a cool summer

Colours, flowers in bloom and brilliance of the summer all leave their touch on the styles of the season.

Fashion has never had a season so full of bold, bright colour and vibrant patterns. The styles are flirty and fun with sheer, feminine tops, sexy slim pants and retro styled dresses. Freshen up your wardrobe with some of these cool summer trends:

PRINTS Step it up with a print. Prints are on everything from shirts, to dresses, pants and accessories. So what will it be‌..geometric, floral, psychedelic or polka dot?

Floral Florals are probably the strongest print of the season. Designers have gone mad with florals and interpreted beautiful bouquets in floral pieces that work at every age. From water colour pastel prints to bold, vibrant blooms there is something for everyone. Let a strong print take centre stage by combining it with a solid top or bottom in a neutral. For example if you are wearing a floral blazer, pair it with a neutral pair of pants or jeans and a solid coloured top. If you are wearing a brightly coloured floral dress, your accessories and shoes should be neutral. You have to balance colour or you may appear overwhelmed. Mixing florals with other patterns such as stripes is easy as long as you stay with the same colours. Combine different pattern sizes for a bold yet balanced effect. However, you should always include page 4 summer 2013

a solid, even if it’s a scarf to ground the look. What’s new this season are the “paradise” or tropical prints. They are no longer just for the beach. Hibiscus florals and palm print motifs are on everything from dresses to denim. These Hawaiian tropic looks with lush botanical prints come in a variety of green and blue colours but are also in eye popping neons. Pair your palm print with a solid that’s in one of the same shades. To combine this print with another, make sure the print your pairing with is more graphic rather than floral.

WITH

Mod On tops, jackets, heels and more this graphic palette is so right now. Its all about clean lines, and boxy shapes in vibrant hues or in black and white. Designers are revisiting the sixties era by creating clothing with bold geometries, A- line

silhouettes and extreme hemlines. Chic neutrals in black and white make a powerful statement that can take you from coffee to board meeting. Create a contrasting look by colour blocking solid clothing items or wear a single geometric black and white patterned item. Checks and checkerboard prints are a very modern take on mod. In colour, stick to no more than two or three colours in a graphic print to avoid looking overwhelmed. Its best to stick to one major piece such as a sixties sheath and then ground the look with neutrals like a little black jacket. An eye catching print doesn’t require a lot of accessories. Let the pattern speak for itself and keep jewelry simple

PANTS Pants have been a focal point of fashion for a few seasons now with rich colours and patterns stealing the scene. Whether casual khakis or trendy skinnies, pants are an everyday go – to item in your wardrobe, so a must have that you will want to include now is a slim pair of ankle cropped pants. For summer, they are best in a playful solid colour like pink, cobalt or Kelly green; or in a trendy floral or animal print. Wear them with tops in complementary colours. For example, pair a green silky tank with white and cobalt print pants. Metallic add-ons like silver sandals dress up the look. Go a step further... challenge yourself to embrace colour in new ways. Sport one colour head to toe. When you rock a monochromatic colour it can make you seem longer and leaner all over. Try the trend in one easy colourful suit. Cobalt blue or a soft pastel pink are great choices. Add a blouse or top in a lighter colour or a more intense shade of the hue for contrast. Check out Moxxi Boutique for pantsuits by Vince Camuto and Mexx. page 6 summer 2013

A casual khaki or sporty draw string style in cotton or linen is ideal for the weekend. The look is low key especially with a denim vest and tank; but these pants can also look dressed up and sleek with a pair of high heels and a silk top in black.

JEANS Its all about a great pair of jeans and a great pair of shoes. For summer, skinny and boyfriend jeans are the most popular styles although the “skinny boot cut” is a very flattering style that’s slim through the hips and thighs and flares slightly below the knee. A pair of wedges worn with these jeans will make your legs look miles long. Show off the full length of the jeans and wear them with shorter tops or tuck them in; and remember, bell bottoms should graze the floor. Trendy skinny jeans are by now a staple in your wardrobe. For summer full length continues to be in demand but the

newest look is cropped above the ankle. The slimming effect of dark denim continues to make it the most sought after wash. For a fun and vacation ready look wear a pair of boyfriend jeans in a cool wash. Boyfriend jeans in a faded or lighter wash with rips look great rolled up above the ankle with a pair of flats. Add a little tank and extras like layered necklaces and flat sandals or a colourful gauzy blouse and crafty accessories. It’s a more casual look. For something totally unexpected, pair boyfriend jeans with a fitted top or a crisp button down shirt and delicate strappy sandals. Or go flirty but cool with a sequin tank, metallic extras and statement high heels. Printed denim is cool and patterned jeans continue to make a statement. Floral and animal prints are as easy as black and white but way more playful in bold colour. Most of us will want to ground the print with a solid top or blazer; but for the more adventurous why not mix prints. For example, try a striped top with a floral jean. Or try the latest tie dye skinnies – work a subtly sexy look in a flowy top or billowy patterned tee shirt with a great pair of Michael Kors tie dyes jeans in indigo from Moxxi. The white jean is a summer wardrobe essential. White jeans can go from chic to casual and simple to standout. There are so many options with white. For a trendy look, try chic white on white. A monochromatic palette with metallic accents and heels looks luxe. Or, go sporty and cool with a dark denim jacket, cuffed jeans, a basic tee, and flat sandals for an effortless vibe. For a night out, think dressy and sleek. White denim is modern and sophisticated with a black flowy top and all black extras.

