his lovely custom adobe on Santa Fe’s north side was built by the renowned Buzz Bainbridge in about 1972. The current owners did a remodel/ addition, working with G.B. Roulette Construction & Design and Eric Enfield of Architectural Alliance. Located at 159 Tano Road, the house and guest house, 5,009 square feet, incorporate four bedrooms and five bathrooms. A horseshoe driveway leads from Tano to the house, a modified Pueblo design with 2-car garage. Healthy stands of piñon and aspen greet the visitor. A wisteria vine curls around a post at the high-walled gate entrance to the front courtyard. The more public areas of the house are floored with Saltillo tile, while the master bedroom and the two kids’ bedrooms have brick floors. A rustic stone pedestal sink that was once a planter is a focal point in the powder room, a warm, grotto-like space with walls of red-painted plaster. The living room has diamond-plaster walls and organic attributes including exposed timber lintels, sculpted wall masses and arches at transitions to hallways, and a high ceiling of cedros (rough-split juniper latillas) over vigas. A long row of clerestory windows brightens the great room. A fireplace, the largest of six in the property, is a stepped design with a thick sandstone-slab hearth. The adjacent sitting room boasts the original flagstone floor. In the kitchen, plenty of simple, ivory-painted cabinets lend a comfortable, old-fashioned appearance. The granite work surfaces and large Kohler apron sink are well lit by skylights. Equipment includes a wood-paneled Sub Zero refrigerator, a Wolf range, and two Wolf ovens. Both kitchen doorways and a pass-through to the living room are closeable by means of antique Mexican doors to isolate food-prep activities while entertaining. The spacious master bedroom has a coved-plaster ceiling. The master bath is decked out with Spanish limestone on the floor and in the ample, step-down shower. Countertops, including on the integral makeup table between the two sink areas, are all laid with granite. Doors outside of the dining room, living room, and master bedroom open onto a wraparound patio with a deep, brick-paved portal and a built-in fireplace and grill. The patio extends out into the sun, with lots of room for outdoor entertaining, or for sitting and taking in the big views of the Sangre de Cristo Mountains. The property is 2.89 acres. Beautiful, Northern New Mexico-style landscaping, including fruit trees, all on drip irrigation, surround the house. A Santa Fe housing update The County of Santa Fe recruited a focus group in the fall of 2011 to review its inclusionary zoning laws to determine if they could be amended for greater effectiveness and to help jumpstart the housing industry. Inclusionary zoning is one method local governments may use to increase affordable housing by requiring developers to dedicate a percentage of units for clients that meet income eligibility requirements. Developers generally pass along these costs to market-rate purchasers, which can increase home prices in a community. The focus group offered a variety of recommendations, so in January the county proposed a number of changes. They included reducing the affordablehousing requirement from 30 percent to 15 percent in major projects and from 16 percent to 8 percent in smaller projects; adding language to permit flexibility by allowing for other means to meet the goals and objectives of the ordinance; and

providing for the affordability lien held on a property to decline over time to match the appreciation on the property. County officials held a public hearing on the proposed changes in late January and the commissioners voted unanimously in support of the amendments. * * * * * As we take a look back at 2011 comparing home sales to the entire prior year 2010, single-family home sales rose by nearly 8 percent in Santa Fe city/county from a total 997 in 2010 to 1,073 in 2011. With the increased sales, the overall median price of homes in the area continued to show downward market pressure from $354,000 in 2010 to $349,000 in 2011, a modest 1.4 percent drop. Total home sales volumes climbed by approximately 6 percent over the year, from $569.6 million in 2010 to $601.7 million last year. Condo and townhome sales fell from a total of 277 in 2010 to 245 sales in 2011.

