Modest infill house wins Grand Hacienda By Paul Weideman

T

he house that won the Grand Hacienda Award in this year’s Haciendas — A Parade of Homes isn’t the usual large, expensive place boasting fabulous views of multiple, distant moutain ranges. Instead, it’s a 3,000-square-foot, $538,000 abode nestled in on a Cordova Road site that’s almost invisible from the busy thoroughfare. “This is as infill as it gets,” said Jesse Gries, principal of Green Star Builders, who built the house for his family. “There was a dilapidated half of a basketball court here, and a gazebo with a little redwood deck; we used the redwood for base plates for all of our walls.” Gries has been in Santa Fe for 15 years and his wife, Karla Helland, is a 20-year resident. They included some “Santa Fe style” elements: 200-year-old sabino beams and a simple house design with soft, rounded corners. But after that it’s all clean, contemporary design boasting cabinetry by his father and metalwork by Gries himself: terrific railings and stairs, an entrance shade structure, canale pipes and cistern covers, and large, sculptural frame elements in the rear patio. There’s also a healthy hydroponic green wall at the top of the stairway to the lower level. “It’s growing very well,” he said. “It’s a hobby but it also puts out a lot of oxygen into the house.” The downstairs, basically basement, rooms are brightened by light wells with ivy growing on the outside surface. “In all the design details, Karla and I were really just satisfying ourselves, our specific tastes,” Gries said. The challenge for HVL Interiors, which the owners brought in to stage their house for the Parade of Homes, was to “make it shine,” as Steffany Hollingsworth put it. Heather Van Luchene added, “It’s not to upstage the house but really to put just enough furnishings in to make it read well. We wanted to connect with the handcrafted quality of Jesse’s steelwork and the cabinets by his father, so the rugs and some of the chairs are hand-made.” “Also to let people imagine what they might be able do with a house like that, and to dream: oh, I would love to live in this kind of context, this kind of lifestlyle,” Hollingsworth said. “Because the house is so simple and light, we didn’t want to do things that detracted from that. The furnishings and the art and the rugs that we selected all really blend so nicely with the kind of organic elements and the very soft greiges and tones that we used.” The Parade was a success for the builder. “I think we had 700 people on the first day,” Gries said. “It seems like we had a good response; I have a meeting this week with someone who may be interested in a project.” It was his first Haciendas experience. For Christopher Wheeler, Wheeler Construction & Design, 2012 was his third Parade. “I think the foot traffic was excellent. Last year we were right in town and so it was very easy to get to, but I think we had at least that many,” Wheeler said. As in the Green Star entry, Wheeler and his wife, Yuki, who was the designer of their Parade entry on Calle San Acacia (off Tano Road), did the house for themselves. “The two things that come to mind about that are the home offices, which are separate from the home, and that has to do with having the kids at home so it gives us a little separation. And also the jack-and-jill bathrooms in the kids’ bedroom area. If that was for a client, most likely those would have been bedrooms with their own private baths.” The contemporary house is about a thousand square feet smaller than the house he built for the family in 2006. That was intentional. “It works much better for us,” he said. “Small is the new better. The floor plan is more compact and the bedrooms are closer together, which makes for a more pleasant family life and probably will be better for heating in the winter.” HOME

The Wheeler home won the Grand Hacienda Runner-Up. “I heard that the judges were split 5-4, which makes us feel good. I was very excited to see Green Star win. Our sort-of argument for years was how can you give the Grand Hacienda to anything that’s not the most expensive, biggest house in the Parade, and this year they didn’t just think outside the box, they shattered the box.” Speaking of awards, Palo Santo Designs won a whopping eight prizes for its two houses on the tour. Among them were the Grand Green awards in both categories: for homes under 2,000 square feet and for homes over 2,000 square feet. The former, located on Cresta Pequeña near Cañoncito, is a fairly modest home — 1,213 square feet and valued at $350,000 — but with solid, earthy features including American clay wall finishes and an unfinished adobe interior wall both for separation and thermal mass. The LEED Platinum home on Southern Crescent west of Lamy is 2,700 heated square feet and priced at $1 million. Cresta Pequeña has high-performance frame construction and 2 Southern Crescent is a combination of pumice-crete and high-performance frame. “The house on Southern Crescent is architecturally unique, designed by Justin Larson [of the firm VFLA] out of Fort Collins,” said Palo Santo Designs’ Mark Girogetti. “It’s a state-of-the-art green home, near zero-energy, which means it’s 84 percent more efficient than a code-built home.” Features there include passive-solar design, a high-efficiency heating system, and a groundbreaking thin-film photovoltaic technology that is virtually invisible architecturally. Palo Santo also won a special award for best bathroom. “That was I think in part because of some unique choices by the owner, who went for a vintage, art-deco look with subway tile and plumbing fixtures, and a freestanding clawfoot tub that has a window level with the top for great views.” The two Parade entries by Prull Custom Builders took all five awards in the top price

