Every time we have an edition with stories of creativity, I get filled with excitement to share that piece of my heart with you. You see, my journey into the realm of DIY and home improvement has undoubtedly been shaped by the loving hands and boundless creativity of my grandpa.

My grandpa, Jimmy Qualls, is a true master of his craft. As an independent contractor and builder of dreams, he has spent decades transforming houses into homes in Guadalupe and Comal counties. From adding whole rooms to the family home he built in 1986 to crafting custom furniture for my grandma's beloved knick-knacks, his touch can be felt in every corner of our cherished space as well.

I've been fortunate enough to witness his magic firsthand, from the joy of seeing our home evolve and adapt to our changing needs to the thrill of a bathroom remodel two summers ago. And at 90 years young, his passion for creating beauty and functionality knows no bounds.

One day, I hope to follow in his footsteps and build a house into a home that's truly my own creation — a space where I can infuse every corner with the skills and wisdom passed down from my grandpa. It's a dream that fills me with anticipation and excitement, knowing that I'll carry his legacy with me every step of the way.

So, here's to my grandpa, the original renovator, and to all of you who dare to dream, create, and turn houses into homes filled with love and memories.

Bedroom Redecorating Initiative Offers

Comfort and Hope to Children Facing Adversity

Every child deserves to grow up surrounded by joy, wonder, love and support. However, the truth of the matter is, according to the National Children's Alliance, more than 600,000 children are abused in the United States every year. Fortunately, there are many organizations dedicated to helping children in these situations. Locally, Cheyenne Hewitt, executive director of the Seguin chapter of Room Redux, contributes to the effort.

“Our mission is to transform the rooms and lives of children who faced physical and/or sexual abuse,” she said.

The founder and CEO of Room Redux, Susie Vybiral, unofficially began transforming children's rooms in 2017 and in 2019 the organization gained its 501(c)3 non-profit status.

“Initially, it started out in New

Braunfels, so that is where headquarters is, and now we have chapters all across the country,” Hewitt said.

Hewitt first became involved with the organization in 2022 when she was hired as an executive assistant.

“I was actually working as Susie's executive assistant, and then I left for a while to go do some other volunteer work in New York City,” she said. “It was a big shift and it was awesome, but then when I came back home, I knew that of all the non-profits I worked for, Room Redux is the one I'm most passionate about. So I wanted to see how I could get involved more.”

The non-profit’s approach to the issue is due to the consistent cases and stories that Vybiral saw and heard during her time as a family advocate.

trauma, they would go home and they weren't sleeping at night,” Hewitt said. “They would have nightmares. There were so many triggers still in that room cause oftentimes, the abuse, when it occurs, it's in the child's bedroom. So even when they go through counseling and other avenues of healing, they're still going back to that environment that is just triggering for them, and it hinders the healing process.”

Most of the organization's referrals come from advocacy centers. Parents, guardians and caregivers can reach out to Room Redux about children in need of an opportunity as well, but there are certain criteria that must be met, Hewitt said.

The transformations are done anonymously, so the children are not involved in the process. It begins with meeting the caregivers.

“We discuss with them what the child's dream room would be like, and then we put those aspects into the room,” Hewitt said.

Volunteers gather all the materials needed and transform the room(s) in a single day while the children are out of the house, Hewitt said.

“We've done up to five rooms in one day,” she said. “So when we have a big transformation like that, we just double up on the volunteers and it's an all-day thing. But, we make it happen. We never want the children to meet us and feel like they have to thank us, cause they don't owe us anything. We just wanna help them be able to heal.”

The organization holds various fundraisers and writes grants to help fund the transformations, Hewitt said. They also accept donations of new or gently used furniture and room decor that they keep in warehouses volunteers helped construct. One thing they don't accept is used mattresses; every child gets a brand-new mattress as a part of their transformation, Hewitt said.

The non-profit relies heavily on the help of volunteers. It is undeniably a collaborative effort. From the chapter directors to the people spreading the word about their cause to the volunteers, everyone is an integral part of this

operation, Hewitt said. And anyone can become a volunteer.

