with the General Manager and a Board Member
From The Board of Directors Our MISSION as the SCOV Board is to lead in maintaining and enhancing the quality of life in Sun City Oro Valley as an active adult community. All Board minutes, agendas and reports are available online and in the SCOV Library. Board meetings are open to residents.
Always Moving Forward
by Susan Jakosa It is a bit difficult to believe, but it has been almost thirty years since the first homes in our community were sold. Many of those original residents are still living here. Having spoken to a number of them, l learned how fortunate they felt to find a new home situated in one of the most beautiful locations in southern Arizona sharing forever the natural beauty of the high desert and million dollar views of two mountain ranges. Today they are impressed with the evolution and th e physical appearance of our overall community. I must agree with their comments that SCOV looks vibrant, contemporary, well-maintained and yet nothing at all like a nearly 30 year old community. However, there are specific reasons why all of this is true and will remain so as SCOV continues to move forward. First and foremost, as a planned community, our Governing Documents create a mutual obligation for residents to maintain the quality and overall standards of the community. There are two committees that play a major role in maintaining the visual quality of our properties and should be commended for their oversight and guidance concerning our Development Standards and CC&Rs. The Neighborhood Pride Committee (NPC) meets monthly, tours SCOV throughout the year and tries not to find any homes out of compliance with our standards. However, if they do, we residents are contacted to make any necessary updates to our property. The Architectural Review Committee (ARC) meets bimonthly, year round. This year from January through April, the committee processed almost 100 residential submittals altering the outside of houses. The Community Services Coordinator also approved nearly 70 submittals and 90 updates to house colors during the winter and early spring months. Residents updating their homes are certainly helping SCOV to remain fresh and modern. Our residents for the care and maintenance of their homes, our staff for the maintenance of our common areas and our committees for their diligent efforts must all be credited for the beauty of our community. We will always continue to move forward in the same positive manner.

Vacant House Tips
Most seasonal residents have left by now but many year-round SCOV residents will spend weeks or more away during the summer. Before you head out for a trip, consider some of the following tips. • Call the Association office at 825-3711 or stop by the office and fill a contact form so you can be contacted in case of an urgent situation with your home. • Have someone keep your landscaping in good condition. Shrubs need trimming and weeds need to be kept under control whether you are living here, living in your summer home or are on vacation. • Trim your bushes and trees before leaving, especially if they rest right next to your house. This way, if anyone is trying to get in, they will be more noticeably visible. • Check all the locks before you leave. If a lock seems loose or rusty, replace it or tighten it. • If you regularly turn your outdoor lights on, set them on a timer so that they continue to turn on each evening. Keep them off if they aren’t normally on. Set some of your indoor lights on a timer too so it looks like some one is home. • Advise the Oro Valley Police Department and ask them to provide you with Darkhouse service. Call 229-5080 and you’ll receive regular checks of your home while you’re gone. • Ask a trusting neighbor to pick up your newspapers and mail while you’re gone, and to keep a watch on your home. You could also let the post office know you’ll be away so they hold onto your mail or forward it. • Draw your blinds or curtains. This doesn’t allow anyone to take a sneak peek at your belongings and it will keep your interior at a more steady temperature without the sun. • Disconnect electrical items, including your TV, radio, toaster and anything you possibly can. Not only does this avoid fire damages, but it saves on energy too. You can even go as far as turning off your water heater or your water to the interior of your house.

The ARC has changed the way home inspections will be done. They used to be done at the time the home went into escrow. At times this created issues for the seller. The new inspection schedule will be: 1. A courtesy (unrecorded) inspection if requested by the homeowner. 2. A mandatory re-sale inspection at the time of listing. 3. Re-inspection every six months if the property has not yet sold. 4. A mandatory inspection at the time of escrow if not inspected at the time of listing. 5. All re-sale inspections will be recorded and any uncorrected infractions will be disclosed at the time of escrow. A re-inspection will occur approximately 90 days after closing escrow. Should an inspector determine a home needs painting in its entirety or a driveway needs re-coating, a minimum of two additional inspectors must confirm that the condition exists. Please note the new ARC meeting times in the header. Food and Beverage Committee