category. One on Aspen View, in Monte Sereno, is traditional and stately with tall stone column supports outside and a traditional, open plan all on one level. The other Prull house, on Lodge Trail up behind Bishop’s Lodge, is a neat combination of angles and curves. Will Prull worked with architect Craig Hoopes and interior designer Lisa Samuels on both projects. The Lodge Trail house is accessed through a wonderfully landscaped courtyard. “We had a lot of comments on the wall-plastering job, the cabinets, and on the fit of the brushed-marble floor tile, which is set in a four-piece Leon pattern,” Prull said. “All three fireplaces are noteworthy; they’re Ortal brand, made in Israel.” He said the houses saw more than 200 visitors on the busier days. “The important thing for me is that the people who came this year, besides the locals and people shopping for ideas, are planning to build soon, where last year they were just saying they wanted to build some day. There are real jobs coming out of the Parade of Homes.” Kim Shanahan, executive director of the sponsoring Santa Fe Area Home Builders Association, said the organization sold more tickets than in 2011. The home-tourists this time saw un unprecedented variety. Just two or three years ago, a large percentage of the Parade houses were in the Las Campanas areas. This year, there were just two. “Also, the fact that we don’t have spec homes these days means people aren’t having to go safe in order to appeal to many potential buyers,” Shanahan said. “It’s more a matter of the owners doing what they want. “I was encourged that we had four entrants who I’m calling the next generation that needs to be running this association in the future.” He was talking about Jesse Gries, Mark Giorgetti, Chris Wheeler, and Shane and Rob Woods of Woods Design Builders. “They really represent people in their 30s and early 40s and for them, green building is not a matter of getting over a learning curve; it’s automatic. That’s just what they do.”

Darlings, I don’t know about you, but I’m in a mild depression over the cessation of the Olympics on the telly. For those couple of weeks in July and August, it was so refreshing to turn on the TV any time, day or night, and watch any type of sport besides politics. Cupcakes, do I have to wait until Rio and the next Olympics/election year to watch Usain Bolt strike his lightning bolt pose? Here’s a question for you: what do Mr. Bolt (an athlete) and Mitt Romney (a politician) have in common? Like Mitt Romney, Usain Bolt would like to pay only 13 percent income tax. Well, me, too, so I guess we all three have something in common. When it comes to money and politics, I was alarmed when I read that an estimated $6 billion will be spent on this year’s presidential election. Alarmed, that is, until I learned that Americans spent $10.7 trillion on shopping last year. Some examples: $16 billion on chocolate; $11 billion on coffee; $10 billion on romance novels; and $50.96 billion on the pet industry ($310 million on pet halloween costumes alone). Personally, Kittens, I think those are just a few of the things that are worth every penny. Scout and Jim Gay (Jim’s a broker/ owner at Home Buyers Mortgage Co.) are big contributors to the billion-dollar pet industry, and when you look at the photos of their dogs’ living quarters, you’ll see what I mean. Their attached “doghouse” is replete with a monogrammed shower, a comfy daybed, and a kitchen equipped with fridge and microwave. As we know, Dear Hearts, our precious little Santa Fe is already world-renowned for style, and now Scout and Jim have put it at the forefront of Dog Living. (Dear God, when I die, please let me come back as a Gay Dog… you know what I mean.)

