Important Trial Period For Our Golf Course by Fred Bjorling
Over the past few years a number of changes were made to increase play and revenue from our golf course. They helped, but not enough to stem the continuing decline. Then in the past year, with the leadership of the Golf Advisory Committee, a significant improvement in revenue resulted from our offering public play on our course; first, via an online scheduling operation known as GolfNow, and later, by deciding to permit directly scheduled daily public play. The results in increased revenue were very encouraging, but soon we were hearing that the name, Sun City, caused some degree of hindrance in attracting first time players. We had already established giving the golf course its own name as a goal in our Long Range Plan. However the process for that was going to take awhile. Then we realized that getting the name change in place early, before advertising schedules for the coming year were set, would be necessary if we didn’t want to wait another year to reap any benefits of the change. Accordingly, we changed priorities around. Many people put forth extra effort and, with full community involvement, we proceeded to find the name we would use. Sun City Vistoso Tipster, October 2010
Now, after a second spurt of accelerated hard work, especially on the part of the administrative staff, including the golf staff, plus input from the Marketing Committee, our new name, The Views, is out there. Gradually we will learn how well the new play policies, increased marketing efforts and the new name will serve us in the future. The final answer won’t be clear within this year, or probably next, but we’ll be watching eagerly for signs of growing improvement. We’ll also still be learning how to do it all better, as we go along. Meanwhile, a grateful thank you is due everyone who helped this big project move forward so expeditiously. Bob Mariani, General Manager Homeowners Dues by Bob Mariani
The vast majority of you have paid your dues as usual. However, there are still a few outstanding payments. A few of these delinquencies may be the result of the current financial conditions, but some members may not have made their payment because of one or more interesting excuses. Here are a few of the most common excuses, and why it’s not wise to use them. Excuse #1: “I didn’t get what I paid for.” “The common area by my home is not being properly maintained.” You have a right to require the association to perform its duties, and various legal channels exist to accomplish this; however, withholding dues is not one of them. If you withhold your payment, you’ll become delinquent, and that leads to late fees, which makes your situation worse. Additionally, the Association will have that much less money to pay for maintenance. Excuse #2: “You didn’t bill me.” “I didn’t get an invoice.” Many association governing documents neither require the association to send invoices nor provide advance notice of payments due or past due. However, associations are required to send the approved budget to each owner annually, which we do, plus the Association invoices all members. When the Association approves and sends the budget each year to our members, it contains notice of the amount you must pay annually. If you’re ever unsure about the amount or the due dates, just call the administration office and we’ll be happy to assist you. Excuse #3: “I don’t play golf, and I shouldn’t have to pay to maintain the course.” or “I’ve never been in the fitness center, and I don’t plan to ever use it. Why can’t you pro-rate my assessments accordingly?” Admittedly, recreational facilities are expensive to operate and, for some associations, represent a good chunk of the budget. Nevertheless even if you don’t use the association’s amenities, you’re still obligated to pay for their upkeep. These amenities make our community more desirable and the homes in the community more valuable Excuse #4: “The fees are too high.” The dues reflect the actual cost of maintaining all common elements in the community and providing the services that the members desire. The fact is that if Article continues on page 4
3
General Manager article Continues from page 3 anyone attempted to have access to all the facilities and services provided by the Association on their own, it would cost significantly more than what our members pay in annual dues. Legitimate Reasons, not Excuses: When Association members run into financial difficulties, the Association understands and is usually willing to work out payment arrangements. If a member has a legitimate reason for falling behind and needs to work out a payment plan, the Association controller should be contacted. A simple call such as this will usually result in developing a plan to accommodate the member’s circumstances.

