home. I like to teach them how to operate their home and about safety,” explained Costa. “I inspect everything from the roof to the exterior of the home, the driveway, entryways, inside the attic and even the crawl spaces. If I can get in there, I’ll inspect it.” For Costa, it’s all about education and safety is his top priority for everyone involved. Along with being a NYS Licensed Home Inspector, he is also a Mold Assessor, has a DEC license, and is a NYS

Licensed Home Inspector Instructor. “Education of my clients is the most important part. Of course I can just go around the house myself and pick out what’s wrong, but I like to show them and tell them why,” Costa said. “That’s just as important as checking that the structure is sound for them.” Costa often encounters failing foundations, black mold, bad railings or fire hazards, but sometimes, what he finds is interesting and unexpected. “Some of my favorite houses to inspect are homes from the early 1900s,” he stated. “A house in Livingston Manor was over 100 years old and had this amazing stone foundation in the basement and a tunnel under the house. We’re still not sure what it was used for, but I think it was from the Prohibition era because there were some old whiskey barrels too.” For more information on Costa’s home inspections or to get in touch with him you can visit www.chbhomeinspections.com or email chb@hvc.rr.com

How to plant a tree for successful growth ore sunlight and warm temperatures frequently inspire homeowners to spend more time in the great outdoors during spring and summer. Outdoor projects often top homeowners’ to-do lists in spring and summer, with gardens and landscapes taking center stage. Planting more trees around the yard is one popular project that can improve property value and benefit the environment.
M
Trees should not have any dead or dormant branches. The DIY Network suggests locating the tree where it can thrive. This means selecting a spot that can make it easier for the tree to grow tall and wide. Avoid planting near the house, where roots can crack concrete or asphalt, and always plant away from underground pipes.
Why plant trees? There are plenty of reasons to plant trees. Trees provide a natural form of shade, reducing air temperature by blocking the sun’s rays. This can reduce reliance on air conditioning systems and make it more comfortable to spend time outdoors during the summer. North Carolina State University College of Agriculture & Life Sciences says trees absorb and block noise and reduce glare. They also can

trap dust, pollen and smoke. Trees also absorb carbon dioxide and potentially harmful gasses from the air. One large tree can supply a day’s worth of oxygen for as many as four people, while also storing 13 pounds of carbon per year. Getting started

Visit a garden center or nursery and select a tree that will be hardy in your planting zone. Choosing native trees can increases the likelihood that the new tree will adapt to its surroundings. Also, inspect trees to determine if they’re healthy before taking them home. Look for evidence of root girdling, which occurs when the roots circle around the perimeter of the container and surround the trunk.
Now it is time to amend the soil. It’s not enough to enrich only the soil in the hole where the tree will be placed. Move out into a circular area beyond where the roots will start so that roots can expand and properly anchor the tree. The next method of success is to ensure that the tree has a large enough hole to contain the existing root ball and allow for roots to grow and expand. Better Homes and Gardens experts say to prepare a hole that is two to three times as wide as the root ball of the tree. Treat the root ball gently. If the roots are wrapped in burlap, remove the burlap or push it to the bottom of the hole. Backfill the hole with soil and check that the tree is straight. Stake the tree to help it stay upright and straight until the roots anchor it more effectively. A layer of mulch around the base of the tree can prevent weeds and reduce water loss. Water daily for several weeks until the roots have fanned out. It’s best to leave trees be for the first growing season, only removing broken or diseased limbs. Resist pruning and shaping until the tree has survived its first growing season.
