Candidates Wanted for Board of Directors
SCVCAI members desiring to have their name on the 2012 ballot for the election of two (2) Board Members for three-year terms are requested to do either #1 or #2 listed below: 1. Submit, prior to Saturday, October 22, 2011 a letter of intent and a resumé form (inserted in this issue or available in the Administration Office) to the Nominating Committee at the SCVCAI Administration Office. . 2. Submit, prior to Wednesday, January 11, 2012, a petition on a form provided by SCVCAI, to the Chairperson of the Nominating Committee with signatures of at least fifty (50) voting members in good standing (one signature per lot owned), written certification of eligibility from the General Manager and a resumé form.

Our MISSION as the SCVCAI Board is to lead in maintaining and enhancing the quality of life in Sun City Vistoso as an active adult community. Select any of the notifications you would like to receive and click on the Submit button. For those who do not have access to a computer, a copy is available for reading in the library. It’s a Very Long Election Campaign by George Williams It’s August. The ballot for election of two new Directors for our Board will be mailed out in February. Active campaigning for election starts with delivery of the February Tipster on January 31. That’s 6 months from now. But now is the time to take the first steps toward your election to the Board. Simply fill out a short form and have the Administration verify that your home owner’s dues are current and you’re on your way. There is a very hard working Nominating Committee who has the difficult job of trying to find two candidates for each open position. They don’t need to nominate you or ask you to run. In fact, I’ve been elected twice to the Board and on neither occasion was I contacted by the Nominating Committee, or anyone else for that matter. In my case, because of my loudly proclaimed positions on financial matters, in addition to the dues check, the General Manager asked the Library to see if I had any overdue books and the Café was asked if any Sun City Vistoso Tipster, August 2011
silverware was missing after my lunch. I passed all those tests and so can you. If you want a vote on Association decisions, join us on the Board of Directors. The simple application form will be in the September Tipster or you can get a copy at the Administration Offices. Its good clean fun and you’ll make a difference in how Sun City Vistoso is run. Is Sun City Vistoso a Business? by Bob Mariani
My initial, quick answer to the question “Is Sun City Vistoso a business?” is yes and no. After more than 30 years of managing associations it is clear to me that homeowners associations are both businesses and providers of amenities and services to its residents. Examining our revenue centers, the golf course and the Café, exemplifies this thought. Both of these operations are run as a business in that attempts are made to market the operations, set competitive rates and maximize revenue. On the other hand, as a provider of amenities and services, efforts are made to keep prices low for the residents, provide special services that an ordinary business may not provide, and most importantly, there is little if any thought about dissolving either operation due to the lack of profit, as there would be with a normal profit making business. This dual purpose also applies to the overall operations, standards of maintenance and improvements to the facilities. An obvious high priority of any association is to make every effort to provide the amenities, services, maintenance level and updates to the facilities that are expected by the residents. When these demands are met, the association has fulfilled its purpose of serving as a provider of amenities and services. An association that plans to sustain itself also acts as a business when considering the needs of future home buyers. Businesses must make improvements in services, facilities, technology and more in order to maintain a competitive edge and stay in business. In the same vein, there is ample evidence that investments in active adult association facilities and updating are needed to fill the needs of those seeking an active lifestyle. Based on what I have observed during my decades in the community management industry, visits to communities throughout the country, and discussions with numerous association managers and other industry professionals, it’s evident that associations serve a dual purpose, especially as it applies to serving current residents and making efforts to attract new residents. As a result, I do not hesitate to state that the discussion should not be about the fact that an association should both serve its residents and update to attract new residents, but it should be focused on what residents desire and what improvements or updates make sense to benefit the future of the association. Decisions that are made as a result of these discussions are up to each resident and each association as there is no standard or magical answer.

