BEYOND LIMITS

hile you chart your course towards your dream home, you may sometimes hit a brick wall that will stunt your pursuit. This “brick wall presents itself in many forms be it financial, distance or even space requirement. Some may resign to this frustrating fate and give up on their dreams while others discover a whole new world of possibilities on the side of their limits. Only by broadening your horizons and recognizing that a dream property could very much exist on a different address you’ll realize your dream is still within grasp. Go for it, look beyond the confinement of borders, beyond limits, and seize the keys to your new life.

here would you rather live? Kuala Lumpur or Nilai?” Now, take a moment to deliberate that question. Once you have, let’s then deliberate your answer. Why did you pick that place?

Beyond Distance

Beyond Time

If you picked Kuala Lumpur, it would be safe to assume that you’re either working in or travel into Kuala Lumpur regularly. Hence, it would make sense to pick the city as a place to be rooted to, or would it?

Establishing that you save commute time, imagine what you could do with them. Imagine its impact on your social life. More chances to frequent the park for runs, more opportunities for get-togethers with friends, and best of all, more quality time with your family and loved ones.

Although you’ve factored in travel distance, you may have left out another important factor, time. Exponential increase of vehicles on the road means more time spent in traffic – despite the relatively nearer distance.

Needless to say, when you consider the location of your next home, you’re also considering the wellbeing of your loved ones in terms of educations, leisure, convenience and safety. So, if you were asked the same question from the beginning, which answer would you choose now?

On the contrary, although the distance between Kuala Lumpur and Nilai is farther but alternative routes and highways present a much smoother and pleasant experience – saving you valuable time.

Air Plants Have you heard of Tillandsia or “Air Plants”? Like the name suggests, this plant gets most of its nutrients from, yes you guessed it, air. These little beauties are perfect for your room, work or even school as they require little attention and are low-maintenance. So should there be land limitations, or you’re just not into getting your hands dirty in soil, Air Plants might just be the right solution for you.

Planting without Soil Earlier, we introduced Air Plants that hardly require any land. If air plant isn’t your cup of tea, why not pick a plant that literally grows in cups? There are a host of plants that can be grown in water containers, for example, peppermints and spearmints. As for the water in the containers, the best options are spring water or well water as they already have dissolved minerals in them but if you don’t have a well nearby, don’t worry, tap water or stored rainwater would still do the trick!

Beyond Workspace Since we are on the topic of water plants, we might as well explore the possibilities of turning your tabletop into a mini garden of its own. Aloe, peace lily, cactus and even bonsai are the usual suspects when we talk about tabletop plants. Most of these plants are also easy to care and require little upkeep – just make sure to put them by the window where they get enough sunlight. Placing these plants on your table allows you to bring nature into your home while the plants play a role as a reminder for you to take a breather every once in a while.

O

ne of the most common causes of domestic fires in homes and commercial buildings is faulty wiring that lead to short circuits. It is important to note that your property and its wiring are never exempted from the regular wear and tear. Protect your home and family from these mishaps by following our 7 point checklist.

Avoid Using Multiple Plug Sockets Overloading your sockets is the fastest and easiest way to cause a short circuit. Avoid this by using one appliance at a time. Watch out for these signs: dimmed flickering lights, poor quality images on your monitor, or overheated electrical equipment.

Ensure That Your Circuit Protection Is Up-to-Date Get an electrician to do a thorough check to see if your circuit protection equipment is up to date. Fuse boxes can have insect infestations that can easily cause short circuits.

Check Condition of Your Wires & Cables The rubber casing around your electrical wires are not impervious to wear and tear. Check them frequently to ensure they are not exposed or damaged.

a seri pajam development newsletter / p.g 15

Study The “Load Profile Of Your Appliances & Electrical System Different appliances require different volumes of electricity to make them work. Make sure your appliances are attached to sockets that can take the load, and as mentioned in point one, avoid overloading the sockets.

Proper Earthing Is A Must Get a certified electrician to check if the earthing to your home is done properly. Earthing is important to effectively channel electrical surges down into the ground and it can save your electrical appliances from being short-circuited.

