Welcome to Florida Sell NowYour Compassionate Partner in Transition.
We understand the unique challenges that individuals face when dealing with properties left stranded by transitioning senior citizens.
Navigating through the process of transition, whether due to a parent moving to senior living facilities or the passing of a loved one, can be emotionally and logistically overwhelming. Our mission is to offer a supportive solution that goes beyond a simple real estate transaction. We specialize in purchasing homes in as-is condition, providing a compassionate and efficient service tailored to the specific needs of children and families of transitioning seniors.
As you embark on this journey, Florida Sell Now stands as a reliable partner, committed to simplifying the process and offering a helping hand during a challenging time.
When the house is a mess...
Managing a property that requires extensive attention or is in a state of disarray can be an emotionally taxing experience for families. Beyond the physical aspects of cleanup, the process often involves untangling emotional ties, addressing strained relationships, and dealing with unexpected complexities.
The burden extends beyond the immediate task of organizing and cleaning, impacting the overall well-
being of those left to navigate these challenges.
At Florida Sell Now, we recognize the multifaceted nature of property transitions and are committed to providing comprehensive solutions. Our aim is to alleviate the stress associated with property management, offering a supportive and efficient approach to ensure a seamless transition for families during these trying times.
Florida Sell Now is dedicated to providing tailored solutions that alleviate the burden on families and ensure a seamless transition for seniors and their loved ones. Florida Sell Now is dedicated to transforming property transitions into positive experiences for seniors and their families.
Our mission extends beyond mere transactions; we aim to revitalize properties, restoring them to their full potential and enhancing the fabric of their neighborhoods. By turning neglected properties into aesthetically pleasing homes, we strive to contribute positively to the community.
Through our efficient and compassionate approach, we seek to not only uplift individual homes but also create a ripple effect of improvement, ensuring our mission resonates in every neighborhood we serve.
Which Hearing Aid & Tinnitus Treatment is Best for Me?
At Doctors Hearing, these are two common questions that we are asked daily. Because we prioritize patient patient care, we can honestly say there is no one hearing aid or one tinnitus treatment that works best for every patient. As a medically based practice, we work with all manufacturers.
Just as a medical doctor could never ethically align with a pharmaceutical company, we will never align with or promote a hearing aid or tinnitus aid manufacturer.
To find the best treatment we must
focus on the proper diagnosis first, the root cause of an ailment. Doctors Hearing provides expert services in diagnosing the causes of hearing loss and tinnitus.
Think of hearing aids like eyeglasses. Patients with more severe loss might require prescription devices. Patients with mild loss might be able to benefit from over-the-counter hearing aids. Treatment options for tinnitus include hearing aids, tinnitus aids, Tinnitus Retraining Therapy, and referrals to other doctors. At Doctors Hearing, we can help educate patients on the best treatment for each individual.

The Link Between Hearing Loss and Physical Health
Did you know hearing loss affects around 48 million people in the US alone? These statistics are even more alarming as new research shows a direct connection between hearing loss and poorer physical health, especially in older adults.
Below are some areas where hearing loss can affect your physical health:
• Issues with Balance, Dizziness, and Vertigo & Increased Risk of Falls: Your inner ear helps you hear, as well as balance. Hearing loss can lead to instability and research shows even mild degrees of hearing loss can triple the risk of falls.
• Brain Atrophy & Increase Risk of De-
mentia: New research is showing a direct link between hearing loss and brain atrophy (shrinkage), particularly in the temporal lobe, which is responsible for many cognitive functions including memory and critical thinking. This shrinkage is one of the leading explanations linking hearing loss to dementia.
• Decreased Physical Activity: When you lose the ability to hear what is going on around you, it makes it difficult to exercise effectively or engage in certain physical activities. If you suspect you may have a hearing loss, please call 239-392-5590 to make an appointment at one of our locations below today!

