Mission Beach may be getting a sneak peek at the future of real estate with The Residence Club on Mission Beach. Located at 3607 Ocean Front Walk, The Residence Club consists of 10 connected properties. The concept of a private residence club is one in which owners purchase a one-eighth share of the property that they own. “It’s a residence – your private residence that you just happen to be sharing with 80 other individuals that treat each of these properties like theirs,” said developer of the property Ken Cornell, who is a managing partner at Ocean Pacific Companies (OPC) based in Mission Beach. “It’s like an elite club that people own and have a deed to.” Although the concept of a private residence club sounds similar to a timeshare, Cornell said the two could not be more different. “You can’t will a timeshare. You can’t give it to somebody else; you can’t finance it,” Cornell said. “This you can finance; this you can give to your kids. You always have it.” Fractional property ownership is new to Southern California. The Residence Club in Mission Beach is the only kind of its type along the coast. With the real estate market sagging along with the economy, Cornell said he expects to see this concept repeat in the area. “Whole ownership in Mission Beach is pretty much done right now because the land values are still very strong,” Cornell said. “The velocity has slowed down tremendously.” In addition to benefiting property managers in a slow market, Cornell said fractional ownership is a smart move for consumers. He compares it to buying a fuel-efficient car in response to rising gas prices. “How many people can afford $2 or $3 million? Those days are done,” Cornell said. “We think it’s the only thing that’s going to sell for a while and SEE CLUB, Page 5

Elena, 28, chose tall tables and bar stools the interior and wicker lounge furniture for the outside seating because she wanted to create a yogurt shop that was a cross between a pub and a Starbucks. “It’s our first business,” Elena said. “We wanted to put our own twist on it. It’s a place where people can go out for a cup of yogurt and chat with a friend.” Elena believes the trend has turned toward self-service yogurt shops that offer a healthier alternative to ice cream. Now & Then John Fry

Facts in ‘Out of Room’ are given out of context It was with great dismay that we read Martin Jones Westlin’s “Out of Room” Pride article in your fine publication (Downtown News, July). You are correct, Mr. Westlin, that at one time Doug Manchester did support Proposition 8 financially, at the direction of his church, nearly two years ago. Now, thanks to his willingness to listen and the humility to admit to a wrong, Mr. Manchester believes that every American is deserving of the opportunity to receive all the benefits from civil marriage, gay or straight. Doug Manchester has apologized for his previous personal donation, has reaffirmed his commitment to the gay and lesbian community and has vowed to never again financially support any initiative that limits the rights of others. It was with great pride that we recently announced property owner Doug Manchester’s pledge of $125,000 to gay and lesbian organizations and initiatives — a $25,000 personal donation as well as $100,000 of in-kind donations by the Manchester Grand Hyatt. Mr. Manchester, like so many others before him, thanks to the noble efforts of LGBT activists and community leaders, was humble enough to admit to a wrong and willing to support that sentiment with a public apology, a matching donation back to the gay and lesbian community and the conviction to see that through. The specifics surrounding the application to be a beneficiary of this donation will be made available soon. Boycotts can be very effective tools for change, so long as they remain focused on their goal. Was the goal of the boycott on the Manchester Grand Hyatt San Diego not to deliver an impactful message to owner Doug Manchester in order to turn a perceived foe into an ally? This was achieved. What kind of message are we sending when a community that acts so swiftly to take up arms against an “opponent” appears unable to recognize a white flag, an olive branch and a new partner in the fight ahead? We understand firsthand that Doug Manchester has built an inclusive, diverse work force, and we are truly proud to be a part of it. We would also ask that you consider Hyatt’s track record with the LGBT community, with both those that are members of our Hyatt family and our extended family in [the] community. We offer our employees domestic partner benefits and have a strong history of enforcing nondiscrimination at the Manchester Grand Hyatt. We have maintained a 100 percent rating from the Human Rights Campaign for nine years and have been honored with distinctions by other LGBT organizations and media, including The Advocate, as one of the top

I packaged them up with some other photos and, using information from 30 years of Pacific Beach Historical Society newsletters, wrote a little history of postal service in Pacific Beach for the August 2009 newsletter. I could hardly wait to show it to Jerry Lee, who’s been cheerfully waiting on customers since before I took those photos 30 years ago. I had to buy stamps anyway, so I went inside and stood in line. Jerry’s customary window was empty. “Where’s Jerry?” I asked. “He’s using up his vacation time,” said the clerk. Phew. I sighed in relief. “But he’s not coming back,” the clerk added. “He retires on August 1.” (Contact me if you’d like a copy of the August 2009 newsletter.) I believe I’ve finally found a hoagie comparable to the ones Al used to serve at Toby’s in Mission Beach 40 years ago. At least I think he called them hoagies. Pop’s New Jersey Style Cheese Steaks in Pacific Plaza makes a delicious sandwich – and you’ll take half home. Good time Charlie’s regular Tom Harmon gave me the “rest of the story” of the mess that Joe Wilding tried to clean up at the intersection of Felspar and Bayard. He said a mattress got caught up in the undercarriage of a very large post office truck, which disgorged in the intersection, where a number of cars ran over it before Good Samaritan Joe happened by. Bruce Jaynes and Fred Gordon let me know that the original tenant in the space currently occupied by CVS on Mission Boulevard was Bradshaw’s, not Big Bear Market. This was confirmed by my Crawford High buddy Larry Mabee. He said landlord Vern Taylor contacted the Mabee family after Bradshaw’s went out of business and, after considerable negotiation, they opened Big Bear. Larry told me that his late father John got his grocery experience working at Food Basket on Mission and Garnet when it first opened. Looks like they’re not just slapping a sign on the old Long’s. The remodel of the store is extensive and ongoing. The gold medallion trees were spectacular in Bird Rock last week when I drove through. It’s worth a quick spin north. articles on the summer’s local surf and turf action. So grab your swimsuit and sunscreen and dive in to our August entries; they’ll help illustrate why San Diego is such a great place to play! This week the Beach & Bay Press looks into the surf culture from the breaks at Sunset Cliffs to the ripcurls at Windansea. Learn more about the local legends, and old surfers who still ride the waves everyday in the story below.

