In late September, we attended the 3-day Sotheby’s International Realty Global Networking Event (GNE). The once-every-18-month event brought together 2,400 Sotheby’s International Realty brokers and agents from around the world. The most well attended conference in the company’s 41-year history, and it was a jammed packed with world-renowned business and brand leaders, addressing substantive topics and leading evolutionary conversations. The GNE was attended by the most impressive group of real estate professionals in the business. Speakers included Martha Stewart, a media and brand innovator who has established a brand that impacts over 66,000,000 consumers every month! The author of 78 books, many of which have been best sellers and genuinely trend setting. Jeff Hargett, the Senior Corporate Director of Culture Transformation for the Ritz Carlton Leadership Center, was another speaker who provided clear and realistically implementable tips on providing an A+, expectations-exceeding customer service experiences. We also met and heard from Brett Hagler, the CEO and co-founder of New Story, an innovative non-profit that transforms slums into sustainable communities around the world. The goal to fund 100 new homes in Mexico was established at the GNE, at a cost of $6,500 per home. I am proud to say that the Neil Lyon Group (Neil Lyon/Roberta Lowe/Cindy Lyon) was one of the investors who purchased a home. At last count, 185 were funded by those in attendance. PROFILE ROFILE Me elisssa Pippiin-C Carson

This interview series focuses on the people in Santa Fe’s real-estate industry. Melissa Pippin-Carson is a broker with Keller Williams and is the 2017 president of the Santa Fe Association of Realtors. She wrote a monthly column, “Pip’s Tips,” from 2006 to 2010 and she and her husband, Roger Carson, have penned “Spouses Selling Houses” since then. What has being president meant to you? It’s been very meaningful. I’ve enjoyed it tremendously and I have tried to do a good job, to do things the membership needs. We implemented a payment plan at the beginning of the year. Most people think real-estate brokers make so much money, but the national average is $39,000. People come here to retire and they think they can do this and make a lot of money, but this is a tough profession. It’s not like the old days of meeting somebody who wants to buy a house at the bar. When I started, there was floor time, the idea that people will see a real-estate sign and call you and you’ll have a sale. That doesn’t really happen anymore, either. So that idea of getting a license and making all this money is like a dream. If you’re fortunate enough to get a listing, you have to price it right to sell, then you have to get through the contract and the negotiations and if you’re a new broker, you have to split with your qualifying broker and there are desk fees and advertising expenses and what you’re left with after paying Uncle Sam is sometimes not worth the three months you’ve been working on it. Where were you born and raised? I was born in Palm Springs, California, and I lived a long time in Houston and in Michigan. My grandfather’s family settled around Albion, Michigan, in the latter part of the 19th century. We moved around so much, but that farm is pretty much my childhood home. What did you want to do when you were a kid? It’s so corny, but I wanted to be an actress. I grew up watching old black-and-white movies and I loved all the old actors like Cary Grant, Katherine Hepburn, Myrna Loy. Everyone seemed so elegant and dapper and I wanted to be just like that. When I was a teenager, I used to do skits for my friends and I wanted to make everyone laugh. Then, I thought Saturday Night Live would be so much fun. But, I never made it to Hollywood or New York. I still try to do the occasional community theater and I do love being on stage. The last one I did was the Sante Fe Melodrama, in 2012, I think. It takes a lot of time, but I love theater. I love being on stage. How long have you been in Santa Fe? I moved here in 1992. I had been in Colorado for skiing but I’d never been in New Mexico. I’ve lived a lot of different places, but I really love Santa Fe. What was your first job here? I was a bartender at the Palace Restaurant. I worked for Lino Pertusini. I met Roger there. I was playing hard to

get, but one night I was walking down Palace Avenue with a friend of mine and Roger saw me and he came over and he swooped me up in his arms and went running down the sidewalk. It was a hoot. He got my attention. We were married in 1999 at the Loretto Chapel. We have two daughters, Farleigh and Zoe, and he has a son from a previous marriage. What did you do after bartending? We had a pedicab and tour business here for a while. We had two pedicabs, and we created a 2-mile tour and we’d talk about the history of Santa Fe. But that was so seasonal. Then one day when we were building our house and I was pregnant with Zoë, I just woke up and I said, I’m getting my real-estate license. What exposure to it had you had? None. Roger was the catering director at Las Campanas and he would talk about it occasionally, but, you know, divine inspiration or whatever, I just woke up and had that clarity. I took my classes and got my license in November 2001. I started with French & French Fine Properties, working in their Zafarano office. Did Pat and Michael French take you under their wings? They did, and Alan Ball was the head of the new agent division, but I did my own thing, too. You have to, because no matter what somebody tells you, it’s not always the perfect fit. You have to formulate your own thing around success. I do not believe in cold-calling people. When I was a new agent, my schtick was advertising in the Santa

