However, Farm Credit East also offers a full suite of other financial services to assist the region’s farming and rural communities. Such services include payroll, tax planning and preparation, records, appraisals and consulting. “Country Living is the mortgage lending arm of Farm Credit East, specializing in financing for farms and other rural properties, such as land, country homes and construction,” Farm Credit East Mortgage Specialist Nocynthia Shibuya said. “Most banks cannot finance these types of properties because of appraisal complications or land limitations. As a result, lenders tend to shy away from offering mortgages on properties that don’t ‘fit the mold.’ If they do offer mortgages for these properties, they’ll typically only offer commercial terms and rates with many restrictions. “Country Living can offer agricultural producers and rural residents alike competitive terms and rates for nonconforming properties because it’s what we do,” continued Shibuya. “We know the rural landscape and understand what is involved in these unique situations. Plus, all of our loans are kept inhouse, so customers can be assured that they are in the knowledgeable hands of our local branch staff throughout the life

Plant right to save water and money M any communities endure harsh summers characterized by high temperatures and infrequent rainfall. In such locales, local governments typically institute water restrictions on local landowners. These restrictions limit the amount of water homeowners can use to maintain their properties, and some homeowners choose to install new irrigation systems in an effort to help their lawns and garden survive the potentially harsh summer weather. While new irrigation systems can be effective, homeowners looking for alternatives to such systems can find ways to save both water and money. Planting right is a great way to conserve water and save money, and homeowners need not be veteran landscapers to ensure their lawns and gardens survive and even thrive dur-
ing warm weather.

Learn about native plants and grasses. The most beautiful lawns and gardens in the dog days of summer are not necessarily those owned by the most obsessive homeowners. omes are supposed to serve as sanctuaries, but safety hazards may be lurking in many homes. Thousands upon thousands of people fall victim to unintentional injuries each year because of simple safety mistakes made around the house. According to the security company A Secure Life, unintentional injuries result in an average of 21 million medical visits each year in the United States. Many people may not realize that some of the more common home injuries can be prevented. The National Safety Council encourages everyone to be aware of home hazards and to take proper safety precautions. Here are some of the more common causes of intentional injury and death at home and how to prevent members of your household from falling victim to them. Poisoning Many substances found in typical households contribute to poisonings each year. In recent years, prescription drug overdose has become one of the leading causes of unintentional poisonings. Prescription opioids and heroin killed more than 33,000 people in 2015, more than any year on record, says the U.S. Centers for Disease Control and Prevention. Nearly half of all opioid overdose deaths involve a prescription opioid. Safer, more effective alternatives to pain management may reduce the number of deaths linked to opioids. All medications should be kept out of the reach of children. Medications should be kept in original packaging

and taken only for prescribed reasons, and prescription drugs should never be shared.
Falling Falling is a concern at any age, but it is the No. 1 cause of death for individuals ages 71 and older, according to the NSC. Hazardous conditions at home, and not necessarily age, contribute to many instances of falling at home. Removing clutter, rearranging furniture to facilitate movement around the house, improving lighting and visibility, and installing grab bars in high-traffic areas are just some ways to reduce the likelihood of falling inside a home. Drowning The CDC reports that, between 2005 and 2014, there were an average of 3,536 fatal unintentional drownings (nonboating related) each year in the United States. That equates to about 10 deaths per day. Drowning remains a major concern for children age 14 and under. Summer swimming and boating-related activities can increase the risk of drowning as well. Instances of drowning can be prevented by providing barriers between homes and pools. Children should never be left unsupervised in the bath or near bodies of water. Adults should avoid alcohol when swimming or boating. Homeowners who are aware of common home hazards and take steps to reduce such hazards can dramatically lower the risk of accidents at their homes. Children should be supervised in baths and pools to reduce their risk of drowning. 50010

What is mulch? Mulch refers to a material spread around or over a plant to enrich and/or insulate its soil. Many homeowners prefer mulch made of wood chips, which is both effective and readily available. The U.S. Environmental Protection Agency notes that organic mulches, which include leaves, wood chips, compost or grass clippings, can be used by homeowners who want to develop eco-friendly landscapes. ecks add character and functionality to a home, increasing outdoor entertaining space and oftentimes improving the resale value of a home. Homeowners have various options when choosing decking materials, but one such option, composite decking, is growing in popularity. Decks used to primarily be made from pressure-treated lumber. While lumber remains a popular material, more and more homeowners are opting for composite decking products. As anyone who has pressure-washed, stained and sealed wood decks can attest, such spaces require lots of upkeep to look new year after year. Composite decks require much less maintenance, making them highly attractive to homeowners who would rather spend time using their decks instead of maintaining them. Composite decking is any type of decking material that is formulated from different recycled materials. The majority of these materials include hard plastic and wood shavings of pulp. Unlike wood, which can fade, crack and rot, composite decking, which has been available for roughly a decade, does not degrade quickly and requires very little upkeep. Available in a variety of wood colors to match outdoor decor, composite decks also can feature artificial wood grains to make them look similar to wood planks. Although composite decks are not completely impervious to the elements, with some occasional washing to impede
mold growth and new technology that has improved stain-resistance, many of the pitfalls of other materials can be avoided with composite decks. Composite decking fits in with ecofriendly lifestyles. The planks are made from recycled materials that would normally end up in landfills.