SHORTS From slouchy Bermudas to sharp suits, shorts have made the transition from vacation wear to city staple. Tailored shorts have taken the spotlight and are becoming a wardrobe basic. A tailored short suit looks sporty and modern in place of a skirt. The different materials and lengths of shorts allow you summer 2013 page 7

to create diverse outfits. Depending on the office you work in shorts may be considered appropriate attire if you pair the shorts with a blazer and add a button down and sensible heels. Choose a tailored and polished pair the same way you would wear a tailored pant. The important factor is the length. To the knee or above the knee is appropriate. A cuffed pair would be my favourite worn with a short jacket and a longer tunic style blouse worn over the shorts for a beautiful layered look. Dressy fabrics and embellishment on shorts can shift this trend into chic after hours attire. Black shorts look super hot with a tailored white drapey tank and high pumps. Choose a length and shape that works for you. Its more about body type than age. If you don’t have a great above the knee area you need to lengthen your hemline regardless of age. If you’ve got the flaunt them. For weekends, a great pair of worn in denim shorts is casual and easy. A sheer breezy top knotted at the waist with little shorts, a big bag and metallic flats is totally effortless but stylish. For those hot days, a lightweight pair of cotton Bermuda shorts that can be cuffed is ideal. With flat sandals and a printed top these shorts are fresh and totally unfussy. DRESSES Put together some easy summer outfits with this season’s versatile dresses. It’s a no sweat approach to looking pulled together in an instant. There are a variety of dress styles to choose from and depending on how you accessorize, dresses can be multipurpose. The newest and most popular style is the “fit and flare”. Its girlie and sweet with a fitted flared skirt. Depending on the fabric, this style can go from weekend casual in cotton to romantic and fluid in soft floral chiffon or silk, giving it an elegant garden wedding feel. The sheath dress is a modern style. This season look for bold graphic prints, checks, stripes or colour blocked patterns in solid colour or black and white, which give the dress a mod feel. This is the most versatile of dresses. Get an instant outfit with 3 pieces: a floral shift dress, platform pumps and a chain bag and you’re ready for an evening out. page 8 summer 2013

wedding cake toppers

Planning a wedding? Do you and your future spouse have a playful nature you would like to share with your guests on your wedding day? Why not make an otherwise formal ritual of the cake cutting delightful by topping it off with a topper that reflects your individual personalities, styles and interests?

Known as toppers, traditionally small figurines in the form of a bride wearing a wedding dress and a groom in a tuxedo, have topped wedding cakes for decades. They symbolize love and togetherness and with today’s new and fun toppers they can also represent your own personality. Theme toppers are the crowning finish to your wedding cake and also a keepsake to cherish for years to come. There are many versions of how the wedding topper became a tradition and this is my favorite: Legend has it that the cake topper was created by a baker (who would have guessed!) sometime around 1901. The baker’s daughter wanted something to symbolize the love she felt for her husbandto-be and turned to her father for inspiration. The baker knew the love his daughter felt for her fiancée and was honoured to create a unique symbol that would be recognized by family, friends and guests for what it represented. This would be his special gift to her on this most important day. The baker surprised the happy couple when they entered the reception hall as husband and wife. There on the table was the most beautiful wedding cake anybody had ever seen and on top of the cake was a miniature couple dressed in wedding attire. The baker explained to his daughter and his new son-in-law that the figurines represented sweetness and joy which would always be in their life for years to come. As legend has it, or not, wedding cake toppers symbolize the togetherness of marriage and is the only piece from the cake that you can preserve forever.

“A ROMANTIC DIP” This couple is wrapped in a romantic embrace of dance. The Bride’s pretty ponytail, simple dress and rhinestone shoes gives this cake topper a modern twist on a classic pose.

“ A WINTER WONDERLAND” History shows that cake toppers have been out since the 1890’s. The early cake toppers were made from gum paste and plaster. Due to their popularity in 1920’s high society, toppers were in such demand that they were no longer made by hand but commercially made out of glass, paper and wood.

Wrapped in their cosy overcoats and gloves, this couple is ready to celebrate their winter wonderland wedding in style. Captured arm in arm, their affection for each other is unmistakable. It is so clear that they don’t even know how cold is out there!

By the 1950’s it was a must have for all couples getting married to have a wedding cake topper according to etiquette in wedding magazine articles. Today, cake toppers are available in handcrafted porcelain intricately detailed and delicately produced down to the finest detail. Theme Inspired Cake Toppers Are you a romantic? A sports enthusiast? Having a destination wedding? Vintage inspired? Theme cake toppers can be the start of your inspiration. Let your wedding cake capture your style and personality and let your cake topper reveal your story. Cake toppers add character and personality to your cake. Today you are no longer limited to the traditional couple.

“WINTER SKIING” Bundled in their “puffy” wedding attire, this jubilant couple is ready to hit the ski slopes. Perfect for the couples that truly embrace the winter season. When it is time for the ceremonial cutting of the cake, be picture perfect with a unique wedding cake topper that your guests will appreciate and remember long after the party is over. Your wedding cake topper should be a piece that reflects your style as much as the cake it adorns. Be creative when choosing a cake topper and stay away from the generic plastic bride and groom found in most department stores. You and your celebration deserve better.

“A LOVE CITATION” This dapper Police Officer groom isn’t going to let his bride get away without first writing her a ticket for stealing...his heart!

Today there are endless styles available that as couples you can choose from what shows a shared hobby or interest, a favorite pastime or a range of careers. Cake toppers are not only for the top of the cake as simple decorations, but serve as a symbol of your personality and style and the love of two people coming together that will be cherished forever! Let your creativity rise and use them in your table decor as centerpieces or incorporate them into your guest book station.

bespoke wedding cakes

The world of meringue, sugar flowers, pastillage work, French butter cream, marzipan, fondant, royal icing, toppers is part of one short-lived culinary masterpiece: the wedding cake.