Fe Reporter with an ad called The Pip of the Week. I would go hit up FSBOs [For Sale by Owner people], knock on the door, and tell them I’d advertise their property and I had an exclusive 30-day listing contract with them. You’re starting off with people who have an antagonism for the broker process. Yeah, but they will pay a real-estate broker 3 percent if we bring the buyer. People think they can get more money, but all of the national averages show that a real-estate broker will sell the house for about 10 percent more than if you try to do it yourself. And there’s so much liability, and you’re inviting people into your home. That’s another thing: in my presidency, I have been a big proponent of self-defense classes for Realtors and our affiliates. We’ve done several free classes. What do you do in your spare time? Are you working all the time? It can be constant, but I’ve started to turn my phone off at 8:00. I do yoga. We like taking the kids to the beach in Encinitas, north of San Diego, where we stay in a Fifties-style motel and we can walk to the beach. We also love to ski, right here in Santa Fe. And we have two dogs, a collie and an English bulldog. And Roger will tell you that I’m a sports jock. OK, what’s your team? I like Denver, but I also enjoy tennis. You and Roger work as a Realtor team. Do you have different roles? I do the majority of the admin and paperwork, and Roger does more of the marketing. We both show houses, and a husband-and-wife team is a great way to do that. Tell us about the MLS. The number of multiple listing services across the nation went from 2,500 to about 800 in one decade. For me, the importance of what we do is in the information that we have, and it has to be accurate and reliable and it has to be ours. We shouldn’t sell it upstream to someone else. I’m a big proponent of maintaining our MLS to Santa Fe. There are people who want to join the state MLS, but I think that’s a step in the wrong direction. I think it’s important to keep Santa Fe strong. Do you like contemporary style in our new homes? I do. I like what’s called “soft contemporary.” We can keep the downtown classic and old and interesting, but for other areas I think Santa Fe should embrace a Southwestern modernism. We have a great opportunity on St. Michael’s Drive to build and create some really cool places for modern living incorporating retail and putting parking underneath, because most millennials don’t even drive. We need more diversity in our housing, because 75 percent of our workers don’t even live in Santa Fe. We want people here, we want to be sustainable. The incentives the city has in place for St. Michael’s are so awesome, but let’s get it going. It needs to happen!

ndrea Lucero’s ties to the Santa Fe community and its people run very deep. A life-long Santa Fean, she has experienced first hand the changes it has gone through as well as the many aspects that have stayed the same and make it wonderful and so unique. “I love that I was born and raised in this beautiful city, and now get to share it with my children as I also raise them here,” Andrea says contentedly. “My parents have always been involved in the culture. I loved when my mom, Olivia Bacon, would gather with her sisters during the holidays to cook and bake. They are of the Vigil family from Canyon Road. Trick or treating in Casa Solana with my cousins was the best! Zozobra and Fiestas were a big part of our family’s celebration each year. In fact my father, Rudy Fernandez, was once Don Diego de Vargas and served on the Fiesta Council as well as the Caballeros.” A family involved deeply in politics, Andrea’s father was also a County Commissioner for several years.

