HOW TO KNOW WHEN IT’S TIME TO SELL Part of being a homeowner is dealing with the intermittent thought, “Hmm, maybe I should put my house on the market . . .” Obviously, deciding to sell your home is no small decision. Before making an irrational decision, it’s important to consider several factors that could influence your choice on whether now is the best time to sell. Here are four indicators that can help you decide whether now actually may be a good time to list your home: YOU’RE OUT OF SPACE. While it might be nice to have more room for your shoes, does that warrant a new home? On the other hand, is there a baby on the way? An in-law moving in? If your household is getting ready to grow, it may be time to move on to a house that will accommodate your expanding needs. Make sure to think 10 years down the road when purchasing a bigger home.

YOU’RE IN A HOT MARKET. If “sold” signs are popping up frequently in your neighborhood and prices are rising quickly, it might be worth talking to your real estate agent. If now is the time you can potentially make a big return on your investment, you might want to consider making a move. If nothing else, you can add to your savings with the money made by the sale. hen you're in the real estate market, you may have an idea of the type of property that you're looking for in a specific area. Although most people want plenty of square footage or a stunning bathroom, there are particular home features that are often considered to be must-haves. Here are a few essential home features to look for when shopping around:

1. Laundry Room

Many people want to own a home that features a laundry room due to the convenience that it offers. Laundry rooms are increasing in popularity because they provide a space to fold laundry and hang delicate clothes that need to air-dry. Today, laundry rooms often include a place for added storage or even pets’ belongings. An enclosed space for the washer and dryer will also prevent the noise of the appliances from inconveniencing other family members who may want to spend time in a quiet setting. You also won't have to worry about having piles of clean laundry

in your living room or home office with a space that is designated for cleaning your clothes.

2. Patio

More and more people want to spend time outside and get use out of their backyard. A patio addition is a desirable feature that makes it easy to spend more time outdoors. Patios make for a great place to entertain when you want to barbecue or dine outside with your guests. You can also use the space to lounge around, read or relax while taking in the views. It can be easy to fall in love with a home without taking a close look at the neighborhood. Check the surrounding area by inspecting the other lawns and houses to determine if they're in good condition. You'll want to live in an area that is maintained well, which will affect the value of your home. It's also necessary to determine the distance of the property to your job, local schools, and parks that are available. Some people don't want to travel too far when they need to shop for groceries or find a Christmas tree sale in the area.

The kitchen is considered to be the most used room of the home where many people spend time with family or entertaining. The kitchen should be updated with new cabinets, a decorative backsplash, and an island that offers more storage space. You should also have plenty of space to cook and prepare food with the amount of counter space that is available. Look for specifics such as the size of the island, if there’s enough space in the case of a remodel, and what type of stove top is currently in the kitchen. Forecast: Is Inventor y Relief on the Way? By Suzanne De Vita Ask the 60-some percent of brokers in RISMedia's 2017 Power Broker Survey: Almost every housing market is plagued by short supply. In fact, inventory nationally for pre-owned properties is at 3.9 months, down 10.4 percent from last year, the National Association of REALTORSŽ (NAR) recently reported. According to realtor.com, the challenge could moderate in the next year. The 2018 National Housing Forecast reveals that groundbreaking is projected to increase by 3 percent, with single-family starts accounting for 7 percent of those. The catch? Activity won't kick up until later in the year, and many builds will be higher to mid priced - not an ideal scenario in the short term. Lower-priced homes, which were hit hardest in the recession, will be the last to recover. "We are forecasting next year to set the stage for a significant inflection point in the housing shortage," says Javier Vivas, director of Economic Research for realtor.com. "Inventory increases will be felt in higher-priced segments after home-buying season [in the fall], which limits their impact on total sales of the year." Home prices will increase in 2018, but at a lesser pace than in 2017, the forecast shows: 3.2 percent. As with inventory, prices in the starter supply will take longer to lose steam. Existing-home sales are expected to grow 2.5 percent. Considerable gains in prices and sales will be seen in: Las Vegas-Henderson-Paradise, Nev.; Dallas-Ft. Worth-Arlington, Texas;

Deltona-Daytona Beach-Ormond Beach, Fla.; Stockton-Lodi, Calif.; Lakeland-Winter Haven, Calif.; Salt Lake City, Utah; Charlotte-Concord-Gastonia, N.C.; Colorado Springs, Colo.; Nashville-Davidson-Murfreesboro-Franklin, Tenn.; and Tulsa, Okla. Realtor.com also anticipates 43 percent of buyers in 2018 will be millennials, up from the 40 percent projected for 2017. The biggest group of millennials is turning 30 in 2020, so their share is likely to continue tracking upward. Expected to grow, as well, are mortgage rates, averaging 4.6 percent and possibly reaching 5 percent by year-end, the forecast states. Action by the Federal Reserve and economic factors, including inflation, will precede the rise. Markedly, more first-time homebuyers were able to get a Federal Housing Administration (FHA) mortgage this year than last year, despite a rate uptick. The 30-year, fixed mortgage rate averages 3.92 percent at present, according to Freddie Mac. 2018's homeownership rate, meanwhile which has gone up thus far this year - is forecasted to land at 63.9 percent. A potential wrench is tax reform. The forecast was made prior to the House bill passing and the Senate bill being voted on; as such, realtor. com cautions that certain cuts - among others, the mortgage interest deduction and the state and local tax (SALT) deduction - could lead to less in the way of prices and sales. The forecast, however, is optimistic overall.