Having 20 guests or 200 guests, the wedding cake has become the showpiece before the wedding party and the lingering memory for our taste buds after the feast. It is the culinary punch line of the evening and the joyful savaging that artful creation, a procedure known as “cutting of the cake”, documented in photos and videos of the evening alike. In essence, is a coronation of the new family, a graceful “TY!” from the newly weds to their larger family. It has the same meaning all over the world, regardless the language and taste. I am sure you already peeked through the photos before reading this, and the shapes and sizes of some of these delights would make you scratch your head seeking a rationale, but made sense to the newly weds and their families at the time, and that’s what mattered. We can only witness past creativity and possible you get new ideas for events to come in our own family... Days of skilled preparation, ingenuity and the care that goes into these “one night” culinary wonders, all have one purpose: lend some royal flair or just uniqueness to the wedding. TV reality shows mesmerized us in the evening hours as what those chefs can make from basically water, flour and sugar, and deliver those masterpieces to the party. Nothing basic about these wonders and I was cautionned that these

cake makers do have their own pride and they show it whenever there is a challenge. The Royals were always fond of these splendours [see these cakes adorning the British Royal weddings in 1923, 1951, 2010] hence the “ROYALE” factor attached to this extravaganza, and Hollywood did not waste such occasions to snub at anything prior.

2010

Where do you start?

1- Decide its purpose [beside the typical “last item on the evening menu”]; make sure if it is to be a display piece for several hours, that is placed in a cool spot in the room, or shaded, if outdoors; 2- Chose the taste of your cake that you’d like to eat at the wedding: settle on two choices that match the menu, a fact to be appreciated later by your future cake maker who will bring out their own touches, to enhance your flavours.

3-

Decide on the shape, topper, colours, ornaments and size [ don’t forget to add the extra portions which “you will definitely want” to take with you on your honeymoon, or freeze for first anniversary, usually is the top layer].

Katie Holmes / Tom Cruise wedding in Italy, was chased by many paparazzi fanned on the streets, or hiding in trees, bushes, or hovering helicopters and by the end , they got these spy shots of their wedding cake, just before the event.

summer 2013 page 19

With these three decided and out of the way it’s time to: 4- Chose the cake maker. A wedding planner will have several choices and for you, here’s a glimpse on what others did for their wedding: Never fail to impress, the “topsy-turvy cake” [ “the wonky cake” in UK], it defies gravity and questions appropriateness of taking a fork and knife to their destruction. That was the original idea, it’s a cake after all...

Fondant covered cakes have a smooth finish and tend to be a more forgiving choice, accommodating a wider range of room temperatures and styles of decorations, especially when draping, as in these examples. Subtle folds and geometries allowed by fondant sheets and drapes, offer styles that can not be rivalled by butter cream. I know that “Diva of Cakes may fight me on this view, yet here are some cakes that bring merit to my point:

page 22 summer 2013

summer 2013 page 23

Did you realise that there are more weddings of Chinese and Indian culture under the sun, than any other kind? Oriental wedding cakes also reflect tradition in the colours and unmistakable patterns, while creativity on theme and shapes is endless, and often surprising.

page 24 summer 2013

The meticulous attention to details when comes to Indian weddings is ovewhelming and finding it on these red and gold “one night wonders is just jaw dropping, regardles the shape of the cake or the size of the wedding party: a feast to the eyes and to the taste buds.

summer 2013 page 25

We can not omit these “one of a kind” edible pieces of art, Treasure Island being the cake featured in a TV show few years back. The Fairy Tale Castle didn’t make it to the TV screen, but could grace any romantics’ wedding and draw “Wows” galore. If you don’t want to spend a fortune and agonizing days over cake choices “Hollywood Style”, local talented bakers would be able to create your unique cake, given the time they need to design, bake and decorate.

page 26 summer 2013

summer 2013 page 27

page 28 summer 2013

“Mais oui! Croqenbouche!”, the French tradition of piled up caramelized stuffed puffs, The Blue Palace, a chic European theme, the ruffle and the elegant Swarovski cake are other “must consider” if going all out on cake idea... I know that all these cakes are edible but I have my own reservations about indulging in these sugary look-alike Swarovski and I would need some convincing and heavy nudging before swallowing them as a...delight.

If so far, nothing cuts it for you and your cake fantasies, than is time to consider a cake from “Grand Dame of Cakes” as according to few, or “Diva of Cakes”, as according to many. Starting to bake at home for fun for her kids, Sylvia Weinstock was taking pleasure from their delight and laughter at desert time, and she ended up building with her retired lawyer husband, a business, a style and a fame that many New Yorkers agree to call her the Leonardo DaVinci of cakes. All her cakes are butter cream and all decorations edible. [I assume she hates fondant, that simple]. However, one doesn’t get to be called Diva of Cakes, and invited to interviews and TV shows more than she can handle at her age of 80+, just for making Martha Stewart this lemon cake, mind you, finished by her own hand... of course butter cream! summer 2013 page 29

Baking a wedding cake is more science than art and talent needs time to master all its secrets. Hundreds of shapes and colours can be mixed and the real art is to match your imagination while able to delight those party overworked taste buds, indulging at your wedding.

page 30 summer 2013

Sylvia Weinstock summer 2013 page 31

If you are looking for the most spectacular, Diva of Cakes will do the breath-taking in your behalf. Here are two samples of her creations which redefine the meaning of Grandstanding in the world of weddings, typical to the Big Apple. The style is unmistakable, if not legendary. Mentioning her name when using her signature filings or simply just using her recipe, lends prestige to any wedding cake, baked all over the world, or shipped directly from her bakery in New York.

