Designing For People, Not Trends
Maggie Brady walks us through some of her recent interior design projects, where she focuses on creating spaces that reflect her clients’ personalities — blending comfort, style and practicality without chasing passing fads.
Bejewelled living
This living room design started with a piece of peacock-inspired artwork and some candlesticks that the client already had. The client loved the colours in the artwork, which included pops of pink, green and blue.
To build the colour scheme around the artwork, I selected vibrant blue and pink sofas. The fabric for the blinds was designed by Matthew Williamson, which helped incorporate the jeweltoned colours.
The walls were painted a blue colour called ‘Blue Nova’ from Benjamin Moore, which has violet undertones to complement the other colours in the room.
new.
For the bedding, I used a large-scale floral quilt as the main pattern. To balance this, the curtains were kept plain and solid-coloured.
The wallpaper has a small, delicate floral pattern with peach/ pink tones found in the rug and bedding. Don’t be afraid to mix patterns, as long as you have a ‘hero’ pattern that anchors the design. The key is to vary the scale and intensity of the patterns to create visual interest without overwhelming the space.
Box clever
For this tiny boxroom, I needed

The muted tones in the antique French hand-hooked rug provided a soft base for the other patterns in the room. At auction these rugs are about £400-500 –a fraction of what they cost brand

to think vertically instead of being stuck with the small floor space.
I added a custom made double wardrobe that stretched up to make the most of the height, giving plenty of storage without taking up extra room. Then, I designed a desk with doors that open up to reveal a pull-out table underneath — perfect for homework, drawing or even a keyboard down the line. I also brought in a small stool that works as a bedside table but can double up as extra seating when needed.
The whole idea was to create a space that could grow with him. Instead of just cramming in furniture, I focused on smart, built-in solutions that make the room feel bigger and more useful. I always tell people — when you’re dealing with a small space, think up, not just out!

Doors of perception
The client loved their red front door; I knew right away that it had to be the focal point, setting the tone for the entire space and making a bold first impression.
To complement the door and really make it pop, I swapped out the old grey carpet for a classic black and white checkerboard floor, in tumbled marble. The high-contrast look added a sense of drama and sophistication, making the entryway feel fresh and stylish.
I chose a patterned wallpaper that picked up the red tones from the door, tying everything together. Since it was a small space, I kept the wallpaper limited to just the immediate entry area — enough to make an impact without overwhelming the rest of the home.
I used fake panelling in the double height entrance hall. It’s a great way to add texture and interest without making permanent structural changes. If the homeowner ever wants to remove it, they can.

Retro revival
In my living room, the main feature is a wall with a mix of vintage mirrors and found objects, which really draws the eye. I’ve filled the space with some vintage and antique furniture, like a table and unit that I’ve collected over time, which gives the room a lot of character.
On top of the furniture, I’ve added some decorative items, like cobalt blue glass pieces on a tray, to add layers of interest. The Waterford Crystal lamp was a wedding gift which adds a touch of elegance. I wanted this room to be a showpiece of my personal style, reflecting the items I’ve gathered over the years. It’s a mix of old and new, combining vintage finds with modern touches to give it an eclectic feel.
It’s all about celebrating the past while creating a space that feels uniquely mine.

Curve appeal
This long, dark hallway felt quite uninviting originally. I knew I needed to bring in warmth, texture and colour to transform the space into something more welcoming.
At the end of the hallway, there was a curved wall — always a tricky feature to work with. Instead of fighting against it, I decided to highlight it by using a linear, textured wallpaper in rich teal, blue and green tones. This not only added depth and interest but also framed the curve beautifully, turning it into a striking focal point.
I chose curtains that complemented the wallpaper’s colours and patterns. This helped to visually tie the entire space together and soften the overall feel of the hallway.
The landing had a large, open space that needed something to ground it, so I placed a statement faux tree there. It brought in a lush, natural element without overwhelming the area or taking up too much floor space.

Vanity flair
The original bathroom had a shower, but my clients never used it. Rather than letting it take up space, we decided to take it out and open up the layout to make it more functional.
For storage and style, I designed a custom vanity unit that perfectly fit the space. Custom vanities give a tailored look and can cost between £800 and £1,200, depending on the countertop material you choose.
The floor tiles really became the star of the show, adding personality to the bathroom. I picked a patterned design that brought some energy to the space and set the tone for the rest of the colour scheme.
To tie it all together, I chose a wall colour that complemented the floor tiles. I used Colour Trend, an Irish paint brand known for its rich finishes, which really brought warmth and depth to the design.

Condition Surveys

Building Survey Reports

What is a building survey?
Robert Colhoun of Robert’s Building Surveying explains.
A Building Survey provides a detailed evaluation of a property’s condition, identifying any defects, potential risks and areas that may require immediate attention or future maintenance.
Building surveys are in fact the most comprehensive type of property survey available, offering an in-depth analysis of the condition of a building.
These surveys are particularly suited for older properties, properties that have undergone significant alterations, or buildings in need of major repairs.
By identifying potential issues early, a building survey helps you avoid unexpected costs and manage risks effectively. Here’s what you can expect from a building survey:
Exterior inspection: A comprehensive assessment of the roof, walls, windows, doors, chimneys and external features like gutters and drainage. The survey looks for structural issues, signs of wear and tear and any defects that could affect the building’s stability and safety.
Interior inspection: Inside the property, the survey examines the condition of the walls, ceilings, floors and built-in fittings. Special attention is paid to signs of dampness, subsidence, structural movement and the integrity of internal finishes.
Services review: The building survey includes a review of essential services such as heating, plumbing, electrical systems and drainage. While this is a visual inspection, it aims to identify any obvious issues that may need further investigation or repair.
Property history and structure: The survey also considers the property’s history, construction materials and techniques used. This helps to provide context for any issues identified and informs recommendations for repairs or maintenance.
Energy performance: Issues affecting the buildings efficiency to retain heat. This includes both the hot water system and the performance of the entire building envelope (insulation/airtightness and openings).
Risks and recommendations: At the conclusion of the survey, a detailed report is provided based on the property’s condition, highlighting any defects, risks or areas of concern. The report includes recommendations for repairs, maintenance and potential improvements, as well as an assessment of any further investigations that might be needed. This will help you plan for repairs, maintenance and future costs through a ratings system that shows you which work should be done first.

