Which is the better option, remodeling, or building a new home? Those questions face many people in this economy. Although Americans move frequently, many are opting to stay put, focusing on upgrading their current home. However, the best answer to either question begins with examining your motives for considering either step. If your children are gone and you’re downsizing, or your family has grown and you need more room, a new home could be the obvious choice. But if you feel your home simply doesn’t quite fit your lifestyle anymore, you may want to look into remodeling. If size is the main issue, you may have a better return on your investment by doing an addition rather than buying new. The answer to having a home tailored to fit your exact needs, is building a custom home. This will cost more than a remodel, but you’ll also get exactly what you want. Depending on what your project entails, remodeling will also likely add value to your home. Experts recommend not raising the value of your home more than 10 to 15 percent of the median home price in your area because being the most expensive home in your neighborhood doesn’t necessarily pay off. However, bringing the value to at least the same level as your neighbors’ homes does. The American Homeowner Foundation says about eight to 10 percent of the value of your home will be spent on the cost of selling and moving — including closing costs and real estate commissions. To get an idea of what to expect from your return on investment, consult a Realtor, and websites that feature “cost vs. value” reports. Bathroom and kitchen remodels yield the best returns by increasing the home’s resale value the most. Master suites, window replacements and family rooms add value as well. If you’re planning to live in your home for a long time after the remodel, you may not be as concerned with resale value as you are with your family’s needs. So you can get really creative planning for your dream home — without leaving your current one. Buying a new home may have other inconveniences, such as moving to an unknown area, changing your commute patterns, or switching your children’s schools. To figure out whether the benefits of building and moving outweigh those of remodeling, consider all the aspects most important to your family. The good news is you don’t have to make that decision alone. The North Peninsula Building Association offers resources to help you find design professionals, reputable builders, or licensed remodelers that can help turn your dream home — whether you build it or remodel — into a reality.
