Letter from the Mayor of Sevilla As the Mayor of the city of Sevilla, it is my pleasure to present this hand book, “SEVILLA, YOUR PLACE IN THE BUSINESS WORLD” Sevilla and its metropolitan area are ideal for the location of business activities. Our city has enjoying flourishing times based on a balanced understanding of economic development and the quality living of its citizens. This community firmly believes in its possibilities; that is why we are disseminating these advantages and facilities for work and investment in our city and its metropolitan area. The government of the city, through its Urban Agency for Economic Development –Sevilla Global– has elaborated this presentation and information publication. Herein, we strive to show Sevilla as the ideal location for investment, from standpoints that are adapted to the demands of the new century. Sevilla and its metropolitan area play an important role in the economy of the country, as it is the capital of Andalusia and one of the most important urban centers of the entire Southern half of the Peninsula. A Challenging Presentation. Sevilla is an ancient European city. Three words, when pronounced one after another, evoke a world of ECONOMIC, SOCIAL AND CULTURAL references that describe the city. In the 16th century, Sevilla was already, one of the largest cities of the continent. It was also a city, through which, by way of its port on the Guadalquivir, the riches from the Americas came and went. Undoubtedly, the city of Sevilla was at the hub of the economic world as well as for commercial traffic—overlooking the passing of time, Sevilla was a GLOBAL city. Nevertheless, prior to that grand moment, Sevilla had already entered European history by means of Roman Andalusia or the splendorous culture of Al-Andalus.

The Value of Location: Sevilla. If throughout history Sevilla has maintained an outstanding position within the European context, it has been due to several elemental geographical considerations. Sevilla enjoys a privileged position for a variety of opportunities for relationships and exchanges that may arise from its position on the world map.

On the one hand, Sevilla is situated on the intersection between two seas: the Atlantic and the Mediterranean. It is an Atlantic City thanks to its port that opens onto the ocean and for its American tradition. However, the city is Mediterranean due to its cultural association with the ancient classic worlds of Greece and Rome and for its direct participation in a wealth of events of Mediterranean history.

The city has become a meeting point and crossroads for two of the basic Axis for the development of the European Union: the Mediterranean Axis, which extends along the coast through such cities as Valencia, Barcelona, Marseilles and Milan; and the Atlantic Axis, a prolonged maritime wall of ports and cities from Lisbon to Glasgow.

On the other hand, Sevilla plays an essential role in the relations with the Maghreb, as a link between two continents: Europe and Africa. Sevilla is the essential link in the North-South technology transfer network and in the cultural and economic cooperation with North African countries.

Andalusia hosts a rich and diverse system composed of new urban areas with between 200,000 and more than one million inhabitants each. Malaga, the capital of the Costa del Sol, is a particularly dynamic center due to its role within the Sun Belt as well as its emerging presence as an economic sector linked to new technologies. The Bay of Cadiz-Jerez, a complex urban area with various functions, combines its traditional agribusiness sector with the introduction of the most complex modern industrial activities. Almeria, in the southeast of the peninsula is a region which is experiencing enormous growth linked to the productivity of its new intensive farming. Finally, two petrochemical centers, based in Huelva and the Bay of Algeciras, shape a dense network of industrial districts based in medium-sized cities, which make up the essential parts of the regional economic geography.

The Atlantic ports of Huelva, Sevilla and Cadiz, together with the world renowned port of Algeciras and the free trade zone of Cadiz –the only one in the south of the peninsular– constitute one of the most powerful arms available for the economic prosperity of this extensive urban area. There are more than two million inhabitants and important products in sectors such as petrochemical, transportation material and agribusiness.

Sevilla and its Metropolitan Area

Today, the metropolitan area of Sevilla encompasses more than 20 municipalities which form a local work force of 1,100,000 people (1,350,000 people are within 15-20 minutes of the center), 700,000 of these are within the city center itself. An emerging area of high quality housing along with new economic activities is the Western area –Aljarafe–. The industrial areas of the East –Alcala– and the south –Dos Hermanas– are in a phase of rapid functional development.

…Sevilla must be understood within its metropolitan context; with enormous productive, cultural and landscape diversity. The Vega area in the north has specialized in logistics and a new aeronautic area. It is in these areas surrounding Sevilla, that 65% of the city’s metropolitan managerial network is found and their economic vitality and productivity is reflected in others from this very diverse industrial sector. At present, 70,000 business establishments employ 250,000 people from Sevilla.