If you’re looking for style for yourself (forget about the dogs for a moment), and you want to add a few thousand dollars to the local economy, go to the latest most stylish place in town — Jane Smith’s “Old and New Home” store — and choose something that your dog could be proud of when you invite his friends over for a drink (out of the toilet in your freshly renovated guest bath). Jane has traveled to Paris, to New York, and even to Round Top, Texas, to bring you treasures, old and new, for your entire home. She has a great eye for the stylish and unique, a combination that is sure to make you happy to contribute to that $10.7 trillion shopping spree. Babies, did I mention $96 billion on beer, $65 billion on soft drinks, $2.3 billion on tattoos (then $66 million to remove them), AND $800 million on Girl Scout cookies? There, that puts it in perspective. No matter how much you spend at Jane’s store on furniture and accessories, my Darling Shoppers, it’s not too much. Candy Brenton (marketing director, Santa Fe Properties) decided to take a break from consumerism, so she left town over Indian Market weekend and retreated to the mountains of New Mexico for a couple of weeks, even hiking Wheeler Peak. Possums, won’t she be surprised when she returns and finds out that I knew something before she did? While Candy was gone, Heidi Helm (formerly Sotheby’s) added her name to a long list of Realtors who have recently joined Santa Fe Properties. Heidi’s husband, Chris McLarry, has his gallery, McLarry Fine Art, at 225 Canyon Road and their house is on Garcia Street, so Heidi’s new office loca-

tion at 1000 Paseo makes a perfect triangle. And that’s what real estate is all about: location, location, location. Among the joys of home ownership is constant vigilance with a trained eye to catch the insidious invader, water, before it has done damage. Coupled with the eagle eye are some simple measures you can take proactively to minimize your exposure. First, be sure the ground around your house slopes away from the walls, not toward them. Next, keep any plantings (except the ones you want to kill) at least three feet from the wall. The corollary is to only use xeric plants in that zone. Be sure that your canales or downspouts discharge well away from walls and that the water they produce is conducted post-haste away from your house. Watch, particularly, for signs of moisture invasion and retention on north walls. They are usually the most vulnerable because they dry more slowly. Look for white deposits on the exterior plaster, or cracking and spalling that seems abnormal. And don't think that an elastomeric stucco is going to keep you safe. Those finishes are every bit as prone to cracking and leaking as the old dependable cement. In the care and maintenance of a home, as with anything else, Murphy rules. Despite your loving stewardship a plumbing line will break, the acequia will overflow, or the Department of Transportation will cut a bar-ditch through your front door. When that happens, call us.

Bottom fishers - has your time arrived? Real-estate investors who have been waiting for the “ultimate bottom” in the housing market to finally make a home purchase may find that the bottom is here. The same holds true if you are seeking the lowest rate to refinance your primary, second and investment properties. Your time may be here. In the real estate and mortgage world, we commonly hear of the “West to East” phenomenon: what happens first on the West Coast travels to the East. This theory is supported by the spread of the housingmarket decline. It began in California in 2006/2007 and moved eastward in the following years. The same signs we saw on the West Coast were repeated across the country: foreclosures rose as subprime, interest-only, low teaser rates and ARMS trended upward and housing prices fell. So is the reverse true? Is California leading the way to a housing market recovery? Our good friend Marilyn Sanderson (formerly of Town and Ranch/Prudential

Santa Fe, now with One Mission Realty in San Diego) says “It’s official now - it’s definitely a sellers’ market in San Diego. The last three months have seen a rapidly shrinking market and rising prices compared to last summer. The number of houses for sale is down 53 percent and the result is multiple offers above the list price.” California is coming back and the rest of the country seems to be following. Nationwide, single-family home prices in the biggest metro areas moved higher for the fourth consecutive month. Santa Fe is having its best year in sales since 2007. People often want to look at any news about the housing market and immediately categorize it as either good or bad. In reality, most news about the market is neither “good” nor “bad.” It’s just news. The struggling global economy is bad news for the real-estate market. But the same bad-news economic conditions have brought us mortgage interest rates below 4 percent. The eventual resurgence in the

