ADD CHARACTER TO YOUR COOKIE CUTTER HOME IN 4 STEPS By Elliot Johnson

If you’re needing to step out of the typical “cookie cutter” home, follow these 4 steps to get quick and easy ideas for your abode!

1.

LANDSCAPE Most new or simple homes provide very little landscaping, perhaps with a few sparse shrubs and freshly laid sod or grass. Consider purchasing small and large sized potted plants to place in your yard. Potted plants coupled with nice planters will make a big impact with little effort. Plant fresh brightly colored shrubs or small flowers to make your home stand out, and don’t be afraid to use colored mulch to make your home pop! Black, red, or brown mulch goes well with so many house colors!

2. STYLE THEMES

If you feel that your home needs a boost in character, it’s a good idea to change up some things on the inside. Updating the inside of a home makes a huge difference, especially since many cookie cutter homes have the same plain floor plans. Redecorating the inside of a highly used room will easily give it a fresh new look. The best rooms to style and decorate include the main rooms, such as your kitchen, living/family or dining room. For inspiration, pick a theme or color scheme that catches your eye. A contrasting accent wall along with a nice area rug and neat throw pillows can instantly make your home stand out when visitors or neighbors come over.

3. CHANGE THE PAINT

After your home is built and you feel it looks simple or too similar to the surrounding homes, choose a color that isn’t dramatic or too loud, then paint an outdoor accent wall or possibly the entire house. A small paint project like painting the wall near the front door or using an accent color to paint the front door can often make such an impactful and easy difference. Before painting the exterior of your home, however, be sure to get approval by the city ordinance or your neighborhood’s HOA.

4. SMALL FIXTURES

Often times, changing the smallest or most simple things have the biggest impact! Cookie cutter homes typically have a similar look, so focus on what you can change on the outside of your home (besides the landscaping projects mentioned above). To achieve a great first impression, simply swap out boring spotlights or exterior lights. Glassed enclosures, dangling chrome or copper sconces are always a classic touch that other homes probably don’t have! Consider adding other small upgrades like a custom or painted mailbox. Furthermore, changes like a custom front door or even a simple doormat for guests to wipe their feet on can make your house look so much better, while giving it the subtle yet memorable character it was missing.

8 Reasons Why Winter is the Best Time to Purchase your New Home By Talaia Whisenant Buying a home in the cooler months may sound unconventional, but it could easily be one of your smartest purchases of the year. You’ve probably heard that spring and summer are the best times to buy a new home. With more properties on the market, you’re more likely to find the home of your dreams, right? With warmer weather comes lots of competition. After all the price hikes, multiple offers and bidding wars, buyers often strike out! Here are the top 8 reasons to purchase your home during the winter season.

Lower Prices

Sellers are Motivated

Winter is a great time to buy a new home because it has the best deals! Sure there’s less inventory on the market, but there are also less shoppers and homeowners are eager for a sale. A survey conducted by RealtyTrac analyzed the sale of 32 million homes over a 15 year period during colder months. They concluded that on average, buyers paid 2.6 percent below the actual market value at the time for their homes. This means a discount of nearly $7,800 on a home that would typically sell for $300,000! That’s enough to do some decorating, or even small renovation.

Although it isn’t the best season to list a home, there are plenty of reasons a seller may need to put their property on the market during winter. Whether the seller is forced to relocate to a new city, changing jobs, or dealing with financial hardship, these circumstances give buyers the upper-hand. It’s also a great opportunity to negotiate prices, which can result in scoring a superb deal. This is great news for buyers, who normally end up saving thousands in the home buying process!

There is Less Competition The home buying rush during the spring and summer months can be overwhelming, but by the time winter approaches, most buyers have bought and settled in their new homes. Choosing to purchase your home in the winter means less consumers competing for available homes on the market. Although inventory is plentiful in the spring, buying your home in the winter affords you the opportunity to make the right decisions without facing the exhaustive competition of other buyers. This ultimately drives the price up.

Availability of Vendors

Holidays are around the Corner

Winter is a slow time for moving companies, so there will be plenty of available vendors to assist you upon purchasing your home. The lack of competition not only gives you the opportunity to get movers at a short notice, but you may also be able to use their services at a discounted price. Some moving companies may even give you a few hours of free service in order to beat out their rivals.