As prices drop for detached single-family homes, condos become a less attractive option for some families and individuals. The median price of condominiums and townhomes also dropped from $259,000 in 2010 to $239,688 in 2011, demonstrating that the overall market continues to be affected by downward pressures on prices. President Obama, in his third State of the Union speech, called on Congress to pass a plan to help millions of “underwater” homeowners to refinance into loans with historically low interest rates by charging banks a fee to help expedite these transactions. Congress has previously looked at a proposal to charge banks a fee to help homeowners who remain underwater, but it’s not clear from the details President Obama provided how similar this plan is to the one Congress considered in the past. The president also shared efforts to hold lenders to account for making loans during the housing boom they knew

households couldn’t afford. He said he is asking the U. S. Attorney General to create a unit of federal prosecutors and state attorneys general to expand investigations into the abusive lending and packaging of risky mortgages that led to the housing crisis. PV solar more popular than ever By Paul Weideman
M
ore and more people are choosing to go with photovoltaic panels to generate electricity for household use, in part because the incentives have never been better. A perusal of Santa Fe County building-permit listings during 2011 shows 53 solar installations, with a median cost of about $30,000. And inside the city, there were 69 PV installations permitted last year, according to Nicholas Schiavo, energy specialist with Santa Fe’s Housing & Community Development Department. “The price of PVs have been coming down,” he said. “With a little conservation in the home, you can get away with a 2- or 3-kilowatt system. For reference, out of a 1kilowatt system you get about 1,200 to 1,400 kilowatt-hours per year generated. I just put a 2.4-kilowatt PV system on my roof, which will give me about 300 kilowatt-hours a month, which is 100 percent of the household needs for my wife and I.” Schiavo stressed that most homeowners should take a broad look at energy efficiency instead of rushing into a PV installation. “If you have a fridge from the 1980s, it could be using 1,200 to 1,500 kilowatt-hours a year, so a new refrigerator can give you a lot of savings, plus it’s nice to have a new refrigerator.” His office employs a Kill A Watt meter to measure electricity usages in your appliances. “We can use this and look at your monthly bills and see what kinds of things you can do, and what size PV system is appropriate if that’s the way you want to go.” Last year, Schiavo directed the spending of $1.3 mllion in federal stimulus money for energy-efficiency retrofits at 28 city facilities, and of another $100,000 for a low-interest loan program administered by the Homewise organization. If you have an annual household income of less than $103,050, Homewise can help you finance a variety of conservation improvements — including PV electric — as well as routine maintenance and emergency repairs. “The big story about photovoltaics is just how dramatically they’ve come down in price in the last three or four years,” said Craig O’Hare, energy programs specialist with Santa Fe County’s Public Works Department. “It’s about half the price what it was five years ago. Solar PV was costing $10,000 to $12,000 per kilowatt, and now it’s between $5,000 and $8,000.” Contractor and electrician costs vary depending on the type and location of your installation, and whether or not you have to replace the electrical panel. The logic of installing PV systems seems fairly obvious in Santa Fe, which has 310 days of sunshine in an average year. But that logic also depends on policy. “The whole industry has come into its own globally, particularly in countries that have strong incentives,” O’Hare said. “Germany has had very aggressive national policies to promote rooftop solar, as have Spain and Japan. “The reason prices have come down is just the law of supply and demand and economies of scale. And China has 24

dramatically entered the solar-panel market.” O’Hare added that solar and energy-efficiency improvements represent “one of the few bright spots in construction right now. That’s something I’m trying to do, getting the trades working again through energy efficiency and renewable-energy renovations on existing homes.” He says people should check out HUD’s 203K homeimprovement loan program. “This is a program that’s way underutilized here in Santa Fe County. If I’m buying a home that has some fixer-upper elements or I want to rehab the kitchen, and I want to put in a solar system and blow some insulation into the walls, I can roll all of those costs into the mortgage. It’s potentially great for use on foreclosed homes that have been sitting abandoned for a while.” In considering the place of photovoltaics, the society has perhaps moved beyond the “experimental” stage in which most enthusiasts choose the system because of a philosophical preference. “Now we’re getting into the more mainstream citizens and if you’re able to get fairly decent financing, this thing pencils out pretty nicely,” O’Hare said. “If you do a $15,000 solar system, a pretty good system, about 2.5 kilowatts, there’s a 30 percent federal credit and a 10 percent state tax credit, so that’s $6,000 you get back nine or 10 months later.” The Public Regulatory Commission adds another incentive with renewable-energy certificates (RECs) paid by the utilities it oversees. “In addition to your meter spinning backward when you’re generating your own power, PNM will pay you,” O’Hare said. “If I generate 500 kilowatt-hours per month and PNM pays me 6 cents a kilowatt-hour for
that renewable-energy attribute, that’s $30. So not only do you not have a PNM bill except for the monthly $5 service charge, but you get a $30 check from them. “These REC incentives will slowly go away and the price of solar keeps going down and the price of electricity goes up and at some point, we’ll reach grid parity, which means that solar will be no more expensive than buying power from the giant gas, coal or nuclear plants.” “The incentives are still good but even if they go away, there’s enough momentum now [that the industry is] going to stand on its own two feet,” said James Mosher with the Albuquerque company Consolidated Solar Technologies. “One of the cool things is how progressive PNM is. The utility works with the solar industry and the customer to make this a viable source.” Last year, Consolidated Solar installed more than 500 systems between Las Cruces and Santa Fe, according to Mosher. The average home system was 4.2 kilowatts (17 panels) and the average price in the Santa Fe area was $30,000. Consolidated will put in a smaller, more affordable home PV system for Craig O’Hare in the spring. “I’m getting a 1.5-kilowatt system for $7,500 before tax credits,” he said. The majority of the company’s Santa Fe projects were roof installations and they were static systems, rather than the automated type that moves the panels so they’re always pointing at the sun. “I know the city has that at the wastewater treatment plant and that generated 2.5 million kilowatt-hours in 2011, and there’s no way they would have close to that without tracking,” Schiavo said. “But I don’t think you want to use

