BY WOLF SCH N E I D E R With the whole world staying home more than ever before, we all need a room to thrive in. We found two Santa Fe artists who have created exactly that for themselves. ROSETA SANTIAGO Since she moved here in 2000, artist Roseta Santiago has gotten to know just about everyone in the Santa Fe art world. You’ll see her lunching at Sassella or The Compound. Best known for her gleaming still lifes and portraits of Native peoples and artifacts, the fashionable artist was raised in Washington, DC, and established herself as a painter and interior designer in Atlanta and Miami. She’s tried living in a residence while working in a studio, but a few years ago decided her work and surroundings should better suit her personal inclinations. So she moved into a clean-lined contemporary Northside condo and transformed the 20-by-40-foot dining/living room into a multifaceted production room with a project table, guest cove for meetings and easel room in the five-steps-up loft. All in all, “It’s my favorite room,” she declares. “I get up in the morning and make coffee and paint. Living

somewhere with everything in it is what I wanted and that’s what I have. I feel energized.” At the easel by 6 a.m. most days, Santiago notes, “I love the morning. It’s the quietest. Not a lot of ambient energy anywhere. It’s just right for me. My easel is in the corner near the windows so I have morning light to work with.” Sliding glass doors open to a hillside of sky and birds.

“I would call it romantic-eclectic. I’m surrounded by a mysterious historical vibe.” — Roseta Santiago There are 11-foot ceilings, a white leather sofa and white chairs. Plus objects of inspiration, like a buffalo skull, Pueblo pots, beaded bags, artifacts, plants, paintings by artists including Maynard Dixon, kachinas and mirrors that force the light around the room. She usually breaks for lunch, then resumes work into the night. “It’s accessible 24/7. It’s very comfortable. It’s not too cluttered. It’s just right. I place things and replace them,” Santiago comments. “All this energy is swirling around the room.” continued on page 18

DAVID MCELROY A snug, Southwestern den is Choctaw silversmith David McElroy’s favorite room in a 3,000-foot Pueblo house, situated on his 13-acre ranchette off Highway 14 in Santa Fe. “I feel an overwhelming sense of contentment and relaxation here. I have my fireplace right by my big leather chair which I sort of collapse into when I’m done for the day, and watch TV, and look out the window and see the sunset,” he describes. With the fireplace crackling, he spends his evenings reading mysteries like “The Miniaturist” by Jesse Burton, which is set in 17th century Amsterdam, or binge-watching “Ozark” on the 72-inch television and knitting with his two cats leaning up against him. “I watch way too much Netflix,” he confesses. The den contains a leather couch with a Lakota painted buffalo hide mounted on the wall over it, a barrister’s bookcase from his grandfather’s law office, beaded moccasins, pottery, Northwestern and Apache baskets, Acoma Pueblo pottery and Navajo weavings. The walls are white; the floor is travertine tile. With the fireplace lit, it’s the warmest room in the house. An arched doorway leads to the rest of the house. 18