Andrea’s father unknowingly started her real estate career. “He was a Santa Fe Realtor for many years and I enjoyed seeing him work and the satisfaction he received out of helping people buy and sell homes,” she muses. “I wanted so badly to work with him but he discouraged me from doing so. I can be stubborn sometimes, though, so I started my classes without his approval and received my license 17 years ago — it was the best decision I have ever made!” A career in real estate has given Andrea the same enjoyment it gave her father. “Everyone has a story

Multifamily housing is event focus The Santa Fe Association of Realtors hosted a sold-out crowd of regional housing stakeholders at its first Multi-Family Housing Conference held on Thursday, Sept. 28, at the Santa Fe Community Convention Center. The event was devoted to raising awareness of multi-family housing by providing a forum for key stakeholders to explore opportunities to promote, encourage and grow workforce housing in our region. Todd Clarke kicked off the conference with a rental update and overview of the demographics that will drive multi-family housing in our region over the next decade. He shared that millennials and retirees will look for smaller rentals with targeted, unique features to attract these growing markets but they don’t necessarily want to live together in the same complexes. Mr. Clarke was followed by a panel of regional multi-family developers whose projects were recently built-out, shovel-ready, or in the construction phase sharing their innovations and desire to

build more multi-family in the region. Many expressed their keen support for the City of Santa Fe’s recently adopted Midtown Local Innovation Corridor (LINC) overlay district that has the potential to jumpstart redevelopment along the St. Michael’s Drive corridor. Matt O’Reilly, City of Santa Fe asset-development director, offered a brief overview of the overlay-district incentives for both property owners and developers. Government help was highlighted by experts representing the New Mexico Mortgage Finance Authority (NMMFA) as well as Albuquerque and Santa Fe housing authorities. Government agencies provided updates on their local housing projects and goals. NMMFA representatives focused on sharing information on Low Income Housing Tax Credits, which provide the deepest subsidy available for affordable housing developments. The authority awards these federal tax credits through a competitive process every year. Alexandra Ladd, the city’s affordable-housing director, wrapped up the

morning session with an overview of the city’s affordable housing programs. After lunch, Manny Gonzalez, who serves as the managing principal for KTGY’s Los Angeles office, offered the keynote address. He provided a regional perspective on innovative multi-family housing projects across the Southwest. Mr. Gonzalez is an award-winning designer, land planner, and producer of residential and mixed-use developments across the United States. He serves on national architecture-award panels and shared a bevy of projects that are earning accolades that included projects using shipping containers to provide lowcost housing to veterans to art-inspired multi-family developments. Attendees included housing industry organizations, policy makers, real-estate professionals, state and local government officials, state and local chamber of commerce representatives, builders and developers, and housing advocates from northern and central New Mexico. Jaguar, Beckner intersections all set to open By Paul Weideman

T

wo new major arterial-road projects on Santa Fe’s south side were close to opening in late October. One is a 2,000-foot extension of Jaguar Drive to a new intersection at N.M. 599. The new section of Jaguar includes a roundabout at the intersection with Plaza Central extended south to SWAN Park. On the east side of the Jaguar/599 intersection, a retail-oriented development project, the Village Plaza at Tierra Contenta, is planned. Future uses may include a gas station, eateries, a bank, and a coffee outlet. “We do have one lot under contract,” said Scott Hoeft of the Santa Fe Planning Group. He is hoping the intersection will open in November. “We’re just waiting for the lights to be powered on, a few little things like that.” The west side of the intersection is slated to be developed as an office park. The Santa Fe Commercial Center will have about 1.3 million square feet of office and light industrial users, and a new entrance to the Santa Fe Airport is planned there. The new intersection completes a direct route from N.M. 599 to the Carlos Del Sur subdivision on the east side of Richards Avenue. The other major junction that was set to open in late October connects the recent extension of Beckner Road to Richards Avenue. “Beckner Road has some minor inspections to finish before the City accepts it and opens the roadway,” said Noah Berke, planner manager, City of Santa Fe Land Use Department.

The Beckner extension provides an eastern ingress/egress — to Santa Fe Community College and Rodeo Road, for example — for the owners of the hundreds of houses now being built by Pulte Homes at Las Soleras. It also offers a faster route than Cerrillos Road for people in those areas to

the Presbyterian Hospital and Smith’s Grocery that are now being developed in the Las Soleras master-planned area at Cerrillos and Interstate 25.

