The Port Angeles Association of Realtors and the Sequim Association of Realtors, in conjunction with the Realtors National Open House Weekend, is once again sponsoring a two-day country-wide Open House to take place on April 20 and 21. With an improving housing market, record low interest rates, and home prices more affordable than they’ve been in a decade, this annual event comes at a pivotal time for all those searching for a home. Reports are that inventory is starting to decrease and this may be the very first sign that a “buyer’s market” is beginning to turn into a “seller’s market” and, therefore, it would be wise to get out and take advantage of a weekend when 95 homes in Port Angeles and Sequim area will be opening their doors to have you come by for a look. Open Houses allow you to actually experience homes and get a feel for what you like before you make a decision to buy. No matter how much you search online, there’s no “virtual home tour” that gives the true sense of a home’s lighting, the height of its ceilings, the ease of its floor plan and the attractiveness of the neighborhood. That’s why, even though potential homebuyers use a variety of ways to search for a home, 45 percent attend open houses and 1 out of 10 actually find their new home at an open house according to a 2012 Home Buyers and Sellers Survey conducted by the National Association of REALTORS®.

During the Nationwide Open House weekend, April 20-21, here are a few tips to make the most of your home-shopping tour!

Know what you can afford. It helps to know what you want in a home (open houses help with that list) but you should also know how much you can afford. Find out how much you qualify for by talking to a mortgage lender. Before interest rates increase, now is the time to get the most for your money. Know where you are going. A little planning helps maximize your time. You can use our online map of Open Houses that weekend to plan your route. The map provides printable & customizable driving directions to the homes.

The housing recovery we’ve been waiting for in Sequim for the past 5 years seems to be here. Although the median price rose only slightly from $220K in 2012 to $222K this first quarter of 2013, the increased sales volume and decreased inventory are indicators of good things to come. The first quarter of any year is traditionally the slowest quarter in terms of sales volume here in Sequim. However, the 105 home sales this past quarter was an 88% increase in volume over the first quarter of 2012 and the highest first quarter since 2005. Additionally, the 388 average homes on the market during our first quarter of this year was 12% less than last year and the lowest we’ve seen since 2006. As of April 1st, 2013 there were another 80 homes in escrow in the Sequim area. Sequim’s market generally lags a year or so behind the Seattle and California markets which have been seller’s markets for a year or more depending on the area. Distressed sales in our area made up 19% of the home sales in the first quarter which clearly continues to place a drag on our overall market, but simple principles of supply and demand should mean better days ahead for local home owners.

Before you walk through the door. Once you are in the neighborhood, notice the surroundings. Check out the condition of the surrounding homes as they affect property values. Are there sidewalks for all the walking you do, perhaps a park nearby? Notice the traffic and take in the parking availability. Once Inside, Take your time. See how the home makes you feel. An open house provides a non-pressured way for you to leisurely stroll through and see if the home’s offerings match your wish list Picture yourself there. Can you imagine yourself living there? Is the bedroom large enough? Is there room to eat in the kitchen? Think about your lifestyle and see if it’s a fit.