Is it already on the market? Did you know that the title company notifies SCV when your home is under contract and in escrow? At that time, an ARC member inspects the outside of your home to verify that the exterior and property are in compliance with the Development Standards. Sellers and buyers’ agents receive the inspection results. If the Association does not receive the title company notification on a timely basis and there are inspection issues to be resolved, delays can be caused. Alternatively, your inspection can be done as soon as your realtor receives an escrow number. Ask your agent to submit a REALTOR REQUEST for an ARC HOME INSPECTION form, available from Jim Cundiff, CSC. The inspection can then be done. The Communication Committee, new this year, is an advisory committee chartered by the Board of Directors. Our objective is to develop methods by which the Association can communicate initiatives to residents in a clear and factual manner. We are committed to transmitting and collecting fact-based information in an impartial manner, and to establishing trustful two-way communications. There will be times when we will be asking for specific data. For example: A recent survey asked residents to tell us what they would like to see in the proposed Aquatic & Fitness Center, so that this information could be shared with the architect developing the schematic. At press time, 265 residents had submitted ideas. At other times, we will be providing information or asking your opinions. Aluminum Can Donations: Put those aluminum cans to work for Sun City Vistoso. Deposit only empty, clean aluminum cans in the box outside the Social Hall kitchen. For safety reasons do not deposit unrinsed cans which attract bees and may become a hazard. In July we delivered 440 pounds of cans which netted the CAC $343.20. Since this is the first month of our fiscal year this is the yearly total to date. The summer months tend to be a little slower in Sun City Vistoso with many clubs and activities not meeting. The Loan Room, run by CAC, is open during the summer, Tuesdays and Thursdays, 8 to 9 AM . Our residents sometimes take the summer for elective surgery, so we keep a good supply of medical equipment that some may need. Please come to the Loan Room (at the end of the Cart Barn) to see at what we have available to meet your needs. The rains came, along with the wind, and we thank those in our community who kept a watchful eye out for their neighbors and reported any damage to Administration. With the rains, some of our African Sumac trees finally got more green leaves on their branches. It is now time to trim out the brown dead parts of those trees which were so severely damaged last winter. Please keep an eye out for those pesky weeds which seem to appear overnight with the monsoon season and remove them as soon as possible. Thank you for continuing to take pride in your property and our community even in our hot summer months. The utility box project of painting chipped or rusty boxes began two summers ago and is continuing this summer at no cost to the individual homeowner. If the boxes in your yard are surrounded by shrubs, they should be cleared away somewhat to make it easy for the painter or the utility company to gain access, if necessary.

Robin Coulter, Assistant General Manager Home Sales for 2010-2011
The statistic tracking homes sold in SCV is posted in the Tipster each month. However, since there was a significant increase in the number of homes sold this year over last, I wanted to point it out. The sales for fiscal yearend for 2010-2011 showed an increase of 22 from last year with a total sold of 125. This level of sales hasn’t been seen in SCV since 2006 when we sold 128 and the years before that were during the housing boom when in 2003 we sold 194 homes. While there is speculation as to why the increase during a difficult economy, we are able to document that of 125 homes sold, 32 of those new residents had some form of contact with our marketing program. This was through a contact the potential resident made when searching for a home on the Internet, responding to ads about SCV, from a referral by one of you (which is powerful advertising) or from a tour by one of our Ambassadors. Most likely it was a combination of those marketing efforts. However they found out about us, we’re happy to report the increase and wanted you to be aware of how the marketing effort by the community is working. On the night of July 5, the rain came along with the lighting and hit a palm tree at the Desert Oasis and started it on fire. The fire department was called and the fire was put out instantly. I bring this incident up to remind you why we close the pools and spa when there is thunder and lighting in the area. When lighting strikes the ground, the strike can travel up water pipes easily. As a child, I remember my parents telling me to never take a bath or shower during a rain storm because of the danger it may bring. I hope we will continue to have your cooperation when closing the pools for your safety now and in the future. Randy Trenary, Controller