Empowering our youth I recently had the pleasure of working with Bob Kreger on our weekly “Save Water Santa Fe” radio show. Bob was on the show promoting the Citizen’s Climate Lobby and the event “Getting Beyond the Climate Argument: Plugging into Solutions.” The conference was broadcast across the state, with several cities engaging in their own panel discussions afterward that were relevant to their respective cities. The lineup was so impressive and I was excited to attend but even more excited to be able to participate on a panel with colleagues whom I’ve respected and enjoyed working with for some time. The part of the conference that I found the most impressive was the youth engagement that took place. There were youth presentations all morning as well as a youth track in the afternoon. For some time now, the Water Conservation Program has caught onto the idea of peer-to-peer education. There is a lot of research now that shows how effective it

can be to place students in the role of the educator with issues related to health and the environment. It’s a win-win situation because the student can develop leadership skills, gain the respect of peers, and increase knowledge in an area of interest. For the students on the other end, it has been shown that there is more credibility that young people have with their peers and that they are more likely to respond to the message and change their attitudes and behaviors if they believe that the messenger is like them and may face their same concerns or pressures. We tried this approach with this year’s Water Fiesta. As part of our Passport Program, 4th-grade students went through a specialized rotation that included peerto-peer education sessions with students from Monte del Sol Charter School and Santa Fe High School. The students worked closely with their teachers and with Water Conservation staff to develop activities focused on water conservation.

The same group of students had volunteered for years prior to this as escorts for each group through the fiesta. They observed different presentations in the past and were familiar with the logistics of the fiesta itself. This along with mentoring from their teachers and staff allowed them to take on the role of peer educator. We received great feedback on their presentations and we are now looking for other opportunities to work with these groups as part of our education program. Empowering our youth with this type of opportunity is very exciting. Often young adults want to be part of the solution and may not be able to find a place for their voice or their work. By training them and supporting them in this effort, we can tap into an entirely different resource. When it comes to issues like climate change or the importance of water conservation, what better way to bring the issues and potential solutions to the table for all to engage in?

Let’s get with the LINC program Announcing that Santa Fe has a shortage of affordable housing is not going to turn heads today because everyone knows that. Rather, let’s discuss that estimated 50 percent of Santa Fe’s wage earnings are paid to people who live outside of Santa Fe County. This tremendous loss to our economy should turn heads and cause outrage all the way down Cerrillos Road. A lot of effort went into creating a living wage that Santa Fe businesses pay, so why are half those wages going home to neighboring counties? “Bring Workers Home” is the new rally call to help people who work in Santa Fe but can’t find housing here. The Santa Fe Association of Realtors recently hosted a Workforce Housing Conference in an effort to bring folks together to work on solving this problem. It began with a presentation from Todd Clarke, a commercial real-estate broker and dynamic speaker with a resumé longer than a Cheesecake Factory menu. Mr. Clarke helped identify our housing problem and quantified our housing shortage through gap analysis. By his estimates, Santa Fe

would need to add 6,428 apartment units to meet 100 percent of the need. The demand demonstrated was for both luxury and affordable units and the income data that Mr. Clarke presented indicated that sustainable rents would be in the range of $1,388 to $2,083. He further identified the demography of the market as well as where geographically those units would be best built. The notion of “creating communities” and the “desirability of walkability” were noteworthy watchwords in the presentation. Matt O’Reilly from the City of Santa Fe affirmed the city’s support for the Midtown Local Innovation Corridor (LINC) project that the city adopted as Ordinance 2016-39 on Oct. 26, 2016. Its goal is to incentivize redevelopment of privately held property along the St. Michaels Drive corridor, now referred to as the Midtown LINC Overlay District. It is 378 acres of land idyllically located in the middle of the city and composed up of mainly parking lots and undeveloped land. The city is offering generous incentives to developers to create multifamily housing and com-

merce in this crucial part of the city that has become stagnant in recent years. Closing the conference was the renowned architect Manny Gonzalez, who discussed innovative housing projects that could work for Santa Fe. He highlighted the simplicity of zoning multifamily housing closer to residents’ activities and interests. Understanding that senior citizens enjoy spending time in places like libraries, cafés, and coffee shops, he displayed photographs of successful projects where apartments for seniors were built above a local library or a natural grocery store. Imagine creating affordable and luxury apartment buildings above recreational facilities like Salvador Perez and Fort Marcy. We don’t know a property manager in town that would have trouble finding occupants for those units. The conference was a great success and hopefully marks the beginning of a serious push to make Santa Fe home to the people who work here. That fact of the matter is that to bring our workers home we must create affordable, desirable housing. Simple laws of supply and demand