that if you’re doing 2 to 3 kilowatts, probably not until you get up to 10 kilowatts or so. There was a time when panels were so expensive you wanted to get every bit of sunlight possible, but nowadays labor is the most expensive part. You do get more electricity with tracking, but you have greater up-front costs and more to think about in terms of possible maintenance down the road.” Santa Fe resident Tim Bock decided to get a PV system late last year. “I know the gentleman who put in what was at the time the largest solar system in New Mexico — Dave Weininger — and I was very intrigued,” he said. In August, Bock saw an advertisement about a seminar to be presented by Positive Energy Inc., Santa Fe’s busiest solar-installation company. He wasn’t planning on getting one himself, but he attended “just to see something about the practical realities of it.” Afterward, his choice boiled down to finances. “I wanted to do it and with the tax credits and the REC credits combined with financing I had through Homewise, it made sense to me, especially if you think about where energy prices might go in the future. Bock’s process wasn’t the most pleasant, because in the midst of it he realized he had major roof problems. He describes his PV installation process, taking place
simultaneously with a roof tearoff and replacement, in a post at jtbock@synacktics.com. His 20-panel system, operational since January, was sized for a little over 600 kilowatt-hours a month. He has seen his electric meter spinning backward, he will be getting REC checks from PNM, and he expects to get “a nice chunk” of the up-front installation cost back when he does his taxes. But he’s planning another post to tell people about “some of the nits...such as, the monthly bill from PNM never actually goes to zero, because they charge a maintenance fee ($5) and ‘rebate fund fee’ (around $4.50) to all customers. The fees were always there; I just never noticed them when I was buying all of my electricity from PNM.” If Bock’s grid, which is probably a little less than a 5kilowatt system, uses 20 photovoltaic panels, you can imagine how many are in the 1-megawatt system at the Buckman Direct Diversion project. (Thousands?) The BDD, which takes water off the Rio Grande and cleans it to add into the city/county domestic water supply, incorporates a PV array for the big, new treatment plant. Rick Carpenter, City of Santa Fe water resources and conservation manager, said the array will supply about one-third of the total annual electrical power needs of the water treatment plant site.
“We are all very proud of the fact that, after 10 years in the making, the entire $221 million BDD project came online on schedule and under budget,” Carpenter said in an e-mail. “The solar array was coordinated in parallel (not a small effort since it was our first time doing it) with the BDD project so that it came on-line coincident with the water project — which was Dec. 31, 2010. “As I recall, by-the-way, I think the solar array was about a $5 million project with about an additional $180,000 in ‘interconnection’ design and construction costs. The solar facility is, however, a net money maker for the project.” The BDD was no doubt the most significant PV installation in the Santa Fe area last year, but it was just one of more than 120. Is that a historic high? “That’s really good. I bet it is,” said Nick Schiavo. “The RECs have been dropping and there’s been a real incentive for people to get into PV.”