To celebrate the iconic A110’s 50th, Renault introduces Alpine A110-50, a concept translating the most characteristic design features of the original A110 in a modern way. The concept also features elements from Renault’s new design language, launched by Laurens van den Acker on concept DeZiR, and which will soon be rolled out in the company’s future models. CARS Just like the Berlinette, this Alpine concept was born to race and embodies Renault’s passion for motor sports with a vengeance. Thus its cockpit is entirely devoted to racing: carbonfibre sills, an uncluttered dashboard, Sabelt full harness belts, and a steering wheel incorporating a colour screen, housing the same technology as in Formula Renault 3.5 providing drivers with all the information they need. It is also equipped with 21-inch wheels, and is striped of all driving aides (like ABS, traction control, etc.), making for pure driving sensations. Renault Alpine A110-50 is naturally empowered by the renowned expertise of Renault Sport Technologies. It benefits from the experience gained from the racing Mégane Trophy by using the same technical platform (well-known participant of the World Series by Renault). Its tubular chassis has been stiffened and undergone several developments for Alpine A110-50. The roll cage and bracing in the engine bay have been modified (lowered) in the workshop of Tork Engineering to adapt them to the vehicle’s height, which is lower than that of Mégane Trophy. The final weight distribution is almost ideal, with 47.8% over the front wheels. Engine-wise, Alpine A110-50 runs the Renault V4Y engine block, a 3.5 litre 24-valve 400hp V6 mounted in a mid-rear position. The cerametallic twin-plate clutch is also specific to the car. It is activated automatically when downshifting, guaranteeing fast and reliable gear changes. “In your face” tail pipe is a hint of what you’ll see most of the time from this thoroughbred when on the road.

TAX MATTERS

I

investing in the U.S.

Even with some economic recovery, the landscape in the U.S. has made it very attractive for Canadians to purchase vacation or rental properties in the warmer climates.

Interest has increased as result of lower pricing as well as the stronger Canadian currency with anticipation of realizing significant capital gains when the market fully recovers.

Canadian businesses wishing to expand into the U.S. marketplace should be aware of the income tax implications with respect to deriving income in the U.S. and repatriating profits back to Canada. The U.S. like Canada, have specific tax rules with respect to inbound investing by non-U.S. persons. Often the simple things to be in compliance are not provided to the investor as part of the marketing process causing unnecessary grief for the unwary. Rental and sale of U.S. real estate Withholding tax on rental and sale Canadians who intend to rent their U.S. property are subject to a 30% U.S. withholding tax on the gross rent. A waiver from withholding is available by providing the withholding agent with IRS Form W8-ECI. The W8-ECI requires an individual taxpayer’s identification number (“ITIN) for individual investors. Until a properly completed W8-ECI is accepted by the agent, the agent may still withhold. The completion of the W8-ECI obligates the owner to file an annual tax return reporting net rental income. Net real income is gross rent less expenses less U.S. depreciation on the building and on furniture & fixtures. If the sale price is under $300,000US and the property is acquired as a principal residence by the purchaser, the 10% federal withholding tax on gross proceeds is waived. You may apply for a lesser amount of withholding tax with IRS Form 8288-B if you believe the 10% rate will be in excess of your actual tax liability. This application should be considered if there is a mortgage or a line of credit on the property as the

page 48 summer 2013

10% will have to come out of your pocket. ITIN W-7 applications To ensure that the W-7 is completed accurately, it is recommended that you engage an IRS Acceptance Agent practicing in your area to assist in the completion of the W-7 and to attach a Certificate of Accuracy. Filing tax returns Without the W8-ECI, you may still elect to file a tax return and claim credit for tax withheld. The election covers all rental properties. Once you elect, it is binding until you revoke the election. Filing the return on a timely basis will allow you to utilize accumulated losses against net rental income and on capital gains from the sale of the property. With joint ownership or tenants in common, each party must complete their own W-7 and tax returns. Capital gains realized on the sale of any U.S. real property interest will attract Canadian and U.S. tax. For properties held over a year, the maximum federal tax rate is 15% for sales before 2013. After 2012, the 15% rate increases to 20% if reported income is over $400K. Filing returns will also allow you to properly claim credit for U.S. federal and state income tax on your Canadian tax return. U.S. estate tax For large dollar purchases, investors should seriously consider the U.S. federal estate tax rules in determining the appropriate method of ownership. After 2012, the

marginal estate tax rate becomes 40% after $1M of taxable value is attained. Carrying on business in the U.S. Often first venturing into the U.S. marketplace is due to selling or providing a service to a U.S. entity. On many occasions, the U.S. payor may put a hold on paying your bill because they are concerned that they will be subject to some form of IRS withholding. Without an appropriate waiver form and identification number, your payment will be delayed. At this stage, the compliance issues begin. Protective returns If you or your Canadian corporation are doing business in the U.S., depending on the nature and degree of activity, the Canada/U.S. tax treaty may determine that your U.S. business profits are not subject to U.S. tax. If this is the case, you should consider filing a protective U.S. tax return on a timely basis in order to deduct allowable expenses against the gross U.S. source income if the IRS does not agree with the your treaty-based position. Without the protective return, the loss of deductions will result in a significant amount of additional tax that may not be fully creditable in Canada. Individual states do not follow the tax treaty. They look to their nexus rules to determine if you are subject to income tax or a minimum franchise tax. You could be operating in more than one state and be subject to sales/use tax. No treaty protection If a protective filing does not apply, using your Canadian corporation (“Canco”) as a U.S. branch operation may result in a more complicated U.S. corporate tax return including branch interest or branch profits tax. Although start-up losses may generally be used by Canco, later incorporating the branch operation may result in unanticipated U.S. and Canadian tax implications, especially if there is goodwill and unrealized appreciation inherent in the U.S. assets.

You need to address both federal and state taxation as well as the tax implications on repatriating funds either through dividends or say management fees to Canada. Transfer pricing may also be an issue if you anticipate inter-company purchases or even a licensing or royalty arrangement. If you provide personal services in the U.S., that has to be addressed as well.