McElroy begins his days in this south-facing room too, sipping coffee while watching the daybreak over the Ortiz Mountains and Cerrillos hills. “It’s a very safe feeling, very welcoming, like a return to the womb. It just exudes coziness, which is great,” he reflects. “I’m surrounded by a lot of things with sentimental value for me. It’s a comforting place to be.” His companions on the ranch include chickens, quail, a rabbit and two shaggy, big-eared, hardy rescue donkeys, Cisco and Sadie, who take advantage of their eyeline to said den. “I have to be careful in the winter of opening the curtains too soon because the donkeys have learned when the curtains are open that means I’m awake, and they want their breakfast. They will keep an eye on the room and as soon as they see signs of life, they will bray and tell me it’s time for breakfast. And out I trot,” McElroy recounts. Having grown up in Bartlesville, OK, McElroy went to college at Tufts University and law school at American University, then spent years as a solicitor in London before moving to Santa Fe in 2011. His lawyering days are over now. He’s converted his garage into a studio where he produces his stunning sterling-silver cuffs, boxes and earrings, sold at Malouf on the Plaza. Where old and new come together Ever since there have been earthen homes, there has been the nicho BY W E N DY I LE N E F R I E D M A N It blends into rooms and spaces in a way we, as New Mexicans, may often take for granted. The regionally ubiquitous nicho. The typically dome-shaped hollowed out space in interior and exterior stucco walls where objects are placed. Often associated with the display of religious items and motif, the connection to religion can be traced to Colonial Spain and is on par with the retablo, a painted frame or shelf placed near an altar. However, former Director Emeritus of Northern New Mexico College’s Adobe Construction Program Quentin Wilson explained that the nicho, as pronounced in Spanish, or niche in English and French, is also used for practical daily use in earthen homes and not necessarily associated with any specific culture or group. He says that ever since people have lived in earthen homes, there has been the nicho. Wilson recalls one home in Peñasco, New Mexico where all the kitchen cabinets were simply large nichos with wooden frames, and another in Mendanales where the owner carved out a big space in the adobe to expose the kitchen plumbing so it could be easily reached.

“It’s always been one of my favorite applications of a nicho,” he says. Though, he notes that in the moradas (holy gathering place) and many homes throughout Northern New Mexico, the nicho is used primarily for placing a favored santo (saint) or crucifix. “Sometimes they will arrange it to have ornate doors to hide a santo and open it only for a specific occasion or time of year,” Wilson says. The concept of containing something held dear or spiritually meaningful still holds true in Santa Fe, but many homeowners now

use their own vision. The Hillside Avenue home of art collector John Vazquez contains four interior nichos within the more than 100-yearold double-adobe walls, where he displays a mixture of traditional and modern art. “I like to juxtapose old and contemporary,” he says. Evidence of this union is throughout the home. Vazquez converted an existing nicho into a doorway, which he felt created better feng shui — though he left a part of the original space and displays a bronze sculpture by Mexican-artist Javier Marin. In the main sitting area, two sculptures by Venezuelan artist Mario Calderon are on view in the square-shaped nicho. They bestow a whimsical essence to the room. “He’s actually a toy maker,” Vazquez says, which is evident by the rocking horse forms present in the work. “They have motion and rock.” Vazquez chose to place more traditional items in the personal areas of his home. A hand-painted wood cross by Rachel Rivera purchased at the Spanish Market receives him on the way to the bedroom. “I wanted it to be a calm, serene blessing in the private space of the house,” he says. Architect Robert Zachry often gets requests to create a modern version of the nicho for clients who want to display their art or other valued pieces. He was once asked to create one for a client’s African spear collection and another who wanted to set off a work by Alexander Calder. For a client’s home in the Sierra del Norte area, Zachry designed a rectangular-shaped nicho above the bed in the master room so his client could display their small-scale objects d’art. “I do it all the time with different parts of the house,” he says. “It’s what differentiates Southwest contemporary from regular contemporary.”

He notes that he designs the nicho in a way that references the traditional, but distill it into something a little simpler. The architect likes to create a modern version of something traditional and specific to the Southwest. Though, he admits that while a corner fireplace is fine, he will not do a kiva. “That’s where I draw the line.”

