In the nearly three decades since Haciendas–A Parade of Homes debuted in Santa Fe and became a fixture of the summer season, tens of thousands of visitors and locals have had the opportunity to experience the area’s most remarkable homes.

In 2020, it seemed that COVID-19 would put an end to the Parade and mute that joy. But the Santa Fe Area Home Builders Association was determined to responsibly maintain the tradition that has garnered so much goodwill in the community — and made the bold decision to carry on the Parade. By pivoting toward modern technology, we have created an online Parade of Homes that brings the experience directly into people’s homes, both here and across the country. Though we will miss seeing friends who have participated in person for many years, we are so proud of the team that has come together to create this new event and are proud to present the 2020 Haciendas: A Virtual Parade of Homes.

SFAHBA AND COMMUNITY OUTREACH Santa Fe Area Home Builders Association and its members proudly support these community programs: PLANNING FOR OUR FUTURE. The Santa Fe Area Home Builders Association has a long-standing record in promoting green building and sustainable building practices. SFAHBA helped to develop the Water Efficiency Rating Score (WERS), a predictive calculation tool and index that will not only help builders know more about their water use, but will also help governing bodies to make permitting decisions and homeowners to conserve water usage. Santa Fe’s WERS tool — soon to be renamed the “Water Rating Index” — was also recently approved for inclusion in the 2020 National Green Building Standard, where it will serve as a performance-path compliance option. HOUSING FOR ALL. SFAHBA is a member of the Santa Fe Housing Action Coalition (santafehousingaction.com), a broad-based community coalition dedicated to expanding the accessibility and affordability of quality housing options in Santa Fe through systemic change that benefits all residents. A strong bond exists between SFAHBA and Santa Fe Habitat for Humanity (santafehabitat.org), which utilizes an almost entirely volunteer crew – plus homeowner-provided “sweat equity” — to build energy efficient, affordable homes. Many members contribute their time, energy and resources to produce homes in keeping with our local Habitat’s high standard of excellence. Contemporary Pueblo Revival lines elevate the 2019 Grand Hacienda award winner By Jessa Cast

In 2019, for the second year in a row, Will Prull and Jodi Vevoda, spouses and partner/owners of Prull Custom Builders, have won the Santa Fe Area Home Builders Grand Hacienda award by once again demonstrating their particular brand of synergistic art. While they credit teamwork with the stunning result, a personal connection may be partially responsible for the magic this time. Prull and Vevoda had purchased a plot of land for themselves in Las Campanas. When a client fell in love with it, it didn’t remain theirs for long. “We have a special place in our hearts for this project because originally we purchased the lot as a potential place for our own home,” says Prull. “We were happy to find clients that we resonated with, that we wanted to do something special for.” The homeowners selected Lorn Tryk, principal architect of Lorn Tryk Architects PC, as their partner for his vision

and his clear understanding of their taste. From there, they assembled a crack-shot team of seasoned and inspired professionals, including interior designer Chandler Prewitt of Chandler Prewitt Design and landscape architect Solange Serquis of Serquis + Associates. “Lorn immediately created a team atmosphere and we all marched off in lockstep together,” says Prull. He believes that because the team was created early on and was mutually supportive, the richness of the project deepened through each stage of development.


The result is a scrupulously contemporary, 4,600-square-foot interior artfully balanced with an expansive, modernized, Pueblo-revival exterior. And, oh, the views. The lot bears exquisite sightlines to both the Jemez and Sangre de Cristo mountains, miles in the distance, so massive swaths of glass in every room of this four-bedroom home offer long-range gazing — and the perfect comfort with which to enjoy it. The high visibility of the surrounding desert scape makes nature a thematic element of the interior ambiance, softening the line between inside and outside.