The approaching holiday season is another reason why a seller may be motivated to sell fast. If the seller wants to move out and settle in their new home in time for Thanksgiving and Christmas, he or she may be willing to lower the price along with offering perks and incentives to interested buyers. Deals like these are often scarce in the spring when multiple offers are on the table, and buyers are expected to submit their best bid. Purchasing your home in the winter gives buyers more negotiating power, and can definitely work in your favor.

Realtors have Flexible Schedules Spring is the busiest season for Realtors, and many work 12-15 hour days closing deals for their clients. During these hectic months, agents working with multiple families may not be able to meet with you on demand or answer your calls at the first ring. In the winter months, however, the home buying rush subsides and agents are generally more relaxed with less business. This means more time to assist you in the home buying process, which is especially important if you are a new buyer in need of guidance and education when purchasing your home! You will likely have the full attention of your agent when business is slow, and more confidence in your home buying decision.

A Lending Lull

Year-end Tax Credits

With everyone off prepping for the holidays, winter can be slow for those in the mortgage broker business. There are fewer real estate transactions during this period, and loan officers are more likely to give you a loan, sometimes with special incentives! This scenario means buyers can score better rates, better prices, and better terms when purchasing their homes.

If you decide to purchase your home in the winter, you may be eligible for year-end tax credits. There are plenty of great incentives for closing on a home at the end of the fiscal year. Tax deductions and credits for property taxes, closing costs, and interest rates offset your taxable earnings, potentially saving you thousands!

O T S Y A W E V I T A V O N N I & E L P SIM E D O B A R U O Y E Z I ORGAN LAR

BY RACHEL COL

We all love having stuff, but our stuff can start having a very negative impact on our home life if we do not keep it cleaned out and organized. Tyler Durden from the nineties hit film, Fight Club says, “The stuff you own ends up owning you.” Words of true wisdom, though I promise you do not have to set it all on fire to reclaim your freedom. Instead, you must tame your wild belongings into submission. Follow these simple tips to get organized and stay that way.

MAKE LIKE ELSA AND LET-IT-GO!

Reduce clutter and have a sale on social media to your friends, family and community members. The money you make can go towards a trip to OCD Utopia (also known as The Container Store) to buy the tools that you need to be successful. Practice the “everything in its place” rule by keeping a very simple idea in mind: If you bring something new in, something has to go. Keep a bin in your garage to collect the junk that has worn out its welcome, and donate or sell at the end of each month.

TO HAVE IS TO HOLD!

Take a look at each storage area in your home and determine whether the shelves are being utilized to their full potential. Use felt hangers in closets to create more space, while using clear containers to store shoes on higher shelves. Try converting Grandpa’s old dresser into a useful media cabinet by taking out a couple of drawers and replacing with baskets. Get creative with items you already own. Repurposing is cool, smart and quite trendy, so you will find no shortage of ideas for these types of conversions online.

PAPER TRAIL

Just say no to the accumulation of this highly flammable and usually useless nuisance by unsubscribing to catalogs and going electronic with your statements. Discard any unwanted mail before you even walk in the front door and immediately file the rest. No office? Try using an attractive file cabinet as an end table or nightstand. Use this file for all necessary paperwork, including children’s artwork or aced math test after it’s had its proper time on the refrigerator door.

POCKET PALACE

Plastic pocket “over the door” shoe holders will change your life room by room. You are taking the previously useless back of the door space and giving it a very important job. Do this in your laundry room for stain removers, lost buttons, and solo socks. Do this in the guest closet for travel size toiletries and other convenience items. Do this in the children’s room for crafts. Do this in every room that you have tiny things that need a home. It will amaze you how much space you can create!

Remember: Staying the boss of your stuff is more than a weekend project; it is a state of mind. Good habits, consistency, and a healthy attitude towards letting things go will be your recipe for continued success.

HAPPY ORGANIZING! Sources: www.thehappiesthome.com, www.quotes.net, www.containerstore.com

BRIGHTEN THINGS UP WITH A GREENHOUSE INSPIRED KITCHEN BY CAT QUEEN

When redesigning your kitchen, what better source to look to for inspiration than a gorgeous greenhouse? Celebrated for their clean lines, generous lighting, and lush greenery, greenhouses have long impressed designers interested in balancing functionality and natural charm. Read on to learn how you can transform your current

kitchen into a botanical wonderland.