Credit unions = good service We have all heard recently that dealing with a bank is very difficult and not like it used to be. Commercial banks in our country have suffered during the last few years due to the subprime fiasco. As a result, auditors and bank directors have created policies that seem unfriendly at best. Talk to anyone with a loan or credit card with one of the large, national banks how he feels about doing business with them today and you will receive extremely negative comments. My recent experiences with credit unions in Santa Fe has led me to believe that they are a banking alternative reminiscent of banks of the 1980s. One of the main reasons for this is that credit unions have not experienced the losses on real-estate
loans that are still plaguing commercial banks. Can credit unions provide the same services that banks can? Absolutely. Checking and savings accounts, credit cards, wire transfers, and paying bills online - you will find everything at a local credit union that you hope to enjoy in banking. Credit unions have federal insurance for deposits through NCUA, a U.S. government agency which is identical to the insurance carried by banks. One client of mine said, “The credit union treats me in a friendly manner like banks did 30 years ago.” I spoke with two officers at the State Employees Credit Union in Santa Fe. not realize that you do not need to be a state employee to use the credit union. Credit unions “make loans that make sense for their members” said SECU vice president Dwayne Herrera. And there is possibly a meaningful difference. Banks have customers and credit unions have members. In fact, credit unions have unpaid directors who are members. Bank directors are paid and elected by the shareholders. Santa Fe is rich with credit unions. Their services seem to cost less and their staff members are friendly and welcoming. SECU has a program where you can get 2.5 percent earnings on your checking account. That is a better return, by far, than you have with banks or even a U.S. Treasury bond.

Conservation presentation OK for groups The City of Santa Fe’s Water Conservation Committee was created by a 2002 resolution. Membership is limited to 10 members. Prospective members are recommended by Council chairman Chris Calvert and are approved by the mayor. Meetings are held on the second Tuesday of each month and are organized by Daniel Ransom, conservation manager, and attended by various city staff members. The founding resolution defines the conservation committee’s duties and responsibilities as follows: “1) The SFWCC is charged with promoting water conservation, developing water conservation proposals and advising city government on water conservation activities; 2) identifying ways to reach out to groups of all ages to educate them on additional ways to conserve water, discussing water conservation programs, their costs and benefits and methods of administration; 3) examining building code provisions, construction practices and land use policies and their effect on water use; 4) Proposing changes in code, practice and policy that will promote further water conservation; and 5) when time permits, the SFWCC shall be given the opportunity to discuss and make recommendations on water conservation programs being undertaken by the City, so long as that consideration does not delay implementation of any program.” Over the past several months, Committee meetings have been dominated by discussions of how existing emergency water regulations do not address water shortages caused by drought but rather only provide for water shortages caused by catastrophic events: earthquakes, infrastructure failure, fire, ash, etc. Members are concerned that last summer during the drought there were no additional water restrictions implemented. It is anticipated that gaps in future water supply will be met through increased conservation, but we recently learned that in 2011 water consumption per capita per day actually reversed the impressive downward trend.

The timing of the opening of the Buckman Direct Diversion facility in early 2011 was fortuitous, but during peak summer irrigation, other sources (surface water and groundwater aquifers) will be needed to supplement that supply. This is problematic because the reservoirs are dependent on snowmelt and summer monsoons (and last year was the driest year on record) and during a drought the aquifers under the wells are not being recharged at historical rates and aquifer recharge cannot keep up with pumping. Water Conservation Committee members have put together a slide presentation that summarizes the sources of city water supply, the historical savings from Santa Fe’s water-conservation programs, the monetary incentives for water conservation, the three stages of emergency water regulations, and the important role of increased conservation regarding our future water supply. Although members met with and solicited input from the senior staff of the Water Department, this presentation was prepared by and is being presented by members of the Water Conservation Committee and does not necessarily represent the official position of the City of Santa Fe. Business good at new home shop By Paul Weideman A White Ghost Italian Armchair shares space with rustic wood tables, a giant framed U.S. flag, and Mexican Equipale chairs with leather seats and stamped-tin back panels, available in yellow, red, green, or purple. These are a few of the items available at Jane Smith Home, a new shop at 511 Old Santa Fe Trail. On the corner of Paseo de Peralta, it’s a neighbor of Kaune’s Neighborhood Market, Ohori’s Coffee, and other businesses in Dos Caminos Plaza. Jane Smith fills a large corner space left vacant when Fraser Pharmacy departed in 2005. Jane Smith Home opened last Nov. 18. She spruced up the place with a ceiling of decorative, pressed-tin panels — a brandnew take on gloriously old-fashioned
interior design — that building owner Sonny Otero painted in a timeless steel gray. That huge American flag was formerly in Taos, owned by Tony Huston, the son of the famous film director John Huston. “He collected flags. We bought it in an antique store here in Santa Fe,” Smith said. Next to the cash register stands a tall (but not lifesize) replica of the Eiffel Tower. Smith found it in Arizona. It’s a bit gaudy, but it’s also beautiful. “Is it kitsch? I don’t know, but I love it. Look at this workmanship!” she said.