Pam Sarpalius, Programs/Facilities Director Do I hear wings flapping?
It’s the sounds of snowbirds returning to SCV. I am sure they will notice the changes made to the community over the summer and enjoy them as much as full-time residents. Fall is here and new activities are in the works. October brings our bus trip to the Sonoita vineyard and highlights the flu shot clinic in the Auditorium. In November we will be entertained by the Catalina Chorus. This Chorus is well known in the Northwest area and many SCV residents are members. The Chorus promises a great show. There will be a shopping trip to Nordstoms in December, along with a performance from Jovert steel drum band performing holiday music, as well as other songs. Keep in mind that your holiday guests are always welcome to attend our events. As guests start to arrive for the holidays, don’t forget that Wii is located at the Desert Oasis. It’s a great game to keep the grandchildren happy; and they can teach you a few things. Call the Desert Oasis to reserve your time slot. Always check the bulletin boards and Tipster to keep up-to-date on new activities. Importantly, sign up for “In The Know” and you will get information fast. August Housing Resale Information Resales

Total sold in 2009 - 108 Library
As we prepare for the return of our winter residents, we’d like to thank those who supported the library during these hot and humid months. The session was a lulu, but the only crisis we experienced was that the hard candy melted into one huge clump onto the candy dish. The reserve bag in the office didn’t survive either. Both will be replaced by the time you read this article. Because our summer book sale was profitable, we don’t anticipate having another special sale through December. Depending on donations this fall and winter, that plan could change so keep watching the news boards throughout the community. However, there are always books for sale in the library, just not at those bargain prices. Day-today prices are generally 50 cents, $1, $2 or $3 with some special books priced slightly higher. Several mystery paperback books were recently donated to the library. They are like new but written in German and left here by some visitors. Included are the three current best sellers by Steig Larsson. If you are interested, call or see Carol in the library. Friends of the SCV Library
A reminder for residents returning to Sun City. Now is the time to renew your membership in the Friends of the Library if you have not already done so. Unfamiliarity with movements of exercise equipment can prove frustrating enough so that you may consider throwing in the towel. Take heart, it is normal to feel awkward in the beginning, especially if you have undertaken an activity that you are not familiar with. It doesn’t take long for your skill to improve if you stick with it. After all, even fitness instructors were once beginners! If you attempt too much, too soon, it will lead to soreness, fatigue and/or injuries. Work at your own level, start out slowly, and gradually increase duration and level of difficulty as your body progresses. Getting fit is not an overnight proposition; it’s a lifestyle commitment. Don’t expect immediate dramatic changes in your body shape or weight loss. Although changes are happening internally, most external benefits won’t become visible for the first four to six weeks. Stay focused on your lifestyle choice and celebrate the internal benefits you’re experiencing such as increased energy, less stress and anxiety, higher self-esteem, and an increased feeling of well-being. Association-Sponsored Fitness: Purchase a punch card from the receptionist in the Administration Office, $10/10 classes. You may use this card for all Sun City Vistoso sponsored fitness classes. Golf Kim Griggs, Head Golf Professional
Welcome back snowbirds. We are glad to see you once again and hope you had a wonderful summer. We look forward to a new and exciting season here at Sun City Vistoso. Rick Sample is our new Assistant Golf Professional, so please stop in and say hello to Rick. While our community name will remain the same, our golf course name is now The Views Golf Club. We will have some visors, towels, hat clips, etc with our new name on them soon. There will be Putt-Putt and BBQ on Thursday, October 7, 2-4 PM ,$11 pp. Please sign up in the Pro Shop. All you will need is a putter as we will provide the golf balls. If you do not have a putter, we will provide one for you at no cost. This is a fun event with prizes and BBQ to follow. Please come out and have some fun putting! The GolfNow.com program continues to be a success and we will continue this program during the winter months. However, this will not interfere with our membership times. We feel this program is very beneficial for exposure to this wonderful