Designed for life: how smart interiors transformed this family home
With a busy family life and a fast-paced renovation timeline, this project called for smart spatial planning, a blend of practicality and elegance and a meticulous approach to interior design. We speak to Louise McKenna about the challenges, standout features and finishing touches that made this home both functional and beautiful.

Expanding a family home is never just about adding space — it’s about making sure that space works harmoniously with the existing structure and the people who live in it. In this project, a two-story extension introduced additional living areas, a home office and new bedrooms, while a carefully curated design scheme ensured a seamless flow throughout.
We catch up with Louise to discuss how early-stage planning, material choices and clever lighting played a role in shaping a home that’s not only stylish but built for real family life.
Q: What was the design brief for this project?
Louise McKenna: The clients wanted a home that accommodated their large family while maintaining a sense of connection between spaces. The extension added much-

needed extra living space, a home office, ground floor wc with extra bedrooms, ensuite and a dressing room on the first floor. Our role started early in the planning phase. This is the point where most impact can be created. We were able to suggest revisions to allow for window dressings, create intricate ceiling details and establish a smooth flow from one space to another. The ground floor living areas feature glazed doors that provide visibility between spaces while still ensuring privacy.

Q: This was a fast-paced project. How
did you manage to complete it in time for Christmas?
Louise McKenna: This was the quickest turnaround we’ve ever worked on! The client was incredibly organised and ensured everything ran like clockwork. We were ready to step in at the right time to furnish and style eight rooms just before Christmas.
Q: How did you approach the lounge room?
Louise McKenna: The key to making this room effective was the layout, as it features three doors leading into it — one set being double doors — and four windows. With this configuration, it can be challenging to create a cosy space. During the
planning stage, we moved the door positions to ensure they didn’t interfere with the room’s functionality.
The clients wanted to create a homely atmosphere where their children could enjoy spending time, so we opted for tiled floors, leather furniture and stainguarded upholstery. Our goal was to make them feel relaxed in their lounge without compromising on practicality.
Lighting plays a crucial role in achieving the ambient, warm vibe we aimed for. In addition to the feature chandelier, we installed
Envy in Dungannon. Practical materials, like scrubbable vinyl wallpaper and leather sofas, were softened with embroidered fabrics and layered lighting.
Q:
The home office had some layout challenges. How did you tackle them?
Louise McKenna: With doors on three of its four walls, we designed a peninsula desk that extends from a feature wall, incorporating storage for the printer and office essentials. Light-

hard wired 5-amp lamps, wall lights and LED accent lighting. This includes the media wall alcoves, strip lighting shining down on the window dressings and coving lighting that highlights the feature wallpaper made from cork and gold leaf.
The client sourced a 90” TV and a two-metre long electric fire. We designed the media wall around these elements, creating alcoves for display and adding wooden frames for warmth. Despite the room’s large size and several hard finishes, we successfully achieved a soft, ambient and cosy lounge.
Q: How did you ensure the sunroom felt connected to the lounge while giving it its own character?
Louise McKenna: A glazed door links the two spaces, so we used complementary flooring — straight plank wood-effect tiles in the sunroom and parquet-style tiles in the lounge, both from Bathroom

filtering voile curtains maintain a connection to the outside play area and allow light through to the lounge.
Q: Tell us about the master bedroom’s transformation.
Louise McKenna: This room had the option of vaulting the ceiling so we went with it and designed the lighting around this. The headboard wall became a focal point with a Casamance mural wallpaper and a bespoke upholstered headboard. As we were involved at the early planning stages, we could opt to install electric, remote controlled Roman blinds, which were prewired at first fix electrics. The final challenge was finding a piece of furniture to accommodate the box needed for the picture TV. We also designed a beautiful dressing room and
ensuite bathroom to complement the bedroom.
Q: How did you approach the finishing touches

and ensure the existing spaces felt connected to the new extension?
Louise McKenna: We supplied everything from wall coverings and bespoke upholstery to window dressings, soft furnishings and the final styling touches, including shelving and artwork. After completing the extension, the existing kitchen, living and dining area felt a little disconnected. To bring harmony to the open plan space, we refreshed what was already there to give it a fresh new look. This included adding custom-made barstools and dining chairs, as well as reupholstering some existing furniture.

To further tie in the design, we introduced refined details to the media wall and transformed the overall look with a new colour palette. Through wallpaper, paint, Roman blinds and cushions, we tied everything together, creating a beautifully flowing space.
Q: What made this project particularly rewarding?
Louise McKenna: We built a great rapport with the clients, which allowed us to truly understand their needs and style preferences. The result is a home that balances practicality and elegance — designed for real family living.
Louise McKenna heads up Louelle Designs, an established interior design studio that specialises in full home projects from early planning pre build stage, through all stages including lighting and electrical designs, sanitary specification through to supply of soft furnishings, window dressings and lighting.
