Value Engineering Development Project

E N T

Lake Formosa Transit Oriented Development

A new transportation system for the Central Florida community is scheduled for construction. It has been planned and approved by the Florida government and its mission is to offer people a more convenient way to travel from south Orlando to Sanford. As the Central Florida community is expected to grow 3.2 millions by 2020, Transportation department of Florida opted for this alternative that would benefit the future of the region. The site for this project is located within a 5 mile radius from a scheduled Sunrail station and the department of transportation is looking for smart ways to reduce the travel time and make the area more pedestrian friendly and eco-friendly by the creation of a Transit Oriented Development that would provide shelter and active the site which currently is undervalued and has many areas such as parking lots that are underused.

5

Park in the middle of the Transit Oriented Development urbanizes the zone and makes it more pedestrian friendly. Also, the park creates a pleasant pause moment from shopping for the commercial users.

Pedestrian Circulation

Vehicular Circulation

For this project, the main problem of the current state of the site is that the railroad divides the site into two parts. In order to reconnect the two parts I created a pedestrian friendly pathway parallel to the railroad to activate the area and with the addition of a park and a road to the parking garage commercial users and residents can share public spaces together. The residential component of the TOD has 132 units. In addition, it has a theater, a grocery store, a low scale mall, gym, medical offices, and about 25 retails.

Value Engineering Development Project

Due to the current economy, the value engineering has been implemented by many professionals in the field of architecture. This projects intends to put this philosophy to work and encouraged students to profoundly think about the cause and effect of every part in the building making the value of the property to rise without affecting the budget. The initial budget for this project was a million dollars to purchase the land and materials needed. And the time to break even with the investment should be less than seven years.

Retail Office

A lot of approximately 9700sqft with a developable area of 5000sqft was bought and with a sequence of conceptual diagrams, dictated by the concept of maximizing the store front and the view from the drivers in the North bound traffic, was created to develop the form of the building. The lower level is primarily retail along with the upper level being business office.

AIA Florida Competition 2012: 7 Eleven at Mills 50

The purpose of this competition was to re-purpose any vacant/abandoned facilities in an urban area of Florida to address the needs within this Florida’s community. The site is located at the Mills 50, district renowned for its efforts to make the district pedestrian friendly and promote the development of the area through art features made by local artist.

13

With the creation of this parklet, the underused storefront of the seven eleven would activate the area in a way that customer’s experience would not just last a few minutes, rather a experience that could improve the relationships of the residents and would increase sales of ice-cold products during the warm Florida’s summer.

Addition to UCF campus

School of Visual Arts and Design Building:

With the Student Union being the center point of the campus, this addition would offer a creative alternative to connect the parking of the Performing Arts Center buildings to the Student Union building, a place visited hundred of times by the students. In addition, the hall of the SVAD building would offer the opportunity for art students to pin up their works making it appealing to any people passing by it.

An enjoyable path created to appreciate art.

Wayne Shand, Julio Campo, Brandon Abney, and I were tasked to select a recycle material and turn them into an art installation at the Mills 50 district. The four of us selected egg cartons and we were intrigue by the geometric capabilities of egg cartons unique geometry.

Door, Window, Stairs

The bold and dominant element taken from the composition was used as a threshold piece that divides the model into two pieces, a more dynamic and complex piece, and a more relaxing and simple piece.

This project consisted on the understanding of the roles of doors, windows, and stairs. “John Coltraine’s My Favorite Things is a classic in Jazz music and I was asked to listen to it carefully and create an architectural composition that analyzed the structure of the song and its moments of pause, rhythm, and complexity. After creating this composition, I was asked to take a moment in the collage and create an architectural piece that has the three major components of architecture, door, window, and stairs.

After the completion of making of monuments that ranges from a footballer’s tribute to a memorial to a golf pioneer, students were required to exchange concept with each other as a resembling way of how an architect works in the field. The concept of the camp was about how privileged we are to have freedom. This freedom that can be a favorable experience for most of the people, but for some freedom can be taken away by the addiction of abusive drugs and alcohol. Kraft Azalea Rehabilitation camp is about advising the individuals to quit drug abuse and to reconnect them with nature as a good way to transform their lives because the street was mainly the origin place of these problems for them.