economy will be good news for housing values. Let’s just realize that, at the same time, we will see rising mortgage rates as bad news for buyers. Every housing market brings challenges. Those challenges also bring opportunities. For example, short sales are on the rise and are expected to continue for years. This may be good for buyers and bad for sellers. I believe we should spend less time trying to categorize the news and more time focusing on the opportunities presented. So is the bottom in real estate prices here - or have we passed it? What about interest rates? For a few weeks this summer, we saw rates hit all-time lows: 30-year, fixed-rate loans with APRs in the mid 3’s and 15-year fixed loans with APRs in the high 2’s. Our advice is that any time you can capture 2’s and 3’s, grab that rate. An uptick could come sooner than you expect. Refinance even if you refinanced one to four years ago. Ask your lender to compare your breakeven costs as you

may be able to save more than you think in today’s market. Seize your moment, bottom fishers! Design competition has Aug. 31 deadline New this year in the Design Santa Fe event is a juried competition called Design Lab. It is meant to bring together cuttingedge ideas for product, space design, and technology — to function as a laboratory of new thinking. “Show us your new design visions for domestic living — anything from architecturally integrated rain-catchment systems to recycled modular homes to new ideas about public/private space usage to novel furnishings/lighting/tools,” invite the organizers. “We welcome any entry that seeks to innovate new ideas for domestic living. This includes the innovative use of materials in furnishings and interior and exterior spaces, new furniture concepts, new proposals for domestic rituals and sustainable energy solutions.” Both experimental proposals and real-world, client-driven projects may be entered in the form of drawings, models, full-scale prototypes, animations, or videos. The top two entrants will be awarded: $1,500 for a project in the professional category and $1,000 to one in the student

category. Recipients will be announced at the exhibition opening and awards gala on Friday, Oct. 5, at Zane Bennett Contemporary Art. Project submissions are due by Aug. 31. Projects selected for exhibition must be received in Santa Fe Sept. 10-21. The entry fee for professional projects is $25 for the first and $10 for each additional entry. For student projects, the fee is $15, then $5 for each additional. The theme for Design Santa Fe 2012 is Unleashing Innovation. The intent of the event, happening Oct. 4-6, is to delve into the very essence of creativity, exploring questions such as What inspires innovation? What are the basic ingredients of creativity? How do creativity and innovation respond to the needs of our culture? There are three other events, besides Design Lab: • Design Dialogue, a panel discussion with Michael Rotondi of the Southern California Institute of Architects, Los Angeles design consultant April Greiman, and New York textile designer Suzanne Tick; moder-

Think arbitrage The primary goal of most homeowners is to live comfortably in a home of their choosing for as long as they wish. They expect their home to be affordable and a solid investment that will appreciate in value. How can we make this goal even better? The idea or expectation of “ appreciation in value” naturally leads to a secondary goal: the creation of financial security and increased wealth. As homeowners progress toward retirement, they want their home to increase in value, providing money to live comfortably after retirement. “Thinking arbitrage” can increase the potential for realizing these goals for security and wealth. But careful planning and strategizing must be in place at the time of purchase for the beauty of arbitrage principles to work their magic. Arbitrage is just a fancy word for being smart with your money. It originally applied to the principle involved in purchasing a commodity, like currency, then simulta-

neously selling at a higher price, gaining an immediate profit. In other words, making a profit with little risk. I use the term now as a method of borrowing and investing that will increase wealth for the homeowner. In real estate, arbitrage is realized by locking in a fixed cost of borrowing money to finance your purchase and then investing at a higher yield than the cost of a mortgage. Most homeowners will mortgage a portion of the cost of the home and that is where you can “arbitrage” and increase wealth. As the impact of inflation, caused by government fiscal policy, ripples through our economy, it pushes up interest rates, home prices, and other commodities. However, with a fixed-rate mortgage, your payment remains flat. Lets look at two home purchases. The first purchaser puts down $300,000 and finances $200,000 at 3.5 percent on the purchase of a $500,000 home in Santa Fe. The second purchaser puts down $100,000

