We are thrilled to welcome you to San Francisco University High School’s 2019 Decorator Showcase at Le Petit Trianon! We invite you to soak in the splendor and elegance of this iconic home built in 1904 by the Koshland family. (Please see pages 58-60 for a detailed history of 3800 Washington Street.) Since the inception of Showcase over four decades ago, the designers, along with our generous donors and visitors, have raised more than $16 million for UHS’s financial aid program. Every Showcase dollar raised supports this program, assisting 24% of the students at UHS and ensuring we maintain an equitable community of diverse backgrounds, perspectives, and talents and a commitment to academic excellence, collaborative inquiry, and creative expression. The Decorator Showcase is also a celebration of beauty, architecture and artistry thanks to our stellar design community. Le Petit Trianon features 47 of the Bay Area’s top interior and landscape designers who have applied their artistic vision to magically transform 43 spaces in this grand home. We want to thank each of the designers who donated their time, talents, and creativity to the Showcase as well as the Design Advisory Board for their genius in selecting the designers as well; there is no Showcase without all of you! The Showcase relies on the support of The Showcase 2019 Design team! the whole community— dedicated and devoted parents, guardians, staff, faculty, alumni, students, and community members who all play a vital role in the event. VE’LAINE MANION A TRIBUTE The Decorator Showcase pays tribute to one of its most devoted and endearing docent volunteers, Ve’Laine Manion, who passed away in August 2018. For over 35 consecutive years, Ve’Laine embodied the best of Showcase with her passion for design and her commitment to four or five docent shifts each year, enthusiastically making the 35-mile commute to San Francisco from her home in Clayton. So devoted was she to the event, she commandeered her husband Bob to serve as a docent too — which he has for more than 20 years. One always knew when Ve’Laine entered a room. With her 1,000-watt smile and twinkling eyes, she would engage people with glee, and a sincere curiosity that made one feel the center of her attention. Over the years, she conversed with thousands of Showcase guests, enhancing their visit with studied details about the designs. An interior designer herself, Ve’Laine delighted in talking with, learning from and becoming friends with the designers she encountered at Showcase, maintaining many of these ties for decades. Ve’Laine loved every facet of Showcase from getting a first look at the new mansions acquired each year to the docent meetings, corporate parties and other

activities. Although Ve’Laine had no personal or family connection to San Francisco University High School— whose financial aid program benefits from the Showcase proceeds—she became a staunch supporter of the school too. Born in 1950, Ve’Laine was raised in Salt Lake City and attended the University of Utah. She moved to California in her early twenties, married Robert Manion, and together raised three children in the Bay Area. She is also the grandmother of nine children. Ve’laine worked for years as an interior designer and established her own design business.

LE PETIT TRIANON T H E H I S T O R Y O F 3 8 0 0 WA S H I N G T O N S T R E E T

To fully appreciate the splendor and beauty of San Francisco’s very own Petit Trianon at 3800 Washington Street, you need to turn back the clock and enter the world of high society in San Francisco at the turn of the 20th century. On October 7, 1890, the marriage of Marcus Simon Koshland and Corinne Schweitzer brought together two prominent Jewish families, who were part of the pioneering, gold-rush-era merchant class.

Corinne Schweitzer was the daughter of Bernhard Schweitzer, who arrived in California in 1852 from Europe and was a founding partner of one of San Francisco’s larger wholesale firms—Schweitzer, Sachs & Company, a purveyor of fancy goods and furnishings. In 1909 Corinne became the heir to a million-dollar estate. THE FRENCH CONNECTION

In 1900 Corinne, Marcus, their three children—Daniel, Robert, and Margaret—and a nursemaid embarked on an arduous journey across land and sea for a European adventure. It was in France that Corinne fell in love with the Palace of Versailles, and especially with the Petit Trianon, a chateau situated on the palace grounds. Built between 1762 and 1768, the Petit Trianon was built by the order of Louis XV for his long-term mistress, Madame de Pompadour. When Madame de Pompadour died before it was fully completed, the Petit Trianon was then occupied by her successor, Madame du Barry. Upon his accession to the throne in 1774, the 20-year-old Louis XVI gave the chateau and its surrounding park to his 19-year-old queen, Marie Antoinette, for her exclusive use and enjoyment. She immediately began an elaborate reworking of the interiors and gardens. Channeling her “inner Marie Antoinette”, Corinne, in similar fashion, hired architect Frank S. Van Trees to bring 58