Near one of the large windows on Paseo is a fluffy white sofa from Chehoma atelier d’ambiances, Belgium. Also from Chehoma are gorgeous, heavy-wire lamps. There’s a pair of cool red ottomans sculpted from laminated newspapers; a pair of lovely, sculpted wire chairs; a carved, painted statue of Guadalupana; and several old buckets on hinged rods that once brought water up from a well, by the sweat of a Spanish donkey. “I call what we have old and new,” Smith said. “I like that kind of decorating better. If you look in the magazines now, it’s too much of the new and it’s a little cold. I think the mix of the two is beautiful. Smith was born in Alabama and grew up in Chicago. She graduated in interior design (when it was called home economics) at Southern Illinois University. After college, she traveled to Copenhagen with a girlfriend and lived there for six months, then spent some time in Milan. In 1970, she moved to Colorado and was a resident there for 14 years. “I first came to Santa Fe in 1984 and I lived in Tesuque, in [builder] Betty Stewart’s guest house. When I came to Santa Fe, these people from Aspen were building the Stewart Compound with her over on Acequia Madre. We had a little gallery called Smith Stewart right over here where Ohori’s is. I was here for two years, then I went back to Colorado and when I came back I had a little store called Jane Smith on San Francisco Street. I designed sweaters. “Then I had a larger store where Chico’s is on San Francisco Street,” she recalled. “I had sweaters and custom-made cowboy boots and some home furnishings, including some things by L.D. Burke. I moved to Canyon Road and that’s when I began adding a lot of furniture. Later I was doing interior design out of my home, then I decided I wanted a store again. It took me a while to find this location.” She said business has been good at Dos Caminos Plaza. “We’re doing well. We have noticed customers have been buying expensive homes and coming in for furniture, and we also do a lot of gift sales. We have things starting at $10.” And up: an antique, yellow-painted, Mexican trastero from the 19th century is priced at $9,500. For a few thousand bucks, you can take home a splendid, distinctive bed designed to hang on it’s blacksmith-

forged rods from a beamed portal or ceiling. A handsome iron tea cart from India is a popular item; Smith gets these new from a company in New York. Her new shop also carries assorted tableware,
glassware, cutlery, linens, soaps, pillows, candles, and mirrors. One of the niftiest things is a colorful roll of cotton napkins from Spain; you rip them off like paper towels. “We’ve had people come in and say how brave to open in this economy and how
happy they are because it’s like a bright light of sunshine,” Smith said. “You can get stagnant, but I just remember when I was very young and had different stores and I never thought about the economy, so that was kind of the way I decided to think about this store.” She’s still involved in interior design as well as being a buyer and shopkeeper. “I’m incorporating design with the stuff. I felt that people wanted more instant gratification now, because there’s so much available online. I thought this was a better way, in my opinion, to approach interior design. And so far it’s working.” The store telephone is 988-5670.

An exhilarating start to 2012! 2012 began with the largest, most elegant celebration of the century: New Mexico’s 100th birthday of statehood. I had the distinct privilege of transforming the grand ballroom of the convention center to a magical setting that evoked New Mexico’s landscape in a warm winter glow. The celebration brought New Mexicans from all over our state together and was a success in every way, including raising money for the Children’s Legacy Fund that will endow children of New Mexico for the future. Jennifer Ashton, a designer with my firm, along with our assistant, Maria Candelas, presented a wonderful program to the Santa Fe Garden Club “The Language of Flowers in Art and Design.” Jennifer highlighted the latest textiles, both modern and traditional, as well as art from Marji Gallery and a stunning floral arrangement designed by Carol at Amanda’s Flowers, all linking the unbreakable connection of art and design. My husband and I spent eight fabulous