An important characteristic of Sevilla’s metropolitan area is the diversity of the geography and landscape where the city is located. From the banks of the Guadalquivir River–natural vertebrate axis of the entire metropolitan area– the city continues through fertile plains; even today, the signs of irrigation systems can still be seen. The city fans out toward small escarpments and elevations that offer wide scenic views, toward the nearby countryside, toward the marshlands of the Lower Guadalquivir and up

Close to the city center and within its metropolitan area are the zones of Aljarafe to the east, Dos Hermanas to the south, Alcala to the west and Vega to the north. Aljarafe is an area with its own unique cultural landscape that is covered with olive groves and a network of small towns. Due to its environmental quality, the area has become an important residential area within the metropolitan area. On the other hand, the

Sevilla-Alcala and Sevilla-Dos Hermanas axis have grown thanks to the continual renewal of industrial development. Lastly, the North sector is composed of a highly productive farming area that is linked to the city through a large residential area, the Alamillo Metropolitan Park located on Isla de la Cartuja and the industrial impulse of sectors such as aeronautics and its growing logistical base.

Sevilla is also young in terms of its degree of urban maturity. Far from the regressive processes that can be seen in the life cycles of many other European and world metropolitan areas, Sevilla is still undergoing a consolidation process. This can be observed in the behavior of factors such as housing and commercial or productive zones. Interestingly, and contrary to what has happened in most classic metropolitan growth processes, characterized by an “escape� toward the surrounding areas, with the consequent depopulation and inactivity in the central nucleus, things are very different in Sevilla. The center of this metropolitan area continues to have an important, specific commercial and industrial weight. Today, 62% of the total population lives in the center of Sevilla and 63% of the productive activity is concentrated in the downtown area.

Decision Making in the Capital of Andalusia. The metropolitan area of Sevilla is home to the largest volume of financial and advanced service activities and companies of anywhere in southern Spain. In turn, the industrial sector in the metropolitan area has enjoyed high diversification and relatively high cost-effectiveness while undergoing a process of modernization.

The economic role of Sevilla is reinforced when its leadership in a particularly powerful and diversified system of regional cities, including such significant ones as the Malaga-Costa del Sol conurbation or the urbanized area of the Bay of Cadiz-Jerez, is taken into consideration. This, for example, allows the metropolitan area to be the place of choice for numerous national and international companies, when locating logistic activities for the commercial distribution of their products.

In keeping with this central function, Sevilla is host to the head offices of the main regional Public Institutes and Companies linked to economic promotion and management, whether global or sectorial. Among these last are the Instituto Nacional de Empleo (National Employment Office), the Agencia Tributaria (Inland Revenue Services) and the Tesorería General de la Seguridad Social (Social Security General Office), Consejo Superior de Investigaciones Científicas (High Council for Scientific Research), etc.

Sevilla: A Political and Administrative Capital As the administrative and political capital of Andalusia, Sevilla concentrates the largest number of the Autonomous Administrative offices, including the regional Government and Parliament. In turn the Delegation of the Government in Andalusia and the main territorial departments of National Public Administration can also be found here. Likewise, Sevilla is home to major Andalusian public services, the decision-making center for the organization of these services at the regional level, (more than 7 million inhabitants) and the place where the main and most important urban equipment (hospitals, universities, etc.) can be found. These, in turn, have a positive effect on complementary private activities.

From this characteristic as a regional capital, the city has begun to play an important role in initiatives at both the continental and intercontinental level. Sevilla is home to community offices or institutions, for example, the Instituto de Prospectiva Tecnológica de Sevilla (Institute for Technological Prospective of Sevilla). It has also hosted numerous events of an international nature, for example, it was proud enough to host the Universal Exposition of 1992 and is a candidate for hosting the Olympic Games in 2012.

Other projects for economic and institutional cooperation with the Mediterranean and the North of Africa are also been promoted in Sevilla. These projects deal with cultural relations as well as economic development, on the horizon is the formation of an Euro-Mediterranean free trade zone in 2010. A clear example of this is the existence in the city of the Fundación de las Tres Culturas del Mediterraneo (Foundation for three Mediterranean Cultures). This institute brings together and leads projects shared by the Islamic, Jewish and Christian communities as well as political institutions (Kingdom of Morocco, Israel or Andalusia).