Any day now our monsoon season will arrive in full force, if it hasn’t already. We had some rain in June which is highly unusual. Put some much-needed rain with our summer heat, and the growth of our foliage takes off! This is a surprise to new residents of our part of the country, and an annual reminder to the rest of us that things really do grow here in the desert. Notice weeds which will pop up in the cracks of cement and where the sidewalk meets the street. It is the homeowner’s responsibility to get rid of those weeds and help keep our community looking nice, even in the middle of summer. Look at roofs in your neighborhood, as strong winds can sometimes lift and move the roof tiles. Be a good neighbor and let others know if you see roof damage. With so many of our residents away, it’s helpful to keep

Office Hours 9 AM-11 AM, Monday-Friday, Welcome Center 917-8058 kmosier@suncityorovalley.com Avoid ARC Submittal Delays
We are happy to report that more and more residents are making improvements to the exteriors of their homes. As we consider possible upgrade options, it is important to note that most of them require approval. As you prepare your submittals, please remember that the more thorough you are about details of your project, the better chance you have of sailing through the process. After reviewing and verifying your vendor’s references, before you commit to a contract or advance money, remember that HOA approval is a necessary step. When filling out the submittal form, in addition to a copy of the plot plan available from our office, it is important to include clear, accurate drawings or blueprints for a project. It is essential to show all the dimensions, materials, colors and exact location of the work to be done. Your vendor should be able to supply these to you. If you need help with the preparation of a submittal, please contact Katy Mosier at 520-917-8058 to arrange a meeting with an ARC member who will assist you. If your submittal is not straight forward or you need help, please take cut-off dates and times into consideration so that your project is not delayed.

New Website Update
Progress has made on the new website. The design has been approved and content is now being loaded. There are many new features that make this site user-friendly. The launch is anticipated to occur in late summer. The bulk of the Web Redesign Task Force’s time was spent determining what the wants and needs were for the website. Once that was determined the web design company began working on the design and collaborated back and forth with the SCOV team until a sign-off on the design could be made. The design included multiple templates that could be applied to any page on the website depending on need. They then begin coding all of the templates. Once the coding was complete, copy and images for the site were provided to them. Additionally, many of the pages are now being built in-house. Fun fact: there are over 800 pages on our current website. That’s a lot of information and a lot of loading of content and photos. The new site will have more information as the Club section is expanded and the Gift Shop’s site is incorporated (it is currently a site of its own). The Board wanted the new site to be user-friendly and really have lots of uses for our residents. The Task Force feels this goal has been accomplished and is excited for our residents to see these new changes. One of them is that you can post items to a digital bulletin board (similar to the one at the Activity Center). Another feature only for members is the Member Services page which hosts all kinds of information for your home (painting, window replacement, room additions), safety (dark house, address lights), visitors (area attractions), community directory, Loan Room items, vendor lists, etc. All these items are in one handy place. You’ll love this feature! Work on the site happens daily with the goal of beta testing this summer and a launch by the end of the summer. The Marketing Committee has already started planning two introductory training sessions, one in the fall and one in the early winter. There will be tweaking, so we’ll want feedback (and patience). It will be a great offering to our community. Be watching This Week in SCOV for information on the launch date as we get closer. Come Celebrate the 4th of July
As in the past, I know the Association sponsored 4th of July show with the Sun City Singers will be a great way to spend the afternoon. The Association will also supply a cool treat for all who attend. I want to thank the Sun City Singers for putting on this great show each year for the enjoyment of the entire SCOV community. Be sure to attend, and if you are new to SCOV, this is a great way to meet new friends. There is no charge for this event.

