The demographic buying in to Davidson has continued to evolve with many coming from the North Shore and only a sprinkle from the Northern Beaches or local area. Sale price results still demonstrate that local agents achieve better results than out of area agents, yet the increase in out of area agents is concerning. 12 out of the 21 sales in 2020 were from out of area agents (agents without an office in the 2085/2086 postcodes). I am often called by buyers asking for more information about Davidson, the local schools, or what my thoughts are on the price they are about to offer on a Davidson house listed with an out of area agent. This sort of information should be provided by the agent selling the house to ensure the best sale outcome!

Shane Broekman A hot topic for just about anyone when you consider the thought of not having to pay Stamp Duty up front. But is it as good as it sounds? Well, it really depends on why you are buying a property. If you are looking to buy a house and live in it for 60 years like my Nan did, well you might want to simply pay the Stamp Duty up front, but those who buy and sell property every couple of years can really benefit from the Annual Property Tax.