Upon entering, a welcoming transition through the courtyard and art-gallery hallway beckons to the living room beyond. Until that point, the sheer extent of the jaw-dropping views isn’t obvious; it’s planned as a surprise in that first step past the hall. “The second you step into the living room the house just explodes in front of you with fantastic views,” says Prull. “It takes your breath away. This unfolding — it’s a wonderful architectural element.” Moving through the home is captivating. From coffered ceilings to harmonious furnishings, all the ingredients marry beautifully. The rooms feel lavish without being grandiose. Hidden LED fixtures subtly wash art vignettes with light. Reglets — inset metal strips at the wall bases — frame and “float” the walls while protecting them from wet mops. Custom wood cabinetry executed by Baglione Custom Woodworks deftly complements finishes of porcelain, plaster and a vast amount of surprisingly cozy hot-rolled steel produced by Gabe Rippel. “The use of steel in the kitchen… it’s really quite extraordinary,” says Vevoda. Steel runs counter to ceiling in the kitchen and counter to floor under the bar, as well as echoing in the dining and living rooms, and in the courtyard gate designed by Prewitt. “You would normally think steel would have a cold effect, but here it was quite the opposite,” says Vevoda. “It warmed up the space and pulled it together.” Outdoor portals are deep enough to be useful in sun or rain, offering seating in several areas to make optimal use of different times of day. turing floor-radiated heating and cooling, an ERV (energy recovery ventilator) system and humidification. Smarthome features, all operable remotely, are useful and invisible: the home’s nervous system is high-tech, but doesn’t disrupt the aesthetic. Serquis, who has worked on a number of Prull homes, created a landscape that is both structured and natural, so that it respects and blends with the desert, celebrating the environs. Perceptively constructed to combine a contemporary appeal with a nod to the historic Southwest, the team’s joint efforts mesh elegance and verve for a singular effect. With so much art and artistry, even with such stiff competition, the house was a sure win for the 2019 Grand Hacienda award. “It’s spacious, it’s comfortable, it has human scale and a wonderful collection of finishes” says Prull. “The house is a knockout, I love it.” prull.com/505-438-8005

HOME RENOVATION FLURRY BUOYS CONSTRUCTION INDUSTRY

By Jessa Cast With all the deleterious side effects of the COVID-19 pandemic — a contracting economy, businesses shrinking or closing and limits on travel and group gatherings — it’s easy to assume that all industries have been equally negatively affected. Yet the home renovation industry is booming: builders, interior designers, electricians and their industry cohorts are up to their eyeballs in a backlog of renovation requests. It seems that months of being largely homebound has not only changed what residents want and need from their domiciles, but has also given them time to really evaluate those “someday” wish lists for present-day upgrades and expansions. Home offices certainly account for some of this uptick. More people are working from home and finding their casual version of a home office doesn’t cut the mustard when used for fulltime work. “People are definitely requesting quality internet and a private space to be able to work,” says Frank Yardman of Frank Yardman Construction. “We’re creating custom builtins and cabinetry to accommodate larger computer monitors.” In some homes, spouses now need separate offices. One client, whose husband had taken over the home office, “just wanted a little nook,” says Yardman, who altered a small work corner with a floor-to-ceiling window to suit her needs.

guest bedrooms into flex spaces where they can exercise and work. “We don’t have the resources we normally have, like gyms and offsite offices. Everyone is using their spare bedrooms right now because they’re home more,” he says. However, he’s noted a division between rearranging and redecorating for a temporary home office and major renovations on the rest of the house. “People are still wondering how temporary this work-from-home thing is,” he says. Since a fully loaded home office may not be permanent if the workforce goes back to office buildings, most of his office-seeking clients only want guidance on how to effectively reuse existing spaces for privacy, professionalism, eight-hour comfort and style. Prewitt finds that the more involved renovations are focused on other areas of the home. “People are looking at projects that have been on the back burner for a long time,” he says. “Now they are home so much that they are motived to tackle those.” Money earmarked for travel and vacation is now going to those “when I get around to it” projects.

Valerie Montoya of Boss Builders finds home offices are also of importance in new home sales. “We sold a home and the buyers wanted to have a closet turned into a home office,” she says. “It’s a trend now that home offices — not an extra bedroom — are a necessity.” She notes that some professionals are even adding a separate entrance to their home office for business guests.

With money and time to spare, people are renovating pool houses, finishing out basements and turning spare rooms into fully functional gyms. Cooking at home more frequently has led to an increase in kitchen upgrades, from countertops to appliances. The renovation tizzy extends to the outdoors as well. “I’ve also noticed a lot of people thinking about how to entertain more outdoors,” says Prewitt. Stylish heat sources for covered portals are in high demand as outdoor spaces become more desirable when having a few friends over. “People want to entertain still, but in a safe and social distanced way.”