(20 percent), finances $400,000 at 3.5 percent, and uses $200,000 to buy tax-free municipal bonds at 4.5 percent. After 10 years, the two buyers sell their homes. Lets compare their equity or wealth at that 10-year mark. (And you can call me if you want the specific calculations.) Both homeowners are in the 30-percent tax bracket for federal taxes and deduct the interest expense each year for 10 years. The second buyer has the advantage of a larger deduction each year and the income on the bond (tax-free) that accumulates over 10 years. The second homeowner creates far more wealth in this 10-year period and has a total of $410,000 in benefits from tax shelter, bond income and equity in the home even after allowing for the higher payments of the increased mortgage. The first homeowner has accumulated $46,000 less, or $364,000 in total benefits. Arbitrage is not new. Many homeowners are already using this wealth-accel-

Refinancing for responsible owners A proposed bill to streamline and align the refinance processes of Fannie Mae and Freddie Mac may soon make it easier for homeowners who are current on their mortgage payments but who have been previously unable to refinance to finally take advantage of record low interest rates. The Responsible Homeowner Refinancing Act of 2012, introduced in Congress in May by Sens. Barbara Boxer, D-Calif., and Robert Menendez, D-N.J., offers relief to responsible homeowners who have good credit and consistently meet their mortgage obligations, but who have been unable to refinance into lower interest rates because of constraints in Fannie Mae’s and Freddie Mac’s mortgage refinance guidelines. While Fannie Mae and Freddie Mac have recently made improvements to their refinancing guidelines, the legislation will help categorize many of those improvements and remove additional barriers that are preventing borrowers from currently refinancing their loans. 24

Moody’s Investors Service, a major credit rating agency, cited by Sen. Boxer, estimates that this legislation would allow up to three million homeowners to refinance their mortgages at a much lower interest rate. This bill would put more money back in the pockets of homeowners whose budgets are already stretched thin, with many at the breaking point and about to lose their homes. Besides helping millions of hard-working families, the legislation would provide some muchneeded stability to America’s depressed housing market. The average rate for a 30-year mortgage is 3.83 percent: historically low. Nevertheless, there are 17.5 million homeowners with loans guaranteed by Fannie Mae and Freddie Mac paying interest at 5 percent and higher. Many of these folks cannot refinance at a lower rate because of unnecessary red tape and high fees. That red tape has prevented competition among banks, so borrowers end up paying higher interest rates than if they were able to shop around.

Under the administration’s Home Affordable Refinance Program (HARP), an average homeowner saves about $2,500 per year. This bill would increase the amount they could save and would likely expand the pool of eligible borrowers by several million. The Responsible Homeowner Refinancing Act of 2012 removes the barriers preventing these Fannie Mae and Freddie Mac borrowers from refinancing their loans. The bill would: • Extend streamlined refinancing for all Fannie and Freddie borrowers regardless of how much they owe compared to the value of their home. • Eliminate up-front fees completely on refinances. • Eliminate appraisal costs for all borrowers. • Remove additional barriers to competition. • Require second lien holders and mortgage insurers who unreasonably block a refinance to pay a fine. • Pay for itself, since reducing home-

owners’ mortgage payments also reduces default rates and foreclosures, reducing Fannie and Freddie’s reliance on taxpayer bailouts. So the bill is good for taxpayers and homeowners, and for communities throughout the country. The changes would extend refinancing opportunities to many underwater borrowers and help alleviate existing housing cost pressures. St. Michael’s Drive wants you! In an average year on a stretch of St. Michael’s Drive between St. Francis Drive and Cerrillos Road, seven million gallons of storm water could, in theory, be harvested from the thoroughfare’s blacktop, sidewalks, and denuded median strips. Capture runoff from the roofs and parking lots of nearby businesses, collect all accessible side-street drainage, and, voila, the area could provide 50 million gallons of water annually. That’s a great resource, but it’s only the beginning. Fortunately, a growing local movement sees all manner of potential for St. Michael’s Drive, and these folks want to bring you on board. Part festival, part brainstorming session, “RE:MIKE,” as its founders have named it, will feature “music, food, exhibits, tours, lectures, participatory activities, demonstrations, and art installations,” according to Ben Haggard, a principal at Regenesis. From the evening of Friday, Sept. 20, through the afternoon of Sunday, Sept. 22, RE:MIKE will sprout up in the Saint

