Greetings and welcome to the spring 2023 issue of Haciendas celebrating the 34th annual Santa Fe Home Show and Remodelers Showcase, March 11-12, 2023.
Once again, the home show will be at the Santa Fe Community Convention Center, live and in-person, just steps from the historic Santa Fe Plaza.
After the pandemic hiatus, it was great to get back into the convention center in 2022 and meet with people interested in the products and services offered by the local building trades and supporting industries.
We were surprised and relieved that Santa Feans returned by the thousands to see how the home show could spark imaginative building ideas and take the opportunity to meet trades people ready to realize those ideas.
The Santa Fe Home Show is the premier event for Santa Feans to learn about building technologies, products and services. It is, additionally, a chance to meet skilled trades people and building products representative of the Santa Fe Area Home Builders Association.
The home show is the place for a weekend do-it-yourselfer to see something new for that next project on the honey-do list.

For years, home cooks have debated the pros and cons of working with gas stoves versus electric stoves. Add the recent availability of induction burners to the mix, along with warnings about the potentially negative health impacts of cooking with gas, or roasting or grilling over an open flame, and it’s no wonder consumers are flummoxed.
As a chef, I have to admit up front that gas is my preferred source of heat for cooking. The way that gas heat dissipates quickly is key to making custards and delicate sauces. As the thickening process is completing, the temperature in the pan needs to drop — fast — and, with a gas flame, it does. In contrast, the heat on an electric coil burner can take minutes to cool down, which could result in a curdled mess.
The same issues with responsive temperature control hold true for an electric oven: if you are directed to lower the heat for those lofty popovers or delicate gougères halfway through the baking process, a slow drop in oven temperature can be fatal to the puff.
Here in green-chile country, I also prefer preparing our favorite ingredient with gas. Chiles can be roasted under a broiler in the kitchen or outside on the grill, but I think a maximum of smoky flavor is attained with a turn over a gas flame. There are
a variety of home chile-roaster grills that facilitate a quicker char by keeping the chile from falling off the flame. My favorite, made by Lodge Cast Iron Cookware, is a sturdy gadget that makes this chore a breeze.
NEW OPTIONS, OLD CONTROVERSIES
The advent of induction cooktops has given home cooks and foodies a new option. They are especially popular with folks who want their kitchens to look more like a sleek Star Trek-like galley.
Induction cooktops tend to be more costly than gas or electric ranges, but the price is coming down. They heat up pans instantly — just make sure your cookware is magnetic— while the surface of the burner remains cool. For years, I have used a portable induction burner in my cooking school at Las Cosas: it’s easy to plug in anywhere and quickly adds another burner to my Viking six-burner range. It would be a great addition to any kitchen, especially during those holiday marathons when the stove is packed with multiple pots and pans.
There has been considerable brouhaha lately about the health effects of cooking with gas in homes. The claim that caught my eye is that 12.7 percent of childhood asthma cases in the U.S. are related to air pollutants released by gas stoves. It was also interesting to note that indoor gas stove use is prevalent in 35 percent of U.S. households, reaching 68 percent in some states like California and Illinois.