Spring inside, with microgreens At this time of year many of us are longing for a sign of leaves and shoots that tells us spring is on its way. Some plants may begin to put out green shoots this month, such as crocus and Snowdrops. And some of us may cautiously cut a few branches of our forsythia or crabapples to force indoors for a burst of color, fragrance and promise. But there is another way to bring fresh greenery into our homes. Microgreens can add a touch of magic to your kitchen. Not only are they a nutrient-dense superfood, they are colorful, easy to grow and can look beautiful on a countertop or window ledge. Microgreens grow quickly and easily, and can be used to add visual appeal and bright flavors to your winter meals. Some sources say microgreens are not sprouts. Other sources call sprouts microgreens. To me, it doesn’t really matter. Microgreens are mix of flavors that turn a simple salad into a gourmet offering. And they can be produced quickly and easily. That’s what’s best to know! A sprout is a germinated seed with a root. It has a cotyledon, or seed leaf, but not true leaves. The cotyledon helps split the seed open as it germinates and is packed with nutrients. Sprouts are grown without soil or other growing medium and don’t even require light. The entire sprout is eaten. Microgreens, on the other hand, are grown in soil; they need light and ventilation, and only the stem and leaves are eaten. They have a cotyledon as well, but can be left to develop true leaves or foliage, which look like the leaves of the mature plant. Technically, a microgreen is up to two inches tall and baby greens are three to six inches tall. But who wants to be technical? Producing lovely small leaves with a variety of colors and flavors is the goal. And it can be done easily. All you need is a container, some potting soil or seed mix, a spray bottle and seeds. There are

special packets of seeds available for growing microgreens and you might want to start with some of those. They are less likely to have coatings on the seeds. Organic seeds from quality producers are also a good choice. Some microgreens are easier to grow than others. Good ones to start with are radish— with pretty red stems and spicy flavor — and arugula, which is also spicy. Two of my favorites micors are pea and sunflower. Usually called “shoots,” which simply means an older sprout cut from the seed, both are very productive and store extremely well. Sunflower shoots have a nutty flavor; pea taste just like young peas. Lots of research is available touting the nutritious nature of microgreens. Let me simply say here that studies in scientific journals claim microgreens offer anywhere from four to forty times the nutrient value ounce for ounce of the mature plants. I particularly loved learning that sunflower shoots are rich in vitamin D, the “sunshine vitamin,” another great justification for the plant’s name. To grow your own microgreens, spread moist potting soil at least one inch deep in clean seed trays or plant saucers with holes drilled in them for drainage. You can also use the clamshell containers you just bought with baby greens inside, or find more aesthetically pleasing kits online. Scatter seeds fairly densely and cover with a thin layer of potting soil. Mist with water and do so daily to keep the soil moist but not soggy. In one to two weeks you will have microgreens that you can harvest by cutting with a sharp knife close to the soil. Use your microgreens in salads, sandwiches, wraps and omelets or as garnishes. Or you can simply enjoy having a beautiful tray or bowl of greens to admire. Better yet, be admired for your green thumb and tasty meals. Bon appétit!

Fix-a-Leak Week, which will take place March 14-20, is an important annual reminder for all of us about the need to check for and fix leaks. Most household leaks are easy to fix and require just a few tools and hardware that can pay for themselves in water savings. We all must learn ways to navigate a life with less water, and addressing wasteful leaks is one of those ways. During Fix-a-Leak Week (3/14-20), be sure to check all faucets, toilets and water heaters for visible signs of leaks. Examine faucet gaskets and pipe fittings for any water on the outside of the pipe to check for surface leaks. To check toilets, you can put a drop of food coloring in the tank and then flush — if the colored water ends up in your toilet bowl, then you have a leak. As an EPA WaterSense partner, the City encourages residents to visit epa.gov/ watersense/fix-leak-week for the full Fix-aLeak Week checklist.

Check outdoor faucets

With spring right around the corner, many are already thinking about their outdoor landscapes, especially after such a dry winter. Be sure to also check your outdoor faucets for leaks in preparation for turning your irrigation systems back on. One of the City’s most valuable tools is its EyeOnWater app which has the the ability to track water use in real time. It’s a great tool that helps City water customers identify leaks as they happen, monitor their water use and helps us promote water conservation. This technology allows the City to find leaks, identify water use patterns, track rebate participation and irrigation practices to improve our programs. We’re able to regularly identify leaks and then notify customers when they have continuous water flows before they get their water bill. This early notification system saves water and helps customers save money by getting ahead of an issue. Why wait for your water bill to know how much water you’re using when you can monitor your usage hourly, daily or weekly?

