Sell Your Home Faster With These 4 Easy Tips If you’ve had your home listed for several months, and you don’t seem to be getting enough bites, or even any nibbles, then it’s probably time to rethink your approach. Selling a home is an inherently complicated process that takes time. However, there are plenty of ways you can speed up the process and make your home more alluring to prospective buyers.

Freshen your photos Location is probably the most important aspect in selling your home, but there’s not much you can do about that at this point. Well, the second most important thing is presentation, and making sure you have some really killer photos is the best way to make sure your home sells faster. What is the first photo people see in your home listing? Does it really zing? That photo is someone’s first introduction to your house, and just like first impressions with people, they will probably make a snap judgment based on that initial image. Make sure your house really shines in the photos you put online. Take as many shots as you can, and find the ones that really pop.

Rethink your listing price If presentation is the second most important thing in selling your home, then price is definitely the third. Price is important because, if it’s just right, it will pique someone’s interest and they can actually begin considering your house. A little too high, and they’ll move right along, even if your photos are dynamite. Take a closer look at what other homes in your area are selling for. Don’t be so stubborn about your listing price, because five or ten thousand down or up could mean the difference between getting an offer tomorrow and getting an offer never.

Get out of the house for showings and open houses You want your prospective buyers to be as comfortable as possible when they’re going through your home. Don’t get in the way; having the seller there just makes people nervous or more pressured. If you’re nosing around, a potential buyer might feel nervous about asking questions. They need to feel free to discuss the property with their agent without any distractions or drama.


Try to imagine your house through the eyes of a buyer Obviously you’ve done your best to clean and groom your home to give it the best presentation, but you need to be able to look at it from the perspective of someone interested in buying it. A good way to do this is to walk through your house with a video camera. Then watch the video and imagine yourself viewing your home for the first time. You might be surprised at what ideas you can come up with. Buying a home is unique; it’s not like searching for homes for rent in Las Vegas or studios for rent in New York or anywhere else. You have to get someone to feel like it could be their home for a really, really long time. Be sure you hire an agent who knows what it means to sell a home as a home.