When Is Hospice the Right Option for Care?
symptom management for a
quality of life When you or a loved one faces the challenges of an advanced illness, hospice care can offer compassionate support during this
time. VITAS® Healthcare provides services for patients and residents throughout Southwest Florida, including Collier, Lee, Hendry, and Glades counties.
Emergencies Require Timely Care
Take quick action with a possible heart attack or stroke. Life—threatening blockages and arrhythmias need timely detection and treatment to support the best possible outcome. Waiting to get help can increase the damage to heart muscle or brain tissue.
Physicians Regional Healthcare System has resources ready to support diagnosis and intervention in the event of heart attack or stroke. Both hospitals have received full Chest Pain Center with Primary PCI Accreditations and are Accredited Echocardiography Centers. This means that they both have percutaneous coronary intervention (PCI) available 24/7 on site. Our cardiac care teams provide complete heart care services for patients throughout the area.
The cardiac program gives patients local access to a team of specialists from emergency management services, emergency department, and cath lab to floor nurses, boardcertified and fellowship trained cardiac physicians and advanced practice nurses providing rapid response, evaluation, diagnosis and treatment in an environment that is dedicated to cardiac care.
Physicians Regional Pine Ridge is a joint commission thrombectomy capable stroke center. They are also the first hospital to hold the distinction of DNV Comprehensive Stroke Center Certification in Collier County. That designation encompasses
the full spectrum of stroke care— diagnosis, treatment, rehabilitation and education—and establishes clear metrics to evaluate outcomes. Physicians Regional Collier Blvd is a DNV Primary Stroke Center, meaning that the medical center addresses the full spectrum of stroke care –diagnosis, treatment, rehabilitation and education – and establishes clear metrics to evaluate outcomes
PRHS has also received the American Heart Association’s Get With The Guidelines- Stroke Quality Achievement Award for their commitment to ensuring stroke patients receive the most appropriate treatment. Our stroke team is part of an elite group of professionals that provide advanced care to patients presenting with severe types of strokes. We offer a higher level of treatment and specialized care in the spectrum of diagnostic studies, treatments, procedures, prevention, and rehabilitation resources.
Physicians Regional Healthcare System encourages patients to not put off medical care and seek help if needed. Calling 9-1-1 for an ambulance is the best action when someone you are with experiences heart attack or stroke symptoms. EMS crews are trained to care for patients experiencing heart attack and stroke, so you’ll get medical care sooner.

How to Know When It’s Time to Move Your Parents to Senior Living
Unfortunately, in our society people often don’t want to address the challenges of aging until they absolutely have to. At Oasis Senior Advisors, we strongly advise you to be proactive, not reactive.
So how do you know when it’s time to act? Aging seniors tend to wear their pride on their sleeve, and they’ll do whatever they can to hide their frailties with you. Pay close attention when you talk to them or visit. Here are some signs that it’s time to consider bringing in home health care or looking at senior living communities:
• Isolation causing loneliness and possibly depression. Studies have shown that socialization and mental stimulation are key components to healthy aging. Moving to a senior living community is usually the best solution so they can make friends, socialize during meals, participate in activities with little effort, and become part of a community.
• Loss of driver’s license. This is such a difficult subject to broach, even when we know our loved one is not only endangering herself, but also the other drivers on the road. It becomes much easier to ask them to stop driving if you can offer a viable solution such as having a caregiver who drives or moving to a senior living community that provides transportation.
• Frequent falls. When an older adult falls, it can often mark the beginning of a great decline in physical condition and health status. Please do everything in your power to obtain assistance in the home or move them to a senior living community before a life changing fall happens!
• Drastic weight loss. Malnutrition in older adults often happens when he or she can no longer shop and/or prepare meals adequately.
• Increased forgetfulness or confusion. This is when it becomes critical to have a caregiver looking out for your loved one, either in the home or at a senior living community.
• You are spending an inordinate amount of time caring for your loved one. You might be going to their home to help them bathe, get dressed, or even use the toilet. It’s very stressful to have to give up so much of your own time, and it puts your loved ones in a situation that is often uncomfortable since your parent/child roles are now being reversed. It’s healthier to have a hired caregiver–either in the home or at a senior living community–performing these duties. This allows you to resume your role as the child or other caring relative.
Remember you don’t have to go it alone. There are plenty of local resources including a network of Certified Senor Advisors® (CSAs ) such as myself who are here to help.