Marcus was the son of Simon Koshland, a prominent San Francisco wool merchant with a sizeable fortune. The elder Koshland had arrived from Europe with his brother in 1850 and opened a general merchandise store in Sacramento. In 1862 the Koshlands moved to San Francisco and opened a wool business, which eventually became Koshland and Sons and was the leading wool house in America. When Simon Koshland retired in the 1890s, his sons and sons-in-law continued the profitable family business.

the elegance and opulence of France to the sand dunes of San Francisco. With the gift from her father of the corner lot at Washington and Maple Streets in Presidio Heights, Corinne and Mr. Van Trees set out to replicate the Petit Trianon. Indeed, the Washington Street facade faithfully replicates the west or garden facade of the French original. The elegant front entry and four majestic Corinthian columns are a masterpiece of harmony and elegance. An October 21, 1902 San Francisco Chronicle article headlined: “Mansion in the Style of the Petit Trianon” had an accompanying rendering of the house and the following description: “The exterior is after the style of the Petit Trianon at Versailles, the favorite resort of Queen Marie Antoinette in the days of her prosperity, and is to be finished in light-colored sandstone. The interior is modeled on the antique classic, adapted by Frank S. Van Trees, the architect, to meet the requirements of a modern home. There is nothing like it in this city, and on the completion of his house the owner expects to spring a


surprise on his friends, especially as to the interior decorations, which will be in keeping with the outside magnificence. The grounds, also, will be elaborately treated, so as to furnish an appropriate setting for the house.” Completed in 1904, the Koshland house was nearly 18,000 sq. ft. with a three-story atrium rising in the center supported by marble columns. The first floor featured conservatories on either side of the marble rotunda. With eight fireplaces and over twenty rooms, the Koshland house was “always a home” according to Daniel Koshland, first born son of Marcus and Corinne. The three monumental Art Nouveau stained glass windows on the Maple Street facade are the work of Bruce Porter, a native San Franciscan polymath, who was a proponent of the Arts & Crafts movement, and a working artist, writer, and landscape designer. Porter created the gardens at Filoli and at the Bourn estate in Woodside; he painted the murals at Nob Hill’s Pacific Union Club; and he designed the stained glass windows for San Francisco’s Swedenborgian Church. Two years after its completion, the home sustained extensive damage from the 1906 earthquake, but Marcus Koshland, ever the optimist, was quoted on the front page of the San Francisco Call debunking the myth that small homes would be built as replacements:

“Yes, I am going to rebuild. I will replace everything just as it was. This talk of bungalows is foolish. Instead of bungalows we are to have in San Francisco more magnificent homes than ever before! I know of several property owners who intend to build beautiful residences on the heights (Presidio Heights). The city will recover from this shock in surprisingly quick time. I have unbounded faith in it and so have all the business men with whom I have spoken.”

A PASSION FOR MUSIC, SOCIETY, AND PHILANTHROPY

The Koshlands enjoyed opening their home for social events, elaborate parties, and concerts. After a 1912 renovation that added an elaborate ground floor ballroom, Corinne and Marcus hosted an eighteenth century themed soirée in celebration of a visit from Boston relatives. The San Francisco Chronicle described the event in its society section: “. . . Their handsome Washington Street residence was decorated to resemble the court of Louis Quinze. The halls were transformed into a forest of potted trees and box bordered walks. The walls of the reception rooms were lined with hedges of vines and greens, which were overgrown with roses in different shades The February 13, 1913 San Francisco of reds. Mr. and Mrs. Koshland received their guests attired as King Louis and Queen Marie Antoinette, Mr. Koshland wearing the royal purple and Mrs. Koshland in white brocade with a cloak and train of Marie Antoinette blue. Dan and Robert Koshland, dressed as courtiers of the day in green and lavender, assisted their parents in receiving. About 500 guests attired in eighteenth century costumes enjoyed the affair, which was among the most elaborate of the winter’s entertainments.” As founder of the San Francisco Symphony Association and one of the first directors of the San Francisco Opera Company, Corinne Koshland promoted her passion for music and loved to share her home as a stage for many prominent musicians. Igor Stravinsky, Jascha Heifetz, and Leonard Bernstein all played within the home’s central atrium, where over 100 guests could comfortably sit. Yehudi Menuhin and Isaac Stern both had their childhood musical debuts at the Koshland house. Corinne was one of several sponsors of Stern’s musical education, money well spent, as Stern later became a world-renowned violinist and arts activist, saving Carnegie Hall from demolition in the 1960s and helping establish the National Endowment for the Arts in 1964. Stern later mentored other young artists including Yo-Yo Ma and Itzhak Perlman. 59


