The LockUp Self Storage - Skokie, IL

Self-Storage Work Among many accomplishments in the commercial sector, SGW is proud to say that we were at the forefront of redefining self-storage.

Though commercial work is not usually considered “high design,” we see each project as a significant opportunity to best represent our client’s brand. This has helped immensely in our stellar track record of entitlements approvals.

A few national partners we’ve worked with include:

An industry leader, since 1994

20 million sq. ft. of completed self-storage projects

2930 Mariner Square Drive Alameda, CA Our team successfully navigated an intense permit process for this 6-story, 110,000 sq. ft. modern facility. • Given the odd footprint of the building — not a single 90 degree corner — we emphasized the front corner of the building into a tower element with metal panel and glazing. • The site was constrained by a network of water mains, sewer lines, automobile tunnels, and multiple right of ways that required vigorous planning and coordination.

Fifth Avenue 615 Larchmont, NY This elegant exterior met the Village of Larchmont’s expectations, while still being cost-effective for the owner. • We led our client through all of the entitlement issues they encountered, including the complexity of the lot, the architectural design, and the coordination with consultants and the town of Mamaroneck.

1331 S. 55th Ct. Cicero, IL Working with multiple buildings from varying construction eras, we converted this existing warehouse and manufacturing space into a premier, climate-controlled, residential selfstorage facility. • To successfully knit the buildings together and ensure all storage units could be accessed on even ground, we created ramps that connected the spaces while also negotiating their inconsistent levels. • Honored with a “Conversion Facility of the year” Award.

3963 U.S. Route 1 South Brunswick, NJ This modern and sophisticated facility is one of the newest self-storage centers to be built in this market in more than 10 years. • Another successful utilization of prototype design standards created by SGW for implementation ease of entitlements, and predictability of construction. • Continuation of a thriving partnership with Metro Self Storage, marking our 38th project together. • Multi-story, 100% climate-controlled building in addition to three single-story, drive-up, non-climatecontrolled buildings.

333 W. Ohio St., Chicago, IL Once a former printing company’s headquarters, we converted the building into a seven-story mixed-use self-storage and office facility. • Our design team took on the challenges of bringing the building up to current City of Chicago codes and coordinating the extensive interior demolition. • Preserved architectural columns complement the contemporary front office and top retail floors of the 110-year old building facade.

622 W. 51st Manhattan, NY This 140’ tall building was carefully planned to win as-of right city approval. • Our innovative use of zoning provisions allowed us to avoid a lengthy entitlements process. • 20-foot high floors accommodate triple stacked units. • We utilized a standard — rather than storage-specific — structural system for future conversion flexibility.

5591 SW 8th St Miami, FL The quality of our high-rise design overcame municipal opposition to selfstorage in this prime location. • We successfully navigated a long and intense warrant/permit process with the city of Miami. • Our careful planning ensured shadows wouldn’t impact the residential neighborhood to the north.

Multi-Family Residential & Mixed Use Work SGW has designed and built more than 5,000 residential units in successful condominium and apartment rental projects.

One of our favorite compliments from a client— “You think like a developer.”

Water Street Naperville This $100 million complex — 5 buildings surrounding a new plaza, fountain, and riverwalk — provides a vibrant new destination within downtown Naperville. • The master planning phase was kicked off with a community design charrette. SGW executed planning, entitlement, architectural design, and construction document services to bring the project to fruition. • A 168-key hotel and numerous restaurant & retail establishments are among the mixed uses incorporated.

CA6 Three and four-bedroom luxury residences based on a unit type that we have developed with Belgravia Group over the course of several projects. • The building features 72 residences and five floorplans, including expansive two-story penthouses. • Our team suggested creating several top floor duplex units to add value and vary the skyline. These units were so popular that we redesigned the entire top floor to accommodate duplexes.

Peoria Green This luxury condominium development in the West Loop touts rarely found features in the city — spacious 4 and 5-bedroom homes. • The building occupies a challenging site with facades on both Peoria and Green Streets and is nestled between existing residential properties. • SGW’s nimble design process in response to neighborhood requests, zoning negotiations, and market demand was critical in the evolution of the building. The original 20-unit concept was converted to a 17-unit development by combining 6 units into 3 ultra-spacious residences, in response to current sales trends. • Honored with an ALA “Merit” Design award.

Wrigleyville Lofts This transit oriented Planned Development for Draper & Kramer won swift approval for 120 rental apartments with only 15 parking spaces. • The SGW Interiors team designed all of the hospitality-styled public and amenity spaces in the building, including a lobby with several lounge areas, private club room, and a spacious rooftop deck. • The building’s exterior design references the brick and stone language of the surrounding neighborhood, and the proportions of Chicago’s classic loft structures.

CA Washington The third very successful West Loop condominium project of this type for Belgravia Group. • 72 large condos are split between two towers to optimize openness and views for all. • We incorporated a brick base in two colors to highlight the lobby entries. The vertical bays are clad in a metal shingle rain screen for a textured, monolithic look. • Honored with an ALA Design Gold Award.

Harborside Residences SGW repositioned units within a previously established site plan when our client took over this unfinished apartment development. • One of four buildings were constructed by the previous owner. Our team then redesigned a complementary, yet modern aesthetic for the three new buildings. • We were thrilled to present refreshed unit layouts with better ocean views and additional building amenities.

Hospitality & Office Work Our elegant, thoughtful approach to projects has been at the foundation for our success for 28 years.

Whether SGW is transforming a space into a beautiful hotel, restaurant, or cocktail lounge, we are always focused on designing creative-yet-cost-effective solutions for our clients.

Our team has led on planning, design, tenant build out, and the full scope of interiors services for both local and national hospitality brands.

Hotel Indigo SGW designed this vibrant centerpiece of a “New Urbanist” 5-building development in Naperville. • The 5-story hotel is equipped with 168 keys, generously scaled public and event spaces, and street level retail. • An attractive pedestrian bridge provides access to a banquet hall and conference rooms in a separate building.

CH Craft Distillery & Tasting Room We transformed this West Loop retail space into a production laboratory for fine spirits, fronted by a sleek, sophisticated cocktail lounge for showcasing the brand. • Grain milled in the basement bubbles through the towering spotlit stills. • SGW’s Interiors team custom designed all lighting, furniture and fittings, and sourced the commissioned artwork.

Brown Bag Seafood Co. Given a confined space with a low ceiling structure in the Willis Tower, SGW’s Interiors team solved the challenge of combining a comfortable, easy-to-navigate customer space with a tightly efficient back-of-house. • Our team led on the build-out of the raw tenant space and handled the full scope of interior design. • With the success of this restaurant, SGW has been commissioned to assist with the client’s expansion into other states.

2000 N. Racine The SGW Interiors team transformed a dated workplace building with vibrant furniture, finishes, and lighting. • • The entry lobby was upgraded with new lighting, ceiling and floor materials, and a patterned wallcovering to spur visual interest. • Pergolas were incorporated into the main waiting area to help bring down the scale of the space for visitors. • The striking color scheme was a complement to the natural lighting from the skylight.

Mars Wrigley Working with JLL, we are coordinating long-term facilities planning as part of this global corporation’s headquarters consolidation. • As the company and their properties has evolved, SGW continues to plan and coordinate upgrades of multiple facilities within the headquarters — all geared towards optimizing staff utilization of the spaces and maximizing efficiencies of transit access and parking.