A walkway peppered with haiku By Paul Weideman

M

any people who go to the main courtyard at Santa Fe Community College these days aren’t just sitting. They’re walking slowly around its paths, stopping every few steps to read a short poem. There are 36 “stops,” each one a domed ceramic disc, about 15 inches in diameter, bearing a printed haiku — whimsical, quizzical, punchy, or simply profound. Haiku Pathway is a collaboration of poet Miriam Sagan and artist Christy Hengst. The permanent installation, funded in part by the Witter Bynner Foundation for Poetry, had an opening event on Oct. 5. The haiku were curated by Sagan, founder of the Santa Fe Community College creative-writing program and a longtime SFCC instructor. “There are two other haiku pathways that I know of in North America and one in New Zealand,” Sagan said. “And in Japan, this type of haiku stone is a part of landscape architecture.” There are two streams, intermingled, in the SFCC courtyard. “I taught a free public class in June and the students did haikus,” Sagan said. “That was site-specific here in the courtyard, but it was up to them whether they referenced the courtyard. I did not want 36 haikus about cottonwood trees.” For the second stream, she curated works by a hefty handful of Northern New Mexico’s venerable haiku poets, among them Elizabeth Searle Lamb, William Higginson, Peggy Harter, Alvaro Cardona-Hine and Barbara McCauley, Renee Gregorio, Joan Logghe, and John Brandi. Sagan worked with Hengst and Linda Cassell, the college’s Art on Campus Collection manager, on the editing project. Hengst has a few fireplace surrounds and other residential projects in her portfolio, but most of her work is in the realm of fine art. She and Sagan are neighbors and have

worked together before. Once the writer had it in mind to do a haiku pathway, she explored potential technologies. “At one point someone suggested cement, but a haiku is a momentary thing — not ‘written in cement,’” she quipped. “It’s done sort of out of the corner of the eye.” Stone seemed to be a good alternative. “I read her blog,” Hengst said, “and I thought, Oh, she shouldn’t do that in carved stone. It should be clay, so I wrote her.” “And the clay is so much more integrated with the vision of the pathway here than stone could ever be,” Sagan said. “It’s softer and it has a slightly more natural or ephemeral feeling. We thought the pieces would look like mushrooms here.” The artist chose a material that is similar to adobe in color. The shallow domes are stoneware over concrete. “This was rolling out a slab of clay, then shaping it over an upside-down bowl, then stamping the letters. I had bought two sets and I used one for the poets’ names, but the one I used for the poems was actually from my kid’s stamp set, a Melissa and Doug set, that I used to press the letters into the clay.” After stamping, she did a bisque-firing, brushed an iron pigment into the letters, and then high-fired it. The result is a perfect, quiet marriage of two art forms. “In Santa Fe, we think so much of the visual arts as our bread and butter and I have the strong feeling that the literary arts are part of that,” Sagan said. “They’re part of what makes Santa Fe Santa Fe.” Hengst added, “One thing about projects like this is that it’s about making places more rich and livable. It is very much about sense of place in Santa Fe. One reason it’s so nice to live here is that there are so many things like this to experience.”

The living room, kitchen, and dining areas of this home, designed by John LeMaster, look out to a great arc wall of windows and the mountains beyond. Darlings, November. Jelly Beans, I wonder, do the holidays officially start with Halloween, or do we wait until daylight savings time ends? (Egads, that’s today.) Here’s a mind-boggling statistic. The National Retail Foundation estimated that the money spent on Halloween this year was approximately $9.1 billion ($3.4 billion on costumes, $2.7 on candy, $2.7 on decorations, and $410 million on greeting cards). Furthermore, the major Halloween candy purchased by New Mexicans was candy corn. Really... billions on candy corn. Sugars, doesn’t anybody like Reese’s Peanut Butter Cups anymore? Cheer up, Poochie Poos. Now that the Great Pumpkin has moved on, we can open our hearts and concentrate on the spirit of giving. Yes, Glamour Girls, I’ll tell you where to start. Since I had never seen one in any season, I called the Bird Man, Warren Berg (Santa Fe Properties), to see if I could hang out with him under his portal, thinking a red-naped sapsucker would surely stop by. Yep, it did. Warren, a forester with the U.S. Forest Service before becoming a Realtor 33 years ago, knows his birds. Lucky for us, Warren captures all kinds of birds on his camera, so his Facebook page is like a manual for identifying birds of the American Southwest. Well, Songbirds, I left Warren’s house very pleased with myself. I learned how to identify a red-naped sapsucker. I also learned something else while at the