Empowering Retirees to Live a Financially Stress-Free Retirement
I am Susan Pomfret, RICP® and I have been in the Home Equity Conversion Mortgage (HECM) and Reverse Mortgage industry since 1989, having been one of the first to originate a HECM under the FHA Pilot Program.
I am very passionate about these products because I have seen the tremendous help they provide to those who I serve; I have been a senior citizen advocate for over 30 years.
A HECM is available to those 62+ and is insured by the Federal Housing Administration (FHA). There are flexible payment plan options that the borrower can receive:
• Money at closing
• Monthly payment
• Line of Credit or
• A combination of these
A Reverse Mortgage offers loan amounts to $4 million, available to those ages 55+ (in most states).
Both products allow borrowers to tap into a portion of the equity in their home and the loan does not have to be repaid until all borrowers are no longer occupying the home as their primary residence, the home is sold or both borrowers pass away.

Family caregivers provide the support that allows seniors to stay in the comfort of their homes as they age. These dedicated individuals often juggle caregiving with other responsibilities, ensuring their loved ones maintain a high quality of life in familiar surroundings.
Caregiving can be physically and emotionally challenging. Managing daily routines, medical care, and emotional support can be overwhelming. That’s why taking time for self-care is essential. Respite care offers family caregivers a temporary break, giving them the chance to rest, recharge, and return to their caregiving duties refreshed.
At Accessible Home Health Care of Naples, we understand the vital role family caregivers play. Our care services are designed to help give caregivers the relief they need, while providing compassionate, professional care for their loved ones. Whether it’s for a few hours or days, we’re here to help manage the caregiving journey.
Family caregivers are truly the heart of home care.
By recognizing their dedication and providing them with resources and relief, we ensure they can continue making a positive difference in their loved ones’ lives.

First in Home Care
Interim HealthCare of Fort Myers is a locally owned and operated family business, joyfully serving all of Lee County.
Chiyuki and I are married, so we’re partners in life, and our passion is to bring excellent healthcare into the homes and lives of you and your loved ones! Chiyuki is from Japan, where deep respect for seniors is part of every aspect of the culture and traditions. As for me, Craig, I’m motivated to bring the peace and dignity that my maternal grandmother was deprived of during her final years into the lives of every patient I meet.
Our governing principle is that we won’t hire anyone who we wouldn’t allow to care for our loved ones. Likewise, when selecting staff, the same rule applies: is this person someone we would want to care for our loved ones? This helps us to ensure the highest quality of care for you and your loved ones.
Team Fort Myers loves to serve and loves everyone that we serve!

the staff are happy and comfortable. A happy caregiver makes a very happy client.
SKR Home and Healthcare Solutions LLC is excited and ready to raise the level of care in Naples and surrounding counties.
Choosing the right care for your loved one is a significant decision. Executive Home Care offers a comprehensive range of in-home care services tailored to meet the unique needs of seniors and individuals with disabilities.

Knowing when it’s time to consider professional care can be challenging. Signs that it might be the right time include noticeable difficulties with daily tasks like bathing, dressing, or managing medications, increased forgetfulness or confusion, or frequent falls and mobility issues. If you’re concerned about your loved one’s safety or well-being, or if caregiving is becoming overwhelming, it may be time to explore in-home care options. Executive Home Care provides the peace of mind that comes with knowing your loved one is in capable, caring hands, allowing them to maintain their independence while receiving the support they need.

