PROFILE Mike Baker

This interview series focuses on the people in Santa Fe’s real-estate industry. Mike Baker is a broker with Sotheby’s International Realty.

It’s been a long time since we’ve talked. The years are flying by. I’m glad they’re flying by. I died twice. You died twice? I did, in 2010. Flatlined. I went to the other side and it was wonderful, so I don’t worry about it anymore. How’d you get there? I got a tropical disease in a trip to Brazil. I got sicker and sicker, mostly from the medication, Prednisone. As a practicing agnostic/atheist, I realized I’d gone to 42 doctors and all the major clinics, including the Mayo, and 30 alternative practitioners, then I turned to prayer. And I got better. I’m a believer. It could be a coincidence, but I got better when I was supposed to be dead. The interesting thing is I came to it through the book Autobiography of a Yogi. By Paramahansa Yogananda. Yes. Most of his quotations are the divine romance, which is his love of God, but they’re quotes from Jesus. A lot of what Yogananda says is you’re meditating on God. It’s a psychological shift: you envision yourself being healed, rather than asking to be healed. I’m doing 20 sets times three of bench press and I can run a half mile. I couldn’t get through Target without an electric cart three years ago. I’m able to work 12- to 14hour days and I’m happy to do it. It’s the kind of thing you wish would happen when you’re 18. I think we’re here to do the best we can with what we’ve got, and that’s a hard task. Where did you grow up? A combination of a small farming town in Wisconsin and Sacramento, California, in the Fifties. My parents were separated so I alternated between those places. Growing up on a farm is a good thing. You learn that things are what they are, and it’s easier to tell people the truth. My family raised seedcorn and sorghum, alfalfa, sunflowers. I was one of those 12-year-old tractor drivers that they have all over the Midwest. What did you want to be when you were a teenager? An archaeologist. I wasn’t good enough to play center field for the Dodgers. Center field, huh? Yeah, Duke Snider was my favorite player. I went to school at San Francisco State. I moved into the HaightAshbury in 1966. I was a short-haired basketball player who never did drugs, but I loved living in the Haight because of the music: Big Brother and Jefferson Airplane, and we went early to see blues legends like Buddy Guy and B.B. King, who were the warm-up bands. I went overseas as a college junior. I was the last

generation of people for whom the California educational system had money, so I was in Sweden for two years, and I traveled around Europe. I studied literature — Shakespeare and the American novel — and 19th-century European history. I like people-watching and I’d sit on the ChampsElysées or some café and read and watch people go by. When did you get down to business? I was headed to Taos for a job as a dishwasher and my car broke down in Montana. It was a Volvo and they didn’t have parts so I got a job teaching skiing and I ended up as a 26-year-old marketing director for the Big Sky resort. I loved it. I was traveling around with an expense account, telling stories about Montana and skiing. And I traveled with the marketing director for Yellowstone Park and we’d do joint presentations. I did that until 1977 and then I came here to do the Ore House Restaurant on the Plaza. I was part owner and manager. Then I bought part of a real-estate company. After a while I wanted to do more investment and commercial real estate so I went out on my own. What companies have you been with? My biggest stays were Coldwell Banker, Santa Fe Properties, and several iterations of French & French/ Sotheby’s. I’ve done $600 million worth of stuff here, but I