As the saying goes: better be safe than sorry. Call a professional electrician today to help you get your home electricity in order.

Watch Your Height Antennas attached to the top of your house can be a safety hazard as it may act as a lightning rod during storms. Watch the height of your antenna to avoid any mishaps.

Check Your Surroundings Trees and electrical lines are a precarious combination. Watch out for trees around your neighborhood that may get in the way of your electrical wires, which may lead to fires or electrocution.

Get a professional electrician on Kaodim.com today to help you get your home in order.

A

spiring homeowners today are faced with two options – to either purchase a new property or dig deep into their pockets for a sub-sale home. While each type has its own advantages, homebuyers should give careful consideration in weighing their options before taking the plunge.

How deep is your pocket? Needless to say, one of the main factors that a homebuyer should consider is price. Although house size and location contribute to the total cost, new homes are normally more expensive than sub-sale homes. That being said, new homes are often made attractive with numerous financing options as well as rebates from developers while sub-sale homes require the buyers to seek out own loans from financial institutions.

hen searching for work, we tend to narrow our search to only the Klang Valley, as is natural with it being the commercial center of Malaysia. But new and great changes are coming to Negeri Sembilan that give job hunters reason to celebrate. In 2015, the Negeri Sembilan government proposed setting up the Malaysia Vision Valley (MVV), a private sector-drive initiative encompassing an area of 108,000ha in Nilai, Seremban and Port Dickson. The MVV will be set in motion this year and will herald a new beginning for Lukut as it brings with it rapid urbanisation. With foreign and domestic investments projected to increase, along with it comes numerous new jobs opportunities. Coupled with the affordable land value and high-quality township designs, Lukut holds a bright future ahead of it. Job seekers no longer have to contain their search to merely Klang Valley as a new and exciting world is taking root in Lukut with many affluent families already beginning to make the move.

CARES THE STORY OF CITRA RESIDENCY

H

idden in a quiet corner of Nilai is a beaming new neighborhood that is reclaiming the Malaysian way. Citra Residency is a low-density town villa development that recently opened its gates to a host of new residents. We caught up with the new homeowners to speak a little more on what makes their neighborhood so special.

a seri pajam development newsletter / p.g 33

“They are ever so willing to take care of the place, says Fahir, a resident of Citra Residency who moved in a little over 3 months ago. He is referring to his neighbors whom he can’t stop raving about. Fahir believes the active and involved community comes from the fact that everyone moving to Citra Residency has bought the property to live in and not to rent out. This means the residents are the actual homeowners and not merely the tenants. This, Fahir says, creates an involved community that truly cares about the quality and safety of the neighborhood.

p.g 34 / issue #14 / Welcome Home

Aiza Azrin, a resident and a staff of Universiti Sains Islam Malaysia, says that getting in and out of the neighborhood is easy. “Many highways are close by, like LEKAS” she says, “and going to KL is very easy because of the neighboring KTM Station.” Shopping for your home is also made easy with hypermarkets like Tesco just a few minutes drive away. But one main aspect that has the residents truly feeling at home is the security. “The development is gated & guarded which makes me feel very safe,” says Mohd Hassanul who moved into Citra Residency not more than 4 months ago. “I bought this property because through research I found that Seri Pajam Development really provides affordable homes designed to create a conducive environment for community building.”

a seri pajam development newsletter / p.g 35

Hisham, a resident of only 1 month takes his care for the community to an extra level. As a member of the Citra Residency Sports Committee, he organizes weekend activities for the residents in the form jogging, cycling and badminton. “The green environment really makes me feel happy, says Hisham, who says he chose the neighborhood for its affordable yet comprehensive facilities. On top of the immediate amenities available at the development, it also comes with many conveniences available to other neighborhoods that are closer to the city.

Citra Residency is bringing back the idea of the community; a community that looks after the well being of one another, creating an environment that promotes healthy living. With fast paced life, we tend to forget about the space we call home. But with Seri Pajam Development, the concept of home is being redefined and reimagined, bringing us closer to what it truly means to be a Malaysian.