Michael’s Village parking lot. The “village” hosts some vibrant local businesses like Rob and Charlie’s, Annapurna’s, and the Green Owl Coffee Café (which in February replaced an insipid gas station and convenience store). The strip mall is also the site of a Ben Franklin’s that closed back during Sam Pick’s mayoralty, and it appears that a spooky-small number of human beings have been in there ever since. In addition to focusing on water issues, part of the coalition will be concentrating on pedestrian- and bike-friendly transportation. Others will spotlight alternative energy. Another group will be keyed into improving aesthetics throughout the St. Michael’s Drive corridor. A fifth committee’s goal is to inspire and promote local entrepreneurs. “The idea came out of a confluence of interests on the part of Mix, the Story of Place Institute, the Santa Fe Art Institute, and various professional planners,” Haggard, who is also a permaculture designer

and teacher, told me recently as we gazed into his luscious backyard garden. “We realized there was growing momentum for revitalizing St. Michael’s and that it would be a shame if that effort failed to help integrate and strengthen the community of Santa Fe. “Twenty years from now I see St. Mike’s as an innovation zone that offers the space and resources to support the needs and entrepreneurial spirit of Santa Fe’s young people. I see it as a potentially powerful tool for reversing the brain and energy drain that has plagued Santa Fe for decades, and I see it as a major laboratory for ecological urban design.” The event later this month should be fun and interesting for anyone who wants to make this city even finer. Many of the activities are designed to be participatory, and all are supposed to encourage out-of-the-box thinking. What would you do with 50 million gallons of water? A little shade would be nice. How about an archipelago of community gardens?

T

his beauty up in La Tierra Nueva boasts a gloriously symmetrical plan: a square formed by the main house with front portal; twin open portales extending out to the guest house and office; and, parallel to the house, a wall with paving and a central fountain. A lush lawn occupies the central area. “It’s hacienda-style around a courtyard, and that patch of green acts like an air conditioner,” said architect and artist Robert T. Ritter, who built the house for his family 17 years ago. He was on horseback at the time. The 11.16-acre property includes a stable and corrals suitable for four horses. “The subdivision is on BLM land; there are gates and you can ride all the way to the Rio Grande,” Ritter said. The house and land offer terrific views of the Santa Fe Ski Basin to the east and the Jemez Mountains away westward. The front doors at 10 Shorthorn Lane open into a long gallery with the living room straight ahead and bedroom suites at either end. A standout in the living room is the large, stone fireplace with a great screen by Bob Larison, who also did the door hardware. The fireplaces in this home are all different, variations in carved adobe and stone. Ritter employed Dennis Sanders, Sparky’s Metalworks, for the gates and the kitchen fireplace that bears the emblem of the ranch. 40

The main house, featuring 18-inch adobe walls, is a little over 3,400 square feet. Reclaimed wastewater use in Santa Fe Beginning in 2003 and continuing until this past spring, the Club at Las Campanas was a buyer of reclaimed wastewater delivered by pipeline from the city’s wastewater-treatment plant (located just west of 599 and north of the airport). Then the operators of the two golf courses opted instead to buy county-supplied raw water from the Buckman Direct Diversion (BDD) for irrigation. But when BDD was shut down in July (during peak irrigation season) because of the high sediment load (turbidity) of the Rio Grande, the city approved the limited-term sale to Las Campanas of county-owned raw aquifer water from the Buckman Well Field. The long-term resolution of this issue is a legal/political matter among the city, county, and Las Campanas, but it seems an appropriate time to consider what the city is doing with its treated effluent, now more conventionally described as “reclaimed wastewater.” At the request of the Public Utilities Committee, city staff members are updating the 1998 Treated Effluent Manage-