“It could be anybody who goes through the application process and is accepted,” she said. “Of course, they have to pass a background check, that is a must. Protecting these children is a huge priority, it's the biggest priority. These volunteers, some of them have skills, they've done flooring or they have painting skills or things like that, but a lot of people, they just have a willing heart and they wanna help, and that's really what we need.”

The organization has had a profound impact on Hewitt’s life, she said.

“Cause abuse is so prevalent, especially in children, and most of us, I would say, know somebody who has experienced that or we ourselves have experienced that,” Hewitt said. “So, to be able to go in there and give these children a fresh start is really cathartic. That is why I'm a part of this organization because I want to bring healing to others, but there's so much of me that also needs that healing myself.”

The organization helps give children who have been through unimaginable trauma a second chance. Not all children are given the opportunity to heal and that can have a lasting effect on their lives, Hewitt said.

“Children who face these things and they don't have the chance to heal, they are more likely to be involved in crime, they are more likely to have substance abuse issues and many of them grow up to become perpetrators themselves,” she said. “So Room Redux is really about giving children a fresh start and breaking the cycles of abuse.”

With so many children affected by abuse each year, organizations like Room Redux are becoming increasingly important, Hewitt said. None of it is possible without the dedication of volunteers, donors and all of the people who commit to making a difference in children's lives, Hewitt said.

Seguin's House-Flipping Extraordinaire Shares Her Secrets to Success

Seguin resident Jackie Biesenbach knows how to turn problems into profits. The owner of Jax Buys Houses purchased, restored and “flipped” more than a hundred houses in Seguin over the past decade. She shares her secrets on how to navigate a changing real estate market and avoid a flip-flop.

“Knowing what you are doing is really the key to successfully flipping houses,” said Biesenbach, a mother of two. “We are always looking for a win-win-win scenario where we can make a profit, the realtor can make a profit and the eventual buyer comes away happy with the home they are getting. We also look at making the homes affordable for people in our area. We are not San Antonio. We are not Austin. So, we are not going to be able to sell at those prices. All of that comes into consideration when flipping a home.”

Biesenbach has resided in Seguin for 21 years. Prior to that, she lived in New Braunfels. She knows the area well, and she sees her passion for property as an opportunity to help improve the community she loves.

“My main goal is to restore that home

so that whoever buys it is getting a good home in the city of Seguin,” she said. “One of my other goals for my community is to help it grow and bring back the charm that some of these older, distressed houses once had, which helps beautify neighborhoods. I’ll flip pretty much any home, but I love the pre-1960 homes. They are my specialty; it is what I like to do. I just love the character they possess.”

Biesenbach scouts out potential projects by driving through neighborhoods in search of fixer-uppers. She then sends out postcards to the homeowner of a distressed property advising them of her services. This leads to matches where an owner is motivated to sell without the hassle of making required repairs.

For Biesenbach, this is where the real nuts and bolts of house flipping start. Biesenbach is never guaranteed to make a profit on any project she undertakes. To do so, she must rely on her years of experience to make the right calls regarding cost and potential value of a restored home in the current market.

First, Biesenbach runs comparisons to other similar homes in the neighborhood,

then speaks with her realtor to get her comparisons, she said.

“The last project I did, I estimated the price at $235k in my head and my realtor ran the comps at $275k,” she said. “When something like that happens, you say to yourself that this is great.”

However, she advised caution when looking at the higher estimates.

“You must be aware of the neighborhood because not all neighborhoods can command the same price,” Biesenbach said. “So even though I got the high comp, I kept in mind that it might only be able to get $259k in the end.”

Underlying challenges in the building can change things up even more, she said.

“Sometimes, too, you start ripping things up, and you find out that the repair is going to cost more than you originally expected,” she said. “Just because you make the repair doesn’t necessarily mean you will be able to command a higher price. So that can eat into your profits.”