World Water Day: March 22

On March 22 we celebrate World Water Day. This year’s theme is “Groundwater: Making the Invisible Visible.” Here in the high desert, the City has worked hard to create robust water supply sources, which include groundwater wells. Our annual precipitation not only feeds our rivers and reservoirs, it also seeps down into our aquifers, replenishing our groundwater supply. As climate change becomes more apparent, groundwater recharge is lessening and yet it continues to be a more and more critical source of water. The better we are about saving water, the better we’ll be able to sustainably manage this precious underground resource. Will the bubble burst? Experts predict, “Maybe!”

In the past, low inventory and rising prices have lead to buyers making rushed decisions, bidding wars and cash purchases. Sound familiar? We are still experiencing record-high housing prices, but now with a twinge of fear. Fear of rising interest rates. Fear of the highest inflation in 39 years. Fear of supply diminishing in light of demand. According to Zillow’s Nicole Bachaud, “We are currently in a market that’s run on scarcity.” Comparing our current market to housing inflation in 2006, and total collapse in 2008, we see a vastly different reason for the housing bubble to burst. The cause back then was the desire for excess, over-extended credit and risky loan types. Today, it is simply supply and demand. So far in 2022, we are seeing the demand for purchase loans remaining steady, while interest rates slowly rise. However, rising rates are severely effecting opportunities for homeowners to refinance at lower rates. This is evidenced by the Mortgage Banker’s Association (MBA) recent survey which

showed applications for refinance were at their lowest level since January 2020. Homebuyers used to count on low mortgage rates and rising employment wages to offset overly priced homes; but that just isn’t the case any longer. Mortgage rates are climbing from their historic lows even as home prices continue to rise. The National Association of Realtors (NAR) reports median sale prices hit an all-time high in December, 2021 as the number of homes on the market dropped to a record low. NAR further reports the new median home price across the country has reached $317,500. So, as the country slammed on its brakes in March 2020, we saw consumers stop traveling, eating out and entertaining, which created a period of deflation. While at the same time, the government filled consumers’ bank accounts with stimulus money setting the stage for higher prices once the pandemic lockdowns eased up. Normally, as economic activity returns to normal prices spike, consumers 34

spend more, thus inflation is controlled. But, we’re in strange times and “normal” seems like a dream. Shortages remain for goods and the FED is no longer describing our inflated situation as temporary. Even if supply chain issues ease, slowing price hikes for essentials, ie; cars, lumber, etc., housing and health care costs are not predicted to fall. Why? The unusual combination of high inflation and still relatively low mortgage rates currently makes borrowing still very attractive. In an inflated market, if long-term rates don’t rise significantly, the actual cost of repaying a mortgage becomes cheaper over time because the dollar is cheaper over a long term. Bottom line ... elevated inflation will most likely finally force the FED’s hand. If our current economic situation of high demand and short supply in housing and consumer goods continues, the FED will be compelled to raise interest rates in 2022, thereby bursting our housing bubble. These are interesting, highly productive times. Use wisely to your advantage.