Food & Beverage Director - Chris Sapp I am honored and delighted to be named the Food & Beverage Director of Sun City. As I move into my new role, I will continue to increase focus on making meaningful connections and deepening the levels of engagement with our residents. The Café at Sun City is truly beloved by patrons who have many exceptional memories of personal experiences. I am thrilled at the opportunity to be a part of a wonderful place and will continue to bring it to life in a multitude of ways with those who connect with us. Prior to my current role, I held various senior food and beverage roles with The Ritz-Carlton Hotel Company which included overseeing openings in the United States, Canada and the Middle East. During my nearly 15 years, I guided the food and beverage training/orientation programs and standard operating procedures while driving profitability. Additionally, I led total employee engagement and customer satisfaction for the company worldwide during my time at The Ritz-Carlton, Dove Mountain. Born in Southwest Florida (though spent most of my adult life in Cambridge, Massachusetts), I enjoy travelling the world. I have been to over 120 countries and ethnic regions. My favorite pastime however, is spending time with my wife, Tristyn, and daughter, Oola Belle, at our home in the Iron Horse Neighborhood of Downtown Tucson. Please don’t hesitate to stop by the Café for a great meal and conversation. I’ll see you there. The Café is offering you a chance to win a free breakfast or lunch if you turn in a comment card. Monthly comment cards are randomly drawn for the free meal. The May winners are Don Stewart, Dusty Harvey, Barbara Krecklow, Sharon Calkins and Dale Reeves. Congratulations and bon appétit. Friends of the Library This summer is a special time for the Sun City Library and also for the volunteers who are busy donating their time and expertise to help computerize our books, audio books and videos. Thanks to the generosity of the ILR (Institute of Learning in Retirement) and the fundraising efforts of the FOL, it is planned that our library will be in a computerized mode by August. Along with the up-to-date technology, the library is getting a new look. These changes will benefit the entire Sun City community. A reminder: You can join the FOL anytime and your membership will be good for a year. Right now, this is a bargain. Join for $10 pp or $15 for a household. Membership forms are on the Volunteer’s desk.

Functional fitness is one of the most recent training trends to hit the gym scene, and it has exploded in popularity due to the results that it produces. Functional fitness is designed to prepare your body for everyday living. It focuses on compound movements that force you to engage all of your core muscles and your stabilizer muscles, many of which are not stimulated during traditional weight training. Beginning a functional training program, or even incorporating a few days of functional training into your current workout schedule, will save you a lot of time, pain and medical bills in the future, and it will make your life easier to live.

Golf
Head Golf Professional - Kim Griggs
theviewsgolfclub.com Summer is here, and this will mean that our tee times will begin earlier. Please adhere to the walking signs for your own safety and be courteous to the golfers who are out there. Walking times are up to 6:30 AM and after 6 PM. The course will be closed for golf course maintenance by 12:30 PM on Tuesdays. This year we will be offering tee times from 3-5 PM on Tuesdays. Remember that everyone must check in to the Pro Shop prior to playing golf. If the shop is closed, please return the next morning and pay your appropriate fees. Just a friendly reminder that snakes are now out and moving around on a regular basis. Be very careful and do not provoke them in any way. If you feel that a snake needs to be removed from the golf course or any other area, call us and we will send someone to take care of the situation. Also stay hydrated and drink plenty of water as our temperatures have been in the triple digits lately. If you use our driving range, be aware we close the driving range at 3 PM on Thursday now. This is done so we can clean pick, and the maintenance crew can mow. The same dress code applies to the driving range as it does for the golf course. We are continuing to offer driving range cards for golfers who use our range quite often. Our fees are on our website at theviewsgolfclub.com or you can call the Pro Shop or stop by for more information. Our phone is 825-3110. Pro Shop clearance sale: if you have never been in our Pro Shop, this is the time to check it out. New painted visors have just arrived and also that wide-brimmed hat you have always wanted. Stop in and shop our clearance rack for great bargains. Superintendent - Michael Kropf July is the traditional beginning of the monsoon season in southern Arizona. In regards to golf course maintenance, the start of monsoons is bittersweet. The good news is that the golf course will start to green up quickly from the harsh dry weather of June because of the increased humidity, combined with hot temperatures. However, the monsoons also bring the chance of heavy rain that has the potential of causing serious damage to holes located near washes. In June, the wash between holes number 4 and 5 was reshaped again and dredged of material to once again reestablish a channel to direct water flow away from the turf areas. This work should help during most storm events, but nothing can prevent damage from a very large storm. Rocks were again placed in vulnerable areas to protect the turf and excess sand was removed from the culverts under Del Webb to improve water flow. Be aware that during heavy rainfalls, the washes have a tremendous amount of water flowing in them. It seems like after every rain event, the golf course maintenance department has to remove carts that attempted to cross wash areas and got stuck. It is very dangerous to cross these areas during the water flow and when the cart paths are covered with sand. Golf carts sink quickly into the mud and sand and require big equipment to remove them. During heavy rainfalls please stay away from these areas and be smart and safe.