golf course and community. The golf course is currently closed for overseeding and will remain so through Sunday, October 10. We will reopen on Monday, October 11, with an 11:30 AM shotgun start. On Tuesday, Wednesday and Thursday, we will start with an 8 AM shotgun for the club activities. Open play will begin at 1 PM on Tuesday and Wednesday and at 11 AM on Thursday. We will utilize consecutive tee times on Friday, Saturday and Sunday beginning at 7:30 AM. We will be cart path only for 2 -3 weeks after overseeding. Sunday, October 24, will be an exception as we will be offering an open play shotgun at 7:30 AM and the Elks Club group will be coming in at 12:30 PM with 100 plus players. For those of you who choose to walk and/or ride the course during the closed period or anytime in October, please remember that all traffic, pedestrian or vehicular, must remain on the cart paths. This is to protect our immature grass. Thank you in advance for your patience and understanding. When we re-open for play, please ensure that you abide by the walking signs that are posted for your convenience. If you are an evening rider or walker, keep in mind that you cannot enter the golf course until 5 PM, and even then, you will be sharing the facility with golfers. So please be cautious and courteous. Michael Kropf, Superintendent
October brings the start of a new golfing season. The golf course will start becoming a different green with the new winter ryegrass on the fairways, tees and greens. We included a few reminders about when the golf course opens following overseeding. The fairways are going to be very soft and on the wetter side, so golf carts will be restricted to the paths for about two weeks. Even after two weeks the course still has some lingering wet areas that need to be avoided by both golf carts and mowers. Also, the divot
8
Sun City Vistoso Tipster, October 2010
mix containers will once again contain seed so be very careful not to use divot mix in the roughs or green surrounds. The seed will contaminate these non-overseeded areas resulting in little green spots in December. This year the divot mix will be made with green colored sand to help hide the divots in the fairways and tee boxes. The greens will be very soft and slow. Remember to repair all ballmarks to maintain smoothness of the greens. Similar to past years, the cutting heights will be lowered as fast as conditions allow, and the greens will be rolled regularly to maintain smoothness and consistency. This year, the upper practice green will not be overseeded in an effort to improve the turf health. During the cold months it will be painted to retain a nice green color. Similarly, several alternate tees will not be overseeded for the same reason. Golf Advisory Jerry Haddock 825-1058 First Wednesday, 2 PM, Vistoso Center/Apache Why Golf?
With all of the free amenities we have, why do some of us pay thousands of dollars each year to play golf? That’s a question all of us ask ourselves each year when it’s time to purchase a golf pass. My conclusion is that it’s the relationships you gain when you belong to one of our clubs. Far more than winning or losing is the time well spent enjoying the challenge of playing a great golf course, enjoyimga variety of different formats and the humor associated with playing with friends. Each year we have new residents moving into our community. It is important that we encourage them to join our clubs and develop these relationships. For new residents who want to learn to golf, we will soon have a club to join that will be designed just for beginners so they will be able to meet others new to the game. Golf is one of the few sports you can play indefinitely and is enhanced by the lifelong friendships that come from playing it. That’s the real reason we play this silly game called golf and pay out all that money. Men’s 18-Hole Golf Club Pres. Jerry Rickard 825-7175 Membership Jerry Haddock 825-1058 Play: Wednesdays
Men’s 9-Hole Golf Club Pres. David Chatterton 818-0404 Membership Jack Saatkamp 825-4376 Play: Thursdays morning
The first meeting of the season will immediately follow golf on October 14. This will be a Play with your Buddies day so remember to sign up your foursome on the computer. Start time is 8 AM. However, please arrive and check in at least one-half hour prior to start time. The Pro Shop staff needs this time to confirm all sign ups are present and/or to adjust pairings. Our nine-hole men’s golf club has a current membership of 70 players and still growing. We welcome all skill levels to play golf in our club. We are guys who keep score of both our golf strokes and our club friends. We have Burger Bashes, tournaments and other social events that add to our camaraderie. Remember, it’s that time of year to put your $45 dues check in the club binder.