At the same time, the city is constantly developing its role on the Euro-Atlantic front. Proof of this has been the Comisión Económica de la Red de Ciudades del Arco Atlántico (Conference of the Atlantic Cities Economic Comission), whose 2003 General Assembly will be held in Sevilla. Finally, the city’s central position between Europe and Latin-America is well known.

An Urban Economy Open to the World. Sevilla’s position in the area of international economy has a set of dimensions that reinforce its future potential and makes it an especially attractive enclave for new investments and business locations.

Worthy of mention is the Sevilla-Madrid HighSpeed Train line, the only one existent in Spain today.

This translates into a perfect combination between quality standards of living and the business environment. • A city with the ability to organize all types of International events, as was the case of the Universal Exposition in 1992, the World Athletics Championship in 1999, the Summit meeting of Heads of State of the European Union in 2002 and its candidature for the 2012 Olympic Games. • An urban economy that is open to the world with international aspirations and a historic universal vocation.

In terms of productive specialization, within a very diverse industrial sector, Sevilla’s service sector stands out especially in terms of operating as a commercial and business center. In this sense, Sevilla works as the launching platform for an extensive area of the market that covers the entire southwestern area of the peninsula.

Concerning the internationalization of Sevilla’s economy, analyzed from the perspective of foreign trade, in the past few years, the economic volume of these transactions (imports and exports) continues to increase dynamically. More specifically, during the past five years, foreign trade in Sevilla has increased by almost 30%. This positions the total volume at approximately 2,600 million Euros per year. More than half of this amount is from exports. This sheds positive results on the balance of trade.

In general, specialized exports in the economy of Sevilla are centered on agricultural products and the agribusiness sector. Quality is high and there is an ever-increasing demand on behalf of the international markets. Similarly, exports in the transport material industry must also be pointed out, mainly those from the aeronautical industry, automobile components and the ship industry. European countries are the main destination for exports from Sevilla; among these are France and Portugal, followed by the United Kingdom, Germany and Italy. Exports to American and Asian countries are also on the increase.

In the year 2001, the Gross Domestic Product (about 15,000 million Euros) experienced a 4% growth rate, higher than the Spanish and European average. Besides, the Consumer Price Index is situated at 3%, which is slightly below the Spanish average (3.2%).

The positive tendency seen in the economy of Sevilla and its metropolitan area between 1995 and 2000 is due to several major factors: • Diversification of industrial sectors and with extensive potential for growth. • The consolidation and diversification of the city’s role as a major commercial and service center in southern Europe. • The consolidation of the Parque Científico Tecnológico SevillaTecnópolis (Sevilla Scientific Technological Park–Tecnopolis) as an important center for business activity and innovation. • The growth tendency of the tourist sector. • The strong growth seen in the building and public works sector.

The present productive structure of the metropolitan area of Sevilla can be expressed as follows: • The metropolitan area of Sevilla is, above all, a major service center, a sector that generates more than 65% of the Gross Domestic Product. Public services with 20% of the Gross Domestic Product are the reflection of the directional function of the city. Also, the commercial activities (12% of the Gross Domestic Product) that cater to an extensive area of the market, tourism (11% of the GDP), financial services and services to companies (11%) and new technologies (7%), are the most outstanding sectors.

• In the same manner, the area is a quality industrial center within the context of the southern Spain. The industrial sectors concentrate approximately 27% of the GDP. The building and public works sector alone accounts for 11% of the GDP. Equally, sectors such as the aeronautical, agribusiness, energy, chemical and, basic metal industries as well as the manufacturing of transport materials also play an outstanding role. • The metropolitan area hosts an agricultural sector that, despite its limited relative importance (4.5% of the Gross Domestic Product), serves as a basis for a strong agribusiness industry specialized in high quality Mediterranean productions and in other sectors, for example, the production of beers and soft drinks. • From the business standpoint, the metropolitan area has more than 70,000 establishments that employ more than 250,000 people. Of these businesses, some 70,000 are in the industrial sector while more than 180,000 can be considered service related.

An important Commercial Focal Point Sevilla and its metropolitan area are configured as a powerful urban center from the scope of commercial activity. The economic focal point of the city is reflected in its capacity of attraction over an extensive area of the market that finds a high degree of diversification, in terms of the offer for general and specialized commercial services. These account for 12% of the Gross Domestic Product of the metropolitan area.