Although music was perhaps Corinne’s greatest passion, she also contributed both time and money to many other causes. She was one of the founders and for many years was a director of the Garden Nursing Home. Additionally, the Pacific Hebrew Orphanage and Home Society, the Hebrew Home for the Aged and Disabled, and the EmanuEl Residence Club benefited from her philanthropy, as did the Community Chest. The beauty of nature was also one of her great loves, and the city’s gardener John McLaren considered her to be his good right hand in developing park and garden projects throught the city.

THE END OF AN ERA

On October 14, 1953, at the age of 86, Corinne Koshland died, having outlived her husband by twenty-eight years. With her passing the City lost one of its most beloved grande dames, who had been a positive force in the city’s cultural life for more than sixty years. The Koshland residence then passed to another San Francisco socialite, Walter E. Buck, who purchased the home for $100,000 in March of 1955. Buck was a financier who sat on the board of directors of San Francisco Bank, the First Western Bank, the Anglo-California National Bank, the North American and El Dorado Oil Companies, the Transamerica Holding Corp., the American Distilling Co., the National Ice and Cold Storage Co., the Pacific National Life Insurance Co., and Matson Navigation Co. His father had helped found Matson. Buck also once served as president of the California Palace of the Legion of Honor. Apparently he was fond of “royal” residences— he commissioned a magnificent summer home in Woodside that PHOTO: James Bacchi #inthesky was modeled after England’s Hampton Court Palace, the residence of Henry VIII. In 1983 the Buck family was listed by Forbes as one of the 400 wealthiest in America. Ð

Walter Buck remained in the home until 1977 when the house was purchased by attorney Paul Renne for $525,000. 60

The house changed hands again before being owned by Joe and Heide Betz and, later, by internet pioneer Halsey Minor, who lost it in a bankruptcy sale. It recently sold after a long vacancy for a reported $15.75 million. This is the second time that the house at 3800 Washington Street has served as a venue for the San Francisco Decorator Showcase. It was also transformed by a talented group of designers in 1982, which was just the fifth Showcase. The chair that year was Margaret Kaufman. In 2019, thirty-seven years later, the home has again been transformed by a talented group of designers and is open to the public for this year’s San Francisco Decorator Showcase. As you stroll through the halls, rooms, and gardens of this exquisite San Francisco landmark, imagine what it was like to live here in the early twentieth century; listen for the sounds of clinking champagne glasses, soaring arias, sweeping violin strings, twinkling piano keys, and elaborate orchestral harmonies. – Kamala Mostert

SUMMERBRIDGE SAN FR ANCISCO Summerbridge is an award-winning, tuitionfree summer and after-school academic enrichment and advocacy program. Founded in 1978 by Dennis Collins, then head of San Francisco University High School, and two pioneering faculty members, Lois Loufbourrow and Mal Singer, the program they envisioned would utilize the resources of University High School to serve the city of San Francisco. For 40 years, Summerbridge has advanced three primary goals: 1. Preparing ambitious middle school students from under-resourced circumstances to enter and thrive in well-matched high schools, for the purpose of securing admission to, succeeding in, and graduating from college. 2. Providing intensive summer teaching fellowships for high school and college students who are passionate about the power of education, and creating meaningful volunteer experiences throughout the academic year for members of the UHS and San Francisco communities. 3. Transforming lives through the unique and powerful relationship between the Summerbridge and UHS communities and their families. These three complementary goals unify our work.

• Of the high school graduating class of 2018 (Summerbridge Class of 2014), 64% of Summerbridge graduates enrolled in four-year colleges.

• 53% of Summerbridge students qualify for free or reduced-cost lunch.

• Served as a model replicated in 24 sites across the United States and Hong Kong.

• 98% of our students self-identify as a race other than white.