CCRC DEFINITIONS
CONTINUING CARE RETIREMENT COMMUNITY (CCRC), ALSO KNOWN AS LIFE PLAN COMMUNITY –
A community that offers several kinds of residences for independent living and various levels of health care services.
CCRCs usually provide a written agreement or long-term contract between the resident (frequently lasting the term of the resident’s lifetime) and the community is generally all on one campus or site.
Most CCRCs require a one-time upfront entrance fee and a predictable monthly fee, which gives the resident the right to occupy an independent living residence, enjoy all the services and amenities offered by the community, and have access to long-term onsite health care when and if they need it. CCRCs are designed to provide an active, fulfilling lifestyle, along with peace of mind for the future. Age restriction is usually 62+, although that varies from one community to another. While all CCRCs offer residential accommodations and amenities, the range and cost of entrance fees and monthly service fees may vary.
CCRC CONTRACT TYPES – A CCRC offers different types of payment contracts.
Type A - Life Care
A Life Care community is a CCRC that offers complete access to not only full-service housing options and a wide range of premium amenities and services, but also complete on-site
long-term health care. Through a one-time entrance fee and monthly service fee, the resident has a home for life at this type of community. If the need arises for assisted living, memory support or skilled nursing, the resident may transfer to the appropriate level of care at a predetermined, substantially discounted monthly rate for as long as care is needed. Type A Life Care communities promise to care for residents for the rest of their lives, without significantly increasing their monthly fees. Contract specifics vary, however, the benefit of all Life Care contracts is that — except for annual increases in monthly service fees charged to all community residents — those who opt for Life Care know they can count on high-quality care, all available on the same community campus — at predictable rates for the rest of their lives, and they’ll generally be paying far less than they would on the open market for txxhese services. They know where they’ll get this care, who will provide it, and how much it will cost.
Type B - Modified CCRC
These communities provide housing, services and amenities, with assisted living, memory support and skilled nursing care typically provided by a contract that is one of two types: 1) a limited number of free days included as part of the entrance fee, with additional care billed at per diem market rates, or 2) an ongoing, minimally discounted rate. Health care services may be delivered on or off site, and
two monthly fees may be incurred if couples require different levels of care.
Type C - Fee-for-Service
In a fee-for-service community contract, housing, services and amenities are provided under a residence agreement. Access to long-term care, as needed, is typically guaranteed, but charged at fee-for-service market rates. If the resident at some point requires care on a short-term basis, in order to maintain their independent living residence, that resident would be required to pay the monthly fee on the independent living residence, plus the costs of housing and health care received in the assisted living, memory support or skilled nursing residence.
CONTINUING CARE AT HOME
(CCAH) - Often referred to as a “CCRC without Walls” Continuing Care at Home, members enroll when they’re healthy and well; they pay fees (typically an entrance fee paid either up front or over a period of time and a monthly or annual fee) in exchange for a promise of future care. Services covered by the plan include care coordination, nonmedical home care, emergency response system,
adult day care and coordination of Medicare services, all designed to help the individual remain at home for as long as possible. Access to care in an assisted living or nursing home, if it becomes necessary, is also part of most programs. If the member experiences a change in health, the CCaH care coordinator arranges for the needed services, and the plan pays for the care—up to daily and lifetime limits selected at the time of enrollment.
EQUITY CCRCS –
Residents living in an equity CCRC actually own their home or apartment but still pay a monthly service fee or “membership fee” for services and amenities, including home maintenance and all of the other hospitality and operating services. As with any type of residential real estate, the property will eventually pass to the resident’s heirs or the estate. Not all equity CCRC’s have all levels of care onsite. If a resident of requires long-term care, they would likely be able to tap into the equity of the home via an equity line or reverse mortgage, if necessary. With this model, residents will usually pay the full market rate cost of long-term care services if and when needed.

INDEPENDENT LIVING DEFINITIONS
ACTIVE ADULT RETIREMENT COMMU-
NITY: Active adult communities offer independent, relatively maintenance-free living to residents aged 55 and over. In “age restricted” active adult communities, 80% of homeowners must be 55 and over, while “age-targeted” communities simply market to the 55+ crowd.
INDEPENDENT
LIVING
(IL): Communities designed specifically for the aging adult to enhance quality of life and remain independent as long as possible. A community may offer annual rentals or month-to-month. Independent Communities provide residents with convenient access to dining and meal plans, entertainment and social activities, transportation, housekeeping and laundry, maintenance, wellness
clinics, and access to third party medical services. Apartment styles vary and can include studios, one bedrooms, or two bedrooms. Communities offer amenities such as full kitchens, on-site pool, fitness center, walking paths, and more. These communities are NOT licensed to provide personal/nursing care.
SUPERVISED INDEPENDENT LIVING:
If you or your loved one may not need all the benefits of assisted living, then supervised independent living may be the right option for you. It’s the perfect bridge between being completely independent and not necessarily needing all of the care assisted living residents may need. Traditional independent options plus the option of adding ala carte personal care services as needed.