days exploring black sandy beaches, miles and miles of pãhoehoe lava, and lush tropical lands in Hawaii. The trip was inspiring in many ways. The history of the architecture of Hawaii is fascinating and the ways in which natural materials are used is simply captivating, not to mention stunning! The architecture of Hawaii tells the story of her history, from Hawaiians of ancient times through its years to statehood [1959] and beyond - how the indigenous Hawaiians and their complex society evolved with the infusion of new styles brought to its shores, from the early European traders, the missions of the New Englanders and French Catholics, the plantation laborer cultures from the Orient to the influences of modern times. It is also a reflection of her unique climate and natural building materials that abound from coastal regions to the higher elevations of her mountain ranges. Most fascinating to me is the variety of ways that different types of lava are used

in building, from pillow lava to a’a lava covering floor surfaces to wall surfaces as well as retaining walls. Snorkeling in Kealakekua Bay was incredible. The pale pink, purple and white coral architecture with dark fingers of pillow lava dotted with colorful sea urchins form a dynamic playground for needle fish, angel fish and butterfly fish with electric colors and vibrant patterns, truly an inspirational site. I will begin a design glossary in this column to increase your design vocabulary. This month’s term is “kappa cloth,” a cloth made from the bark of the wauke (paper mulberry) tree. The bark is harvested from 6- to 12-foot trees, then is washed and beaten with special tools bearing carved designs. This is an ancient Polynesian art that takes incredible patience but produces a cloth that is incredibly beautiful. Darlings, We’re fast approaching daylight saving time - only a week away. Since 2007, DST starts on the 2nd Sunday in March and ends on the 1st Sunday in November. That means we have almost eight months of daylight saving, and what keeps me up at night is that I’m not sure I’m fully utilizing this saving. I mean, Cupcakes, I don’t think I’m saving enough of it to be able to spend it in those other four months. Or maybe that’s not the purpose of it. Which then leads me to believe that I should move to Arizona where daylight saving doesn’t exist, and I could concentrate on saving more in my 401K. Dearest readers, when the weight of these thoughts becomes too much for me (such as right now), I generously turn my thoughts to other people’s lives and involve myself in how they spend or save their time, daylight or not. To start the idle chatter about Realtors and their whereabouts, I’ll begin with Santa Fe Properties’ addition of their third office at 216 Washington Ave. (It’s the building across from Santacafé that was originally a cre dit union, then the French Quarter, and subsequently Sotheby’s.) That’s the location Linda Murphy, Cristina Branco and Jan Hamilton chose for their offices upon returning from their Sotheby’s sabbatical. They were glad to see their old friends already there: Marilyn Foss and Kevin Bobolsky, David Woodard, Tim Galvin, and Tom Abrams. Linda’s a California Girl who sold real estate in Manhattan Beach and who’s been a Santa Fe Realtor since moving here in 1990. She used to win prizes at the Wednesday-morning MLS meetings for sporting the most exotic outfits. Of course, Pumpkins, that was before the impact of the web and when the MLS meeting was a social event where hundreds of members of the real-estate industry gathered to

share war stories as well as property info. Mon dieu, mes amies, how last century! (Sob.) To this day, however, Linda remains a pretty exotic dresser (not dancer). I would say that Cristina is pretty exotic herself: Portuguese, brought up in Africa, fluent in Spanish, French, Portuguese and English. She moved to Santa Fe in 1994 and when she became a Realtor in 1997, we made her swear under oath that she would never lose her lilting Portuguese accent, because we didn’t want her to be confused with the actress Salma Hayek. Cristina complied... there’s an occasional mix-up anyway. Jan’s been a Realtor since 1987, but before that she was my favorite banker when the Bank of Santa Fe was my favorite bank (sometimes, Kittens, I’d go in there and pretend I was opening a savings account or robbing the bank just to joke around with Jan and try to make her laugh while she was all dressed up and trying to look professional). She and Cristina have been partners in real estate (not to be confused with partners in crime) for the last six years, and they make a very professional duo. No kidding. How about men? Hmmm, my question exactly: do any men ever join Santa Fe Properties? Yes, Possums, of course they do. James Congdon (formerly Coldwell Banker Trails West Realty) surprised himself and made his first office jump since becoming a Realtor in 1998. James is a very steady and reliable guy - he worked for 28 years at Brush Ranch School in the Pecos before going into real estate - so moving required several extra acupuncture treatments from his girlfriend, Fiquet Hanna Duckworth to keep him that way. (Being a “family member,” she let him charge it rather than expecting payment at the time of treatment.) Dave Feldt finished his Sotheby’s sabbatical and returned to Santa Fe