Focus on light and greenery Today’s greenhouse-inspired kitchens begin with a simple base of neutral tones. Keep walls and surfaces relatively plain to let natural light and lavish plants be the focal point. Concrete or butcher block counter tops, both bold design choices in their own right, will blend seamlessly into your nursery-themed space without stealing the spotlight. Remember that with a hothouse kitchen, natural light and gorgeous greenery are key!

Take advantage of your windows Kitchens with ample windows and natural lighting are obviously ideal for a greenhouse makeover. But just because you don’t have huge panes of glass or dramatic skylights doesn’t mean you can’t bring the warmth and vibrant color of a traditional hothouse into your home. Make the most of your existing windows by installing glass shelving to create a faux greenhouse box. Use your new shelves to proudly display small potted herbs and cuttings where they can receive the most direct sunlight.

Upgrade accents Replacing your wooden cabinet doors with clear or opaque glass ones, and hanging vintage window frames on empty walls can also go a long way to giving your kitchen the open, airy feel of a proper conservatory. Terracotta pots, which can be purchased in varieties of sizes and colors to match your style and taste,

continue the simple, classic greenhouse feel. Visit your local plant nursery to find other modest garden accents that can double as containers for culinary tools: small wooden crates, metal buckets, and linen grow bags work perfectly for counter-top storage. Stained glass and mosaic tile pieces, if not overdone, can add subtle charm and color to your space.

Bring in the green Of course, no greenhouse inspired kitchen could be complete without plants! Small container gardens of succulents and air plants are perfect for counters and shelves alike—no green thumb required. Herbs that are easy to grow indoors, like basil, parsley, mint, dill, and rosemary, make lovely window boxes and will be wonderfully convenient to fetch when a recipe calls. Peppers, tomatoes, garlic, radishes, and even lettuce can all be grown right in your kitchen, so you can line your shelves with useful, edible décor! Another alternative that won’t take up much room is to create a vertical wall garden. You can purchase pre-made boxes or build your own! If space is an issue—or if you just don’t have time to take care of so many plants—select artfully framed pressed flowers or botanical drawings to hang on your walls. Does Your Fireplace Need a Facelift? It’s Makeover Time! By Rachel Cronin

Fireplaces can add personality and warmth to any room. If they are neglected, however, they’ll draw unwanted attention to that very same area. Whether you want to modernize the fireplace or just give it a few touch ups, making over the fireplace can transform a room from drab to fabulous instantly. Before you start on your fireplace revolution, be sure to mark any painted areas off with painting tape and put down a plastic drop cloth to cover the floor. Once the area surrounding the fireplace is covered properly, you are ready to dive in!

Remove Grime

Prior to beginning any major projects on your fireplace, you will need to remove any soot buildup. First, sweep out the fireplace with a small broom to remove any debris and coal dust. To remove buildup off of the brick, spray an oven-cleaning agent on the grimy areas and let the product soak in before scrubbing the area with warm soapy water. Let the area dry completely and vacuum any fallen debris before moving on.

Remove old paint or finish

If you would like to deepen your fireplace makeover, you may choose to remove an older paint or finish on the bricks. This step should definitely be considered for chipping and peeling paint, which is not only unattractive but also produces paint chip litter in and around the fireplace. After you have cleaned the fireplace of any soot or debris, use a paint stripper to remove unwanted paint. With this product and a little elbow grease, you can restore your fireplace back to its original glow.

Find a Mason

After you have analyzed your fireplace foundation, you may have decided to contact a mason to aid in the structural integrity. In other situations, you may choose to contract a mason to install a stone veneer or simply replace a few crumbling bricks. No matter what your reason is, choosing a mason to assist with a fireplace makeover can save you time and stress. Leaving the more tedious jobs to the experts also ensures the safety and reliability of the final product, and can ultimately save you money should a DIY foundation repair go awry.

Replenish Mortar

If the foundation of the fireplace appears to be in good condition but the mortar needs some touching up, consider adding grout filler to these areas. To match the mortar, try using a chisel to chip off a small sample. This sample can be taken to your local home improvement store to find a grout that matches the mortar. When choosing your grout, pick one that is fire resistant. Prior to applying the grout, be sure that the area has been recently vacuumed. For a clean look, spread the product with a tuck-point trowel, and let the mortar dry completely before moving on to the next step.