Resident Spotlight
COUPLE FINDS
SENSE OF COMMUNITY
AT THE CARLISLE NAPLES
Karen and Peter Rossi have found a perfect blend of luxury amenities and services, and a strong sense of community at The Carlisle Naples, where they’ve lived since January 2023. After relocating from their South Fort Myers home, the couple, along with their two cats, have adapted well to their new lifestyle.
Peter, an avid socializer, has discovered that the community’s Living Room—the heart of The Carlisle—and engaging exercise classes are ideal for meeting fellow residents. “It’s a great way to connect,” he says. “Everyone has been incredibly welcoming.” The couple particularly enjoys the exceptional dining at The Carlisle with Peter favoring the rack of lamb while Karen’s favorite is the beef tenderloin. There are many menu options including a plant-forward FreshZest menu.
Karen, a fine art appraiser and member of The Carlisle’s Resident Council, has forged connections through canasta games. “I’ve met the most incredible people with fascinating backgrounds,” she shares.
The Rossis appreciate the balance between independence and community living. “I no longer have any obligations, and we can spend each day as we wish,” Karen notes. “What could be better?” They enjoy the option to cook in their kitchen within their well-appointed residence but relish the freedom from regular grocery shopping.
Both emphasize the importance of active participation in community life. “You can be as relaxed as you please at The Carlisle Naples, but we encourage everyone to get out and meet others. There’s always someone around, and you’ll love meeting all the wonderful people here.”
Praising the “absolutely fabulous” staff, the Rossis encourage others to experience The Carlisle firsthand. “People often have preconceived notions of what a retirement community is like,” she said. “But come and visit to see for yourself. It’ll give you a new perspective!”

TYPES OF ASSISTED LIVING COMMUNITY LICENSES:
There are four types of assisted living licenses. A community must have a standard assisted living community license in order to operate in the state of Florida. The other four licenses can be added in order for the community to provide services designated outside the spectrum of a standard assisted living community license.
STANDARD LICENSE: A residential community that provides direct physical assistance with or the supervision of activities of daily living, assistance with medication(s) and other similar services.
LIMITED NURSING SERVICES
(LNS) LICENSE: An assisted living community with a LNS license provides the same services as a Standard License Community as well as nursing services provided by licensed nurses within the scope of their nursing practice. The resident would still need to meet admission and continued residency criteria. LNS services include but are not limited to:
• Nursing assessments
• Administration of medications
• Measurement and recording of vital signs and weight
• Dietary management, including special diets, monitoring nutrition, food, and fluid intake
• Diabetes management, oxygen administration, and wound care
EXTENDED CONGREGATE CARE
(ECC)
LICENSE:
An assisted living community with an ECC license allows a resident to age in place. In addition to LNS services, ECC communitites provide:
• Total help with bathing, dressing, grooming and toileting
• Assistance with (non-nasogastric) tube feeding
LIMITED MENTAL HEALTH LICENSE:
An assisted living community that serves three or more mental health residents. The basic services of assisted living are provided to the resident. In addition to these services, LMH license provides mental heatlh services to support the individual.
MEMORY CARE: These are licensed assisted living communities that specialize in delivering care to residents suffering from a cognitive impairment. These include but are not limited to: mild cognitive impairment, dementia and Alzheimer’s. Communities are secure for residents’ safety and provide 24-hour supervised care. The same license rules apply as assisted living. Staff members are trained for the special needs of this population.
SHORT TERM/RESPITE CARE:
Circumstances require a caregiver to seek temporary senior housing for your loved one. Knowing they can move seamlessly into an emergency care environment that supports the wellness needs of seniors allows
peace of mind when you are called away for business or vacation, or if you just need a short break from caregiving.
ACTIVITIES OF DAILY LIVING (ADLs):
Define the personal care services available in assisted living and include bathing, dressing, grooming, bathroom assistance, eating and ambulation. Medication Administration and transferring are not ADLs but are factors in determining a person’s level of functioning.
ADULT DAY STAY PROGRAMS:
There are two general types of adult day care programs. One is based on a medical model and the other on a social model. The medical model provides comprehensive medical, therapeutic, and rehabilitation day treatment. The social model offers supervised activities, peer support, companionship, and recreation. Both models assist older adults and those with chronic conditions to remain as independent as possible, for as long as possible.