Investing or carrying on business in the U.S. requires pre-planning to avoid costly mistakes

Canada has specific foreign reporting forms that may further complicate your Canadian tax compliance. If your U.S. corporation is a controlled-foreign affiliate, the foreign accrual property income rules (“FAPI”) in our Income Tax Act may result in an unanticipated prepayment of tax on U.S. passive income. If mind and management of the U.S. corporation is in Canada, there is the possibility that those U.S. business profits could be subject to both U.S. and Canadian

tax unless a treaty exemption applies. Here it is imperative that the appropriate organizational structure be implemented to avoid double taxation and/or mismatching of foreign tax credits. U.S. corporations may include a C or a LLC corporation. Those living in the U.S. generally use a LLC because income is allocated to the member or shareholder as opposed to the C corporation, where there is first corporate tax and then personal tax when retained earnings are distributed to the shareholder. Many Canadians have incorporated LLCs without investigating the Canadian tax treatment. Canada does not recognize the LLC as a flow-through because the LLC is not a taxable U.S. entity unless a special election is made which can further complicate matters. Unless income and distributions are made in the same taxation year from the LLC, there will likely be double taxation and mismatching of foreign tax credits. With U.S. partners, you may consider utilizing a C corporation having an interest in one or more LLCs for the U.S. partners. Mistakes on compliance can be costly! U.S. tax compliance is an added administrative cost of investing in the U.S. Keep it simple unless you require a more complex structure for asset and limited liability protection. With an imperfect structure, your after-tax cash flow can be compromised! Larry Stolberg CA, CPA, CFP

U.S. corporations If you incorporate a U.S. corporation, it is generally preferable to have Canco make the investment to lower your personal tax on dividends received from Canco that indirectly arose from the U.S. after-tax profits. U.S. federal estate tax will not apply because you personally do not hold the U.S. shares.

Purchasing a home in a rural area can be a big adjustment for those unaccustomed to it. Making a list of the qualities you want in a property will help you to determine which elements could potentially satisfy your requirements. Some considerations might include commuting distance from work and the nearest urban centre, availability of schools, facilities and amenities, type of climate year-round, and desired aspects of the property itself, such as size, rooms and land.

Potential Development? Accessibility When viewing a property, check roadways for accessibility in all seasons. Ask about any rights-of-way or easements. Consider the maintenance costs of any outbuildings and fences. You may also want to find out if there have been any disputes over property lines or other situations that could impact property value. Finally, when visiting any rural property, be sure to dress appropriately and wear closed-toed shoes or boots.

Find out whether your desired piece of rural real estate is equipped to support your vision. The farm next door may be slotted for a subdivision. If you want to keep horses or livestock, will the town’s by-laws permit it? Find out if you can build a shop, cut down trees, or put up a solar panel on your property. a property may be used is governed by county rules and regulations and varies from town to town. Rules govern issues such as the number and type of animals you can keep, the kind of business you can operate, and the type of equipment you can use on the property. It is also important to familiarize yourself with local regulations about your rights and responsibilities regarding your potential farming neighbours. Many areas have “right-to-farm” regulations that protect farmers. While there are standards farmers must legally comply with about certain types of pollution, regulations concerning odour and other issues can vary by location and are designed to allow for reasonable farming activities. Not only can this impact your satisfaction with the property, but it can also influence your resale value.

While real estate tax rates tend to be lower in the country due to fewer amenities, keep in mind that you may end up paying more because of the increased size of your property and due to less pending tax credits. Be sure to factor in added gas costs for driving to shopping, work and entertainment. Heating a country home can also be costly, especially if alternative heating fuel is outside natural gas lines. Insurance for rural properties can run high as well. City homes don’t have barns, workshops or tractors. All of these contribute to the value of a rural property and should be weighed carefully both at the time of listing and again when an offer is presented.

Conservation Authorities It’s important to note that many rural residential properties are subject to the jurisdiction of a regional conservation authority. This body may impose severe restrictions on any construction on, or alterations to, the land. page 52 summer 2013

A letter of enquiry must be sent to the appropriate conservation authority for the area to see if any such restrictions apply. Consult your rural REALTOR® for more information.

Zoning Perhaps your daughter wants a pony, or you envision a need to park a tractor trailer. Make sure that whatever you want to do or own is permitted by the town’s zoning. Weight restrictions are imposed on some municipally-maintained roads and the Manure Density Spread (MDS) can be a factor on how many animals you can keep on your property. Zoning can also limit building plans and renovations while for properties zoned seasonal, municipality does not maintain the roadways and may not provide emergency services in winter.

Importance of Planning The process, transactions and mortgages of rural real estate differ in many ways from urban properties. Financial institutions vary on how much land they assess to determine the value of your mortgage, and on what the current and future use of the property will be. As a general rule, rural estate homes on less than five acres enjoy similar financing privileges as urban properties but the terms and conditions of an Agreement of Purchase and Sale on a rural property can be very complex. Work with a rural REALTOR® to ensure you are protected, and to learn whether your potential property qualifies for a conventional mortgage. While you may want to relocate quickly, taking time to do research could save you from a costly mistake.

Be realistic about the time investment, and remember – peace and quiet has the potential to turn to boredom if you allow it. Before looking at rural properties, do your homework. Speak with others who have moved to rural locations. Follow the suggestions and considerations outlined in this article, and above all, work with a trusted rural REALTOR®.

Top 10 considerations when choosing a Top 10 considerations when choosing fitness facility a fitness facility

The Halton region enjoys a bounty of fitness options. This checklist and scorecard will help you figure out pab\a hg^ l [^lm for you.