When Biesenbach finds a project that has potential, her organizational skills become critical to making her vision for the home a reality. As anyone who has ever had to make even a single repair in their home knows, dealing with contractors is a tricky process. Biesenbach has to navigate dealing with several contractors at the same time, depending on the condition of the property.

“Having good contractors in place is huge,” Biesenbach said. “That is the biggest struggle for any home flipper. You want consistency of performance from your contractors. You also must learn how to line them up in terms of who is doing what part of the work and when. We call it stairstepping the project. Communication is always the biggest thing in any project, and it takes repetition to be able to figure those things out.”

Biesenbach has an ace in the hole in the form of her husband Jason, who runs his own Seguin-based cabinet design and restoration business called Cabinetry Brothers. There are projects for which Jason can jump in and help out. Jason comes with valuable insight concerning how to get the best out of any arrangements made with contractors.

“It also helps to be detailed in your expectations of the contractor,” Jason said. “You want to make sure they know what you want from them. Not every contractor is built the same. So, if you lay out your expectations right from the start, you can weed out the fly-by-night guys.”

Knowing the market and costs of materials also helps keep overspending to a minimum, Jason said.

“Understanding what things cost today is important, too,” he said. “Things cost a lot more today than they did six, seven years ago. When Jackie started doing this kind of work eight, 10 years ago, she could walk into a project, look at it and say immediately what it would cost in materials and labor. But in today’s market, it doesn’t even compare."

The same goes for the costs of homes on the market, as they constantly fluctuate, Jason said.

“Even here in Seguin, you can see a house today listed for $250k, and we will look at each other and smirk because just eight years ago, that same house may have gone for $175k. Seguin today is not the Seguin of seven or eight years ago, so you need to be ready to adjust. It is like being the captain of a ship when you must make the smallest adjustment to the rudder that results in a big difference in direction.”

Jackie knows Seguin, as well as much of the area, is undergoing massive changes in the real estate market. Land is being developed and communities are springing up all over with new homes coming onto the market competing with the older homes she loves to restore. Rather than look at that as a challenge, Jackie sees it as an opportunity.

“I think that the development that is going on all over this area can be helpful to what I do,” she said. “A lot of the people who want to sell are in really distressed homes, and if there is a growing market of new homes and communities being built and developed, it creates opportunities for them to move into those spaces. There are buyers out there who only want to move into new homes with all the modern amenities, but there is also a large group of people who love the charm and the beauty that older homes carry with them.”

Wood Carver McNulty Shares Wisdom on Mastery, Mindset and Meaning

McNulty — a local artisan who has carved out more than intricate designs in wood — has crafted a life infused with passion, creativity and community spirit. As a professional whittler, McNulty's journey into the world of wood art began with a chance encounter around 2015.

"I took my son to summer camp and there was an older gentleman there carving," McNulty said. “He'd carve bears or eagles, auctioning them off to raise money for more kids to attend camp. It struck me as cool, and I got hooked from there.”

McNulty's initial interest transformed into a full-blown passion as he delved into the craft. Starting with basic tools and carving kits, he found his way to the Alamo Area Wood Carvers Club in San Antonio. There, he received guidance and education that fueled his newfound interest. His journey involved taking classes, exploring online resources and eventually participating in competitions, where he not only honed his skills but also garnered awards.

"It wasn't even part of my life before, but it became really a passion," McNulty said. “As I started doing things and competing in competitions, I kept getting better and better.”

His dedication and love for whittling serve as reminder sthat you are never too old to learn something new and discover a passion. Whether it is whittling and wood carving or some other form of art, McNulty proves that curiosity is all you truly need to start a craft and maybe even excel at an amazing level in it if you are willing to put in the practice.

McNulty's dedication to the craft led him to transition from novice to entering competitions, encouraged by his wood carving club. His involvement in teaching classes and workshops demonstrates not only his commitment to personal growth but also his desire to share his knowledge with others.

"I've gone into a lot of teaching, and I love teaching people how to do this. I teach locally at our club, at Woodcraft in

San Antonio and various seminars across the state," McNulty said.