The debate over gas vs. electric stoves continues
The hullabaloo about gas stoves entered the political realm in January, when a “Don’t take my gas away” cry joined the “Don’t take my guns away” call to arms. I was particularly tickled by a post by Rep. Ronny Jackson of Texas wrote on Twitter that said, “I’ll NEVER give up my gas stove. If the maniacs in the White House come for my stove, they can pry it from my cold dead hands. COME AND TAKE IT.”
But, since no one was really suggesting seizing gas stoves, I guess I can sleep peacefully, knowing Washington won’t be coming for my stove at Las Cosas.
I recently visited Builder’s Source Appliance Gallery on Pacheco Street and had a chat with Luca Tossani, one of the knowledgeable sales consultants. When I asked which type of stove was most popular, he immediately responded, “Santa Fe is a gas-loving town.”
He then took me on a tour of the beautiful and well-stocked showroom, pointing out the brands and styles that Santa Feans love. Newer designs incorporate griddles, grills, steam ovens, teppanyaki flattops and so much more.
“There are many duo fuel options, Luca explained. “Gas stove tops with electric ovens are available … but induction cooktops are becoming more popular now that the prices are coming down.” Older folks and family with kids are attracted to induction, he said, because there are no hot surfaces that can pose a risk. Stoves have come a long way since I grew up in a ‘60s kitchen with coil burners on our beige stove. This year, I am asking Santa
for a custom-built La Cornue Chateau series range with a center stockpot burner.
CHILE ROASTING 101
• Rinse fresh chiles in cold water and dry. Cut a ½-inch horizontal slit at the top of the chile, near the stem; this allows steam to escape while it’s roasting.
• If you’re using a chile roaster, place it directly on the burner and turn gas to high. Place as many chiles as will fit on the roaster to make sure they are getting direct flame contact. Slowly turn chiles until all sides are nicely blackened and blistered. Place in a large covered bowl or in a tightly shut a paper bag. Allow to steam for 10 minutes.
• Wearing rubber gloves — especially with Hatch chiles — gently scrape away the blackened skin and place the chile on a clean cutting board.
• If you are making rellenos, try not to split the chile any further. Leave it intact and use the small slit to slide in the cheese.
• If you are preparing the meatloaf recipe that follows, cut off the stem, split the chile lengthwise and open it up. Gently brush away any seeds.
• Never rinse a roasted chile under water — or all that great flavor will go down the drain.

BRINGING DREAMS TO LIFE

It’s February. A cold breeze winds its way through the trees surrounding the homes in this older neighborhood near Patrick Smith Park on Santa Fe’s east side. Bare branches sway and lingering traces of recent snow hang from ever-shrinking perches above the ground while a few patches take refuge in shadows of the trees, curbs and nearby homes.
Santa Fe sunlight, which has drawn thousands of artists to the city over hundreds of years, covers the landscape with a cool warmth that accentuates the landscape and the deep blue skies. The early afternoon quiet hangs in the air, punctuated occasionally by sound of tools and construction.

scene, the work it takes to stay on top is never done. It was less than a year earlier that the Santa Fe Area Home Builders Association awarded the team from Praxis Design Build the Excellence in Remodeling award, the highest accolade given in the Remodelers Showcase, which is a centerpiece of the annual Santa Fe Home Show.
Owner Gabriel Browne and project manager Rocío Rodríguez discussed the award-winning north-side home at their new construction site. Beyond describing building an incredible place to live, they shared their passions for their work, what it takes to be a top builder and what forces are shaping Santa Fe’s high-end housing future.
The adventure begins
The project they affectionately referred to as the Sunset Terrace began with some clear parameters. The project would begin with a focus on the common areas of the home, which included moving the kitchen and living room. A full remodel was on tap for the original portal and terrace area. And a second living area would be turned into a garage.
But that’s not how things would unfold.
During demolition, problems with the insulation inside the walls were found. And, as other problems with plumbing emerged in the home’s innards, a big decision had to be made. What had begun as a substantial but not total remodel would eventually require demolition of all the house’s framing, except for the existing garage.
“Those were the two gotchas,” Browne said. “But the owners saw that for what it was and made the decision to go forward. And the upside is they have now, except for the slab, a brand-new house.”
Scraped down to the foundations, the pressure of such an escalating project could be overwhelming for some. Every project has its stress, but one of this scale was another matter altogether. But Browne said he and the client had worked together on another home before this project, and that relationship would be key to their ultimate success.
The Sunset Terrace house had many of the hallmarks builders see when remodeling homes in the foothills and north side of Santa Fe.