E H T ON TSIDE OU

In the 1940s, Jim “Mouse” Robb surfed on solid red wood boards, varnished and carved like a boat at Sunset Cliffs and around Ocean Beach. He formalized about seven of his 13-year-old friends into a club he called the Sunset Cliff Surfers. In the ’60s, Bobby “Challenger” Thomas mobilized his middle school pals into a club to hold the first official Pacific Beach surf contest sanctioned by the Pacific Beach Town Council. A decade later, Bobby Challenger built a legendary business designing and manufacturing surf boards that started in Pacific Beach, and whose boards now sell to collectors for thousands of dollars. In the ’70s localism – wherein youngsters claimed their beaches – grabbed Tom Wolfe’s imagination when he wrote about the Windansea surf gang in his book The Pump House Gang. In the ’90s, Glen Palcubar sat at an awards ceremony for the Surfrider Foundation hosted at the Birch Aquarium and realized Pacific Beach needed to band its surfers together to protect their interests: clean water and beach access. In the summer of 2009, the Windansea Surf Club will bus in more than one hundred children to give homeless families and youth with disabilities their day at the beach. Surf culture has changed in San Diego with the advent of technology: the boards are lighter and easier to manage and the sport has become accessible to everyone. Surf clubs have evolved from young social groups to active nonprofits that play a proactive role in the community and whose members travel along the coast to compete against other surf clubs. When surfboards were made of wood

It was 1944, when Jim “Mouse” Robb formed his seven friends into the Sunset Cliff Surfers. “It was just a bunch of us who surfed together,” said Mouse. At that time, Mouse “had to knock on doors” to get people to go surfing with him. Mouse rode an 11-foot board made of red wood that was SEE SURF, Page 8

I have inherited some money and Question: property from my family. I love my spouse, but I want to keep it in my own name. Can I do this? Not only can you do this, you Answer: should do this. What does love have to do with money? In this state and many others, separate property is property you are given alone or that you inherit. Community property is that which you earn while you are married. If you have been married many years and really want to put it in joint names, you can do that also. Once you have received the property, if it is over $100,000.00 or is real estate in California valued at over $20,000.00, you should have a living trust to avoid probate. This trust can be in your name alone. You can name your spouse, children, brothers or sisters as the beneficiaries. One important aspect of keeping this money in your own name is that you will be maintaining control over the assets. This protects the assets in the event of a divorce or if you die and your spouse remarries. It is a practical and quite common thing to do. After another 20 years of marriage you can always change the trust, put the assets in a joint trust or hold it jointly. VIRGINIA L. Born-and-raised Point Loma surfer Nathan Cintas said he knows all the “young shredders” and all the “old, local boys” who surf at Sunset Cliffs. “For some reason there is a gap,” Cintas said, “and it is always me who is asked by a grom, “Hey Nate, do you know that guy?” referring to an old local. Then I get the question, “Hey Nate, do you know that kid?”, referring to one of the upand-coming little shredders.” Cintas’ son, Nate, Jr., is a case in point of a rising surf star. Surfers bring touch of healing BY ADRIANE TILLMAN | BEACH &BAY PRESS

Clair Arnold, 10, rode the long, slow wave into Tourmaline Beach and waved to family and friends cheering on the sand. She had stood up; she may appear on TV news; and she had spent the whole day boogie boarding with her sister. Clair had had a good day. Clair was one of around 50 children with autism who spent the July 29 afternoon surfing at Tourmaline Surf Park as part of the annual Surfers Healing event. Izzy Paskowitz is the son of Doc Paskowitz who is well known in the surfing community for leav-

ing medicine to rear his nine children in a motor home that traveled from surf spot to surf spot. A documentary has since been made about the family, who spent time at Campland on the Bay and the children attended Pacific Beach Middle School. The trailer can be viewed at www.surfwisefilm.com. Izzy Paskowitz founded Surfers Healing after his son was diagnosed with autism. “He needs the ocean and the water to help him with his behavior,” Izzy said of his 19-year-old son who bobbed in the calm waves at Tourmaline.

The opportunity to share surfing with other autistic children remains a remarkable joy to Izzy, who hosts Surfers Healing – free, volunteer-run surf days for children with autism –at 14 spots across the nation, as well as in Puerto Rico and Mexico. “It’s unreal,” Izzy said. “It’s the greatest day ever. When my wife and I got married… that’s how I feel on these days.” Robert Munic, 41, drove down from Los Angeles to volunteer at the camp because his friend’s 13year-old son was recently diagnosed with autism. Munic took an autistic child out into the