The Seguin resident’s journey into wood art has shaped his personal life and also has become a shared endeavor with his newlywed wife April McNulty, who has embraced the craft with enthusiasm. McNulty noted that wood carving is a large part of both of their lives now.

"[April] did her first competition last March and is doing another one in April this year," he said.

As McNulty continues to evolve as a wood artist, he remains focused on pushing his creative boundaries. His dedication to the craft goes hand-inhand with his desire to foster a welcoming community.

"Wood carving is amazing in how everybody's like, 'Here, let me help you out. Let me show you how I did this,' and they don't expect anything back from it," McNulty said.

to the transformative power of passion and a supportive community.

As for his notable carvings, McNulty explained the creation of his and April’s cake topper, which took him about three days to create.

"So, the cake topper has me as a whole, full-figured carving, whittling wood, and the bride has got a broom in her hand, telling me to clean up my mess,” he said. “The whole piece took me about a day for each figure and about a day putting the whole thing together. I called it ‘Roses and Wood Chips.’"

Amidst discussing his craft and creations, McNulty revealed a unique and fun order he fondly remembered creating.

"I had a guy in San Marcos who asked me to carve a bust of his father-in-law and he sent me a picture of him at the beach and told me the story.”

McNulty named his creation “The Pirate,” with the father-in-law wearing sunglasses and a pile of seashells at the base because the man had the hilarious habit of roaming the beach and swiping shells from piles children had collected.

Through his craft, McNulty created a lasting memento for this family and connected with the story of the grandpa beach pirate.

In reflecting on his journey as a wood artist, the wood carver sheds light on a valuable lesson that extends beyond the realm of carving — the significance of practice, perseverance and crafting a growth mindset. As McNulty acknowledges, the quality of what creates now surpasses his earlier works. His advice to his children resonates universally.

"Both my kids are like, ‘Dad, I'm not talented at anything.’ And I'm like, well, how do you know? Because you haven't applied yourself to it," he said.

McNulty emphasizes the crucial distinction between possessing talent and actively developing it, dispelling the notion that talent alone yields instant mastery.

"Being talented at something doesn't mean that you're producing Picasso paintings from day one,” he said. “You might have a little bit of talent, but it won’t manifest fully if you haven't put anything behind it."

Restoration Magic

The Remarkable Transformation Journey of a 1961 Volkswagen Maxi Taxi Kit Car

Achance encounter while driving around Guadalupe County put Tommy Catoe on the path to restoring his 1961 Volkswagen Maxi Taxi Kit Car.

Catoe was in the Redwood area in the northeast portion of Guadalupe County, when he found the car sitting in a yard, surrounded by overgrown grass.

It took three years of seeing the

car in the yard before he knocked on the property owner’s door and found out the story.

“I had no idea what it was, I just thought it was a cool looking car,” he said. “The lady said it belonged to her dad, who bought it brand new. She had the folder with all of the paperwork, the receipts, the title, everything. She said she would never do anything with it.”

Catoe had an interest in cars since high school, but it wasn’t until eight years ago that he really dove into a rebuild when he bought the car, took it home and began the restoration process.

“The floors were rotting, the upholstery was just gone,” he said. “I took it apart, I redid the frame, put new floors in it. I took the body apart. My brothers came over here and helped me take it off, put it on, take it off and eventually get it to the paint shop.”

When it came to the engine, Catoe leaned on a friend, who was a Volkswagen mechanic.

“He knows everything,” he said. “He’s helped me a lot on the engine. It didn’t really need a whole lot. He came over here. I got it rewired, got a battery in there and it cranked over. He helped fine tune it. It’s been fun.”

The Maxi Taxi Kit Car was a body created to fit on the frame of a dune buggie, Catoe said.

The engine is a 1.6-liter 4-cylinder Volkswagen engine tied to a 4-speed manual transmission.