Berg residence. DorLisa, Warren’s wife and a former Realtor at Santa Fe Props, retired from the biz at the end of the summer. Let’s see, Pumpkins, when it’s a husband/ wife team and one of them retires, does the retiree become a referral agent for the one who continues working? Otherwise, what happens to DorLisa’s faithful clients? Whatever, Dearest Readers, I assure you “that ole rockin’ chair” ain’t gonna get DorLisa. But I’m pretty sure her dog, Annie, has another idea in mind. (See photo, and tell me what you think.) I guess you could say that old Realtors never retire, they just become referral agents. But what happens to the children of a Realtor who grow up and decide they don’t want to be Realtors? Some, like Andrea Senutovitch (daughter of the late Doris Senutovitch), leave town for a while, but return to find themselves happy to be home. That warm feeling of “being home” is what reinforced her decision to take the job as curator of art and antiquities for the Webster Collection. Being there and working with the director, Chris Webster, is like being with family, says Andrea, who considers Chris to be both a mentor and a sort of father figure. (Kittens, is he old enough for that, a father figure, I mean?) Chris (director of the Webster Collection, principal of Webster Enterprises, broker for Webster Estates, and associate broker and international property specialist for Sotheby’s) is a busy guy. Obviously, Creampuffs, Chris needs someone to curate his gallery, so who could be a better fit than an artist and antiques dealer? Andrea to the rescue. Andrea’s first curated show last month featured Robert Stivers’ exceptional photography and her very own one-of-a-kind pieces of her assemblage art. A beautiful show, which can still be seen this month, so get over to 54 1/2 Lincoln and take a look Forrest Barker (son of Lisa and David Barker) moved to the Pacific Northwest in 2008. An avid skier and climber growing up in Santa Fe, it was inevitable that ski mountaineering in the Cascades would capture his attention. Forrest’s day job is medical coordinator with Remote Medical International, but, like his parents, he has his philanthropic side. Face it, Possums, it’s in his DNA. His passion for climbing and his

frustration with the politics of health care led him to found Peaks of Life, a nonprofit organization dedicated to helping children of the Northwest. Peaks of Life raises funds through climbing and community events, with the proceeds going to Seattle Children’s Hospital to help patients and families with medical expenses. You might want to go to the Seven Summit Soiree next year, and/or you might want to go on a climb with Forrest and friends. Either way, go to peaksoflife.org and see for yourself. You’ll be proud of this hometown boy’s accomplishments. Tim French (son of Pat and Michael French) has always had a passion for films and writing. Here comes that DNA again, but Tim’s writing takes the form of screenplays, and Michael’s is primarily in novels. Now living in LA and pursuing his passion, Tim collaborated with Michael to write the screenplay for The Reunion, a 2017 film skillfully directed by Tim. It’s an intriguing and suspenseful movie about three friends who decide to get together for a 10-year, post-high-school reunion. It takes a more sinister twist when it surfaces that Jacob and Cole have a serious and unresolved issue, resulting in Jacob’s unrelenting guilt and Cole’s smoldering anger. Though the film skirts dangerously close to irreversible consequences, it has an ending showing us that, just like the Stones sang, “You can’t always get what you want, but if you try some times, you might find you get what you need.” Watch it. It’s on Netflix. When Tim becomes a famous writer/director (he’s on his way), you’ll be able to say, Hey, I knew that kid back in Santa Fe. So long, Sweetpeas. Until next time... For every taste, a stove, insert, or fireplace By Paul Weideman IF YOU’RE IN THE MARKET FOR A NEW WOOD STOVE OR GAS STOVE AND YOU HAVEN’T BEEN TO THE FIREBIRD for a while, be prepared to be confronted by a daunting variety. “The selection keeps expanding, mainly because a lot of people are looking for more contemporary product styles today,” said Gene Butler, president of the company. “A lot of builders are asking me for contemporary designs.” He first pointed out the Cypress gas stove by Avalon (Mukilteo, Wash.), a beautiful steel box with wrap-around glass for great fire views, and it can heat 2,000 square feet. The one in the Firebird showroom is painted light grey. Butler said they can do custom-coloring in-house using a range of high-temp stove paints. These gas stoves can be “decorated” with a combination of glass crystals and wood-look ceramic logs. “There’s been a real evolution in the last 10 years in terms of making a gas fire look like wood: burning embers with logs above.” The showroom has a few traditional-style Hearthstone wood stoves. It’s easy to think these are the most efficient, because they have thick soapstone cladding that holds the heat. “Actually, when people measure efficiency, they look at emission output out the stack compared to the amount of heat coming into the room,” Butler said. “All of the current stoves are about the same, but it depends on the stove type. Hearthstone is all about heat life. The stone gives mass and it takes a while for the stove to heat up, but then it lasts longer after you go to bed, whereas a steel stove heats up very quickly.” If you load three or four pieces of good, dense wood like piñon into one of these Hearthstones when you go to bed, often there are still coals when you wake up. You can just lay a couple of logs in there and it gets going again; you don’t have to build a new fire. “If somebody tells me the stove will be their primary heat source, going all winter long, the Hearthstone is nice. But if a customer says it’s for a cabin in Pecos that they go to on weekends, a steel stove will heat up the space real fast.” Jøtul and Vermont Castings and Morsø offer stoves in the more traditional vein, featuring decorative fretwork on the front glass and often relief images of bears, leaves, and other design elements. But they also offer newer-design models with simple, clean lines. Most are available in black, white, red, and other colors. The contemporary styles are often a little more expensive. The overall range of stoves at The Firebird is about $900 to $5,000. The smallest Jøtul heats about 500 square feet and it can even fit into some fogón (“kiva”) fireplaces. 3 6 N O V E MB E R 20 1 7