Sometimes, when it comes to improving our fitness, we make decisions based upon price, familiarity, or convenience rather than by asking ourselves the following fundamental question: Does this place have what it takes to help me improve my health? Because statistics show that access to equipment, by and of itself, simply isn't enough. So, if you've been unable to get or stay fit in the past, there may have been problems with something other than your will power. You may not have chosen the best facility for your particular wants, needs, and interests. Ready to try again? Fortunately for you, when it comes to fitness, the Halton region has it all, from specialty studios and national chains to unique, luxurious, full-service clubs. This time, when you shop around, consider the following points, then use our handy scorecard, provided on the next page. #1 TRUSTWORTHINESS Before stepping foot into any health club, fitness facility, or specialty studio, research its trustworthiness. Has it won any awards? Are people

saying good things on Facebook? How well is it graded by The Better Business Bureau or similar organizations? While many gyms are honest, some are not, so check those ratings online. (Note: In its entire history, the BBB has given an A+ to only one fitness business in the Halton region.) #2 PRACTICALITY Practicality is different from convenience. For example, a gym just a

bao... couple of minutes from your home is convenient. But if you have to drive elsewhere for yoga, or nutritional support, or whatever else your fitness regimen requires, it's not practical. So look for locations with a wide variety of options, services, and amenities, even the ones you assume you'll never use. Many people stop working out because of boredom; the more your facility offers, the less likely this will happen to you. #3 ATMOSPHERE We like to think of ourselves as strong enough to get fit no matter what. But somehow, it never seems to happen. One reason is that atmosphere makes a huge difference, much bigger than we like to admit. Look for a facility with a diverse clientele, a friendly and/or professional staff, and a cheerful, enthusiastic brand and image. #4 FACILITIES When it comes to the physical facility itself, you want something clean (so as to avoid contact with excessive

germs), well-organized (multi-level locations force you to take the stairs), and not too crowded on the training floor or in the class room, even during rush hours, so you can make it through your work-outs with a minimum of frustration.

Consider a fitness facility that offers semi-private, small-group training led by elite, certified instructors. This type of training delivers quick, reliable, affordable results in an intimate environment where personal attention and routine customization is part of the package.

page 56 summer 2013

#5 MEMBERSHIPS Beware of facilities that don't have printed materials clearly stating prices, exceptions, inclusions, et cetera. This is a typical sign of a shifty operation. When it comes to those with published rate cards or service menus, make sure memberships and commitments are clearly defined, with lots of different plans and packages to suit your needs as time goes on.

#6 AMENITIES Most parents already know to look for on-site child care. Other amenities to insist upon are: secure 24-hour access (makes it easier to fit exercise into your schedule), showers and saunas (taken immediately after lifting weights, may reduce soreness), locker and towel services (convenient for busy commuters and professionals on the go), and comfortable lobby seating, so you can check your messages on your way in or out. #7 FITNESS OPTIONS Now that you've gotten the preliminaries out the way, it's time to dig deep into each facility's actual fitness offerings. You need both strength and

bao..... endurance training to be considered truly fit, so look for a diverse array of cardiovascular machines, including some that work the upper body, and a training floor that sports more old-fashioned free weights and pulley systems than fancy new equipment. #8 NUTRITION OPTIONS You may or may not be interested in changing your diet now. When you're ready, it's usually a good idea to have your nutritional necessities---snacks, smoothies, supplements, super foods, and actual advice--available under the same roof, especially if the facility's nutrition and exercise philosophies are interconnected.

back, keep getting headaches, or are feeling worn down. #10 CUSTOMER SERVICE Finally, pay attention to the people taking care of you. Are they attentive, responsive, truly useful and helpful? Whether it's the customer-service representatives at the check-in desk or the trainers and instructors showing you the ropes, you're going to be seeing a lot of them. So look for people who really know what they're doing and seem to have a passion for it as well.

#9 WELLNESS OPTIONS Some clubs offer reiki, acupuncture, massage therapy, and other wellness modalities for an additional fee--or have strong relationships with trusted independent healers who share similar approaches. If your club does, this may save you time when you hurt your

3 steps to healthy eyes

Seeing is...believing and no one should convince you that it’s a good thing to be able to see, but just like anything in our body, it needs a bit of maintenance, regardless of your lifestyle. Just 3 things to keep in mind.

1. Regular Eye Exams Just like the importance of going to your family doctor for regular checkups,it is equally important get your eyes examined regularly too. Regular Eye examinations by an optometrist or ophthalmologist are important for early diagnosis and treatment of eye conditions. Even if you have never had any vision problems, regular eye examinations will help prevent vision loss from eye disease. An optometrist or ophthalmologist

can diagnose many eye diseases that do not have any noticeable symptoms. After your first visit to your eye doctor, he or she will determine how often you should have your eyes checked. People with healthy eyes are generally recommended to visit their eye doctor every 1-2 years depending on their age or their risk factors for eye disease. People with existing eye conditions may be advised to have more frequent eye examinations. Also people with family history of eye diseases should be seen by their optometrist more regularly because they have an increased chance of having that disease. People with family history of Glaucoma and AMD have a 10 percent chance of getting it themselves, so they should be check more frequently. People with high prescription also have risk factors for many eye diseases and should be seen more frequently as well. Babies and Children It is good idea for infants and toddlers to have their first eye exam by the age of 1 or even earlier. Especially if there

page 58 summer 2013

is a family history of eye problems such as amblyopia (lazy eye) or strabismus (misaligned eyes), they have a higher risk of having these problems. This also goes for premature babies and/or below normal birth weight at birth babies. To ensure your child has healthy eyes and vision for life, schedule regular visits to your optometrist for evaluation and preventive care.

2. Healthy lifestyle

What foods are out there to help me and my family maintain healthy eyes?