Because Le Petit Trianon is neoclassical in style and four floors, it allows for a perfect viewing garden like those you would have seen in fine old European estates. We wanted a garden that was classical in form but with Zeterre’s contemporary edge. The parterre was inspired by one of the parterres in the orangerie at Versailles. It is an abstraction of the lily flower that creates the shape. The lily flower was very important to many of the royal families of Europe and is reminiscent of several crests of the monarchs. We collaborated with DZINE Furniture Gallery, selecting Paola Lenti, one of our favorite modern Italian designers. The furniture really gives the garden a contemporary feel, while still celebrating its classical form. Through DZINE, we also discovered Yoko Kubrick, an incredibly talented artist/sculptor who is bringing an unbelievable addition to our garden. After we met Yoko, we decided to let her sculptures be the focal points, allowing the shape of the garden to be molded around her pieces, because they are incredibly special. Blowing fog through the garden takes it to a completely new level, creating a magical changeability from morning to night. From the beginning light of day and on into the evening, the garden will continue to change and offer constant surprises, which is something that Zeterre does in all our gardens . . . constant surprise. The jewelbox space offers a room to showcase an eclectic collection of antique McCoy pottery, contemporary ceramics by local artists created exclusively for the San Francisco Decorator Showcase, crystal vases, and space to assemble ornate floral presentations and fill vessels with water. Marble countertops are integrated with the latest technology to prevent marble etching and staining. The sleek black apron sink, custom colored faucet, and gilded entomology-themed wallpaper bring the drama. Inspired by the Orangerie from The Palace of Versailles, the atrium provides a serene workspace to gather and trim cuttings from the garden. An outdoor table is flanked by a pair of citrus trees in the tree boxes created in the same design as the originals for Versailles which were made to house wintering plants. Glazed terra cotta garden stools from the 19th century provide seating to view and ponder the grounds. A 19thcentury gilt mirror reflects natural light from outdoors. The original stone flooring and verdigris glass greenhouse skeleton are restored to former glory, while still honoring the patina of over a century of use. A new runner in the latest outdoor textile technology refreshes the back staircase. P E T I T K I TC H E N Inspired by the existing stained glass window featuring wisteria, the Petit Kitchen allows the home’s previous form to shine through. Accentuating the vibrant violet petals, luscious plum appliances bring pops of color to the clean white of the cabinets, floating shelves and gleaming marble floors. The lilac veining of the marble countertop mimics the creeping disposition of wisteria climbing up the walls to serve as a back splash. A more graphic floral wallcovering adorns an accent wall, contrasting a flower’s organic form with geometric underlays descending from the custom cove millwork and spanning the impressive height of the wall. The re-imagining of the space is certain to attract more than just the butler. T H E H A U T E H I D E A W AY : A T R I B U T E TO CO N N O I S S E U R S H I P Inspired by Pierre Bergé and Yves Saint Laurent and their passion for collecting and travel, The Wiseman Group has transformed the dining room of Le Petit Trianon into a 21stcentury haute Bohemian hideaway. A connoisseur’s enclave of treasured objects, the space showcases elements from various periods and styles with a unique collection hand-selected by Paul Vincent Wiseman. Layered in classical, contemporary, and custom furnishings and artwork, the hideaway features an antique Oushak carpet and an Edwin Lutyens octagonal table. The fireplace has been reimagined with custom Moroccan star-patterned tiles by Monique De La Plaza through Da Vinci Marble. A custom geometric 5-panel velvet screen inspired by artist Gustav Klimpt, a Steinway grand piano, a Ming Dynasty coffee table, and a window seat banquette in Jim Thompson woven fabric create the feeling of a maximalist eclecticism. A Noguchi hanging lamp and an existing crystal chandelier illuminate the dark paneled room, creating the appropriate mood for our Bohemian friends. The living room of Le Petit Trianon evokes classic beauty—a grand space that serves to host parties and provide an intimate setting for evening conversation. Organized around a central axis and articulated with traditional motifs, the room has been painted a uniform white. Mirrors, added to the east wall, extend the language of existing windows around the room. By reflecting the views of the gardens, this gesture creates a traditional setting that also blurs the lines between indoor and outdoor space.

The room’s center is highlighted by a sculptural chandelier and carved marble table sitting on a bespoke rug. Surrounding these, a circular sectional creates a sense of privacy while also welcoming conversation around the room’s edge by inviting guests to perch along its back. Texture-rich art surrounds the room while cocktails are served from the custom sideboard. The modern gestures contrast and highlight the beauty of Le Petit Trianon. The balance of form and space, style and view, bring forth the spirit of a Parisian salon that may have hosted the likes of Serge Gainsbourg and Jane Birkin.