SKILLED NURSING
SKILLED NURSING DEFINITIONS
SKILLED NURSING FACILITIY (SNF):
This level of care is typically found in a nursing center or a transitional care unit in a hospital.
Skilled Nursing commonly offers two types of care within the community, short-term rehabilitation and long-term care. Short-term rehabilitation is typically paid for by Medicare or Insurance Plans and includes but is not limited to therapies and nursing care. Physical, occupational, speech and respiratory therapies are commonly offered within a SNF. Health monitoring, 24 hour personal care (activities of daily living), trach care and more are provided within a SNF. Rooms are typically furnished and depending on the community may offer both provate and shared accomodations. Other services include meals, activities, transportation, phone service, cable television and all personal care. Depending on the facility, payor sources accepted are Medicare, Medicaid, VA, insurance plans & private sources.
PHYSICAL THERAPY (PT): Refers to assessing and treating large motor function, utilizing rehabilitative techniques of exercise, gait training, prosthetics, and heat to restore the client to his/ her highest functional level of strength, range of motion and mobility.
SPEECH THERAPY (ST): Assesses and treats speech and swallowing disorders. Provides individually designed treatment programs to maximize communicative effectiveness for the client, such as stroke, head injury, laryngectomy, voice disorders, as well as cognitive deficits.
OCCUPATIONAL THERAPY (OT): Assesses and treats small motor function. Utilizes rehabilitative techniques of exercise, splinting and assistive devices to increase the client’s ability to carry out normal daily activity such as feeding, dressing, grooming, and performing household tasks. Guides client through specialized regimes and encourages sensory and muscle return. Exercises and activities are used to increase upper body extremity function.
TRACH CARE: Refers to care administered to patients who have undergone a tracheotomy. A tracheotomy is a surgical procedure in which a cut or opening is made in the windpipe (trachea). The surgeon inserts a tube into the opening to bypass an obstruction, allow air to get to the lungs, or remove secretions.
LONG TERM CARE: Skilled nursing communities can offer care to people who cannot be cared for at home or in the community. They provide 24
hour care, nursing and rehabilitation services, meals, activities, help with daily living and supervision. Many communities also offer temporary or periodic care called Respite Care.
METHODS OF PAYMENT: Not all nursing homes accept all forms of payments. Furthermore, some nursing homes are limited in the number of beds available for a particular payment form.
INSURANCE, HMOS, AND OTHER
PAYERS: Some long-term care insurance, commercial insurance, commercial Health Maintenance Organization (HMO), Veteran’s Administration, Workers’ Compensation, and other programs cover nursing home stays. Plans vary.
SOCIAL WORKER: A clinical social worker whose purpose in health care is to enhance, promote, maintain, and restore the best possible social abilities of the patient or family. Services provided may be preventative, developmental, or remedial in nature.
MEDICARE: Medicare is a Federal program that serves people 65 and older and those with certain disabilities, regardless of income. Qualified individuals are automatically enrolled in Medicare Part A, but must apply to become eligible for Part B coverage. Medicare generally pays for
the first twenty days in a nursing home following a hospital stay of at least three days. Medicare generally pays a portion of the nursing home bill (after the first 20 days) for up to 100 days per year.
MEDICAID: Medicaid is a stateadministered medical assistance program that serves low-income families, those 65 and older, people who are blind, and people who are disabled. You must apply and qualify for Medicaid before you are eligible for Medicaid coverage. Schedule an appointment with your local Department of Children and Family Services’ Medicaid Eligibility office to determine if you are financially eligible for Medicaid. Applicants must demonstrate that assets and income are below a maximum level, as well as other criteria in order to be eligible. Medicaid applicants must also meet medical eligibility for nursing home placement.
VETERAN’S BENEFITS - AID
& ATTENDANCE: A program available from the Department of Veterans Affairs for qualified veterans who have wartime service and are qualified to receive a VA Pension. Financial and medical qualifications apply.