Some models like the Rais Gabo have a taller and slimmer profile, allowing placement in smaller rooms and smaller homes. Rais, a Danish company, makes both gas and wood models. Another stove in the showroom boasting a minimalist design is made by Stûv in Belgium. It almost looks like a television, with a very large, flat rectangle of glass. “I call it European style. It looks beautiful burning,” Butler said. This one is about $3,800. It can sit close to the hearth or can be ordered with a handsome wood-storage box underneath. In a recent visit to a new spec home by Frank Yardman and architect Craig Hoopes, Realtor Marilyn Foss admired the living-room fireplace, a long, horizontal slot. It’s in Regency’s City series, which can be installed with any finishing material — wood included — right to the edge of the fireplace. It also has a “seamless glass safety barrier.” Butler mentioned new rules that became applicable in 2015 for front glass on gas fireplace. “Now they have a safety barrier so you won’t get burned, because, especially with gas, when it’s just been turned off, there are no coals to alert somebody that the front is hot.” This Regency series features

fronts of double glass with an air space for a cool-touch surface. Other new stoves have a layer of fine black screen in front of the glass for the same reason. The Regency Horizon HZ54E gas fireplace at The Firebird epitomizes the new styles. It boasts “a 39-inch burner covered with crystals for a landscape fire” as well as electronic ignition and a thermostatic remote control. They’re so stylish, but these babies put out heat! “Here’s a stove we’re using as an insert for kiva fireplaces,” Butler said, walking over to a Stûv display. “That’s always a challenge for us because of the curves of the fireplace, but this one can fit in certain types. Jøtul had a small insert and I was their biggest dealer in the country for that particular model, but they stopped making it.” Fireplace inserts greatly multiply the heat factor. “With an open wood fireplace, you’re lucky to get 5 percent efficiency. With one of the new inserts, you’re more like 75 percent,” he said. Stuv and Morsø make fireplace inserts as well as wood stoves.