Commercial activities offer a high degree of diversification, highlighting various essential functions:

• The role of the metropolitan area as a specialized urban center in wholesale distribution of intermediate and consumer products. In this sense, Sevilla is an optimum location for the various logistic platforms from which the transportation and distribution a wide variety of products are organized. Business Support Services There are a large number of both public and private organizations in the metropolitan area of Sevilla whose role is to provide support for businesses wishing to set up in the area. In an effort to simplify the administrative process as much as possible when creating new businesses, there are a series of specific mechanisms. The Unified Service Office provides all the information which companies need when setting up from scratch or modifying or expanding an already existing business. A similar role is performed by the Euro-desks with the aim of helping companies on aspects relating to Europe.

Specifically for Sevilla, a Single Desk has been set up in the Chamber of Commerce, which as well as providing information, will carry out all necessary processes to quickly obtain the required permits to set up a business. Sevilla Global, the Urban Agency for Economic Development, run by the City Council of Sevilla, provides an integrated advice service for companies and investors interested in basing themselves within the metropolitan area of Sevilla, from their initial information up to site selection and permissions. Additionally, the municipalities within the metropolitan area also have Local Development Agencies. These organizations work to handle the policies and services that are of interest to businesses: Fundación Alcalá Innova from Alcalá de Guadaira, DESADOS from Dos Hermanas, SODERINSA from La Rinconada and the Mancomunidad de Municipios from Aljarafe. It is also important to mention EPSA, (Andalusian Land Development Agency), which is part of the Regional Ministry for Public Works and Transport of the Andalusian Regional Government. Its main role is the management of land and its urbanization for residential, industrial, or service use, although it is also involved in the provision of equipment and services. In the specialized area of the new technologies, the main element is the Technological and Scientific Park, Sevilla Tecnópolis, characterized by the high quality of its facilities and number of technical resources which are especially suited to activities involved with advanced technology and is also close to the city center. Also based in the metropolitan area of Sevilla are a series of new technology institutions whose main targets, among others, are to provide advice to companies operating in the sector. It represents a new strategy in urban economy and business development. The working agenda of Sevilla Global involves the following: • Promotion and Revitalization of Industrial Areas. A Wide Range of Incentives and Financial resources for New Investment A wide range of financial resources and tax incentives are available to new companies or for new investment by existing businesses. These include public funding through the European Union and Spain’s central government, implemented by the Andalusian regional government. Sevilla is rated as an Objective Region 1 by the European Union and public financial resources may reach the maximum leal llimit of 50%. The range of financial suppport tools include capital grants, low interest rate subsidies, loans and equity participation. • The Program for the Promotion and Development of Industry should be highlited. This program is regulated by the Order of 10 March 2000, and in effect until June 30, 2006. Its aim is to support industries investing in primary productive processes, which generate greater added value. Likewise, this program strives to invest in adapting or widening industrial production aimed at replacing outdated products where there is competition from emerging countries with low labor costs, thus making market penetration difficult as well as investment in the adapting, creation, or acquisition, of new technology to achieve these aims.

• The Fondo de Capital Riesgo Andalucía 21 (Andalusia 21 Capital Risk Fund) is an initiative by the IFA and five Andalusian Savings and Loan Banks in partnership with an independent fund manager, ahorro corporación. It is aimed at temporary paarticipation in viable companies not working in the financial sector and not listed on the Stock Exchange, to enhance regional economic development within Andalusia.

The initiative is aimed at new projects or companies in their initial development phases, expansion projects in already existing companies, or syndicate operations that participate with other funds or risk capital companies in financing investment projects like those mentioned earlier; the type of investments with these funds as their central activity. • Other organizations offering financial incentives are: the European Investment Bank and the ICO, Instituto de CrÊdito Oficial (Official Credit Institute). The loans with EIB funds granted by the IFA are aimed at small and medium sized companies with new projects that are technically and economically viable.