1. Cooked kale, spinach, collards, and turnip greens (along with broccoli and eggs) are crammed full of lutein and zeaxanthin -- two powerful antioxidants that may help protect against retinal damage and the onset of cataracts and age-related macular degeneration

Prevention is better than cure, and eyes are no exemption to the rule. More and more scientific studies show a link between diet, lifestyle and the prevention of eye diseases.

2. Vitamin C-rich fruits and veggies -- like oranges, peaches, strawberries, tomatoes, and red bell peppers -- help support blood vessels in the eye and may reduce the risk of cataracts

The first step in the prevention of eye disease is awareness of dos and don’ts. To maintain healthy eyes, one must steer clear of eye disease causing circumstances. While many eye diseases are unavoidable, some can be prevented, slowed or suppressed by specific foods and lifestyle choices. For example, Age-Related Macular Degeneration, Cataracts, Dry Eye Syndrome and Eyelid Disorders are influenced directly by nutrition and lifestyle.

3. Peanuts are a good source of vitamin E, a nutrient known for protecting eyes from free-radical damage. Vitamin E may also hinder the progression of cataracts and agerelated macular degeneration. Almonds, sunflower seeds, and hazelnuts are other good sources of vitamin E

Scientific research has identified a long list of nutrients showing eye health promoting properties, such as antioxidants, Lutein and Zeaxanthin, Omega 3 Fatty Acids, Beta-Carotene, zinc, fiber and vitamin D.

4. Kidney beans are a good source of zinc, a mineral that is vital to eye health. It helps get vitamin A from the liver to the retina for eye-protective melanin production, and summer 2013 page 59

HEALTH

proper amounts of zinc help with night vision and cataract prevention, too. Oysters are another good source, along with beef, seafood, poultry, and pumpkin seeds. 5. Salmon has two types of omega-3 fatty acids both of which may be important in preventing or slowing down eye diseases. A lack of omega-3s may also contribute to dry eye syndrome. Other omega-3 sources include tuna, sardines, scallops walnuts, and flaxseeds. 6. Low-glycemic-index foods may reduce the risk of age-related macular degeneration by almost 10%. Use high-fiber whole grains instead of refined carbohydrates. Quinoa, brown rice, whole oats, and whole-wheat breads and pasta rather than products made from refined grains or refined, enriched flour 7. Carrots are rich in beta carotene, a carotenoid that the body converts to vitamin A. And research shows beta carotene may help with night vision and possibly even play a part in preventing cataracts. Apricots, sweet potatoes, cantaloupe, and winter squash are other great sources of beta carotene. Having a diet that consists of these foods, will definitely help your eyes. Time to stop smoking? Not only does smoking cause heart, lungs, liver diseases, among many others, is very harmful for your eyes as well. There are over 4,000 chemicals in cigarettes and more than a dozen are identified as harmful factors for your ocular health. Studies have shown that there is an overwhelming correlation between smoking and age related macular degeneration.

3. Eye Protection UV Protection and Sunglasses Bright sunlight and glare causes discomfort, blurred vision and watery eyes. Direct exposure to sunlight for even short periods of time can cause sunburn of the eyelids or inflammation of the cornea More importantly, exposure to UV is accumulative and can lead to long-term damage to the eye, including: 

Eyelid skin cancer



Tissue growths on the surface of the eye

page 60 summer 2013

(pterygium and pinguecula) that can eventually block vision 

Degeneration of the cornea



Cataracts



Age-related macular degeneration

If you do not wear prescription glasses, choose over-thecounter sunglasses with: 

A close-fitting, wrap around style frame



100% UVA and UVB blocking lenses



Impact resistant lenses

If you wear prescription glasses, get: 

Variable tint or transitions lenses



A separate pair of spectacles with tinted lenses and UV400 protective coating

Inexpensive sunglasses can provide full UV protection, comparable to expensive designer sunglasses, however the quality of the materials and consistency of the tints may be lower. Such imperfections can distort vision, causing a mild headache or eyestrain when sunglasses are worn. To ensure that you receive a good quality product, buy from a trustworthy professional optical store.

with suitable eye protection. The eyewear must be of the appropriate type for the hazard encountered and properly fitted. Nearly one-fifth of the injured workers with eye protection wore face shields or welding helmets. However, only a small amount of the workers injured while wearing eye protection wore goggles, which generally offer better protection for the eyes. Best protection is afforded when goggles are worn with face shields. 2. Better training and education. Workers injured while not wearing protective eyewear most often said they believed it was not required by the situation. Even though the vast majority of employers furnished eye protection at no cost to employees, about 40% of the workers received no eye safety training on where and what kind of eyewear should be used. 3. Eye Protection & Safety Glasses Sunglasses aren’t the only eye protection that you should wear. Safety glasses should be worn when doing dangerous tasks, where various projectiles can have the chance to go into your eyes. 1. Not wearing eye protection. Nearly three out of every five workers injured were not wearing eye protection at the time of the accident. 2. Wearing the wrong kind of eye protection for the job. About 40% of the injured workers were wearing some form of eye protection that weren’t not up to safety standards About 70% of eye injuries result from flying or falling objects or sparks striking the eye. Injured workers estimated that nearly three-fifths of the objects were smaller than a pin. Most of the particles were said to be traveling faster than a hand-thrown object when the accident occurred. How can eye injuries be stopped? 1. Always wear effective eye protection. OSHA standards require that employers provide workers

“Angelina Jolie had a What do you see when you look in the Do you recognize the woman preventative mirror? staring back at you? double mastectomy!” “Angelina tells everyone her story!”