When working in Santa Fe’s east-side historic district, the expectation is a builder is likely going to have to deal with all the original adobe.
“If they’re really older properties, you kind of know what you’re getting into,” Browne said.
But Sunset Terrace is in Santa Fe’s northern end, where much of the construction is from the 1960s and ‘70s.
“You kind of hope you’re going to be able to preserve the basic bones of the thing,” Browne said.
At the same time, many of the houses in the north side of Santa Fe have been remodeled multiple times as new owners acquire the properties and reshape them to their own desires and tastes, often grounded in the era in which they were remodeled.
“It just adds such a new energy,” said Rodríguez, the project manager. “Even though we kept most of the existing layout for all the bedrooms, laundry and that part of the house, it’s still brand new.”
Praxis, a name and an idea
The word praxis, which derives from the Greek word for doing, can be defined as the practical application of theory. It’s an appealing concept to Browne, who has an architectural background and whose work as a builder allows him to take ideas and manifest them in the real world.
“It makes everyone nervous,” Browne said. “You’re starting a very expensive project without knowing what the end result is going to be. So, you do your best to steady that, but it’s not all under your control.”
Rodríguez put her own spin on what helps bring the ideas comprising the reality of a dream home to life.
“When you are ready to take on a remodeling, you have to be open minded about the unknown and what might be out of your control,” said Rodríguez, who also is a photographer and sculptor.
A successful project, Rodríguez and Browne said, can come down to the clarity of thought that talented tradespeople can in turn im-

plement using their skills and materials. This was exemplified in the Sunset Terrace home.
“Decide what it is you love about the place,” Browne said. “And make sure you hold on to that; that you don’t tear that down and don’t redo that. Houses should have great qualities that we can hold on to, and being clear about what those are and expressing those in the design phase can save you time and money.”

In the construction of the Sunset Terrace house, the owners had been clear they wanted to keep the position of the bedroom; it was a core desire, Rodríguez said.
So despite the demolition of the home to make way for a reboot, the owners were still able to get their bedroom where they wanted, but all new.

Reaching the goal
After a long journey, Praxis Design Build was able to deliver a stunning house that knocked the Santa Fe Area Home Builders Association on its ear and earned the company the 2022 Excellence in Remodeling award.
What stands now is a bright, open home with modern styling and sleek lines. A gorgeous terrace replaced a rickety balcony and boasts sunset views that extend beyond Santa Fe and as far as Mount Taylor.
Plaster finishes in the entertaining sections of the home add an additional layer of luxurious feel to the space while steel fire pits and
built-in planters accent the home’s exterior. A broad dining space connects to the outdoors by way of a floor-to-ceiling bifold door.
Praxis Design Build demolished nearly 4,000 square feet of existing structure during the project, and more than 400 square feet of portals were added by the end.
Gone are the telltale signs of the original 1970s heritage, including a fireplace described as gigantic and horrendous. An elegant, kiva-style fireplace adorns the great room now as part of the home’s contemporary restyling.
But that might not always be the case.

Santa Fe has a historic core that people want to be near. For some, it’s the proximity to dining; for others, it’s important to be near the galleries. At the moment, there’s little available housing inventory close to the city’s historic districts.
Even some outlying areas, like Las Campanas and Aldea, have less abundant space than in earlier days, setting the stage for Santa Fe’s remodeling community to push the envelope on how to keep the city’s unique housing market fresh and innovative.
“I think Santa Fe has been revitalizing itself forever,” Browne said.

Creating a comfortable oasis in one’s home takes more than good furniture and a shady spot to pass away Santa Fe’s glorious summer days. It is also about building a solid infrastructure to deal with situations a homeowner might find more annoying than inspiring.
On this project, Arpad Builders, LLC and its leader Tom Treece, took on an older Eastside adobe home on a small lot that needed its landscaping reimagined. Arpad Builders removed the existing concrete patio and the concrete walkways. To improve drainange, lines were installed from canales to gravel-filled French drains.

Fabu-Wall-ous Solutions’ work on this home not only revealed its beauty, but also stabilized a hillside that had been sliding away and creating an unsafe condition for the deck, now a showpiece featuring a pizza oven and kiva fireplace.
The phased project began with the removal of the existing deck. A kiva fireplace and kiva pizza oven was planned for the new lower deck and flying stairs were planned to access the steep hillside below. Next, the unstable hillside required a 12-foot-high concrete retention wall set on 25 HeliCoil piers and terracing that consisted of structurally stable interlocking stone blocks.

because the property design impeded access for motorized equipment. So, a crane carried hundreds of buckets of shale and excavated soil over the house and brought in hundreds of loads of topsoil to remake the newly stabilized hillside.