MILES D. CONWAY TAKES THE HELM

New executive officer brings history of service, heart to SFAHBA By Jessa Cast In the midst of the coronavirus pandemic, following a long career in the New Mexico labor movement, Miles Dylan Conway took on the role of executive officer for the Santa Fe Area Home Builders Association. With a deep understanding of the community aspect of a professional association, Conway brings his heart to the job. He spoke with Haciendas about what’s next for the SFAHBA, taking the Parade of Homes virtual and why he loves Santa Fe. When did you take over the position of SFAHBA executive officer? My first day was April Fools’ Day 2020. I joke about the date, but I would have been a fool not to take the job. It’s a real honor to be here and serving the members of this storied association. Prior to this, my career was in the New Mexico labor movement. SFAHBA members pay annual dues and they expect services and value for that membership. That is very akin to the union environment I was in previously: activating members, engaging them to have a voice in the politics that impact our industry, gathering together, creating an alliance to support and help one another prosper. I believe that is what the association sought in an executive officer. What needs have you identified within the SFAHBA and what are your plans to address those needs? We have a lot of irons in the fire! We are reinventing the website, reinventing the Parade for 2020, reinvigorating our government and community affairs committee — and doing it all during this pandemic. Our immediate mission is to keep our association vibrant, relevant and moving forward during the pandemic. The cancellation of in-person events presented a challenge to the morale of our association and was a significant financial kick in the gut. So — my immediate crisis and opportunity was to pivot to accepted and responsible forms of interaction, such as a virtual Parade. Another high priority for me is building our membership. It’s like entropy: if you’re not organizing, you’re falling apart. We must continue organizing, networking and building relationships. I recognized that the association had become too insulated in its operations. My long-term goal is to build out larger concentric circles of active members. We need a bigger tent with more voices, voices in how codes are developed, how permitting and inspections are efficiently managed in our service territories.

What’s something that could really benefit the SFAHBA members? At this moment, builders are working very hard in an atmosphere of heightened anxiety and uncertainty. Most of the builders and associate members got into the industry because it was fun. They work with their hands to create things that are very beautiful — our homes. What we could enjoy more of is the camaraderie that this association had in the 1990s. I’ve been going through decades-old photographs. This association has really had some fun events: gathering, laughing, eating, playful competitions. It doesn’t feel as much like a family now as it could, and I think that’s a symptom of the times we’re in, especially recently. Let’s rekindle the spirit of those early days, pushing one another to reach ever-higher pinnacles in homebuilding and trade craft. What’s happened to the building industry during the pandemic? Builders are super busy for a couple of reasons. First, the entire region is lacking in housing. There aren’t enough homes to purchase or rent. People in dense urban environs like Los Angeles and Dallas have decided those cities aren’t harmonious with their lifestyle goals, so they’re coming here, to our unique quality of Northern New Mexico living. Second, remodels are up because people are demanding more from their homes. After months of being homebound, they think ‘Wow! I need a home office. I want a new kitchen.’ Two members walked in the door here in the last week and said they have come out of retirement because there is so much work out there. That will be another responsibility of the HBA — how do we mentor and encourage up-and-coming young builders? Because there is opportunity for them to hang up their shingles. Talk about the upcoming Parade of Homes going entirely virtual. For the health and safety of guests, our autumn Parade will be virtual with no in-person home tours. On one hand, we carry some sadness; we miss getting together at these parades. On the other hand, a number of our current board members have been clamoring for this association to move into the 21st century with more boldness, to embrace the virtual environment. The pandemic made that need crystal clear. We are leaning into it very intentionally. It’s an exciting opportunity for builders to show their homes through photography and video and introduce themselves to people across the globe in a whole dif-


ferent way. Builders can introduce the entire team directly to the viewer, so potential buyers meet the builder, the interior designer, the landscape architect and feel that team experience. What do you see on the horizon for the building industry? This association has a tradition of being involved in cutting-edge green-building codes: using less wood in favor of sustainable building materials, designing a home to be efficient and powered by renewable energy and better managing or capturing water. We are highly tuned to the fact that the climate is changing. This creates a serious responsibility for our industry. Forests are burning down and lumber prices are rising. So, one thing I’m excited about is locally sourced, sustainable materials. For example, Pumice-Crete, adobe’s successor, is a remarkable building material and is becoming more prevalent in construction. Rooftop catchments and recycling grey water are water-wise things that Santa Fe is ahead of the curve on, and we can export those solutions to the rest of the country.

