Don't Wait For Spring To Sell! by Shane Broekman - LJ Hooker Forest For those home owners that listened to my last advice to sell in January 2020, it paid off in spades, as my clients had the pick of the buyers whilst other agents were still on holidays. This time, I'm telling my client to sell now and beat the Spring rush. Whilst many homeowners are wondering what COVID-19 has done to the market, there is another group taking advantage of the increased buyer demand, and, low stock numbers. Brokers are saying applications are up, banks are swamped with approvals and I am busy doing price

INTERIOR TRENDS FOR WINTER 2020 AT HOME by Shane Broekman - LJ Hooker Forest
There are plenty of things that come to mind when the seasons change and if you're thinking about how to give your home a refresh for the cooler months, you're not alone. As the days get shorter and the temperature drops, we're all thinking about how to bring more warmth in, which can be seen in the colours that are trending for winter 2020. This year, warm colours are stepping up and the cooler tones we have been used to are moving out. Cool, blue-based greys are being swapped out for green-beiges. Greens have more yellow and warmth to them and rich, deep colour palettes are finally making a comeback. By layering different tones of a similar hue, you can tie a space together and create a calming, welcoming environment. Think about this when introducing new colours to your space, work with the colour in multiple shapes and forms e.g. explore the colours though paint, hardware, fabrics, art and more. Also, try to play with textures in the space. Linens and soft furnishings can help with bringing warmth in and are easy to change up seasonally. Natural materials also sit well with warmer colours and can help tie everything together. For areas like your living room, consider how you can transform the space into a cosy den with the introduction of rich, warm colours. Layering textures — whether it be in rugs, throws or cushions — and colours can help create a new feeling in the space. They say the home is a sanctuary, and with so many of us spending more time at home, why not spruce up your space to make it extra cosy this winter.
Want to know how you can lower your environmental impact, save money and increase your comfort at home? There are many simple, inexpensive ways to reduce a home’s energy and water use. To make it easier, this ‘Save energy, save money’ series will give you some useful tips. 1. Make sure to turn off the lights when not in use e.g. leaving outdoor lights on for long periods can double the lighting component of your electricity bill. Smart use of sensors and timers, particularly outdoors, can ensure that lights are only on when needed. 2. Natural lighting is free; so, make the most of it. Open blinds and curtains to let in natural light rather than turning on lights. Remember to close them at the end of the day to retain the heat in the house. 3. Replace incandescent light bulbs with compact fluorescents lights (CFLs) or light emitting diode (LED) bulbs. Both CFLs and LEDs are cheap to run – they can reduce running costs by 75–90% respectively – and they last much, much longer than incandescent bulbs. LED generally more efficient than CFLs and can last for up to 50,000 hours. And don’t use halogen down-lights as they are high inefficient.