BEAUTY BEGINS ON THE INSIDE

ACerro Gordo whole house remodel began with the stabilization of an exterior hill and turned a previously unsafe deck into the centerpiece of an outdoor-living paradise. But the full story of this remodeling journey reaches into the home’s interior.
The 4,400-square-foot home was revitalized through custom structural modifications and hand-painted wall designs, while safeguarding the original adobe construction and charm. The project also reimagined an attached guesthouse, a two-car garage and 600 square feet (about half the area of a tennis court) of new exterior living space.
The owner’s paramount desire was to preserve the property’s neighborhood significance and old Santa Fe style, while remaining mindful of

In 2006, when The Home Construction Doctor undertook this whole house renovation, it was a complete departure from the strictures of Santa Fe style at the time.
The bold colors, contemporaneous lines and handmade wallpaper in the kitchen put this home into a league of its own setting it apart from other Quail Run condominiums.

The owner had a piece of gift-wrapping paper that she wanted to reproduce as a kitchen backsplash. A challenge? Yes. But The Home Construction Doctor found a source who could do it. The framing for the doorways between rooms had to be handmade and ceiling were painted in exotic patterns. Each room and every detail of this project was an artistic delight and such a departure from what others were doing at the time. TRADITIONAL MEETS MODERN 5
This 1970s home near downtown Santa Fe boasted few remarkable architectural features and begged to make its own history. Drawing on the minimalist Western aesthetic of Georgia O’ Keeffe, this 16-month project injected life and light into once small, dark and compartmentalized spaces.
The homeowner and her son, an architectural designer, reconfigured the existing floor plan to strengthen the connections between living spaces. With the exception of a few walls and beams, the entire interior was demolished. Bathrooms, closets and many walls were relocated, interior doors reoriented, ceilings raised and exterior doors and windows enlarged.

Bringing light into the bathrooms posed a costly set of challenges requiring the master bath/closet to be flipped and new windows added. Doors frame the outdoor, natural world and a muted color palette allows for a lighter, brighter interior warmed by white oak floors.
This whole-house remodel featuring interior design by Victoria at Home took 16 months to complete and exemplifies an invitingly spare, indelible beauty reflecting a modern lifestyle in the high mountain desert.

PEERLESS PERFECTION
REMODELERS Retrospective
In a town where the building community dazzles in Herculean leaps of creativity, the 2021 Grand Hacienda award winner by Tierra Concepts set a stunning standard for future Santa Fe remodels.
Originally built as a small adobe home, the house had been remodeled at least twice and then sat empty for several years. When the current owners stepped in with Stephen Beili, David Naylor and the Tierra Concepts team, they were faced with a home that had seen multiple additions resulting in a disjointed hodge-podge of style.
The remodel was successful in reimagining the floor plan by moving the kitchen and master bathroom, thereby enhancing the layout and

unifying the home’s charm. The home boasts five bedrooms, 11 fireplaces, a dry and wet bar, a caterer’s kitchen and about 5,000 square feet of wraparound portals.
Throughout the home, modern updates blend with carved vigas, arched openings, hand-painted tiles, engraved doors and sculpted ironwork.

This recent remodel is proof that when it comes to a complex remodel, having a pro by your side can make all the difference.
As often happens in Santa Fe, plans for a small renovation turned into a major undertaking over time. Such was the case when a pair of homeowners—scholars at a nearby college—sought to make upgrades to this 1950s-era Craftsman-style home in the South Capitol district.

But most daunting was the addition of a second floor, which included a bathroom loft and office space. Originally a family complex built in the 1930s, this compound comprises three structures and a sweet courtyard that serves as its own sanctuary. Zachary & Sons’ goal in this project was to apply a bit of polish to this property, which was already imbued with a timeless charm.