While it is not complete, the Maxi Taxi has won a couple of awards, and was part of Catoe’s youngest daughter’s wedding.

ello again, family and friends! It’s time again for one of my favorite things, sharing something I love doing the most with all of you. Is the year going by too quickly for anyone else? It seems like just yesterday was Christmas, Valentine's came and went so fast I could barely blink, and now spring in Central Texas is at full force. It’s almost time to start trading in the winter coats we use four to five times a year for T-shirts and bathing suits.

For me, this time of year means a fresh start. I know we associate New Years with a new us, but spring has that feeling of new growth. I know it’s cliche, but I like to use this time for a real spring cleaning. Not only for my house, but

for my body and mind, too. This gets my mind right after the depressing cold days, but also gets me ready to spend as much free time as I can at the river. So, I get on my cardio, meditate more (trust me, it helps) and get back to eating light, refreshing meals.

In the spirit of the season, I wanted to share one of my favorites that I make well into the summer months. This Thai-inspired glass noodle salad is bright, light and refreshing, but it also satisfies that want for something to fill you up. The shrimp and fresh veggies are so good, and the marinated cucumbers I like to make with it are hard to keep around. One taste of this and I bet you make it part of your warm month dinner rotation, too!

{ CULINARY CREATIONS }

- Ingredients -

Salad-

1lb of peeled, deveined shrimp (tails are optional)

8oz of sweet potato glass noodles

5 baby portabella mushrooms, sliced

1 shallot, finely chopped

1 bundle of green onion, chopped

1 bundle of cilantro, chopped

12 cherry tomatoes, chopped

1 bell pepper or 3-4 sweet peppers, thinly sliced

1 tbsp of gochugaru (red chili flakes)

3 tbsp fish sauce

4 tbsp fresh lime juice

1 tbsp soy sauce

1 tbsp sesame oil

1 tbsp mirin

Marinated cucumbers1 cucumber (thinly sliced)

3 tbsp gochujang

2 tbsp soy sauce

1 tbsp mirin

1 tbsp sesame oil

Small handful of green onion

3 tbsp salt

- Directions -

1. Start off with the cucumber salad. Mix your sliced cucumbers with all of the salt in a large mixing bowl and let them sit in the fridge for ½ to a full hour. This draws all of the excess moisture out of the cucumbers. Once done, drain off all excess water and mix the remaining ingredients with the cucumber. This gets better the longer it sits, so pop it in the fridge and give it a few hours to get super flavorful.

2. While bringing a pot of water to boil, mix all of the liquid ingredients together with the gochugaru. This will serve as the “dressing” for our salad.

3. Once boiling, drop all of your shrimp into the pot. Shrimp do not take long at all, so once you have that nice rosy, pink color, pull them out and place them in a bowl. Boiling the shrimp creates a pseudo-broth for our noodles to cook in and adds another layer of flavor to the dish. Boil the noodles for approximately eight minutes until done, then immediately drain and rinse with cold water.

4. With all of the “cooking” done, all we need to do is toss the salad. In a large bowl, start by tossing the noodles, dressing, cilantro, green onion and shallot. Once well coated, add the rest of the veggies and shrimp, give it a good toss and plate up. I recommend a wedge of lime on the side and all of those yummy cucumbers you can get!

Toast to Texas - Texas Independence Day: Second – 11 AM - 3 PM

The Seguin chapter of the Daughters of the Republic of Texas (DRT) is inviting the community to participate in the 38th annual Toast to Texas. Join in the festivities at Central Park to celebrate and toast 188 years since the signing of the Texas Declaration of Independence. The event will have many different activities for lil' Texans and adults alike, including performances, food trucks, clubs, artists, musicians, dignitaries and a toast to the great Republic of Texas. Swing for Seguin: Eighth – 8 AM - 3 PM

The 2024 Leadership Seguin class is hosting a golf fundraising event to bring art and awareness to the city with a proposed project of installing large, interactive letters spelling out SEGUIN in Walnut Springs Park. Entry to the tournament is $500 per four-person team with each team receiving range balls, cart rental, 18-hole scramble, breakfast burrito, box lunch from The Burnt Bean Co. and two drink tickets, unlimited water, swag, snacks, and eight mulligans per team.