The fiscal year for the Association ended June 30, 2011. As in the past, the financial statement for June is not included in the August Tipster due to time constraints for completion of year-end procedures. Financial statements can be found on our website www. suncity-vistoso.com and in our Library. An audit will be conducted in August and the complete audited financials will be available on the website and in the library before October 31, as mandated by the bylaws. Tuesday, August 9, the Aquatic & Fitness Center pool and spa will be closed for cleaning and shock treatment. It will reopen the following morning at the regular time. Wednesday, August 10, the Desert Oasis pool will close at 7 AM for cleaning and shock treatment and reopen the following morning at the regular time. As things are slowing down due to the hot weather, the Pro Shop staff is gearing up behind the scenes for another fun season! We will have four more golf carts arriving shortly, which will increase our fleet to 42. New range balls will be arriving before the season begins and new Pro Shop merchandise will be here in the fall. Please stop by and check out sizzling summer savings on clothing, golf shoes, golf clubs and hats! Our bunkers are being renovated throughout the month and we would ask that when you are out driving around or walking, please be aware of the heavy equipment on the course and be very careful. Daily resident rates, for both 18 and 9-holes, during the renovation period will be reduced and are as follows. These rates do not include a cart. August is the best month for growing Bermuda grass. The combination of the high humidity, high nighttime temperatures, and periodic rain really provide the ideal environment. The thin areas of grass in the fairways quickly disappear in August. This year the fairways have still exhibited some weak areas from transition, but all the changes that were implemented last summer and fall have helped minimize the large bare areas that needed to be repaired. However, some traditionally bad areas around the golf course are still not transitioning well despite the changes in overseeding. These areas are either going to receive sod saved from the sand trap renovation project or will be sprigged similar to previous years. The fairways are Sun City Vistoso Tipster, August 2011
also going to be aerified and dethatched during the sand trap project to minimize impact on golfers. With the aerification and weekly applications of fertilizers most of the fairways should be healed by mid-August and will look great going into overseeding at the end of September. August is also the month that the monsoon usually does the most damage to the golf course. Fortunately, the last few years the monsoon has not had many destructive storms, but it seems to have started earlier this year so the chances increase for a damaging storm. The Pro Shop will be notified of any damage that may impact play or any restrictions to cart-path-only from large amounts of water on the course. We will not have a meeting in August. Our next meeting will be September 7. For those of you who have been away, you will notice that we have a new entrance to the cart parking area. A shortcut was paved between the cart path next to the bocce ball courts and the cart path leaving #18 green. It is a much safer way to go, rather than driving your cart through the parking area in front of the Café. We are also experimenting with having a beverage cart on the course. We hope there will be enough business to warrant continuing having this service. During the summer, the plan is to have it out on weekends, when we have more play. Men’s 18-Hole Golf Club Pres. The bunker renovation is underway and will continue into the fall. SCVWGC will still have the first three Tuesday tee times blocked and you must call the Pro Shop to reserve either 6 AM, 6:08 AM or 6:16 AM. As the temps neared 110°, Sunday, June 26, was a great day to spend inside the billiards room at one of the summer tournaments. There was a tie for first place between George Jelten and Ray Hicks, secHarvey Prendeville ond, Terry Heinrichs and tie for third Don Tucker and Burt Bertera. The entertainment then moved to the pot-luck dinner; great food and cordial friends. Harvey Prendeville (pictured above) has been a billiards club member for about 4 years and has consistently improved his game at our billiard club and the “Fox & Hound” evening play. Always an enjoyable competitor and there to help and encourage new players. He is now one of the best players in the club. The heat is here for the next few months and the billiards club is a cool spot to hang out and enjoy the game. Stop by and check it out. According to the United States Bocce Federation, as early as 5000 B.C. the Egyptians played a form of bocce. There are 25,000,000 bocce players throughout the United States today. Next time you have guests from out of town bring them to the bocce courts for an enjoyable time. It is a sport for many ages. The Bocce Club would love to see more residents come join us this summer. A quick overview of the game is available each evening 15 minutes before play. Even if you have never played before, you will get a feel for the game and be able to play that night. You will love it! The 12 courses coming up this fall continue the ILR’s tradition, offering intriguing topics for our exploration. Please note that the ILR library has been moved to the Catalina Vista/Pima Room to make it more accessible for ILR members. We meet on Friday, August 12, 8 AM for coffee and donuts with the business meeting at 9 AM, Catalina Vista/Pima. The Modelers Club is a group that enjoys building, collecting and talking about all kinds of models from RC planes, boats, trains, cars and almost anything worth building or collecting. Bring yourself, a neighbor, a guest and a favorite project or model you are working on or have completed. After our regular business meeting we continue with the actual hands-on modeling portion of the meeting through lunchtime. We encourage members to present modeling projects they are working on and demonstrate their modeling techniques to fellow modelers during the hands-on portion of our gatherings. At the end of the business meeting we have Show and Tell. We periodically have guest speakers and take field trips. Everyone is welcome.