Win-wins and changes of addresses Darlings, Good grief, it’s March. The month is filled with notable events, so mark your calendars. Daylight Saving Time begins a week from today on March 13. Oh, Sleepy Heads, just as my mornings are getting lighter, I’m plunged back into darkness with the reward of more light at the end of the tunnel. The First Day of Spring follows one week later on March 20. Sandwiched between lighter evenings and spring days, St. Patrick’s Day is the 17th. Crumpets, all I can say about St. Patrick’s Day is I surely am glad the Irish are generous and share their holiday with the rest of us. The Green Onion (now defunct) used to celebrate all day — green beer, green salsa, even green burritos. It was pre-Uber days, so apparently we must’ve spent the night. Ah, daydreams of St. Paddy’s Day gone by. Dear Hearts, while I’m dreaming in green, Tori Warner Shepard (retired Realtor) is spending the month in Todos Santos, Mexico, with her grandchildren and visiting her number-one son, Eric Warner. Eric lives to surf, so he lives in Todos Santos, and Tori visits him because she loves Todos, and his niece and nephew love to watch him surf. A win-win for everyone. See, Salmon Patties, that’s what Realtors do when they retire, they go off to exotic places and send an occasional postcard to their friends (or post pictures of their grandchildren on Facebook). When Tori retired, she passed the torch to her daughter, TC Victoria Warner-Stratton (mother of Tori’s “grands”), who is faithfully keeping the name Warner alive in our real estate community and dreams of the day when she’ll retire and send me a postcard. Dermot Monks (Sotheby’s) certainly isn’t retired, but he’s never let work get in the way of fun. He and his pal, Michael Morgner (Sotheby’s in Bozeman, MT) make sure they regularly intersperse real estate sales with a healthy dose of skiing and fishing. Snow Bunnies, this month Dermot flies to Montana to meet Michael for skiing at Big Sky Resort. Later this year, they’ll meet in Costa Rica for a yearly fishing extravaganza on the Osa Peninsula. To ensure that he’s not stressing himself out from work, Dermot will get to Montana between these major trips for some ordinary trout fishing with Michael and another Santa Fe ex-pat, Lee Lowary. Sugar Lumps, between all these activities and closings, Dermot plays golf. When I write Dermot’s biography, the title will be “Balancing

Extreme Success with Extreme Happiness, the Dermot Monk Story.”

and Patience Pay Dividends, the Roberto Cardinale Story.”

In addition to time management (examples above), perseverance and patience are two important hallmarks of successful Realtors. It might be Roberto Cardinale’s (Sotheby’s) previous life as a Benedictine monk that helped him cultivate these traits. Or maybe Lady Gaga would say he was born that way. Whatever it is, Lollipops, Roberto has been able to work as a Realtor during the day, a sculptor from around 9 p.m. until midnight, and dinner in between with his wife, P.J., most days since 1992. That’s when Bob went into real estate, 1992. However, his sculpting and marriage have been going on for more than 50 years. This year, Kittens, he is most proud of two accomplishments. One, his smaller than life-size sculpture of the Chapelle Notre-Dame du Haut (the life-size chapel is in Ronchamp, France, and is one of the finest examples of the architecture of the Franco-Swiss Architect Le Corbusier). It’s pictured below. Two (not necessarily in this order), he did something we all hope we have the patience to do. He sold and closed his $8.5 million listing, the Travis Ranch, a listing Bob had been faithful to for 10 years. All that time, Bob persevered for the Seller, who all that time remained loyal to Bob, her Realtor. Another win-win story. If patience is a virtue, Cupcakes, then Roberto is a virtuous man. Beverly Chapman (QB at Coldwell Banker Mountain Properties) will not be retiring, nor will she be vacationing anytime soon (but, Petunias, she is virtuous and patient.) Beverly is busy engineering her company’s big move from the Old Pecos Trail building to their new offices at 132 Marcy St. During the interim, CBMP is temporarily renting space through Regus at 150 Washington Ave. Right down the hall from their temporary office space at 150 Washington Ave. is the new home of the Santa Fe New Mexican, which recently moved from their forever location at 202 Marcy. Number 132 was the home of The Santa Fe Reporter for more than 30 years until their move to Pacheco Park at the end of 2020. Number 202 had been home to The New Mexican since the 40’s, but it’s now The Administrative Office of the Courts. Yeah, Babies, big changes on Marcy Street. All I know is that the Realtors at Coldwell Banker Mountain Properties (CBMP) will end up spending most of their time taking clients out to lunch because there are so many eating places downtown too delicious to resist. Pumpkins, this could end up being very expensive.