Is it time to get your chimney cleaned? BEFORE YOU START LOADING YOUR WOOD STOVE OR FIREPLACE ON THESE COOL NIGHTS, remember that old saying about the ounce of prevention. Now is the time to call a chimney sweep. One good bet in this area is Bailey’s Chimney. Whenever a Bailey’s sweep cleans a chimney, he scans the inside with a video camera; those photos go into the inspection report you get when the job’s done. “Once in a while we’ll find a breach or a cracked flue liner,” Justin Bailey said. “You can’t see it any other way.” Most of the kiva fireplaces in Santa Fe have clay flue liners that can crack in a chimney fire. In those cases, the insurance company may pay for repairs because it was caused by a fire — and that Bailey’s report will be invaluable. Some chimney fires go unnoticed. “That happens a lot,” Bailey said. “Most of the time you think of a big chimney fire that looks like a blowtorch shooting out of the top, but if you have creosote buildup, you can have smaller fires that can crack the flue liner.” Can’t you just burn a good load of dry aspen or cotton-

wood and burn out the creosote? “Some kinds of wood burn cleaner than others, and cottonwood is one of them, but there is no wood that will clean your chimney. That’s kind of an old wive’s tale. If you burn a big enough fire it can burn out some creosote, but it can cause damage as well. Clay flue liners have been fired at very high temperatures and they’re designed to be able to withstand fire, but a chimney fire can reach 2100 degrees and the temperature increase can be so sudden that it can crack because the inside of the liner is trying to expand.” Bailey said most kiva fireplaces have a throat damper with a smoke shelf behind it. After sweeping, 90 percent of the sooty material ends up on that shelf. His sweeps will put on a Tyvek hazmat suit and respirator, climb up inside, and vacuum the shelf. The total on such a job is a little less than $200. Should this be done every year? Of course, that depends on how often you use the stove or fireplace, and what kind of wood you burn. “The National Fire Protection Agency says you should get an inspection once a year,” Bailey said.

A full inspection costs $129. “The cleaning part of it does take time and energy, but the most time-consuming part is the inspection and writing the report,” he explained. Bailey’s also builds masonry heaters, which the owner said represent the most efficient method of heating with wood. “And we can hook up your radiant floor heat, so the masonry heater heats up the mass in the heater and also the water in your radiant floor tubing.” Bailey’s grandfather, Lou Rose, was a well-known stove installer and chimney sweep in Taos. Bailey was 18 years old when Rose died. Three years later, he got into the business himself and in 2001 he started Bailey’s Chimney Cleaning & Repair. The company expanded to Santa Fe in 2011. “Our company invests a lot of money in training. Our four sweeps are all certified by the Chimney Safety Institute of America. CSIA provides a lot of training and educational support so that we can stay up with the latest developments in our trade. A water economy? Some city in the United States will become the water-recycling capital of the country. Why not Santa Fe, New Mexico? This is a logical place to grow this industry. Santa Fe by necessity has a large need for recycled water. We are an area prone to drought. We have a very high ratio of water professionals in our state. These are a few reasons we could become the water-reuse capital of the country. Why not put programs together to make this an economic engine for the area as well as New Mexico? Israel has used its need for water conservation to grow multibillion-dollar worldwide water businesses. The Water Smart Innovation Conference is held annually in Las Vegas, Nevada, bringing together conservation professionals from around the world. These are examples of how water conservation can be linked to economic vitality. Why should we care? The history of 3 8 N O V E MB E R 20 1 7

New Mexico unfortunately is littered with mass migration out of the state due to severe droughts. One doesn’t have to look any further than Santa Fe and the severe drought of a couple of decades ago. At that time the City announced that it was running out of water due to lack of supply and the drought. That announcement drove tourism away and hurt the homebuilding industry, which took years to recover. Since then the city has become a leader in water conservation and has greatly diversified our water supply. So what would a strategy look like? It would mean our state and local economic-development efforts would target people and businesses in this industry. It would mean we put in place programs that highlight existing businesses and attract new ones to our community and state. It would mean we would have centers of excellence. It would mean we

would partner with our local education institutions to make sure we’re training individuals in these fields, so companies would have ready access to a local workforce. It would mean we put programs promoting Santa Fe and New Mexico as the place to be! Colorado State University (CSU) is teaming with the National Western Complex for the One Water Solutions Institute, connecting world-class research with real-world solutions. The university plans to complete its water laboratory, which will be a water-reuse showcase, by 2021. New Mexico could move into a leadership position, resulting in new jobs and the ability to promote the state as having a sustainable long-term water plan. Water is key to our survival in this beautiful, but harsh state. We can lead, follow, or get out of the way. We need to grow local industries to provide good paying jobs