Our winter visitors are starting to return, the course will soon reopen and it’s time to start planning your golf season. Invite a friend or new neighbor to join our club and participate in our outings. It’s not too early to invite your guest to the Member/Guest or the No Frills or to volunteer to chair or assist in one of our special events. We also need golfers for Catalina and Ironwood Cup. These are very fun tournaments where you get to play other courses and meet golfers from other clubs. You don’t have to have a low handicap; just be willing to go out there and have fun. If you would like to play during overseeding, there are other courses that are open. Check on GolfNow or talk to Kim who can set you up. Have fun and see you on the course soon.
Lady 9ers Pres. Jan Dunbar 818-9027 Membership Gerry Dugan 825-5766 Play: Thursdays

The golf course has been closed for overseeding since Saturday, September 18, and will reopen on Monday, October 11. Anyone wishing to join us for 9-Holes please contact Gerry Dugan.

The annual picnic is widely viewed as a fund raiser for the Foundation or as an Association Welcome Back gathering, whereas it is neither. After much discussion, the Foundation Board decided not to hold the picnic this year. Recognizing that many residents look forward to this Fall get together, we will approach the Association about their assuming ownership of the picnic or alternatively hosting a similar event that provides the opportunity to bring residents together in a social environment. The Foundation is looking into developing a website with a link to the Sun City website. Did you know that in 2002, the Foundation helped purchase fitness equipment for the fitness room? The Foundation Board appreciates your generous donations. They are used toward improving the quality of life in our unique community. Hollywood Child Movie Star by Tom Polley
George Smith (Smitty), an SCV resident since 1997, was a costar with Shirley Temple in a series of movies in the early 1930’s when they were both three to five years old. The films called Baby Burlesk included several child actors. While Shirley was the star, Smitty was her favorite and thus he became her first leading man. His movie career was cut short because his mother worried about him. Shirley’s parents obviously pushed her straight into stardom. Audiences may have been bored with the average run of short subjects, but not these. Attendees chortled with delight with peculiar appeal to both adult and child. George has quite a few souvenirs of his early career, including a huge scrapbook detailing some of the escapades. The Baby Burlesk gang turned out to be a forerunner to the Our Gang movies. After an all-too-short movie career, George followed in his father’s footsteps by becoming a plumber. He later was drafted into the Army where he learned electronics, which he used as a basis for a 30-year career with IBM before moving to SCV. He really enjoyed his work in the electronics field. However when one talks to George it becomes apparent that he still misses his early Hollywood adventures.

The September meeting was about Loving Frank by Nancy Horan. We had another good turnout and an excellent exchange of views about this engaging novel. Each person present gave a strong reaction. Thanks to Lillian Vittenson for leading and for the brownies! In October we consider Still Alice by Lisa Genova, with Mary Kuykendall leading. This is a fictional portrayal of a young woman’s encounter with Alzheimer’s disease. Based on extensive research, this book is believable and deeply moving. Great Books Pres. Pat McMurtry will take the helm on November 3, and sail us through The Destructors by Graham Greene and The Helmsman by Franz Kafka. These two selections approach the topic of leadership from different perspectives. Sharyn Rafieyan will tackle The Boy Without a Flag, a short story by Abraham Rodriguez, Jr. and Theme for English B, a poem by Langston Hughes November 17. Both offer a student’s point of view and deal with the theme of associating or being part of a community. We do not collect dues and always welcome new participants.

Fido’s Friends Dog Club plans an open house event Thursday, October 21, 9 AM, Dog Park. A general meeting of the club will follow at 10 AM where important issues will be discussed. We invite all Sun City Vistoso dog owners to come with their dogs. Light refreshments will be served. We hope this event will be an eye opener for dog owners who may have been reluctant to use the park in fear that their dogs might not socialize well with other unleashed dogs. The vast experience of dog owners who have used parks such as ours, have found their pets that may have shown aggression while on a leash, lose that aggression once turned loose with other unleashed dogs. The park will allow your pet to get much needed exercise and it’s just plain fun for them to tear around with other dogs of all shapes and sizes; come see for yourself.

Judy Hale•Realtor•Sun City Resident Helpful Hints In Selling Your Home
Disassociate yourself with your home, say to yourself ‘This is not my home it is a product’. Make a mental decision to ‘let go of emotions’, focus on the fact that it will soon belong to another. Picture yourself handing over the keys. De-Clutter, if you don’t need it, donate. Remove most books from shelves, pack up knickknacks, clean off everything on kitchen cabinets. Put essential everyday things in a small box that can be easily stored. Check curb appeal, trim bushes sweep sidewalks/patios. Plant yellow flowers, yellow evokes a buying emotion. Tidy Closets and kitchen cabinets, buyers look! A neat closet says “I care about my home”. Hang shirts together, buttoned and facing the same direction. Make Minor Repairs, squeaky doors, leaky faucets? Make your home sparkle, wash windows in/out, re-caulk around tubs/showers, polish chrome fixtures, clean ceiling fan blades and light fixtures, pay careful attention to your front patio. This is always the first impression. Scrutinize, go outside and open your front door. Stand there. Does the house welcome you? Would you want to buy your home? Straight and Neat, make sure window coverings hang straight, replace if needed.