ment Plan to evaluate reclaimed wastewater use in Santa Fe. Due at least in part to the success of various water-conservation programs that the city has implemented since the original plan was adopted in 1998, the projections for reclaimed wastewater were about twice what is actually available now. The new plan, with recommendations, should be presented to the governing body by the end of this year. The update will include a review of the current uses and use volumes of reclaimed wastewater, existing contractual obligations, and other possible reclaimed wastewater usage options. The process also involves a citizen working group and includes solicitation of community stakeholders. In updating the plan, the city has made the assumptions that no more reclaimed water than is currently produced will be available and that the treatment plant will continue to meet its obligations. During 2011, the city produced 5,464.25 acre-feet of reclaimed wastewater. (An acre-foot of water equals 325,851

gallons.) Of that total, about 72 percent was discharged into the Santa Fe River downstream of the plant, about 21 percent went for various city uses (including parks, public golf courses, playing fields, construction, landscaping and minor contracts), and about 7 percent went to Las Campanas for irrigation (under a contract now canceled). In a community workshop held last fall, Santa Fe water resources coordinator Claudia Borchert presented current and proposed reuse options and emphasized the importance of prioritizing how the city uses this valuable water resource and integrating its contribution into city water resource management. It was noted that options could be grouped into broad categories, with overlap, including public green-space irrigation (at recreation complexes, schools, and parks), publicaccess golf courses (Marty Sanchez Links de Santa Fe and Santa Fe Country Club), permit compliance, future water supply projections, revenue generation potential, and ecological/agricultural enhance-

Save energy, save water Water requires energy and energy requires water. As the climate warms and droughts increase, demand for water is growing in Northern New Mexico. Pumping more water or transferring water from other areas doesn’t solve this problem. Instead, transport requires more power generation and therefore more power plants. The solution to our water needs shouldn’t pollute our skies. Clearly, we must look to other solutions to solve our water needs. A National Resource Defense Council study concluded that there are more than 60,000 water systems and 15,000 wastewater systems in the United States. These systems are among the country’s largest energy consumers, using about 75 billion kilowatt hours (kWh) per year nationally — that’s 3 percent of this country’s annual electricity consumption, just to treat and deliver water. This demand is equivalent to the entire residential demand for the state of California. If San Diego relied on water conservation instead of additional water from Northern California to provide the next 100,000 acre-feet of water, it would save water and enough energy to provide electricity for 25 percent of all of

the households in the city. Traditional power plants use lots of water and pollute the environment. An average coal plant consumes 390 gallons of water for every megawatt-hour (MWh) generated. Coal-fired power plants mine and use coal, which also requires water. Some literally goes up the stack. Some of it is used for cleaning and is too dirty to reuse. A portion of it is used solely for cooling and is returned to the local water supply. The Peabody Power Plant in Northern New Mexico is a slurry plant that uses vast amounts of water just to produce and transport fuel. All centralized powergeneration systems, including solar and wind, use water. Distribution systems also require water to build; consequently, traditional power generation and distribution literally use tons of water each and every day. As with most resources, the more local and community-scaled our power generation is, the less water is used or in need of treatment. Wind systems and small, distributed photovoltaic systems use virtually no water to operate, while nuclear and coal use prodigious amounts. Manufacturing

solar panels and wind turbines does require water; however, it is not an extensive amount. Tar sands (our future oil supply) are projected to require 55 to 165 gallons of water per barrel of oil produced. A sea of water just to meet our oil appetite, not including the water required to produce our electricity needs. Water and energy usage are inextricably linked. Conserve one and you conserve the other. Consume one and you consume the other. The most direct way to avoid the need for a kilowatt-hour of electricity or a gallon of water is to avoid waste: refuse, recycle, reuse — don’t consume. Before you look at how to get more of your energy and water needs met, start by conserving both. It is far better for the environment and can save your budget when you do decide to install such a system, as the size will match your reduced needs. Be aggressive on water conservation. You’ll not only save water, you’ll also save energy, which in turn saves water. Cities around the country and the world are discovering the direct link between water, energy and carbon dioxide emissions. Aggressive water-conservation programs (including larger incentives and

increased awareness programs) can be part of the solution to big issues such as future water supply needs, growth constraints within cities, and air pollution. We need to protect not just the water, but our clear blue skies as well. Canyon Road