PUBLIC SECRETS: I N TH E GARD EN O F GOO D & NAU G HT Y It’s a crooked path with beckoning whispers assigned to those on the same frequency. Only the vain and vapid unite for intermittent yet intimate escapes. We all know it’s a fine line from desires to regrets. Somewhere between dusk and dawn, the subtle rustling of the branches in my garden gather strength. Sleeping spirits in hot pursuit of the evening air crave the dew on my skin, recalling past parties when romance danced through these walls, and the mischievous confided under the stairs. Social obligations require departures from reality. Lost or entranced? It’s up to you. This jewel box of a powder room is a mystical garden of magic and the macabre. The naïve perch on the tufted swing with sacred smiles and joyous frolicking, while others giggle over misfortunes and paper cuts and imbibe in total debauchery. No one can possibly know what goes on in here. It’s actually nobody’s business! Nothing truly bites in my garden . . . or does it? Adjust yourself darling, I can’t have you becoming unraveled out there in front of the Goldberg’s and Smith’s. Frequent jaunts back and forth and forth and back will keep the night young, but I have always been strict on when to leave the party. The gold ornamentation, marble columns, stained glass windows, high ceilings, and sweeping staircases of this classically styled home suggested the work of five female artists. Each of these women has roots in the culture of San Francisco, and each uses historic tropes in their work and brings them into dialogue with contemporary concerns. The artists we selected marry high craft with thoughtful content and work in diverse materials to express their ideas. Paintings by Julie Heffernan classically convey figures immersed in a variety of landscapes, all of which feel precarious and hint at ecological and social challenges. Deborah Oropallo borrows from the history of painting, using photomontages that mash-up historic paintings of men in power with images of sexy women from on-line costume catalogues. Katherine Vetne works sculpturally, melting leaded crystal —your grandmother’s Waterford, for example— transforming it into sculptural objects that reference, but no longer resemble, their history. Laurel Roth Hope began her career as a park ranger, later becoming an artist with a focus on ecological concerns. Her sculptures of the animal kingdom— creatures that are endangered alongside those that are thriving to the point of being invasive— provide insight into the complexity of our relationship with the natural world. ACT I. Come sit, sip, and enjoy the melody of this season’s RECITAL. Through a contemporary lens we pay homage to the salon’s original architecture, revealed in all its symmetry, to truly let it sing. A moody canvas of warm petrol charcoal cascades the walls and millwork to harmonize with a coved ceiling adorned in a 20th century geometric inspired wallpaper aptly named “Symphony”, by de Gournay. Honing in on this early Cubism period, we shadowed Picasso’s steps back to the souks of Marrakech— where the room’s Martin Kobus custom designed chandelier was sculpted from the natural spherical form to give a wink to musical notes. A duet of feminine silhouettes and strong pitches of masculinity dance through the space where custom designed furniture in gilded ochre tones, mixed metals, brass structures, and velvet shine. We flirt with the art of the abstract through simple shapes, collage, and the intersection of dimensionality. Old school meets new age glamour in an unhinged place for all to play and be heard. Through the process of making small simple daily paintings, working with color and organic forms, I become whole. The series is ongoing. I am curious about the impulse of human creativity. I am preoccupied with considering my interconnection with all of life. I am focused on exploring the layers of my embodied experience and my feelings of self. I am engaged with mystery. Gale Jesi: I have taught photography for over 20 years, and that has influenced my work as an artist. I teach people how they see and how they can expand their vision. H O U G H TO N H A L L R EI M AG I N ED Jonathan Rachman fell in love with Houghton Hall in Norfolk, England, during a candlelight dinner by the invitation of the Marchioness of Cholmondeley and Claud Cecil Gurney of de Gournay. The longest and loveliest dinner table that ever there was for the most magical and memorable evening was prepared for 80 guests. Lit entirely by candlelight, guests experienced the house just as it would have appeared in the 18th century when the wallpaper that inspired Rachman was originally installed. The celebration was to showcase the Cabinet Room’s original wallpaper discovered by the Marchioness in the attics. During the evening, Rachman was mesmerized by Houghton Hall’s grand hallways, various rooms and ambiance. They were permanently imprinted in his mind. Upon arrival in San Francisco, he was determined to design a space that was inspired by his visit at Houghton Hall. There could not be a more appropriate place in San Francisco than the Petit Trianon to realize his inspiration. He imagines what happened at dinners in times past at Houghton Hall, after most guests departed; the gracious hosts in their finery continue to entertain dear friends in this room into the wee hours, to be repeated again and again at the Petit Trianon . . . certainly these are occasions (and a room) to remember! This spa is a romantic and nostalgic respite for Eloise, the granddaughter of Le Petit Trianon’s original owner, Cora Koshland. While Cora hosted