think the current real-estate setup with agents and agencies in Santa Fe is a sham. When I started, there were small agencies where the qualifying broker and other brokers in the office overheard your conversations and they would correct you when you were wrong. In 1984-85 the three largest companies were in a marketshare war. They put on a campaign to collect as many agents as they could, which completely obviated anybody getting any training, so I think the public is worst-served now than they were in the Seventies. Realtors take a lot of classes on sales and psychology, but they don’t know anything about real estate. Why don’t you say what you really think? The tragedy is the buyers are actually paying for both brokers’ commissions and the buyers get terrible Realtors, thinking that real estate is really simple. You buy a milliondollar house and the commission is $60,000. Who do you think put the money into the transaction if it wasn’t you? Do you ever walk into a retail location and not think you’re supporting it when you buy something? But people think the seller’s paying. The seller never sees the money. It’s a line-item transfer on a closing statement. I don’t mind being confrontational. I always have been and I don’t mind it, because it pays off well. I get people who are iconoclastic, self-made thinkers. People have always said You may not like what Baker tells you, but he’ll tell you the truth, including about the market. Are you a stats guy? Oh, yeah. The problem is that the MLS stats for days on market are off by about 200 percent and the percentage of asking price to original listing price is about 300 percent different than what they represent. That’s because our MLS system doesn’t track the history of listings through changes of brokers or re-listings. One big change is when we became transaction brokers rather than buyers’ or sellers’ agents. The way we work now is trying to get a meeting of the minds. And it comes down to the competency and ethics of the practitioner, exactly the same as in medicine and other professions. Most of this is just about the care and feeding of human beings, from a psychological standpoint. It’s trying to get them in the position where the best thing possible happens to them given the prevailing market. What do you like doing in your spare time? A lot of reading. I ride motorcycles. I play golf. I ski. I talk and write for a living. I’ve written some unpublished novels and unpurchased screenplays. I’m a diarist. I love walking my dog. What kind of dog? I have a mutt that showed up on my porch at four months old. His name is Rocky and I’ve learned more from him about living in the minute and enjoying the day than from any being on earth. H OME

Master Gardener helps save the bees Gardeners have always known the importance pollinators play in keeping flowers and trees blooming and reproducing. Butterflies, bees and other insects are our garden helpers and without them, our beautiful, fragrant and edible world will suffer dire consequences, something that is sadly already starting to occur. For the past decade, bee populations all over the world have been on the decline and scientists want to know why. Pesticides have been listed as the number-one cause, along with threats like Colony Collapse Disorder (CCD), a condition where bees are unable to resist infections caused by pesticide-contaminated parasites. Living in a culture where chemical use is commonplace, one may wonder if there is any way to help this vital insect’s plight. The answer to that is yes. For starters, try to avoid using pesticides at all costs. If you must use them, choose organic insecticidal soaps, or contact the Sangre de Cristo Beekeepers or Santa Fe Master Gardener’s Association for a list of environmentally friendly products. Another way you can help the bees is by starting an apiary and becoming a

beekeeper. While many may find this idea daunting, it’s relatively easy and inexpensive — and the stings are not as profuse as you might expect. Local Master Gardener Jannine Cabossel (known as the Tomato Lady at the Santa Fe Farmers Market) has first-hand knowledge of beekeeping and has agreed to share some of her experiences. Why did you decide to become a beekeeper? I wanted pollinators for my vegetable garden, in particular bee pollinators. I

also wanted to do something to protect the bees because of their endangered status. Was this an easy or hard endeavor?

It was not that hard at all. It’s mainly getting over the fear of stings. All you have to do is remember to always suit up: wear long sleeves, jeans, and your bee veil. How high is the risk of getting stung? Not as great as you think. It can happen, but they won’t swarm at you like many think. This was the first year I got stung because I didn’t have my suit zipped on and got too close when they were working. My only advice is, if you are allergic to bees, don’t do this! Have you noticed any differences in your garden since getting the beehives? I have noticed we have more fruit on the fruit trees! Is it hard to get the honey? Not really, but there is a process. You’ll need to count the combs to make sure you leave enough bars with honey to sustain the bees in the winter. We collect the extra honey they produce in the fall. What do you think is the most important part of having bees? That I am helping take care of a beautiful insect that is endangered. My bee mentor Les Crowder, a master beekeeper

Darlings, I recently spent a week in Hondo, a minimally populated area situated about 25 miles east of Ruidoso and 45 miles west of Roswell. At first glance, the only thing there is a gas station, an Allsup’s convenience store, and beautiful scenery. But if you slow down at mile marker 284 on U.S. 70/380, you’ll see a sign directing you to the Hondo Iris Farm and Gallery. Buttercups, that makes the 3-hour drive from Santa Fe worth every mile. For those of us who nostalgically remember the old iris farm in Cerrillos, this one in Hondo is 100 times better (maybe even 1,000). The Hondo Iris Farm and Gallery was a concept of artist Alice Warder Seely, who has with her partner David Hall built an artistic empire that is like a small paradise in the middle of the unusually shaped hills and sometimes sparse vegetation of the Hondo Valley. Through Alice and David’s vision, a couple of old adobes and a vacant pasture became southeastern New Mexico’s “field of dreams.” After spending a week working during the height of the iris season, I can certainly attest to this “If you build it, they will come” theory. We had people coming from Canada, Minnesota, North Carolina, New York, California, Colorado, Texas, and all over New Mexico. Chickadees, we sold over 800 iris plants and took orders for at least that many iris rhizomes to be shipped later in July. This iris field of dreams was started about 13 years ago, and it has blossomed into