A

unique fence is going up on Canyon Road. On the western border of a large, old, and wellknown garden, the fence is being reconstructed, including a singularly curvy top rail, by Charles Coffman, restoration specialist with the Historic Santa Fe Foundation. “These Canyon Road properties slope down to the river and this fence was made as a stylized transition for that elevation change,” said Elaine Bergman, executive director of the foundation, which owns the garden and the house known as El Zaguan. The original fence is thought to date to James L. Johnson’s most prosperous years of ownership, between 1854 to 1881. Johnson was a Santa Fe Trail merchant; his family was associated with the house for more than 75 years. A search in the digital archives of the 163-year-old Santa Fe New Mexican produced no information about the Johnson fence. The 1915 obituary for his Chihuahua-born wife mentioned that her late husband was “one of the pioneers of Santa Fe, coming here in a prairie schooner from Baltimore more than a half century ago.” (An aside: a notice in the newspaper of Dec. 2, 1880, reported that Johnson was unanimously elected to membership in the Santa Fe Hook and Ladder Company during the organization’s first regular meeting. During the meeting, another member named James Fickett was directed “to make inquiries as to the cost of uniforms for the members” when he was to visit New York a few days hence.) Anyway, the origin of the fence remains a mystery. “This is the type of feature you might see on the East Coast. Who might have built it?” Bergman wondered. “This was a different level of craftsmanship, a different aesthetic, and a different type of joinery than we see in other features on this property.” The August issue of the Historic Santa Fe Foundation (HSFF) newsletter says the remnants of the Victorian-era fence were put in storage “until we were able to devote time and funds to restore it.” The rebuilding was begun in 2011 after some “massive lumber components” were purchased from Spotted Owl Timber in Santa Fe. Many of the main elements of the fence were assembled this summer by Coffman, along with Bobby Wilson, the HSFF’s other maintenance employee, and Keri Stevenson, its 2012 Faith and John Gaw Meem Preservation Trades Intern.

Sunwest Construction Specialties donated fabrication of the 126 pickets, each one requiring 21 cuts. Coffman and his team set to the fine work of chiseling square mortises for the pickets. “Whoever built this fence knew what they were doing,” he said in praise of the original structure. “We don’t see this kind of construction in Santa Fe.” “Keri really wanted experience in carpentry and she actually stayed on a couple of weeks beyond her internship to work on the fence project,” Bergman said. “After you cut

a couple of those square mortises, you have to sharpen your chisels and she did that.” She also cut some of the square mortises — including the challenging ones in the top, curved rail — to accommodate tight-fitting pickets. The whole fence is fastned to a special wood sill on top of the old stone wall bordering the El Zaguan garden. “What we have now is a copy of the original that was totally rotted out,” Bergman said. “It’s wider than the wall so the water drains off.

“Charles thinks they built that sill and then built the whole fence as one piece and lifted it on.” As in all the work the foundation does on the nine historic properties it owns, as much old material as possible is being preserved in the reconstruction. The HSFF board could just as easily have approved an easier type of fence, one that didn’t require so many dollars and man-hours. But the nonprofit foundation has a reputation for going out of its way to be faithful to the past — to the city’s historic architecture and to its creators. Another recent example was the nearly $140,000, historically authentic terne-plate roof the HSFF replaced on the Felipe B. Delgado House in early 2011. “The board might have let us put up a prefab metal roof, but there would be no memory of the craftsmanship that went into the original roof,” Bergman said.

What are homebuyers doing? Today the housing market numbers are front-page news. Often what is missing is the rest of story about homebuyer behavior. Information about any local real-estate market is accessible online from anywhere at any time day or night. According to recent surveys by the National Association of Realtors and Zillow, 30 to 40 percent of all buyers using realtor.com or zillow.com access them from their smart iPhone or Android. This new trend signals a shift in the importance of technology in real-estate marketing. It is no longer possible to just “keep up” with technology. Mobile devices are here and radically changing the behavior of buyers. What does this shift mean for home sellers and their agents? The short answer is that the time to adapt is now as this rapid change in technology is blending with shifts in social media and mobile communication. Buyers want instant information and a similar response. They expect to get one in 15 minutes from an
