Target Marketing Target Markets Price point of the home dictates we need to reach high wage earners and affluent clientele. The lot is located close to Tangerine Rd. There may be some traffic noise. If so, recommend extra marketing efforts to reach segments who appreciate background noise, and consider it normal (Japanese, Chinese, and people relocating from areas like New York, Chicago and Los Angeles. We have had good luck selling homes on major streets in the past.


The Plan

To sell this home for top dollar, we need to reach all of the potential buyers. Traditional Realtor marketing campaigns will only reach about 70%. We must use social media and direct mail to reach: - High wage earners - Human Resource departments of employers like Ventana Medical and Oro Valley Hospital - CEO Executive Recruiters - Private Client Bankers - High Net Worth Financial Advisors - Jumbo Loan Mortgage Specialists - Neighbors - And more....

Dale, The previous listing agent is a seasoned agent with a lot of experience. I did see a few things that we would certainly do differently. For example: The listing has been on the market for more than 300 days. It was expired, canceled and relisted several times, but the cumulative "days on market" carried over to the new listings, so it always appeared to be old inventory. We would have structured ours so they appear to be "new on the market" every time. The price history was very stagnant. They missed many opportunities to reach buyers on multiple occasions with simple status changes like a very small price reduction. It appears some of the photos that were used were not flattering and may have limited the number of showings.


e Do Differently? The source of the square footage was initially listed as "owner " instead of "assessor ". As you know, citing the owner as the source usually indicates there are non-permitted additions on the property. This too may have reduced the number of showings. There were a few other items I noted and we can discuss if you end up securing this listing. It looks like a great house, and should be easy to sell. Give me as much advance notice as possible if you are listing this home. I will rush the marketing efforts out before it hits MLS so we might find a buyer without a Realtor.