Want Additional Landscaping Work Done Beyond Your Property? SCOV has a program to handle plant encroachment on common areas behind many SCOV properties. This occurs on a schedule. However, if you would like landscaping to occur ahead of schedule or have additional work done on ASSOCIATION land, there is a process for doing that. It’s called the Pre-Qualified Landscaper Program. An application must be submitted and approved before any work can be done. We meet year-round starting from the Mountain View Plaza parking lot (Rancho Vistoso Blvd. and Sun City Blvd.) to enjoy an unparalleled combination of amazing desert vistas and ever improving infrastructure of bike lanes and dedicated paths. New riders are always welcome. A monthly schedule of our 20-60 mile rides is available on our website. Our well-tested loop routes support a wide variety of abilities and usually include a mid-ride coffee stop. We also offer a mountain bike option on Wednesdays which most often heads out into the Tortolita rangelands. Tuesday morning our WOW (Women on Wheels) group take somewhat shorter rides nearer to SCOV. In addition, we hold a number of social events each season. Vistoso Cyclists partner with Wheels for Kids: donate your seldom-used, tax-deductible bicycle to Wheels for Kids. We refurbish such bikes and distribute them to kids and teens, giving youth in need the freedom, fun, and fitness that results from cycling. See azwfk.org to arrange for a drop-off or pickup. Your cash donations are also tax-deductible.

We are on summer vacation until October 7. All residents are invited to join us then, when we will begin discussion of Parent and Child (ISBN 1-880323-76-1), a collection of significant ancient and modern literature. The selections in Parent and Child (by Euripides, Faulkner, Kafka, W.B. Yeats and six other talented artists) were chosen by The Great Books Foundation “to stimulate lively shared inquiry discussions.” In early 2016 we will begin reading Imperfect Ideal: Utopian and Dystopian Visions (ISBN 978-1-939014-20-7), an exciting collection of modern and ancient literature focusing on the best and worst of what can happen when we attempt to mold complex human communities into various visions of perfect societies. The authors include Rachel Carson, Vladimir Lenin, Oscar Wilde, Saint Augustine, Aristotle, Dostoevsky, Homer, Thomas More, and 15 other extraordinary thinkers. No dues during 2015-2016.

At our July meeting we will discuss Euphoria by Lily King. Lauded on the cover of the New York Times Book Review and winner of the 2014 New England Book Award for Fiction, Euphoria is Lily King’s nationally bestselling breakout novel of three young, gifted anthropologists of the ‘30’s caught in a passionate love triangle that threatens their bonds, their careers, and, ultimately, their lives. At our August meeting we will discuss A Star for Mrs. Blake by April Smith. Cora Blake never dreamed she’d go to Paris. She’s hardly ever left the small fishing village where she grew up. Yet in the summer of 1931, she is invited to travel to France with hundreds of other Gold Star Mothers, courtesy of the U.S. government, to say goodbye to their fallen sons, American casualties of World War I who were buried overseas. A subject that crosses all party lines…water. Our July guest speaker will be Larry Person of the Central Arizona Project (CAP). CAP is designed to bring about 1.5 million acre-feet of Colorado River water per year to Pima, Pinal and Maricopa counties. It carries water from Lake Havasu near Parker to the southern boundary of the San Xavier Indian Reservation southwest of Tucson. Hear about the current situation with water shortages on the Colorado River and the impending drought declaration. Find out what it will mean to you. Get the most up-to-date information to keep you well informed on water issues in our area. For this event, RSVP to Maureen Salz which will be appreciated but certainly is not required. Please remember to bring non-perishable food items for Impact of Southern Arizona. Due to the smaller population during the summer months, the shelves tend to be especially depleted. Your generosity will be most appreciated. Meetings are always open to everyone. Come learn about us, visit us and, better yet, join us.

