Anybody Home? I by Jon Olson

Recently, during a conversation with a fellow resident, she told me about a conversation she had several years ago with another resident that was astounding to me. It seems that this resident had purchased a home in Sun City in the late 1980s and for fifteen years did not know that the community had a Board of Directors. Given all the communication vehicles that are available to residents, I find it difficult to comprehend how this person could be so unaware of what goes on here and the role the Board has in managing our community. On the other hand, during the month of July, I did not receive one call from a resident regarding any issue happening in the community. Perhaps everything is going so well that there are no questions to be asked. Maybe everyone was gone that month or others were handling residents questions. In any case resident contact has been down. The July Board/GM coffee was sparsely attended and email traffic has been minimal. Maybe it’s the weather. Community input is a vital part of what makes our community the wonderful place it is but so is community involvement. This column is being printed in the September issue of the Tipster. More of you are back now. Committees are reforming and the nominating committee for Board members will be starting up again soon. I encourage each of you to consider how you can become involved with our communities governance in the future. Consider running for the Board, serving on a committee or become involved with the Posse. Oh, and yes, for those of your who are still wondering, we do have a Board of Directors that serves this community. During the September to June time-frame it meets twice a month to study and take action regarding issues that make this community the great place that it is. I hope to see you at our monthly meetings and Board/GM coffees, and let’s get those phones ringing.

Although I’m confident that home sales and prices in SCOV will continue to improve in the future, the data over the past few years and recent data reflect positive trends. During the period of 2005 through 2008, the number of homes sales in SCOV ranged from 103 to 149 per year with an average of 124 per year. During the past three years, the average number of homes sales per year has increased to 202. Some of this difference in the number of home sales is related to the economy, yet it’s very likely that a substantial cause in increased sales is due to the demand for homes in this excellent community. More recent comparisons continue to be on an up-trend too. For example, the average home in Tucson sold for $111 a square foot over the past year, an increase of 3.7% over the year before and the number of homes sold in Tucson was down 8%. These numbers compare to price per square foot in SCOV of $142.68, an increase of 4.3% over last year and the number of homes sold was up by 3%. The difference of 11% between the number of Tucson and SCOV homes sold is an obvious positive trend for SCOV. While the difference in per square foot price of .6% doesn’t seem impressive, keep in mind that the Greater Tucson area has more upside potential than SCOV or Oro Valley due to the extremely depressed home prices in the Tucson area. What might be contributing to the increase in SCOV home sales and property value? Some thoughts are: a new state of the art fitness center; very well-maintained common areas and residential lots; fiscal soundness of the Association; an enhanced marketing program that includes new facility names and signage and additional projects on the horizon such as the new Pro Shop, lounge and patio area. There’s no data to prove that these factors have a bearing on the demand for homes in SCOV. I have a clear position on this matter, but you’ll have to draw your own conclusion.

If you are new to Sun City, Welcome! What’s that? You are from other parts and don’t know much about the local scene? There is good news for you. Get to know the Kactus Kickers, one of our many Sun City clubs, and you will find yourself with a fun-loving group enjoying the Western heritage of Tucson. The Kactus Kickers is a very active and growing group, with close to 120 members. Many Kickers were not “big” dancers, (or dancers at all) but joined because their spouses encouraged them, and now they are enthusiastic members who seldom miss a meeting. When last season was new, the leaders, Frank and Joan Morris, asked the crowd (knowing there were 26 new couples in attendance that night) “Is there anyone out there who is here under duress?” Every one of the new Roger and Betty Benasutti. male members quickly raised his hand, and just as quickly glanced at his wife. Needless to say, a lot of laughter ensued. But by the end of the season, 25 of those new members were still active, a truly remarkable tribute to the club leaders and the new members as well. The men are now very enthusiastic members, and point to Frank and Joan as the reason. When asked to join a dancing club, the favorite phrase among the new men is, “I have two left feet.” And indeed, that is exactly what it looks like when they start to dance. But then all agree it takes some practice, but soon one of those left feet will transform into a right one that flows smoothly with the music, and the contagious fun begins. The members often say the best part of the club is meeting people they wouldn’t otherwise meet because the whole scene is so different from other activities here. It could be the food and sodas and drink mixes that draw them, but more likely it is the socialization, the effortless exercise of the dancing itself that brings the people back. Or maybe it’s the optional Western dress, including the boots and jeans. But all agree they have fun with this club.