one of the most beautiful gardens in New Mexico. Songbirds love it, hummingbirds swarm in droves, fighting each other for the multitude of feeders lining the gallery porch, and the lazy resident cat pays no attention to any of them. Three years ago, David put an ad on Craigslist, thinking he might get lucky and find a gardener who was looking for a quiet existence in a beautiful but remote spot. Within minutes of putting the ad online, he received a call from Chris Camacho, a young horticulturist working at Peckerwood Gardens, the well-known conservation garden near Houston. The prospect of having the autonomy to create a garden that would demonstrate what’s possible in a harsh Southwest climate, the chance to develop a botanical garden with exotic desert plants, and the opportunity to show visitors the beautiful and life-sustaining qualities of a garden were just what Chris was looking for. He showed up within a week, ready to get dirt under his nails. The addition of Chris allowed Alice to spend less time in the garden and more time on her artwork. Coming from a long line of artists — her biological father, William Ward, was a New Mexico muralist and landscape painter and her stepfather was famed Navajo artist Ha-So-De (Narciso Abeyta) — Alice gets restless when she’s not doing something creative. She is a writer, sculptor, tapestry designer, jewelry designer, and painter, not necessarily in that order. The gallery is filled with her work, as well as folk art from around the world, and it is all a reflection of her love for color and beauty. Sweetpeas, the first day I was there, I spent some time shopping for just the right pair of earrings (designed by Alice and made in their jewelry factory housed in an old, historic gas station in Hondo), a few beautiful scarves (to accessorize so that I could wear the same basic outfit everyday and no one would notice), a broad-brimmed hat to keep my face out of the harsh sun, and one small, handmade, cross-body purse to hold my lipstick and sunscreen while I greeted visitors and

handed out iris catalogs. Kittens, I sort of reminded myself of a rather attractive Wal Mart greeter. Of all the people I met during the week, I especially loved Mary Sumpter. She came with a tour group of senior citizens from Alamogordo. At 96, she was still living at home with her two dogs, and even though she was blind, she asked me to pick out a couple of brightly colored iris plants for her to take with her. If they were bright enough, she thought she just might be able to see a spot of color when she sat in her garden. Lemon Drops, I’m thinking I may have to take a trip down there to see how that worked out. In the evenings, after a grueling 8-hour day (next year, Fashionistas, I’ll be wearing sensible shoes instead of my stylish Christian Louboutin spiked ankle boots), I relaxed in the oh-so-charming Orchard Cottage, an adobe casita which was once a ranch hand’s house on Peter Hurd’s Sentinel Ranch. The Hurd Ranch guest homes are available for rent year-round and are part of the Hurd-La Rinconada Gallery and Guest Homes, which are now owned by artist Michael Hurd (son of the late artist Peter Hurd). What I’m basically telling you, Butter Beans, is that there is a whole world of unique people and interesting sites down in that part of our wonderfully enchanting state. Glorious Earth transformations By Paul Weideman