many parties at the historic home, a particularly sentimental occasion was the butterfly-themed débutante ball for her granddaughter. The flowers were such an important element of the event that the only person entrusted with the responsibility was Cora’s butler of 35 years, who was formally trained in the art. As a tribute to the gardens and lifestyle of Eloise’s family, the spa is wrapped in a Spring 2019 custom de Gournay wallpaper entitled “Paradise Lost”, launched in collaboration with ABH Interiors. The design features crumbling ruins, overgrown gardens, abandoned boats, and wandering peacocks, evoking a once-mystical landscape that time has forgotten. While the wallpaper remembers a paradise of years gone by, the spa itself has been fully restored with new floors, elegant stone slabs, and sumptuous velvet to create a new paradise of today. L U X E B AT H : TA N G I E R R E M I X The many contrasts in style and design in this year’s Showcase house piqued our interest in the Villa Mabrouka, Yves Saint Laurent’s airy Tangier home. Perched high upon a cliff overlooking the Strait of Gibraltar, the villa, with its blend of traditional and modernist features, became the inspiration behind this re-imagined bath. Classic Moroccan forms are referenced in the choice of luxe materials and finishes: flashes of color, the glint of mosaics and gold, the diffused light from alabaster fixtures, the feel of natural stone, unique custom wall finishes— all come together, creating a space of true luxury, function, and comfort. MARIE’ S MAG NOLIAS An ode to the queen that once resided in Le Petit Trianon, “Marie’s Magnolias” is a majestic master bedroom fit for royalty. Feminine and fanciful in its design, this space is imagined as Marie Antoinette’s own private quarters—a place where the queen routinely sought refuge from palace intrigue—or perhaps merely created more? Visitors are invited to experience an exquisite magnolia garden that lies within. A delicate plaster treatment of white magnolia branches trails across the lacquered ceiling, and the luxurious de Gournay wallpaper with white magnolias on a mauve background has been customized so that its branches descend down the walls instead of up. This room is designed to feel soft, ethereal and graceful in tone—a fresh take on tradition with meticulous attention to detail, scale and proportions. We’d like to think Marie would have no issue eating her cake in this room, surrounded by enduring luxury and the very finest in royal comforts. D R E S S I N G R O O M & M A S T E R B AT H R O O M Vestiaire Et Le Bain As a continuation of our master bedroom concept, we took cues from the traditional gilding throughout the house and incorporated a modern twist to the dressing room and master bathroom. The dressing room continues the seafoam green color in a painted cork wallpaper, a floating marble vanity, and new cabinetry. The color thread continues in the bathroom with green concrete tile adorned with satin brass behind each sink vanity, crisp white marble in the shower area, and a contemporary floor pattern of white marble with brass accents. The gold ornamentation, marble columns, stained glass windows, high ceilings, and sweeping staircases of this classically styled home suggested the work of five female artists. Each of these women has roots in the culture of San Francisco, and each uses historic tropes in their work and brings them into dialogue with contemporary concerns. The artists we selected marry high craft with thoughtful content and work in diverse materials to express their ideas. Laurel Roth Hope began her career as a park ranger, later becoming an artist with a focus on the natural world. On occasion she collaborates with Andy Diaz Hope, an artist who received his degree from Stanford. Paintings by Julie Heffernan classically convey figures immersed in a variety of landscapes and interiors that feel precarious and hint at ecological challenges. Each of these artists’ approaches to their materials and subject matter is deeply feminine and feminist. What makes them such fitting choices for San Francisco’s Le Petit Trianon is the way they make the traditional feel contemporary, using high craft to support rigorous intellectual concept. T H E A R T I S T- I N - R E S I D E N C E R E T R E AT The doyenne of the house is imagined as a great patron of the arts. She is often hosting one artist or another, and this guest room serves as their retreat. The room allows for unwinding but encapsulates the artist’s mind in an inspiring setting to continue to contemplate and create. The homeowner celebrates artisans of past and present, showcased in particular by the 1935 Utrecht armchair, handwoven wall treatment and hand-marbled ceiling treatment. The room is adorned with a curated assortment of art as an interactive gallery and studio retreat for the guest, an ode to the French modernist salon. This is a refuge for the well-traveled to rest their ever-revolving cogs and gears while preserving and grounding the creative mind. It is truly a celebration of form and function that is the pragmatic daybed and geometric marble coffee table with brass, all highlighted by abundant light that floods the room. Our bathroom was inspired by the historical hotel bathrooms throughout Paris such as the Ritz Carlton and the Hotel Le Meurice. It is soulful but designed with the modern era in mind. We are mixing a patterned hardwood floor with stone and architectural elements. You have to squeeze a lot of architectural details out of a smaller space to make it impactful. It is beautiful, timeless, stylish and very “JRI”.

