REFERENCE CHECK

This includes confirming past and current employment and tenancy database checks to ensure they are suitable applicants. All applications will be presented to you and we will give you our recommendation on each applicant.

Legal Documents

Real Estate Institute of NSW have access to the latest documents required for tenancy. This includes the Residential Tenancy Agreement and the Ingoing Condition Report. We also ensure any special conditions that Fair Trading require the landlord to provide the tenant are provided on time and accurately.

Regular Routine Inspections

At the commencement of the tenancy, we will provide the tenant a detailed Ingoing Condition Report with multiple photos of the apartment. We will then conduct an inspection of the property 3 months after the tenant has moved in followed by a 6 monthly inspection or as requested.

RENT COLLECTION & ARREARS

We have a stringent policy and take a more pro-active approach for payment of rent. We direct debit payments from the tenants account and process it once it has been cleared. Our tenants appreciate that we manage this as it is one less thing for them to manage.

Tribunal

Should incidents arise that is beyond our control you may require the matter to be enforced and remedies taken through NSW Civil and Administrative Tribunal. You can be assured our team is fully equipped and experienced to deal with the toughest and most delicate situations.

Monthly Accounting

We will provide you an easy to read statement at the end of month, noting all income and any expenses we can manage on your behalf. We will also provide you a detailed End of Financial Year Statement summarising your yearly transactions, this report is designed so your accountant can easily prepare any tax documents you may require.