M

any of Santa Fe’s neighborhoods boast an admirable variety of front-yard treatments, speaking to the individuality of the owners, and, it would seem, to the idea that these were not the results of production homebuilding. But in fact, residents of the communities developed by Allen Stamm between 1939 and 1980 have been as creative with their street faces as anyone living in more impromptu neighborhoods. One recent example is at 1004 Osage Avenue in the Stamm-developed Casa Alegre subdivision. The street wall, created by Tobi Wilde and Adam Steinberg of Glorious Earth Landscapes, is a festive conglomeration of materials, including railroad ties, recycled concrete, broken sections of the previous front walk, chimney tile, and boulders: dark gray rock from the Caja Del Rio landfill, blue granite quarried in the Cerrillos Hills, and red scoria from La Bajada. “I did it all,” Wilde said. “The owner [Tim Schreck] told me he wanted a wall and I said I can’t just do an ordinary wall. This is flamboyant.” The courtyard area inside the street wall contains walks and patterns — surrounding a large atom symbol — bordered with colorful, recycled, broken glass. “I don’t like using gravel. It’s a gravel universe, man. I don’t like anything boring,” Wilde said. Paths wrap around to the back yard, where Glorious Earth Landscapes fashioned a pair of large features: a sunken fire pit and a built-up rock sculpture with an integral fountain. The water feature is an eruption of rock, the water issuing from a distinctive rock slab the owner wanted Wilde to incorporate, then running down pieces of roof tile that Steinberg bought at the Habitat for Humanity ReStore. “Everything is very thought-out and playful. I wanted something beyond ordinary for the water feature. I designed the shape and form, and Adam is adept at building them.” Landscaping plants include black-eyed susan, butterfly bush, hollyhocks, donkey spurge, and iris from the owner’s mother’s garden in Ohio, as well as desert willow and Arizona cypress that will grow up and ultimately provide separation from the neighbors in back. For the fire-pit feature, Wilde and Steinberg created a ring of rock seats, again recycling concrete pavers that were here previously, and artful panels of stone mosaics. “It sort of just bursts out of me,” said Wilde, who punctuated her descriptions with avowals of her healing abilitites and references to “Ozymandius, the king of kings.” An alumna of Carnegie Tech and Ivy School of Professional Arts in Pittsburgh, she previously had Café Oasis, 526 Galisteo Street, and Wild Things antique clothing on Garfield Street for 25 years. “After I broke up with Richard [Kurtz, her former husband] I was so depressed and Adam called me one day and said, ‘You have to see a project I just did.’ It was so awful. It was not my thing. And he said he would pay me to come up with an idea. That was about 10 years ago.” The landscaping around Café Oasis, which opened in 1993 and closed in 2005, was another example of her elaborate but naturalistic design sense. So is the monumental rock/ water/light feature in front of Camel Rock Casino, which the pair came up with a few years ago, when Steinberg’s company was known as Indigo Spirit Landscapes. This spring, the two are looking forward to a residential project in White Rock and a landscaping remodel at a new apartment complex in south Santa Fe. Investment property: wealth-builder When most of us think of investments we think of the stock market, maybe our retirement fund, and maybe that “business opportunity” last year with a colleague. It is easy to describe investments one-dimensionally; something we invest money in today that we intend to sell for a larger sum years later. Investment real estate however builds wealth simultaneously four ways. 1. Appreciating asset. Possibly the most well-known fact of real estate is that it grows in value, or appreciates. With the exception of a few brief periods over the last century, real estate has steadily risen in price, partly due to demand, but also due to other increases such as lumber and the desire for high-end finishes. Similar to the stock market, real estate in general has risen in value over time.

2. Income-producing. Rental real estate produces income once the property is leased. While this income is taxable to the investor, many expenses become deductible that are not in a principal residence. Rental income can produce up to double-digit returns annually. 3. Debt reduction. A third and maybe lesser realized benefit is the reduction of mortgage debt. With a stock rarely do we borrow money to invest. The value of stock is typically measured from its highest value, and wealth is measured from zero. Not so with real estate investments. Typically a fraction of the investment is bought with your money, while a bank or lending institution lends the remainder. This allows wealth building in two directions simultaneously — growth through appreciation of the

asset’s value, and growth in the reduction of debt borrowed from the bank - paid for with rental income. 4. Tax deduction (depreciation). Arguably the least-known benefit of investment real estate is depreciation expense on a tax return. Residential real estate is depreciated over 27.5 years and commercial real estate over 39 years. To put real numbers on paper, a rental home purchased in Santa Fe with net real property value of $275,000 carries a $10,000 annual write-off against income. For many homes, depreciation alone offsets more than six months of rental income! Regardless of your risk tolerance to investments and time horizon to invest, real estate is a great diversification to historical stock-based portfolios. Real