Infrastructures and Land for Business Use The metropolitan area has a wide range of land available for industrial use with new, short and medium-term projects for enlarging these areas, on inexpensive land sites be found at very reasonable prices (from 50 euros/m2)

Within the city itself, there are more than 500 hectares of land designated for industrial use, distributed through more than 10 industrial estates. These are part of an integral strategy of revitalization through a network of rejuvenation of business parks adapted for every business’s most modern requirements. Additionally, the new General Urban Plan for Sevilla includes the proposal for a further 300 hectares of new conventional industrial land, in a central location of the metropolitan area. In addition, the use of these proposed areas is for logistics and advanced technology.

A zone of land particularly dedicated to basic industries is concentrated in an area integrated in the Port of Sevilla or surrounding it. Communication requirements, from maritime, tidal in this case, to terrestrial are very well covered. There is also an area dedicated to aeronautical industries, which is located near Sevilla’s airport.

Two other major areas of industrial concentration are those to be found in the Sevilla-AlcalĂĄ area and on the La Isla road in the municipality of Dos Hermanas. The former comprises 11 industrial parks with 2,000 companies and is currently being expanded. It has a turnover of more than one billion euros, and can be considered as the main industrial reserve of Andalusia.

All these areas have a long-established industrial and business tradition and are equipped with services, which are adapted to the requirements of modern productive activity. They also have excellent internal and external communications and are perfectly integrated into surrounding urbanized areas. For these reasons, they are an ideal location for activities related to logistics and wholesale distribution. The most outstanding area of development within Sevilla’s metropolitan area is PISA (Park for Industries and Services), an industrial and business park located in Mairena del Aljarafe. Covering almost 500,000 m2, and including 600 companies with approximately 4,500 employees, since its inception, it has offered a full range of equipment and services. For this reason, PISA has always attracted advanced technology companies and the park is currently going through an expansion phase in which maximum attention is being paid to details concerning services and equipment, whilst always bearing environmental issues strongly in mind.

In the metropolitan area of Sevilla, there are currently a series of projects which are aimed at increasing the availability of land for industrial use either by means of expanding the parks already in existence or creating new ones. In this respect, Alcalรก de Guadaira and Dos Hermanas, are two municipalities with well-established industrial traditions.

The former is currently undergoing a process to enlarge its already consolidated industrial area, Sevilla-Alcalรก,thus increasing the amount of land available and consructing of a new park for research and technology located in an area close to the Pablo de Olavide University. In the case of Dos Hermanas, there is still a considerable amount of land available in La Isla area. Nevertheless, despite the fact that there is already 10 million m2 of industrial land in the municipality, there are plans to create a further 2 million in the near future, which are expected to cater especially for the distribution, furniture and decoration sectors. Another area with new industrial land available is that of the Aljarafe. Close to the above-mentioned PISA Industrial and Business Park, there are other examples such as those in Castilleja de la Cuesta and Salteras. The former plans the construction of a new business park, which will cover

150,000 square meters and have an essentially commercial character with companies trading in the household and decoration sectors. The latter has been recently inaugurated and offers approximately 450,000 m2 of new land for industrial and business use for 400 companies and is expected to create 2,000 jobs in its first phase. Another example is that of the Espartinas-Gines-Bormujos area where land is essentially being aimed at

new technology companies and is set to take full advantage of, among other things, a new hospital and the San Pablo-CEU University, both privately owned. Finally, the case of the municipality of La Rinconada must not be overlooked. There, apart from the enlargement of already existing wellestablished productive areas, there is a plan to develop a new Aeronautical Park in an area near the San Pablo airport. The park will cover more than 500,000 m2 and is expected to be occupied by big companies operating in the sector as well as auxiliary businesses.

The Sevilla-Tecnópolis, a Scientific and Technological Park The Scientific and Technological Park is located at Isla Cartuja –the site where the 1992 Universal Exposition was hosted–, next door to the historical center of the city. The area, located in one of the most privileged urban spaces in the city, is also a center for a series of cultural, university and recreational facilities such as: the metropolitan park of El Alamillo, the Isla Mágica theme park, Puerto Triana (a project for a recreational and commercial area), sports facilities of the first order (an Olympic stadium and a high performance center for rowing and sailing), as well as first class hotels. Also, the Isla Cartuja area is home to the Monumental Complex of the Santa María de Las Cuevas monastery. Today, for the reutilization of the site where the Universal Exposition was held can be regarded as a major success for the city. Sevilla-Tecnópolis covers more than 900,000 m2 of which more than 525,000 m2 is land, which can be built upon. There are 200 companies based in the Park, as well as public and private organizations, which give employment to 9,000 people.

