Paradise found ... inside a train station alifornia’s Napa Valley or the sun-drenched slopes of the Mediterranean spring to mind when Joe and Maureen Darmetko’s home comes into view. But the vine-covered concrete walls and terra cotta roof enclose a building which once served as thousands of visitors’ first impression of Sullivan County’s Catskills. Built by the New York, Ontario and Western Railway (O&W) in 1898 to replace a wooden station that had burned, this 3,200-square-foot Sullivan County Mission-style structure spent more than half a century welcoming rail passengers to “the mountains.” Sitting above Bloomingburg on the eastern slope of the Shawangunk Ridge, this is indeed where “the mountains” began for many a New York City resident, even if they were continuing on through the adjacent High View Tunnel (an engineering marvel when it opened in the 1870s) up into the Catskills proper. But in 1957, the O&W shuddered its last breath, the victim of a changing economy and transportation methods. Nearby Route
C By Dan Hust Maureen and Joe Darmetko (right) turned a derelict train station (above) into a dazzling home they’ve enjoyed for the past 15 years (top right). Considered the most beautiful station on the former New York, Ontario and Western Railway, the 1898 High View station has become one of the most stunning private homes in Sullivan County, NY. The Darmetkos took their mutual love of design – and their skill in implementing that design – then blended it with original aspects of the building (like the O&W logo, top left) to create a livable home where history is appropriately honored but also where style and aesthetics are warmly embraced.
17, “the Quickway,” was in fact on the verge of offering a new high-speed route through the area. The High View Station, once the busy hub of the Village of Bloomingburg, fell into disuse, save for poultry and pig housing. Visitors still came – but in the form of vandals who stole, defaced or otherwise mutilated every last furnishing. It’s in that state the Darmetkos stumbled across what was simply advertised in 1988 as a “handyman’s special.” “The roof looked like meteors had fallen through it,” Maureen recalled. “This was obviously a little more than a handyman’s special,” Joe added with a laugh. Joe and Maureen were living in Brooklyn then. They had no idea of the property’s history, of its importance to the community, but they did recognize something special – enough to buy it and spend the next decade pouring their hearts (and wallets) into every inch. By the time they moved in circa 1998, the Darmetkos hadn’t just restored the station to its original splendor ... they had

turned it into one of the most beautiful and original homes in the entire region. They had accomplished this while raising a family of three and running design businesses in the city – testament to their mutual love of the place. Maureen credited Joe, who was “a man on a mission,” while Joe lauded Maureen. “While I was working [on the house], she was providing me with drawings ... so it was a real tag-team effort,” he said. The result is a home that looks and feels like the train station it always was yet is a spectacular and very personal reflection of the Darmetkos’ style and taste. “Every inch of this place was a discussion,” affirmed Maureen, who, like Joe, enjoys the frequent compliments of how “historically accurate” the house appears. Capturing the station’s character was a key goal, she admitted, but this is their home, not a museum. The wrought iron on the front and back doors, for example, contain the O&W’s logo – but they were designed by Maureen and welded by Joe. The ballroom – host to elaborate themed costume parties thrown by the

The rest of the space is entirely the Darmetkos’ design, from the rotunda-like ceiling to the elegant center column to the stylish furnishings. couple – has a raised ceiling approximating a rotunda, but the station’s original waiting room featured no such architecture, however fitting it seems. “Historically accurate would be a black slate roof,” Maureen noted, “but no, we did red tile.” That tile clothes the roof so beautifully, so naturally, that O&W railfans – steeped in the railroad’s history – have created models and painted murals incorporating the terra cotta instead of the black slate. “We’re complimented by it,” affirmed Joe. But save for the original brick fireplace, most of the home’s interior reimagines the station far more stylishly than its builders ever envisioned. The former bathrooms are now an expansive kitchen whose floor is covered in Spanish tile. The loading dock has been converted to Joe’s workshop, while what was once simple quarters upstairs for the stationmaster are now outstandingly unique bedrooms for family and friends. Yet the only major addition to the building is Joe and Maureen’s stunning master suite, built above the loading dock. Noticeably different from the earthy tone of the rest of the
The master suite’s shower (left) is enclosed by glass that itself encloses willowy branches which provide both beauty and privacy. The second-floor suite also has a balcony offering a sweeping view of the sumptuous natural surroundings (above). To access this part of the house, the Darmetkos rehabbed the station’s existing stairwell (right), adding wood and iron details which – as guests often mistake – appear wholly original. Beyond the lamp is the door to the master suite, custom-built by Joe and displaying Maureen’s design (incorporating the O&W’s famous logo). The cherrywood kitchen features a fully functional fireplace with a railbed tie and spikes for a mantel, plus slate obtained from the nearby tunnel.

house, the suite is bright, airy and exceedingly elegant, from the chandelier-draped bathtub to the TV discreetly recessed above the balcony door. “We don’t design conventionally, Maureen acknowledged. For themselves or for the clients for whom Darmetko Design is indispensable. “Of all things, explained Joe, “if you can make where you live a place you enjoy ... that makes life special. It could be yours . . . Eager to find new challenges and new possibilities, Joe and Maureen have put this fabulous home on the market. Listed at $979,000, find all the details at www.realtor.com. What could otherwise be a drab equipment shed is instead a handsome complement to the Darmetkos’ home (above). This view from their second-floor balcony also illustrates their love of the art of landscaping, seamlessly incorporating natural and manmade elements. The interior is no less well-designed, most especially the master suite’s bedroom (left) and bath (far left). From the artwork to the trim to the wallpaper made of actual tree bark, this space is truly their own. Hidden behind the painting (a collaboration of Joe & Maureen) are his-&-hers walk-in closets. And the bathtub’s expansive view is of the backyard, ensuring privacy. Creativity extends into the four other upstairs bedrooms (below), one of which features this loudspeaker repurposed as a lamp.

building’s energy use and loss is measured; the R-value of insulation in a wall is insufficient in determining the wall’s thermal performance. Effective elimination of air infiltration has a much greater effect than simply assessing thermal resistance of a type of insulation. The primary goal in achieving energy efficiency should be sealing the building envelope. The lower the rate of air exchange, the better the overall insulation of a building, especially when one considers that the leaked air is replaced by outside air. Not only is the conditioned air lost, but it is replaced with air at the same temperature and humidity as outside air, making systems work harder to maintain a constant temperature inside. EPA Energy Star classification permits a building to have up to four air exchanges per hour; spray foam insulation performs even better, with two or fewer air exchanges per hour, but fiberglass results in eight air exchanges per hour, double the EPA standard. “Construction doesn’t make many large forward strides, explained Petersheim. “We basically build the same way we have for the last 75 years. According to the U.S. Department of Energy, the typical American family spends at least $2,000 per year on home utility bills, with 50-70 percent of the energy used to heat and cool their homes. Inadequate insulation and air leakage are the leading causes of energy waste, with an average 2,500 square-foot home having more than a half mile of cracks and crevices. This equates to up to 30 percent or more of a home’s heating and cooling costs, according to the Department of Energy. Most states have adopted building code requirements for R-values in an effort to reduce energy consumption, under the assumption that building with materials