Nostalgia buffs will not be disappointed and if heaven has a Tastee-Freez, this is it. Authentic is also the best way to describe another newcomer to the unlikely al fresco club. Bambini’s located on St. Francis in front of Ski Tech and next to the newest Starbucks brings true Philly cheesesteaks and Philly-inspired hoagies to Santa Fe. Anyone serious about sandwiches knows that it all starts with the bread and the Bambini’s buns come straight from Philadelphia. Next you need the right kind of cheese. Provolone and American cheeses are great but for the real deal you need Cheese Whiz. Seriously, Cheese Whiz is simply divine. As counter-intuitive as settlement caused by the absence of moisture seems, there is another seeming paradox emerging from the pattern of failures we are observing: It is newer houses that are failing far more frequently than older ones. Our largest underpinning jobs on existing adobe homes have been for houses that are less than 15 years old. Huge remediation expenses leave new homeowners feeling legitimately cheated. You may reasonably ask how this can be, given that building standards and codes are more stringent now than they were 50 or even 20 years ago. Here is part of the answer: An older adobe tends to be characterized by a single story, few and typically small window and door openings, and a low roofline. The tendency now is to increase the height and build sensuously thick walls broken by lots of large openings. Modestly sized vigas have given way to massive, whole trees. Concrete has replaced wood as a bond beam. In short, houses are heavier and more brittle now. he main living area of this house is a beauty, taking in living room, dining room, and kitchen. The large beams of the fan-shaped ceiling lead the eye to a bank of windows and glass doors looking out to the Sangre de Cristo Mountains. The distinctive living-room fireplace has a marble hearth, a lovely, slightly projecting masonry “eyebrow” just above the arched firebox, and a built-in mantel and nicho. This 2007 house was constructed by Martín Beltran, Koala Homes, in the SpanishPueblo Revival style. He built it as his own home, so many luxury upgrades were incorporated. One is the neat floral mosaic set into the stucco next to the front door; the door boasts black-steel hardware and postigo (”look-see” door) grill. The driveway from Monte Sereno Drive, a 10-minute drive from the Santa Fe Plaza, is flanked by piñon trees and stone-bordered landscaping with roses, Potentilla, and ornamental grasses. The foyer is decorated with a large painted medallion on the floor and, above, a large, circular lighting cove below a round skylight. The floors are large tiles of marble, heated by a radiant system. All windows are triplepane Pella with integral shades and most open to maximize summertime ventilation. The interior walls are hand-troweled plaster, but two rooms are finished in colored Venetian plaster: the bright breakfast nook (sage green) and one of the smaller bedrooms (mustard yellow and taupe). The residence is 3,237 square feet, with three each of bedrooms and bathrooms. The

master bedroom has cherry-plank floors and a fogón (corner fireplace), while the master bath shows wonderful tile work, a jetted tub, granite tops, and a large closet. The sinks here and elsewhere in the house are undermount: the stone surrounds extend inward from the sink top edge, obviating the typical grout edge. There are two bedrooms in the guest wing. The second has its own bathroom and the third shares a Jack-and-Jill bathroom with the den/media room/office. The kitchen sports granite countertops and handsomely glittering glass-tile backsplashes. The wet bar off of the living room has a similar backsplash but in a different color. Realtor Colleen Dearing said Beltran started out as a tile specialist, so these are just two of the many interesting tile treatments in the domicile. Kitchen equipment includes custom, alder-wood cabinets and Bosch appliances, which includes a 5-burner cooktop in the island. Hanging lights vary from rustic to modern — examples of an interior that Dearing described as “soft contemporary.” There is a walk-in pantry and a large laundry room that includes a sink and a (humansize) dog shower. Outside the living room is a patio paved with scored concrete and incorporating subtle press-prints of evergreens, plus landscaping within low privacy walls. Walkways lead around the sides of the house to smaller patio spaces, including one outside the master bedroom that is landscaped with boulders and roses. There is a fully finished 2-car garage. The property is served by city utilities. The 1.4-acre property at 3012 Monte Sereno is listed by Colleen Dearing, Coldwell Banker Trails West Realty, for $1.25 million.