Inspired by the property and its original owners, this small hallway combines and celebrates French and San Francisco history. Covering the walls, original prints from 1715 and 1799 of Versailles and France—its landscapes, buildings, garden plans, and maps—greet you. The topiaries mimic the gardens depicted in the prints. Under foot you step on a cow hide rug that pays homage to the Koshland’s family wool, fur and hide business. The denim accents and indigo walls revere their son’s legacy as a President of Levi Strauss & Co. This is not just a passageway from one beautiful room to the other, but a place to pause and ponder the lives and inspirations of the people who built and made this their home. TH E OAK ROO M This lounge is where you enjoy an aperitif and amuse-bouche with your guests. The bar is a modern mix of natural elements and earthy textures that give it tremendous warmth. The layered, neutral palette enforces restraint while custom designed lighting adds a touch of luxe and glam. There’s a sense of discovery as one observes objects and surfaces such as the bar console fabricated from centuries-old fossilized wood sourced in the Italian Alps, the fretwork-like design of the floating shelves or accents of hand-painted wallpaper in the niche and ceiling. Seating in the room is not only conducive to spark conversation, but it also draws your attention to visually impactful and intriguing design elements throughout the space. T H E B R E A K FA S T R O O M Honoring the beauty and grandeur of the turn-of-the-century academic style of the house, we created an intimate dining room where our imaginary family has been enjoying the start to their days for generations. Our design incorporates a mix of antique, vintage and contemporary pieces to illustrate the passage of time as well as the artistic and aesthetic sensibility each generation has brought to this grand residence. New terrazzo floors flecked with greens and grays anchor the timelessly elegant garden room atmosphere. Oversized palm trees reference the “Palm Court” tradition of Palace Hotels all over the world and enliven original wood paneling which has been magically transformed by the artistry of Willem Racké, to mimic the look of an old-world, limestone-clad veranda with coffered ceilings. The inspiration behind the design for this bathroom is the wabi sabi aesthetic, which embraces the imperfect, the impermanent and incomplete. The handmade weathered terracotta tiles on the floor and lower part of the walls, together with the soft taupe grey plaster, create a serene and organic room, where the earthy tones are contrasted by raw materials. All the faucetry is in vintage nickel finish, while the vanity, the tub, and ceiling skylights are clad in wood slats. The existing skylight is mirrored by a faux one. An LED panel which glows in the dark creates interesting shadows, thanks to the wood slats. The Foscarini Spokes pendant adds a lighting accent and sculptural depth to the soak room, while the series of 19th-century Japanese iris woodblocks bring poetry to the bare wall. The soak room invites you to restore a sense of calm, presence and beauty, balancing simplicity and authenticity while appreciating the imperfect. A clever crow guides the way to the ballroom. Stairwell walls become a background to églomisé hand-painted silk birds embedded in gold leaf, scaled to impress. The space is illuminated by whimsical sconces of antiqued silver églomisé, a nod to the elegant history of the ballroom’s musical past. B U T L E R ’ S PA N T R Y A N D M A I N C AT E R I N G K I T C H E N For this collaboration, architect David Armour and interior designer Jaimie Belew evoked the home’s classical roots—Marie Antoinette’s French Beaux-Arts estate—while modernizing its aesthetic and functionality to suit today’s entertaining needs. Structurally, key goals were respecting the home’s original delineated service areas; reconfiguring the floor plan to create symmetry and grace; and organizing the appliances and workstations into functional groups for efficient traffic. The kitchen’s west wall features the new cooking station with range as the focal point, opposite a new doorway in the east wall that opens to the new Service Lounge. An overall palette of salmon, pistachio, and cream butter bean adds a modern twist to the kitchen’s historic character. The vivid pink-tangerine range gleams beneath its limestone hood, in contrast with the softness of the painted cabinets with their walnut and nickel hardware. Custom-matched to the casework, the appliances create a seamless blend. Stone features include all-natural limestone wall cladding with recessed panels and sage-toned countertops. Adding an historic note to the room is an elegant table-style prep island featuring a quartzite top in rose, cream, sage, lavender, and charcoaled-grey; and wide, pedestal bases in hand-carved marble with classical motifs. The Butler’s Pantry is outfitted with areas for baking prep, dish storage, wine refrigeration and dumbwaiter service to upper floors. A cubist-style light fixture adds a final modern twist. S E RV I C E LO U N G E You’ve arrived at the After Party! For this room, Belew and Armour pictured a lavish fête thrown by our social-gadabout homeowner. The trendiest guests attend—imagine Lady Gaga and Bradley Cooper. It’s now past midnight and the dazzling food prepared by a famed area chef— think Dominique Crenn or Hubert Keller—has been gobbled down and the Main Catering Kitchen cleaned by the chef ’s staff. As they move into the Service Lounge to relax over a well-earned drink, the remaining guests begin trickling down to join them, eager to continue their indulgences. Drinks are stirred, platters of late-night snacks are set out, and a jam session starts its crescendo around the stately grand piano. Laughter fills the room. The After Party is underway! This room was created by combining two adjacent rooms. One side of the Service Lounge features an art deco inspired banquette, ideal for lounging and nibbling from a tray on its custom quartzite table. On the other side, a chef ’s desk—used for sorting recipes earlier in the night—is now set with barware and glasses. A grand piano stands gracefully in another corner to reflect the mood of the room in its open lid. The hardwood floors in a lacquered, bone-colored finish set off the shellacked-vanilla ceiling. Walls painted in a soft, rosy peach create the absolute setting for a fabulous evening.

