Concept The main idea of the project is to combine the efficiency of bar-shaped high-rise buildings with the spatial quality of courtyard-based buildings to create a high-density residential project with as much spatial quality as possible. Design This is achieved by creating external courtyards in the facade of the building. The south side and roof is made accessible for the public and is used mostly for urban farming. The height difference between ground and esplanade level is covered by two floors of parking. The facade on esplanade level is opened in two places. These openings serve both as sports fields and marketplaces. In the center of the building, there is a shopping mall and offices above it. The rest of the esplanade level is also provided with regular commerce. The rest of the project is for residential purposes and can house a maximum of about 300 inhabitants. Sustainability strategies Food can be locally grown in the urban farms on the roof. Water on the roof surface is collected and used for the trees in the external couryards and the crops in the greenhouses. The excavated holes for the pile foundations are used for a geothermal heat pumping system. Finally, the fact that the architecture is grid-based, makes the project highly transformable and therefore future proof. All connections are made with bolts and screws to facilitate this.

The project, located at the entrance of the site of the wests- tation is intended to be a new land- mark in Brussels. Main concepts: 1. A material: The wood, which is more sustainable than other construction materials with a nega- tive carbon footprint. 2.