Paying it forward Today, online social networks are the way people communicate socially. Facebook is the leader with over 1.4 billion members worldwide. The company’s statistical data reports the average amount of time a person spends on Facebook is 15 hours and 33 minutes per month. Is this you? Since networking is essential for personal growth and business success, our staggering use of social media to communicate has changed how we connect, establish trusting relationships, and build businesses. Do not share your personal adventures there. Think of Twitter as the place to share your knowledge and passion about what is important in real time in your community and business. There is more to social networking than being on social media. Think pay it forward. Remember, social media like networking is all about people connecting to people. Networking online is not about the quantity of your likes, friends or followers. It is all about the quality of the relationship. Greywater gone wild We are fortunate to live in a state that allows greywater recycling on a small scale. It is a great way to conserve water and offers some nice advantages. One can accurately predict the quantity a system will produce, plus it is rich in nutrients, which is great for landscaping. Greywater is all water leaving the house that is not from the toilets or the kitchen. Greywater systems are simple and built on site with no controls and little filtration in new homes. In existing homes it can be more complex. Reusing greywater is an old technology that has been tried and used for decades. In New Mexico, you may recycle greywater on a landscape without a permit if you produce less than 250 gallons per day and install the system using published best practices (www.ose. state.nm.us/water-info/conservation/pdfmanuals/GreyWaterGuide-3Fnm-200609-12-op.pdf). A two-person home, for example, might generate 100 gallons a day of total waste water (greywater and blackwater). For businesses 250 gallons a day is too little and a permit is required. With water

supplies diminishing around the world, views about greywater are changing. Solutions like the CT Graywater Recycling System from Conservation Technology utilize advanced technology to remove virtually all contaminants from greywater with a simple low maintenance, energy-efficient process. The filtration membranes have a pore size of 0.04 micron which is small enough to eliminate the need for disinfection. Water coming out of these filters can be stored for much longer periods and can be used in a much wider range of applications (toilets, urinals) than traditional greywater systems (landscaping only). It is now technically feasible for a commercial establishment to install and maintain a large greywater system and reap the benefits for decades to come: no price increases, predictable water supply, and lower monthly operating costs. What’s more, since the water quality is so good, greywater and rainwater could be stored together to reduce costs. Lee Jaslow, president of Conservation Technology, states, “The major cost of

rainwater systems, particularly in the western states, is storage. Since greywater is generated on a daily basis year-round, storage requirements are minimal, typically just a few hundred gallons for a residential system to a few thousand gallons for a commercial system. It just makes sense to combine these two storage systems.” This filtration technology now makes high-volume greywater systems possible. In addition, these new, advanced systems can treat thousands of gallons of greywater a year, replacing the clean, filtered, potable drinking water. Installing an advanced system like this today requires passing through many regulatory hurdles, as our regulations have not caught up with this emerging technology. A state permit is required for these large systems, but combining the storage of rainwater and greywater is not permitted, nor is the use of treated greywater inside a building. New technologies such as this advanced greywater recycling system will enable us to reduce our current water and energy

footprint and become more sustainable in an environment of diminishing resources. The faster we adopt these new technologies, the better it will be for the current generation, future generations, and our long-term quality of life. In water-starved California, homeowners are learning what many in New Mexico already know: A lawn isn’t feasible

he water situation in Santa Fe is so grim that when it rains people dance naked in the streets. OK, that’s not all bad — especially given such an attractive populace fully capable of salsas and tangos — but is it wrong to feel encouraged when a neighbor has it much worse? It’s true that our state’s “use it or lose it” legal system makes no sense in an age when water conservation is so important, but at least in New Mexico, water-rights owners are limited to using a specified amount. (In New Mexico, real estate is split about 50/50 public to private.) The ultimate irony is that Texas is currently suing New Mexico because it says some of our private landowners are pumping too much water from below Elephant Butte. That’s right. They are suing us for exercising our own version of a much more limited right of capture.

olanda Muñoz was leading a double life, water-wise. As an accountant for the Monterey Peninsula Water Management District, in Monterey, Calif., Muñoz heard grim predictions of water shortages and rationing as the state’s continuing drought intensified. But each night, she returned to her home in an older neighborhood on the peninsula, which had a lawn so large and lush she and her husband, Ed, put in a bench. “We had a beautiful parklike setting,” Muñoz said. “It had a lot of curb appeal. I hated to give up the lawn.” Still, it seemed like the only responsible thing to do. How could she continue to justify this profligate use of water in the face of such widespread shortages?