Across from the Service Lounge, the ground floor Powder Room carries an atmosphere of evening elegance that offers After Party guests a pleasant space to freshen up. Its outer vestibule is adorned in hand-painted wallpaper depicting delicate glassware in classic mauve tones and is lit by a modern cubist-style fixture. Inside, its walls have been clad in charcoal grey mirror to create an always welcome, flattering light. The water closet area has been dressed in painted horizontal panels of sunset tones, setting off decorative hand-painted scenes of Versailles. A utilitarian cart serves as a vanity, featuring a luminescent glass-bowl sink in complementing colors. The modern, white, scoop-style sconce casts an added glow. T H E W O-M A N C AV E Inspired by the modern day Lady Boss who juggles many responsibilities- we imagined a space of her own to relax and rejuvenate. As noted in Virginia Woolf ’s iconic essay, “A Room of One’s Own”, women need spaces (preferably perfectly appointed) of their own to think, relax and gather inspiration. Bright and joyful abstracted floral wallpaper anchors the space. In contrast, the rest of the room revises traditional ideas of what a woman wants with pieces that are a little edgy and dark, with furniture that is lounge-y, comfortable, chunky and generally less precious. A place for more intimate gatherings and close friends, to read or enjoy a cocktail—a retreat from the formalities and pressures of daily life, a cozy contemporary get-away. Through the process of making small simple daily paintings, working with color and organic forms, I become whole. The series is ongoing. I am curious about the impulse of human creativity. I am preoccupied with considering my interconnection with all of life. I am focused on exploring the layers of my embodied experience and my feelings of self. I am engaged with mystery. Gale Jesi: I have taught photography for over 20 years, and that has influenced my work as an artist. I teach people how they see and how they can expand their vision. Because Le Petit Trianon is neoclassical in style and four floors, it allows for a perfect viewing garden like those you would have seen in fine old European estates. We wanted a garden that was classical in form but with Zeterre’s contemporary edge. The parterre was inspired by one of the parterres in the orangerie at Versailles. It is an abstraction of the lily flower that creates the shape. The lily flower was very important to many of the royal families of Europe and is reminiscent of several crests of the monarchs. We collaborated with DZINE Furniture Gallery, selecting Paola Lenti, one of our favorite modern Italian designers. The furniture really gives the garden a contemporary feel, while still celebrating its classical form. Through DZINE, we also discovered Yoko Kubrick, an incredibly talented artist/sculptor who is bringing an unbelievable addition to our garden. After we met Yoko, we decided to let her sculptures be the focal points, allowing the shape of the garden to be molded around her pieces, because they are incredibly special. Blowing fog through the garden takes it to a completely new level, creating a magical changeability from morning to night. From the beginning light of day and on into the evening, the garden will continue to change and offer constant surprises, which is something that Zeterre does in all our gardens . . . constant surprise.