Summer is a great time to commit to a new exercise routine, so why not try Pilates? Classes are much smaller and more personal this time of year. Forty years after his death, the Joseph Pilates exercise system has never been in such high demand. Fortunately, Sun City is able to offer his Pilates classes here twice per week on Mondays and Thursdays. People ask “can the benefits of Pilates, which come from the strengthening and stretching exercises, really develop the body’s core (abdomen and back muscles), increase spine mobility and build flexibility?” The answer is a firm yes. Additional benefits you’ll see from taking the group mat classes, specifically designed for seniors, are better balance, more muscle tone and increased stamina. Not only do we have experienced instructors, the cost is only $8/class and annual club dues are $20 pp. Please join us or just come by and watch. Call Mary 638-7916. Pickleball

Hey Sun City Pickleballers. The Pickleball Nationals are being held in Casa Grande, Arizona this November. It will be extra special this year as it is the 50th anniversary of the sport! For more detail information about the tournament go to: .usapa.org/nationals-vii/. We have some really good players in our club. Pickleball club members are encouraged to consider participating especially since the venue is just up the road from us. It would probably be helpful to get experienced players who have participated in years past to mentor those who are interested. Summer reservation court hours for club members are posted at the courts. Evening play is proving very popular. A suggestion box has been installed to give everyone a voice in their club. All SCOV residents please note: The schedule posted at the courts applies only to courts one-four. Court five is available for use by any SCOV resident at all times, either on a reserve basis, or first-come-first-serve for four players, up to an hour at a time.

Pres. John Njaa 825-5486 Membership Lauren Strassburg 338-2568 Next meeting, September 16, 1:30 PM, Desert Oasis/Saguaro scovwoodworkingclub.com
With most of our seasonal resident members gone for the summer, there is usually no more than two or three working in the woodshop at any one time. Often, it’s one or no one. For those of you who are staying here this summer, now is the time for working on those large projects like kitchen cabinets and large furniture that must stay in the shop almost from start to finish. The rule about not leaving a project in the shop when you leave is relaxed to accommodate those kinds of projects during this time of year. Speaking of large projects, some Woodworking Club members recently completed two projects for Association facilities. Don Coleman and Larry Miller built two beautiful heavy oak benches for the Fitness Center. Stop by and see them. You’ll be impressed. Also, John Njaa and Lauren Strassburg made three oak bookshelf units for the SCOV Library remodel.

Join like-minded SCOV residents in continuing the effort started by the Rock and Roll Club directed toward Youth On Their Own, the Tucson non-profit organization that supports the high school graduation of local abandoned and homeless youth, homeless through no fault of their own. As the newest partnered organization in SCOV, the YOTO/Northwest Auxiliary will align with YOTO to identify the needs of the organization and work to fill them. The first activity is the collection of school supplies and hygiene items for Back to School for the 1500+ students YOTO serves. Bring your donation of school supplies or personal care items to the AC lobby on July 9 or July 14 from 9-10:30 am. Checks made out to YOTO will also be accepted. All SCOV residents are invited to join us. Get on the email list for program updates at krisandearl@msn.com. Call Kris Cohen at 818-2582 for more information.

Leslie Gilpatrick, ABR • 520-444-9946 • lgilpatrick@comcast.net This Month I Don’t Have a Movie ReviewInstead I have a Blockbuster Announcement! In Sun City Vistoso it takes more than a couple of open houses or a few mass mailers to sell a home. Neighborhoods are facing mixed growth values. The length of time that homes stay on the market continues to grow while selling prices are holding in some areas and rising in others. Price positioning is very important – proper marketing is important. To sell a home in this market you need seasoned, local and experienced REALTOR® team - you need a TEAM with strong, steady CLOSED Stats! This is why I have chosen to join one of the top teams in all NW Tucson – Sandy Northcutt & Associates. In addition to the existing team of Sandy (Team Leader), Tina (Marketing Director) & Russ (Transaction Coordinator), I have filled the position of Client Care Specialist for the team’s Sellers & Buyers. The Team of Sandy Northcutt & Associates closed over 65 sides of transactions in 2014, over 50 in 2013 and has closed well over 30 transactions already by the end of May 2015. And more than 50% of those sales are in Active Adult Communities. This is why I am joining the team with Credentials – and those specialized stats are from sales in Oro Valley, Marana & NW Foothills – right here in your back yard. Call me - call us. Let us share with you what a high performance – high servicing team can do for you.