Some cities have tightly restricted water use; others have raised usage rates to levels that make grass a luxury item. As for what constitutes a suitable alternative to the lawn, opinions abound. The Seaside Garden Center, on the Monterey Peninsula, recently held a workshop on artificial turf. Chuck Ingels, a horticulture adviser at the University of California Cooperative Extension in Sacramento, has experimented with meadow-like buffalo grass and dune sedge. The clients came to interior designer Laura Casey with a space dilemma: They did not want to give up the guest room in their suburban home, yet they needed a place for their child to play. Casey came up with a solution often used in small urban apartments: a Murphy bed. It takes up less space than a sofa sleeper or futon and — unlike many of those — uses a

standard mattress, so guests, including elderly grandparents, have a more comfortable stay. “They did not want to compromise the quality of the mattress,” said Casey, owner of Laura Casey Interiors in Charlotte, N.C. The Murphy bed — which tucks into cabinetry when not in use — is enjoying new popularity as a stylish space-saver in many kinds of homes, not just studio apartments. “It’s an interesting trend,” said Chris Fahy, vice president of The Bedder Way Co. in Indianapolis, which makes Murphy beds and has seen sales rise in recent years. He says many customers are baby boomers, empty nesters, and other homeowners who want to turn a bedroom into a hobby room or

exercise room but still need a place for grown children, grandchildren or other guests to sleep. Fahy’s Murphy beds range in price from $1,300 to $3,100. California Closets, which also makes custom wall beds, has seen the same upward trend, said Ginny Snook Scott, vice president for sales and marketing. Customers still buy Murphy beds for studio apartments and vacation homes, she said, but many others are looking to get more use out of an extra room. The company designs vertical and horizontal Murphy beds, often incorporating them into cabinetry units for home offices or craft rooms.

Contemplating life without a lawn, she moved through the stages of grief, from anger (“I want this lawn!”) to bargaining (“We thought about doing a design where half the lawn would be saved and half ripped out, like a kidney shape”) to depression (“I felt it was kind of hypocritical of me”) and finally to acceptance (“We contacted Hill and Dale,” a local landscape architecture firm). After Chicago, she was in Denver for 14 years working with a friend in the Grounds for Learning program, using school grounds as outdoor classrooms. Then for a time she dealt imported goods from Peru and Ecuador. “It was all fair trade, buying beautiful weavings, clothing, and bags directly from the artists. I was selling here and there, at farmers markets, doing shows back in Chicago. It was the adventure of finding things in the villages. If I could just travel and do the buying I’d love it, but I was losing money and it was physically difficult.” Her Santa Fe business in container gardens has grown by word-of-mouth referrals. She has done demonstrations recently for the Santa Fe Garden Club and the Taos Garden Club. She is talking to the staff at Girls Inc. about doing horticulture programs with the girls, some of whom could go on after graduating to work summers with Douglass. Most of the Mad Potter pots are priced from $60 to $300. Her clients begin by buying nifty pots at Jackalope, Moss Outdoor, garage sales, wherever they find vessels they like. Once planted, most of the flowers only need watering. They look great on patios and portales, outside the living room or bedroom. “This is primarily unique annuals that work here,” Douglass said. “I do seasonal pots, and I think I have a good eye for color coordinating.” A few of her favorites are Cuphea, the Agastaches, Gaura, and Oleander. “This will be an oleander summer. I love the height being airy. I’m tired of all the green spikes everybody does in the middle of the pots.” Once in a while, a customer wants more than a pot or two. For a couple in Tesuque, she did 15 pots, plus an antique wagon full of flowers. “I also do winter pots just before Thanksgiving with fresh-cut greens and pine cones and other fun stuff. This year I have some white birch branches from Michigan’s Upper Peninsula. The greens stay green all the way to March.” Douglass began doing summertime installations at the end of May. Autumn designs will be installed starting Sept. 8. Containers will be prepared for winter starting Nov. 1, with winter designs to be installed by Thanksgiving into early December. O