10 TIPS for MAKING AN OPEN HOUSE WORK By Barbara Pronin With 92 percent of buyers using the Internet in their home search,* the value of open houses has been debated among today’s real estate professionals. It’s a full day’s work that includes marketing, preparing materials, placing and removing signs, and assessing the interest of neighbors, strangers, serious buyers, and lookie-loos with nothing else to do. However, the benefits are clear - it does put your face and expertise in front of people you might not otherwise meet. For savvy agents everywhere, the key to success is in orchestrating an open house that works. Here are ten tips that may help:

1. PLAN AHEAD Listing on the

MLS early in the week gives you time to plan a well-attended open house.

2. INVEST A SUNDAY Absent a listing of your own to show, offer to host an open house for a colleague. It’s always a good a way to meet prospects.

3. SPREAD THE WORD Promote it as widely as possible, using all available real estate and social media sites. Email your contacts and area real estate offices.

4. INVITE THE NEIGHBORS They’re a great source of referrals. With a new listing, one top agent we know knocks on doors in surrounding streets, leaving as many as 2,500 open house notices.

5. MAXIMIZE SIGNAGE Cover

an area well beyond the immediate, placing a generous amount of open house signs in surrounding areas, including nearby new home construction sites.

6. TAKE A BUDDY For safety’s

sake and to help interact with guests, take another agent, a trainee or two.

7. KEEP SIGN-IN OPTIONAL Offer a sign-in book, but be sensitive to those who avoid it. Introduce yourself, and invite questions, but don’t hover.

8. RESPECT THE COMPETITION Try to ascertain whether guests are working with another agent. If they are, respect the relationship.

KNOW THE INVENTORY Be prepared to discuss competing listings in the vicinity as well as recent sales and price statistics. Your sensitivity and local market knowledge are the surest way to win clients

10. STAY IN TOUCH Leads won’t

aybe it has taken longer than expected to find the perfect house, or perhaps you've always wanted to build. You find construction exciting and adore the idea of designing a home from the ground up. Surprisingly, an ideally situated plot just landed on the market, and it's priced to sell. Unfortunately, there's an issue.

Variables unique to wintertime construction are worth consideration. Below we've compiled several things to consider to help you make well-informed decisions and implement effective project plans, even in freezing temperatures.

It's vitally important to monitor both outdoor and ambient temperatures carefully, as well as future-forecasted probabilities. Delaying projects because of the weather can be costly, but perhaps not as much as having to redo them entirely if caution is not heeded. Move-In Ready Consider broadening your definition of what constitutes move-in ready. If your preliminary home structure is up and passes inspection, you can move in. Put decorative touches such as exterior paint, fence installation, gateway erection and property landscape on hold for warmer months. By that time, after living in the house and familiarizing yourself with its flow, you may have a completely different vision altogether of how you'd like the outside to look.

Snow and ice onsite present another challenge. Extra time to shovel out and sufficiently warm up machinery takes its toll on overall productivity, while great care must be exercised to avoid slipand-fall injuries. Projected time loss, however, should be reviewed in comparison to cost. Many bid contracts that reflect lower pricing to secure work during the slow winter months. If your deadline is not urgent, consider saving on labor-related fees. As long as site safety remains the focus, together with flexible completion requirements, it's a win-win. Early Nightfall Diminished daylight is an inevitable winter trademark. If proposed tasks take longer than expected - perhaps due to weather conditions or even the slow pace of bundled-up laborers - and require closure after nightfall, spot or floodlights may be needed. Again, this is a question of potential added cost versus overall bid, as well as all-important electrical support. Batten Down the Hatches Early nightfall presents site-specific security risks. It is not uncommon for expensive machinery to be parked in the lot overnight. Metal scraps, hand tools and boxed appliances awaiting installation are easy enough to stow away in storage trailers, but large equipment and piles of heavy material remain outdoors, open to the possibility of criminal damage and theft.

Choosing to build in winter can be cost-efficient and advantageous as long as weather and safety-related issues are identified and addressed proactively. 5 Ways to Protect Your Home This Winter

Protect your outdoor unit: Your outdoor air conditioning unit needs a little help staying healthy throughout the winter. You may want to consider a cover for your unit not unlike the cover you use for a grill or a car. Covers can keep snow, ice and heavy rain from potentially damaging the unit. 2. Patch leaks around doors and windows: Check windows and exterior doors for any gaps or openings that would let cold air in or warm air to escape. Leakage like that may not only cause you to have cold spots in your home, but make your heating system run longer than necessary – costing you money on your energy bills. Naturally, having your heater tuned up by a professional for peak performance is a proven way of saving on energy bills as well. 3. Reduce heat loss through the fireplace: If the home has a fireplace, it's a good idea to keep the damper closed when it is not in use to prevent heat loss. Close any doors leading into the room when a fire is burning. If you have a gas fireplace, be sure that it burns cleanly, evenly, and safely. 4. Use sunlight to your advantage: You can naturally heat your home by opening curtains and window coverings on south-facing windows during the day. Closing curtains at night will protect your home from losing heat through those same window openings. 5. Prep the plumbing: As winter approaches, you'll want to make sure you don't have any water freeze-ups – those can potentially become a big headache. To eliminate that risk, drain any water from outdoor faucets, and arrange to have any in-ground sprinkler systems blown out. Drain and roll up garden hoses and store them inside, in a garage, shed, or basement, to shield them from the severest temperatures.