With an annual turnover of more than 700 million euros (which accounts for 23% of the business output of the APTE, the Association of Spanish Technological Parks), Sevilla-Tecnoloplis is one of the most dynamic and productive of its kind in Spain. Sevilla-Tecnópolis has a powerful telecommunications system and is internally equipped with the infrastructure and services required for the development of technological innovation. Being fully integrated into the main urban area of the city is also an attractive incitives for those companies located on the site. Other facilities in Sevilla-Tecnópolis include: a heliport, a train terminal and a river port, which is connected with the city’s other port facilities and the tourist attractions along the Guadalquivir river.

With more than 80,000 students, the University of Sevilla is an important focus of economic and cultural life for the city as a whole. The main functions of SEIRC are creating inventories of technological resources, facilitating the transfer of technologies between research centers and companies, and advising on European Union technological initiatives. Among its services, SEIRC channels the demands of international firms seeking technological partners.

In Sevilla, SEIRC operates as the coordinator of a series of link centers housed in the Offices for the Transfer of Research Result (OTRI) located in the Universities of Andalusia. The OTRI of the University of Sevilla is part of a network formed by all the universities. The San Pablo International Airport The San Pablo International Airport is located two kilometers from Sevilla on the E-5 expressway connecting Madrid and Sevilla. Sevilla’s Port: A port with a past and a future Sevilla’s port is an essential reference point for the city. Located along the Guadalquivir River, it is the only river port in the Iberian Peninsula with direct access to the Atlantic Ocean. After the discovery of America in 1492, the Guadalquivir served as a bridge between continents, helping to configure what historians have called the first “world economy”, that is, the first economic globalization, which transformed Sevilla into the economic capital of the world. Since 1992, the Sevilla-Madrid high-speed line has been operating. This line was the first high-speed line to be built in Spain and it forms part of the European High-Speed Network. During the past few years, a profound modernization of the highway network has been carried out in the metropolitan area. The fundamental element is the ring road (SE 30) through which interurban transport flows are channeled, and where traffic originating in and destined to the city center are distributed. A special function of the SE-30 is its connection with the primary traffic generators in the metropolitan area: the airport, the Port, the Merchandise Transport Center and the large industrial parks.

Currently, new large-scale investment projects in the metropolitan road network continue to exist. The construction of the SE 40, a new ring road, is without a doubt, the most outstanding project, together with actions to improve connections within the metropolitan area. The SE-40 will be further out from the city center and will allow for the full organization of metropolitan economic space.

The Centro de Transportes de MercancĂ­as (Center of Merchandise Transport), located to the east of the city, is connected by the ring road and railway. In addition, there are other installations that generate large amounts of cargo, which are connected to important road infrastructure, such as the port, airport and principal industrial zones. In the industrial zones, there are strategic transport installations like the Mercado Central Mayorista (Wholesale Central Market) of Sevilla and the logistical platforms for wholesale distribution of many chains and international commercial centers.

A metropolis also accessible from within In the last few years, the growth of Sevilla and its metropolitan area has caused a necessary reorganization of the systems and services dedicated to traffic and movement within the city limits and the greater metropolitan area. The public company Urban Transports of Sevilla (TUSSAM) provides city transport with a fleet of nearly 400 vehicles, moving about 100 million passengers annually.

Secondly, the network of electrical transport also has a primary node in Sevilla where several of the centers of the high-tension (400 KV) lines meet. Branching out from these centers, there is a broad distribution network for the whole of the metropolitan area, both in urban centers and in centers of industrial production. Also, in Sevilla, there are energy centers that control the transport and distribution networks in all of southern Europe. The pipeline between Huelva and Sevilla supplies petroleum products. This pipeline originates at the Huelva refinery and connects with the Rota-MorĂłn pipeline.

The heritage from 1992 is not only visible in an extraordinarily modernized city but also in the extent of the urbanization and in the quality of its infrastructures. A privileged natural area

Geographically, Sevilla is on the Guadalquivir River, which crosses from north to south and eventually flows into the marshlands of the DoĂąana National Park, the largest wild nature reserve in Europe, Metropolitan Sevilla extends across plains cultivated with orange and olive groves, sunflowers and cotton fields, all fed from the river.