nce Jamie Douglass had the idea of doing colorful, seasonal container gardens for people, she had to come up with a name for her business. It came to her when she caught herself looking at potted plants around Santa Fe and mumbling, “I should do that, I should do that pot, I should do that one.” Obviously she was The Mad Potter. Douglass is coming into her third summer with the business that she loves. It’s been a long time coming. She spent 15 years in investment work, including as a registered sales assistant with Morgan Stanley and then working in a money-management firm, before she decided to study horticulture. After two years of night classes at Triton College, Chicago, she got her degree in ornamental horiticulture. Then she applied to the Chicago Botanic Gardens internship program. “For three months I worked in all their different gardens. My favorite was the Green Chicago program, where I’d go work on vacant lots in the inner city and turn them into vegie gardens. I always said I worked with the wealthiest people in my investment days, but the richest were in the inner city. “Then I was hired full-time. I had Cook County inmates pushing wheelbarrows of manure and helping me do raised beds. I had 45 gardens and I had a truck and I loved it. I’d knock on doors to help revive old gardens that had gone by the wayside. It was a scary area, but the people were amazing.” She also did horticulture therapy sites, creating raised planting beds with wheelchair access, and sensory gardens for people with sight and hearing challenges. In a recent interview at Douglass’ home of Coronado Road, she mentioned Cathrine Snead, who has The Garden Project in San Francisco to provide job training and support to former offenders. Snead began with a horticulture training program for inmates of the San Francisco County Jail. “I thought I could do it here but I went to the prison and there was no interest,” Douglass said. H OME

Architect’s last design realized in new house By Paul Weideman THE FINAL DESIGN OF THE LATE ARCHITECT ALFRED VON BACHMAYR was recently completed on Palacio Lane. “I think it’s a real blending of the taste and aesthetic of the owners and Alfred’s ultra-practical, environmentally conscientious approach to building,” said contractor Mark Giorgetti, who built the house for Stewart and Blair Anderson and their children. They worked with the architect during their search for a homesite and then on the design of the house and its location on the lot. During a recent visit, Stewart Anderson brought out a thick folder stuffed with more than a hundred communications from von Bachmayr on all the design details. “I had a porftolio of photos of things I liked that I had kept for five years and I gave it to Alfred and he drew up an image,” Blair Anderson said. “I was a little nervous. I thought he would be much more engineer-minded. I wasn’t sure if our aesthetics were going to click, but he just drew up this quick, crazy sketch and I thought, here’s a visionary.” Alfred Collins von Bachmayr, a pioneer in natural building, died at his home in Tesuque last August at age 65. The native of Colorado earned his architecture degree at the University of Colorado Boulder. He had been a resident of Santa Fe since the early 1990s. of the World Hands Project, which built homes in Mexico and Nicaragua. In 1998, he collaborated with Sustainable Communities to build a prototype strawbale house for an elderly Navajo woman in western New Mexico. He led a sustainable-housing project in the Fiji Islands during a two-year stint as director of the Earthworks Institute. In the mid2000s he supervised the construction of a low-cost addition — with strawbale walls and a roof made of recycled wood pallets — to a clinic Ciudad Juárez, Mexico. Giorgetti, principal of Palo Santo Designs LLC with his wife, Leslie, knew the architect for 20 years and they collaborated on a number of projects. Early on, Giorgetti worked with the husband-and-wife team of builder Robert LaPorte and architect Paula Baker (econest.com). “Alfred was their sort of R&D guy. Among other things, he designed and invented a straw-clay mixer [for the distinctive wall material LaPorte was using in this area]. I was the guy with the pitchfork and shovel loading that thing. “Alfred worked with the Andersons for close to a year when they brought me in, then we all collaborated on refining the design and value engineering and optimizing methods and materials.” Bruce Thompson managed the construction. All the dimensions of the house are laid out in 2-foot increments to minimize waste. And it’s super-insulated. “It has a HERS 57 rating without any solar technolgy at all, so it’s 43 percent more efficient than a code-built home.”


The front entry is nestled in a two-stage portal: covered at the door and open with a galvanized steel-mesh trellis on the remainder. The posts and beams are solidly mated with lap joints. Portales on the south and east sides offer the residents more opportunities for outdoor living. While the one facing east provides a place to meet the morning, the south-facing portal is designed both for relaxing and to shade the windows during the summer — the lower section of the house holding a bank of windows is notched in below an upper section to provide that shading. During the winter months, the lower angle of the sun will penetrate and heat up the thermal mass of the concrete floors. The house is 2 x 8 frame on 24inch centers, with two inches of rigid polyisocyanurate foam on the walls, and three inches of sprayed urethanefoam on the roof. Most of the windows and clerestories are operable, for crossventilation. Giorgetti said this was a fun house to build. “These guys are great clients. They have really good taste. They make it easy.”