So let’s start. Where are the shops where we can find the right clothes? There are more than ten western-wear stores in the Tucson area, so you have plenty of choices for boots and clothes. You probably won’t want to buy much at first, but when you do, chances are you will be very happy with the selection available. Like most fashion, you’ll decide what to wear by watching others. The season starts with a refresher class. Beginners are welcome. Frank and Joan Morris will lead and also do the dance instruction. Remember, these steps aren’t something we do all the time, so a little reminder session is a good thing. The season opens with lessons on Thursdays, and then there are practices on Mondays to review the previous lesson. As a former left-foot member, Dave Isles said, “You practice and practice, and soon enough you can dance.” Live bands are already booked to provide the music for the six monthly dances, November through April, and it looks like it is going to be a great season. Membership is $7 for the year. Here are the particulars for the dances: second Friday, 6:30–9:30 PM. Admission is $15 pp. There is open seating. Tables are not reserved. Yvette Schulz, copresident with husband Howard, says these are high-energy evenings, so be prepared to have fun. The dances themselves are easier than line dancing or ballroom. Remember, food is served and it is BYOB, with soft drinks and mixers provided. When the season is over in May, there is a free members only BBQ party as the seasonal members relax and bid farewell for the summer. And remember, at this club, there are both kinds of music: Country and Western. If you have noticed Support Groups in the Partnered Organizations of the Tipster, you may have wondered: What is a Support Group? In short, it is a group of like-minded individuals with the same types of issues sharing their story, and knowing that what is said in the room stays in the room. We have individual groups for caregivers, people who are grieving, those with a physical issue, etc. The groups are facilitated by someone in the group, not by therapists; however, talking with others who know where you’re coming from can be very therapeutic. The AFC (Aquatic & Fitness Center) has added two new pieces of equipment. The new pieces include a Leg Raise and a Decline/Abdominal Crunch station. If you are not familiar with the proper usage of these two pieces of equipment, it is highly recommended that you contact Lonnie Davis for proper instruction. You will also notice two new sitting benches in the AFC. These benches were designed and built by Don Coleman and Larry Miller. The AFC committee would like to thank these two individuals on behalf of our community, for their time and commitment. A reminder, after completing an exercise on any piece of equipment, you are expected to do a quick wipe down with the disposable sanitary wipes that are provided. These wipes are not to be used on the cardiovascular touch screens. By doing your part, this helps in ensuring a healthy exercise and conditioning environment. Architectural Review

tance from a property boundary within which building any structure is prohibited. Before a homeowner plans to build along side, or in the rear of their house, they need to identify where and what the setbacks are. Definitions for setbacks are on Page 4 of the most current Development Standards approved March 24, 2015. Setbacks are further discussed in APPENDIX A on page 23. Katy Mosier, in the Welcome Center, can provide a copy of the latest Development Standards for any homeowner who needs one. The Town of Oro Valley has strict setback restrictions which can be found in the Oro Valley Code Section 23.5 C.1.A. The ARC has recently had instances where homeowners have built in a setback or have spent money on preliminary plans to build in setbacks. The ARC does not take any pleasure in explaining to homeowners that they cannot build or must remove a structure from a setback. If you as a homeowner have any questions regarding setbacks please check with the ARC, or put in a Submittal for approval prior to spending any money or signing a contract to have work done. Featured artists for September are Alice Olsen and Bev Fairful. Crafting has been part of Alice’s life since childhood. Her interests include stained and fused glass, silversmithing, pottery, lapidary and jewelry Bev Fairful designing. She uses all of these Alice Olsen crafts in jewelry she creates. Beads of various mediums are incorporated in necklaces, bracelets, earrings and men’s jewelry. Alice’s designs are inspired from fabric patterns, gnarled wood, cactus flowers and found objects. As a teenager, Bev made her own prom dresses, then designed the dresses for her wedding, ultimately sewing clothing for her four children. She also learned to knit and crochet, making adorable sweaters and blankets. Another favorite line includes doll clothes for every occasion. After arriving in Sun City Bev added wood carving, ceramics, dichroic jewelry and stained glass to her list of talents. Stop in often to browse new items to adorn you and your home. The Marketing Committee resumed meetings in August. Work continues on the new SCOV website with launch planned for early September and full rollout and training for residents when most seasonal homeowners return. Publicity plans for the grand openings of the new Views Pro Shop and the new lounge are being developed, along with branding for the re-named Café and lounge. Marketing plans also continue for The Views 2015-2016 golf packages.