Properties, where he and James both chose the main location, 1000 Paseo de Peralta, for their offices. Puppies, you may not know this, but Dave and I are old western Kansas cohorts. He grew up in Grinnell, only a few miles from Oakley where my dad grew up (and from whence I got my name). That part of the country is also from whence Dave got his calm demeanor and reassuring manner, perfect qualities for a successful Realtor. Which he is. More good news. After letting the sun set on her back, the grass grow under her feet, and the hair on her head grow longer (see photo insert), Darci Burson has returned to us and is now the qualifying broker at Keller Williams. A welcome face back on the scene! Her partner, Liz Sheffield, moved over there, too. When I talked with Liz last month, they had just returned from the Keller Williams Family Reunion in Orlando, and they were so wowed with the KW business model for success that they didn’t even skip out and sneak off to the Magic Kingdom at Disney World. I end today with sad news. Artie Garcia (Barker Realty) died on Feb. 16th after a 37-month battle with a brain tumor. He was only 53. Artie’s heart, mind, and spirit were all focused on one thing: doing unto others more than he ever expected in return. His life was cut far too short, but he lived a life fuller than most people do who might live to be 100. If we could all be more like Artie, the world would surely be a better place. Discount Home Supplies A fund raiser for Habitat for Humanity.
Great financing tool for problem properties We recently attended a presentation at the Santa Fe Area Home Builders Association that provided good news for the housing market. The topic was the FHA 203K Loan program. Unknown here in Santa Fe, these loans have been around for over a decade but just recently exploded across the nation with 23,000 loans originated last year and a 700 percent increase in the last 4_ years. What makes these loans so exciting? They allow borrowers to add the cost of home improvements into a single mortgage package. Roughly one-third of the properties on the market today are considered distressed and buyers do not have the extra cash necessary to make improvements after closing. This is where the 203K Loan comes in. For the buyers, it provides a single, government-insured loan at competitive interest rates. Currently, that interest rate is a quarter percent higher than FHA rates and allows for the standard FHA down payment, which in some cases may be as low as 3.5 percent. For properties that are older and require work, these loans allow the sellers to market to a greater pool of potential buyers. Typically, an older home that requires a great deal of work will languish on the market until an investor comes along to scoop a deal. A recent study by Realty Trac showed that investors who pay cash are able to purchase a property for 34 percent less than an owner occupant. With the 203K Loan program, that seller can still obtain a fair market value for the property and allow the buyer to make the necessary repairs and renovations that work best for him. The program has two tiers. The Streamline 203K is intended for uncomplicated repairs and improvements. The minimum loan amount is $500 up to the maximum HUD limits and may include new carpet, tile, kitchen renovations, roof repairs, and even window replacement. The Standard 203K is designed for more complicated projects and is a minimum $5,000. Structural issues and projects

that may require more time and permits would fall under this category and older properties may be required to be brought up to current building codes. So how does this program work? Let’s say a buyer finds a property but it needs work, lots of work. The buyer has a team that includes the Realtor, the mortgage specialist, and a contractor. Bids are created for all the work the buyer wishes to have done. A contract is negotiated between buyer and seller that reflects the value in current condition and a contingency will be necessary to allow for 203K Loan approval and additional repairs that may be required by the lender. The appraiser will factor in the value of the finished repairs and that is the basis by which the lender will determine the base loan amount. HUD guidelines have a maximum loan amount of $427,500 for a single-family home. In Santa Fe there are many older homes on the market that would be perfect candidates for such a loan program. This is another great way to not only offer a buyer and seller more choices in this market but also to improve property values and revitalize older neighborhoods. Be sure to get team members who work well together and are familiar with these loans, since there are strict timelines to adhere to. The 203K Loan is the perfect product for our local market, so ask your broker for more information.
