Ques�on: Are you insured against water damage if it is caused by lack of regular maintenance? Answer: Not likely! Insurance companies frequently decline to pay claims for damage caused by leaks if they suspect gu�ers have not been properly maintained. Most policies expect policyholders to take reasonable precau�ons to keep their premises in a good state of repair. Dependent on the policy and insurer, there could be ques�on marks over the extent of cover for blocked gu�ering causing water damage to buildings. Avoid this poten�al problem by cu�ng the problem off at the root. Preven�on is be�er than the cure – avoiding wa‐ ter damage to property is always the best remedy. It is recommended that gu�ers on commercial and residen�al proper�es are cleaned at least one every twelve months. WHAT THE EXPERTS SAY Can you remember, in the old days, when selling your property meant aiming to get on the market in the Spring, a�er the Christmas excesses had nicely died down? Then the market would go up and down depending on school holidays, the weather, special events, current affairs and whether or not there was an R in the month? You catn go on a virtual tour, scan the floor‐ plan, and then click on to maps and even see the property in its ‘Streetview’. (How long before we can scan under the bed to check for dust bunnies?) All of which has transformed the way that we search for a new property and the �me that it takes. You don’t need to trawl around the Estate Agents, picking up a small forest of paper brochures only to discard half of them once you’ve got home and read them properly. You would have had to register with every agent, and then only half of them would contact you when a suitable property came on the market and you could miss your dream home because someone had lost your 5 x 3 card down the back of a filing cabinet. So �me consuming! Now, you can register on the internet sites and whichever agent puts your dream home on the market, you can be informed of it instantly and not miss out. All of which means that vendors have a much be�er chance of selling their property and a purchaser has a be�er chance of finding one, regardless of the �me of year. Realising that my own 79‐year‐old grandmother was struggling with the laptop she had just bought for herself, I contacted David and booked a lesson for her to be held at her own home. To say that she was impressed with David would be an under‐statement. My grandmother has never typed in her life and did not understand the first thing about sending emails, surfing the net, Facebook or, in fact, any task that most of us now take for granted. She wanted to be able to Skype her grandchildren away at university and keep in contact with friends and family via email. She told me that from the very first session with David his compassionate and unpatronising method of teaching put her com‐ pletely at ease. She could not praise him enough for his pa�ence and under‐ standing that not everyone upon purchasing a computer can instantly “log on and get started”.