Monsoon rains did arrive, and new growth of foliage happened. Keep an eye out for the weeds Desert Broom and Spurge, and catch them early. Look at the cracks in your sidewalk, driveway, and where the cement meets the asphalt, as that is where Spurge is many times found. Please make every effort to stay ahead of the weed situation in your yard. Trees and shrubs experienced new growth too. Trees must be kept trimmed up more than seven feet above sidewalks, may not overhang any street by more than two feet, and should not block visibility of stop signs. Shrubs should not extend out over pedestrian walkways. Most bean pods are down now and should be removed from the ground in your yards. Special thanks goes to all who work hard keeping their yards in good shape, especially in the summer months. Please keep up the good work. Posse

The committee is now in the final phase of completing the Solar Energy Feasibility Study. It started out as a dream to digitize our Library. Visions of residents going online to see if a book or DVD was available in our Library and was it in large print? Then came Kate…she embraced the dream and took on the monumental challenge of moving the Library to the cloud. Others caught the vision as well providing the financial means to make the dream a reality. Through generous gifts from the ILR (Institute of Learning in Retirement) and FOL (Friends of the Library) the substantial financial requirement was made available to purchase software, hardware, supplies and furniture for a major physical and technological update to become a reality. The project’s scope was meticulously developed by our librarian who reviewed detail after detail. She recruited experts to help her with these details. Experts who assisted in the overall décor, laboriously barcoded over 9,000 items or learned the software, managed the initial database import, worked with the software company to make the system function for our particular use and developed the volunteer’s user manual. Others joined in the project including maintenance and IT staff with the computers and networking. The Woodworking Club shared their skills by building custom shelves and rolling carts. Then the Library volunteers joined in with training on the software ready to help our residents use the new system. Excitement has been building with anticipation of providing excellent service and benefits to our residents. Residents may now peruse our collection from any device connected to the Internet. Think about this: you’re at dinner with friends and they mention a great book. Just pull out your smart phone and go to the Library portal, look up the book and reserve it. You’ll get an email notification when the reserved book is available for pick up. Do you forget when your books are due? No problem. A reminder email will be sent to you three days before a book is due and again when it’s overdue. There are other behind-the-scene benefits to this new system. Record keeping is instantaneous, tracking is easy and accessable to staff and usage information will assist in determining what our residents want in the Library which is a powerful tool when purchasing. Remember to bring your FAC (Facility Access Card…formerly known as membership card) to the library, step up to the fabulous, custom circulation desk with book drop and start enjoying our new digitized Library. The summer was a busy time for staff, with many projects: one of them being the new website. The new website will have a special section for you to refer to for events and programs. It will be listed under “Things to do.” You can go to the site daily to check on anything happening at that minute or in the future. Changes are being made for the convenience of residents. A good example is the new library check-out system and gone are the days of the card catalog. Once you have used the new website for a while you will wonder how we communicated the old way. When prospective buyers come to our Welcome Center, we constantly hear them exclaim how beautiful and wellkept the community is. Some are amazed at the ages of our homes. Recently, because of all the monsoon activity, the weeds grow faster- and endless plant and tree debris collects in our yards, resulting in extra work for all of us. The landscapers just finish a job, and two days later one would wonder if they had ever been there. It is a challenge to stay ahead of the job. Neighborhood Pride comes by and letters are sent. Sometimes the letters and the clean-ups occur simultaneously which only adds to one’s distress and/or irritation. “I just had the yard blown. How can I get a letter?” If you are someone who makes the effort either by hiring a gardener on a monthly basis or more often, or performs your own landscaping duties on a continuing basis, please do not stress out over the letter that arrives just after you have cleaned up the yard. It clearly states in the friendly letter, “If this work has already been done, please disregard this notice; there is no need to contact the office as the matter is considered resolved.” On the other hand, if you have been away a considerable time and have not made arrangements with a gardener to service your yard in your absence, it is time to make those arrangements especially at this time of the year. Weeds grow, suckers grow, plant and tree debris fall to the ground, etc. These are the main deficiencies which need addressing on an ongoing basis; not just when you are in residence. It has been said that an unkept yard can be a signal that no one is home. Your conscientious attention to yard care nurtures SCOV and helps make us an appealing community. The Library Technology and Facility Upgrade Project is complete and we are now operating fully online. My hat is off to the dedicated volunteers who helped bring the Evolve software online and barcode close to 9,000 items, as well as the volunteers who are now learning how to use the new system. If you haven’t done so yet, you might want to go online at home to view your account and put a book or video on reserve. Yes, you can now reserve videos. New in books we have Alert by James Patterson, and The Marriage of Opposites by Alice Hoffman; in video we have Far from the Madding Crowd and the popular new television series Poldark; in audio we have The Patriot Threat by Steve Berry and The Marriage of Opposites by Alice Hoffman; and in larger print we now have Catch Me by Lisa Gardner and The Fateful Lightning by Jeff Shaara. Friends of the Library The board of the Friends of the Library congratulates the SCOV Librarian and those volunteers who worked many hours over the summer to set up the computer programs and bar coding that was necessary to bring the Library up to date and to allow most of the Library to be available online for our patrons. Through the fundraising efforts of the Friends of the Library, the generous monetary gift from the ILR (Institute of Learning in Retirement) and individual donations, the Library will continue to be a foremost amenity in SCOV. The Library also has a new physical arrangement that is attractive and designed to be more efficient. These changes will benefit the entire SCOV community. Hydrate