Make Additions

Consider adding components to your fireplace, such as fireplace doors, a screen or a mantel. Doors and screens are particularly helpful if you notice soot buildup on the face of the fireplace. If your fireplace is lacking a mantel, consider adding a floating mantel shelf, which is available in store or online. You may choose to add a DIY project by simply drilling a finished wood block into the wall above the fireplace.

(Re)decorate the bricks

Whether you have stripped an old paint off of the bricks or are looking to touch up the unpainted bricks, adding some color can bring life back to dull bricks. Fortunately, you have multiple options for every paint project. For a quick and easy job, you may choose to do a simple clear gloss coat, or to use a paint color that matches the room. To rejuvenate faded bricks, there is also the option of painting a concrete stain directly onto each brick. While concrete stains or multiple paint colors on the fireplace bricks are more time consuming, they often offer additional depth and detail that one gloss or color may provide. After you have completed painting, spread clear masonry sealer over all of the bricks and wait until the product is completely dry before moving on. Applying the sealer is an important step in the process, as it protects the hearth from environmental damages, makes the area easier to remove soot, and provides a shiny finish to your fireplace.

Accessorize the Surroundings

Pull up the tape and drop cloth and pack up the painting tape, it is time accessorize your fireplace! If there is a mantel, add or swap out the current accessories for a fresher look. Simple decorations, such as candles, vases, and centerpieces can add a chic appeal. Another simple yet dramatic piece to consider is wall art to hang directly above or around the fireplace. After you have added your finishing touches with the decorations, you can enjoy your newly made fireplace!

PATTERNED TILE DESIGNS TO INSPIRE YOUR NEXT PROJECT BY RACHEL COLLAR If you are looking for a project to change up any room in your home, consider taking on a project with patterned tile. While the dramatic visual impact is a fantastic reason to add patterned tile, added value and ease of cleaning are also enticing motivation to add these ideas to your to-do list. With many styles, textures, and tiling patterns to choose from, tiling is a fun way to spice up any room of your house. Check out these inspirational ideas and hit up your local home store or specialty tile retailer to design your own tile masterpieces.

MAKE A SPLASH IN THE KITCHEN Add a backsplash between your counter and cabinets, or take on a smaller weekend project by just adding tile to the back of the sink. Try slate or subway tile arranged in interesting patterns, or go old school with a cement printed variety to customize a look that is vintage chic. The backsplash in the kitchen has the added benefit of being easy to clean and prohibits bacterial growth. Most importantly, adding tile anywhere in your kitchen will elevate the entire space and add value to your home.

A MARVELOUS MASHUP If you are feeling innovative, take a page from the Designer’s handbook and tile your floor out in an irregular pattern to meet your hardwoods. This unfinished yet stylish look is sure to make for a unique space that feels like a mix between Tuscan ruins and a downtown loft. Hexagon tiles and terracotta prints are excellent choices for this mashup. Sources: www.tileshop.com, www.pinterest.com, www.domino.com

STAIRWAY TO HEAVEN Adding mosaic tiles to your stair case is an inspired way to add visual interest to an otherwise forgettable area. Try framing out the face of the stairs with trim and choose a bright and fun pattern to add whimsical detail. You could alternate contrasting tiles on each stair or choose or go for the uniform look.

SHOWERED WITH STYLE Though the bathroom is an obvious place to start with a tile project, do not rest on the tried and true traditional tile ideas of yesteryear. In fact, the shower area is an excellent place to splurge on unique and high-end tile because such a small amount can be used. A garden tub wall also holds potential for dramatic innovation. If you are conserving cash, try using a less expensive base tile, and trim the area out with printed porcelain or concrete tiles. Do you want to take on the whole bathroom? Black and white vintage is making headlines in design journals as the new direction for the bathroom floors!

NO COMMITMENTS If you are feeling inspired by this article but you are not ready to commit, indulge your tile envy by creating a tile mosaic art piece that will bring in the look without any permanency. Using a small piece of plywood, apply trim and fill in with the tile of your choice. The board can be secured to your wall for an artistic mosaic touch in any room.