SFAHBA administrative assistant Tanya Dorame is the glue of this association, connecting with members on a daily basis. From Tesuque Pueblo, she’s invested in making sure the members’ work is represented in the best light through the SFAHBA and dedicated to seeing affordable options included on the Parade of Homes. “We want to make it affordable to the community that we serve,” she says. About the Parade going virtual this year, she adds, “It’s going to be great to see what happens with the virtual parade, I’m really excited about it — but we do hope to make it an in-person event again.”

Homes being built now are as efficient as they can possibly be. The next step is the evolution of power, tapping into truly renewable sources of energy. Those options are becoming more accessible and affordable. What do you love about Santa Fe? There are an infinite number of reasons why I love Santa Fe: quality of life, elbow room, the Sangre de Cristos and the Pecos Wilderness. I was born in Chicago but moved to the West when I was 3, and here to Santa Fe in 1995, initially to enjoy having four seasons. My hometown of Breckenridge boasted only two: winter and mud season. I like to stay active, get out into nature. I ride motorcycles, mountain bike, hike and fish. The cultures here have enriched my life and helped me evolve as a human being. 755 Ridge Canyon at Las Estrellas

Contemporary Interpretation of Santa Fe’s Historical Vernacular The design of this home came with some significant site challenges. The lot, on the city’s north side, offers amazing views to the city lights of Santa Fe, as well as a prime panorama of the Sangre de Christo Mountains. However, those views could only be captured by placing the house at the far east end of the lot along a ridge line. We chose to place the garage at a lower level to minimize the overall site disturbance. As such, we provided exterior stairs and an interior elevator to gain access to the main level. A ramada covers the stairs and provides a play of light and shadow across the main façade. The entry opens onto a great room, which has a dominant stone-clad north wall that is carved into the hillside, anchoring the home to the site. Down a hallway to the south are two bedrooms, a master bedroom suite and related support spaces, all of which are elevated above the ground plane to emphasize the view. Generously defined circular outdoor rooms off the great room and master bedroom are both oriented to the primary views and each has a cantilevered covered portal. The great room also has a fire pit that steps down from the main level. The architecture respects the traditional historical vernacular of Santa Fe style while layering on a more contemporary interpretation with crisp corners and the use of metal fascias and columns, blurring the distinction between old and new. The height of the various massings emphasizes the hierarchy of spaces within. These spines, the main circulation paths within the house, are emphasized by thick walls clad in stone and metal; the hallways terminate at picture windows that frame distant views and define an interior courtyard that will be sensitively landscaped. 3361 Monte Sereno Drive

Mountain View Contemporary This house was designed with four elements — white, black, wood and steel — in mind. The white walls and cabinetry add a light and airy feel that helps focus attention on the artwork and furnishings. The 10-foothigh black windows and doors frame all the views and create a sense of volume and HOME FEATURES height. The European fumed wide-plank wood floors ground the space, with the same coloring used elsewhere as accents. All the exterior steel work was intentionally kept • Ten-foot-high black windows and doors frame all the views raw to allow it to age naturally and to enhance the xeriscape that surrounds the home. Technical demands included huge retaining walls, the installation of large windows, hiding the solar panels and the metal work — but nothing was as challenging as finding a way to design the house with a rooftop deck and interior staircase. Fortunately, Arch Sproul was able to work out a solution that features a floating staircase and an automated skylight that allows the homeowners and their guests inside access to the roof deck. The inclusion of a sloped ceiling to house the skylight and deal with elevation changes brings in natural light that enhances that whole side of the house. Strategically placed windows throughout the residence maximize the 360-degree views. Well-thought-out landscaping and lighting enhances the client’s artwork and makes a lasting impression on everyone who visits this home.