It’s no secret that dehydration is a big issue and when you’re dehydrated, not only does the heat feel even more extreme, but you also run an increased risk of heat exhaustion and heat stroke. Learn about how much water you should be drinking and then stay hydrated with cold water and other cool liquids like smoothies. Keep in mind, though, that there is a risk of over-hydrating (especially for athletes in the heat), and drinking too much water can be deadly. Refuel. Just as it’s important to stay hydrated, it’s crucial to add electrolytes, which are primarily responsible for maintaining a balance of fluid in your body. Those spending a lot of time outside (like hikers) are at risk for drinking too much water, which then throws off sodium levels, so be sure to maintain a good balance with electrolytes.

theviewsgolfclub.com September is the start of our over seeding on the golf course. The course will be closed from September 21–October 11. The course will reopen Monday, October 12 and will be cart path only through the end of October. During overseeding the Pro Shop will have limited hours of operation. During the week we will be closed, and on Friday-Sunday, we will be open 9 AM–2 PM. This would be an excellent time to get your shoes re-spiked, buy shaft labels to put on your clubs (so they will be returned to you if you lose them) or get your clubs re-gripped. Just a reminder, please do not enter the fenced-in area where they are constructing our new golf shop at any time. It is very dangerous to be in that area. Thank you. Walkers may still use the cart paths for their morning or evening exercise; however, please do not walk on the golf course grass. When we re-open on Monday, October 12, tee times will begin at 7 AM and shotgun starts at 8 AM. Tuesday’s shotgun will start at 11:30 AM and the golf course will be closed in the morning for maintenance. All walkers and riders must be off the course by 7 AM. Thank you for your cooperation. We will once again support the Patriot Golf Day Program. This is a very worthy cause as the monies collected go to The Folds of Honor. This foundation provides post-secondary educational scholarships for children and spouses of military service personnel killed or disabled while serving our great nation. We ask anyone playing golf or just wishing to donate, to come to the Pro Shop and drop a dollar or two in our canister.

