2015 real estate activity in Club View Townhomes was one of the best years since 2008. A total of 7 sales closed in 2015 compared to 2 sales in 2014. In 2015 the average list price was $674,429 and had an average selling price of $680,000. Of the 7 sales, 6 of them closed at or above list price, some of them receiving multiple offers. The highest price sale was my listing at 4607 Club View Dr $835,000 with multiple offers and was sold before it went public. The lowest price sale was $569,000 located at 1503 North View Dr. The price per square foot was up 13% from $297.81 to $338.72. All this translates to a healthy 2016 market for Club View homeowners looking to sell and take advantage of buyers looking to pay a premium. local SPOTLIGHT As you may know, the Federal Reserve has finally raised the Fed Funds rate from effectively 0.0% to .25%. This was widely expected because the central bank believes that our economy is strong. It may not seem like much, but it will affect millions of Americans. There is a possibility that they could further increase during 2016, as much as a full percentage point. But the Fed indicates that they will be patient so as not to hurt the economic recovery. This is the first increase since 2006 and it has been as 0.0% since December 2008.