Do you see the young, fresh face of your 25-year-old self, or you are like me, by now dieting, exercising, and slathering your face in anti-aging cream in an attempt to turn back the time and look like your old-self, the glorious 25!

and that’s life, reality, of 2013. Each morning I hardly recognize this “mature” version of myself with more gray hairs showing up every day and under eye circles that tell the story of a poor night’s sleep. I think we are all trying to feel like ourselves again, to capture the feeling we had when we were at our best, our healthiest, our most productive. Every day I speak with women who suffered the ultimate blow to their feeling of self, the Earth shattering day when they were diagnosed with breast cancer. If Angelina Jolie had the courage to do it as a pre-emptive step in preserving her life, and she had the strength page 62 summer 2013

and courage to talk about it in public, it’s a different story when it is actually happening to you and you are in the center of the storm... When the doctor tells you he has scheduled your mastectomy, I doubt that the first thought in your mind would ever be, “but...will I look good in a bathing suit again?” The next few weeks and months will be filled with doctor’s appointments and tests and preparation for surgery. There will be decisions to be made about what type of surgery will be performed and you will need to inform your workplace, and your family and friends, and get your support system in place. The doctors and nurses will be there to help you with all of these decisions and guide you in your journey through and postsurgery, but then what? What will your life be like after surgery? and how will you regain that feeling of self and femininity? Where will you go to buy clothes that cater to your needs for the situation? do “those people selling the

stuff” really know what you’re going through? an avalanche of questions that seem to push you defenseless into a corner... Help is there all along and here are tips and suggestions that will definitely reveal some of your options. Before you walk in to the hospital for surgery, make sure to pack a post-operative camisole or bra in your overnight bag. This item will be a godsend during your recovery. Purchasing the recovery garment before your surgery is a smart move, as it will save you from having to make this outing to try on different sizes and styles with your bandages and drainage tubes in, and it avoids the even worse alternative of sending your husband to go and pick it out for you. Although they’d try their best, I wouldn’t send my husband out to pick out a bra for me on a good day, let alone pick out the most important undergarment I may ever purchase. Post-operative camisoles come with detachable drain pouches that will hold your drainage tubes in place so that you can go about your daily activities without worrying about them hanging out of your shirt or getting caught on anything around the house. They also come with pockets that hold soft fibre-filled puffs. The puff gives just enough definition to the chest to make receiving visitors in the hospital or at home more comfortable, and can be used long after surgery in your sleepwear or when lounging around the house on a Saturday morning. Whichever style of under garment you choose to take with you to the hospital, make sure that it can be slipped on easily from the feet up, or has a front-closure. Range of motion is very limited after surgery and pulling something over your head will not be a pleasant experience. After 6 – 8 weeks into the recovery, and with a green light from your doctor, you will be ready to purchase your first silicone breast form. This is not the kind of purchase that you want to make on your lunch hour. Call ahead, book an appointment, as there summer 2013 page 63

will be a trained and certified breast prosthesis fitter who will give you undivided attention. Set aside at least an hour or more. Do you remember how much time you spent contemplating your last haircut? Remember looking through magazines, searching styles online, talking to your friends and getting their opinion; please spend at least that same amount of time, if not a whole lot more time, considering your breast form options. Silicone breast forms have a life expectancy of about 2 years; this is a long-term relationship, make sure you love it, before you commit. The last thing that you want is to be rushed in to purchasing something that you are not 100% satisfied with; this is a body part that you are trying to replicate and will define your shape. There are many choices in breast forms, and understandably no one store can have at hand all the types of breast forms available. However, if you are only presented with one breast form in your size and the fitter does not discuss the benefits of various other breast forms, “omitting” the option to order one in, that will better suit your lifestyle, pushing instead

what they have in stock, get yourself out of there in a hurry. When I buy shoes I expect to see a few different styles in my size and would not take kindly to being pushed to buy a 5” spike heel to wear on my way to the gym. Let’s face it, we put a lot of time in to picking new shoes and you have to take buying your breast form even more seriously than that. Your breast form must suit your lifestyle. Silicone breast forms have options such as moldable backs for those with uneven scarring, temperature regulating gel backs for those who find forms too hot, and light weight models for those with back and shoulder concerns. Breast forms can also be purchased with an adhesive back and are great if you are active, want a greater range of clothing choices or need to reduce the pressure that bra straps can place on your shoulders. If you have had a lumpectomy or have naturally uneven breasts, breast shaping products are available that can be worn comfortably in a bra to restore symmetry while looking and feeling natural. If you are reading this and thinking, “Why would I bother? breasts are not that important to me [anymore]”, I implore you to seek out as much information as you can find about the pros and cons of breast prostheses. Although the use of breast forms of any type, silicone, bead or fibre-fill is not mandatory, at the end of the day, is a personal choice that each woman will make for herself. Wearing a breast prosthesis offers other advantages aside from the purely aesthetic feature of looking closer to your pre-surgical self. Breast forms can protect your chest and surgical scars and help balance your posture, preventing problems with curvature of your spine, minimizing shoulder drop, and reducing pain in your neck or back.

Post-operative camisoles and silicone breast forms are just the tip of the iceberg when it comes to mastectomy related products. As breast cancer detection methods improve and survival rates increase, women want to be able to live their life to the fullest post-surgery and the options for help are becoming more refined than ever. The plain, utilitarian mastectomy bra has given way to the sexy, stylish brassieres and the supportive sports bras that today’s women are looking for. Underwire, lace, satin, and racer-back bras are available with pockets to hold breast prostheses securely in place. Want to go swimming or join a yoga class? Pocketed swimsuits are available in a wide range of styles including bikinis and swim dresses and specially created swim breast forms allow for a natural look and feel while swimming. Tank tops and yoga tops with pockets for bre ast forms make exercise apparel accessible to all women. Breast cancer survivors are demanding products that fit in with their lifestyle and make their day- today activities more enjoyable, and manufacturers are listening.