Superintendent - Michael Kropf September marks the end of the summer in regards to golf course maintenance in southern Arizona. Starting in the spring all the attention focused on growing and establishing the Bermuda grass while eliminating winter rye grass. That thought process changes in the month of September. The Bermuda grass is slowed down and prepared for overseeding for a return to winter rye grass. The Bermuda grass growth is slowed down with growth regulators, a reduction of fertilization and cultural practices like verticutting. This process slowly reduces the thickness of the Bermuda canopy to allow for better infiltration of rye grass seed. All the work performed during the summer is to not only provide a great playing surface, but also to provide a good seed bed during overseeding. Areas in the fairways that didn’t recover or didn’t get repaired during the summer are difficult to establish rye grass seed because the seed will dry out quickly and die from being exposed, resulting in very poor winter conditions. This year the fairways on #2 and #6 are not going to be overseeded. They required extensive repairs during the summer and need a break from overseeding to re-establish a good Bermuda base. Some other areas that are going to be skipped are the front aprons of #7 and #17 greens. The approaches on these two holes will still be overseeded but right in front of the greens needs a rest. They have been sodded every summer and really need a chance to recover before they are overseeded again. Pace of play is an important factor for the growth of the golf industry. The goal is to play at a four-hour pace for 18 holes. Please play at this pace for the enjoyment of all players. Pace of Play Tips: • Replace your club in the bag at the location of the next shot. • Write down scores at the next tee. • If it can be done without interfering with other players, walk to your ball to determine the distance of your shot while others are playing. This allows you to be prepared to pull a club and hit your shot in a shorter time. • If feasible, “read” your putt while others are putting. You will be ready to hit your putt sooner. Leif Wolcott began his journey in the food and beverage profession 19 years ago after falling in love with a fantastic meal in Olympia, WA. He started off bussing tables and worked his way through just about every position in the hospitality business. After several culinary tours throughout Europe, Mexico and the Pacific Northwest he turned his experiences into a career creating wine lists, menus and holding corporate trainings for Coldwater Creek Wine Bar and other top restaurants around the country. He has managed awardwinning restaurants in Key West, Alaska and Tucson which have received multiple accolades such as winning the Key West Chefs Classic twice, Best Brunch in the Florida Keys, Best New Restaurant in Key West, top five Romantic Tucson Restaurants and more. Leif has made the most of a career that encourages travel by visiting 48 U.S. states, Europe, Mexico, South America, and sailing the oceans in between. After a childhood on farms in Kansas and Pennsylvania he found the call of the sea too much to ignore and left for the Pacific Ocean. He rebuilt and lived on antique wooden boats while crewing on offshore deliveries, giving eco kayak tours and fishing as much as possible. Now he enjoys the winds of the desert and lives in a 1915 adobe house with his dog and cat in the oldest barrio in Tucson, Barrio Anita. He spends his free time tinkering with vintage vehicles, cooking and is looking forward to taking up paragliding, to sail the skies.

Free Alzheimer’s Education Program

Mountain Shadows Presbyterian Church, 14240 N. Oracle Rd., Catalina, will host a free education program presented by the Alzheimer’s Association on Effective Communication Strategies, on Friday, September 25, 1-3 PM. As verbal communication becomes more difficult with friends and loved ones, you will learn new ways to connect, with tone of voice, facial expressions, body language and even attitude. The Sun City Oro Valley Astronomy Club is looking forward to our first speaker of the 2015-2016 season, Dr. William K. Hartmann on October 15. Dr. Hartmann is a noted planetary scientist, artist, author and writer. He was the first to convince the scientific mainstream Dr. William K. Hartmann, speaker that the Earth had once been hit on October 15. by a planet-sized body, creating both the moon and the Earth’s 23.5° tilt. In 1972, Dr. Hartmann founded the Planetary Science Institute and is currently a senior scientist at the institute in Tucson. He received his B.S. in physics from Penn State and an M.S. in geology and a Ph.D in astronomy from the UofA. His career spans over 40 years in the planetary science field, and he has long been one of America’s leading space artists. Mark your calendar now and feel free to bring a friend or neighbor. SKIN CANCER PREVENTION RESEARCH STUDY The purpose of this research is to analyze changes that occur in skin cells when an emollient cream (moisturizer) is applied to sun damaged skin and actinic keratosis twice a day for a period of 3 months. Actinic keratoses (also called AK or pre-cancers) are small, rough scaly spots that do not go away; physicians often freeze these areas with liquid nitrogen. It takes 5 months to complete the study, with 4 or 5 study visits. The test areas are either the forearms or the scalp. Participants are randomized into one of two groups; one group applies only the emollient cream provided to them to the test area, and the other group applies no skin product whatsoever to the test area. A total of 5 small skin samples (biopsies) are collected from the test area: 2 at the beginning of the study and 3 at the end. Photos are taken and medical history is reviewed. The study is sponsored by the National Cancer Institute and conducted by the University of Arizona Cancer Center. An Institutional Review Board responsible for human subjects research at The University of Arizona reviewed this research project and found it to be acceptable, according to applicable state and federal regulations and University policies designed to protect the rights and welfare of participants in research.
