B Y BARBA R A P R ONI N When home buyers are purchasing a newly constructed single-family residence or condo in a just-built development, they may wonder why they need to pay for title insurance on property that no one has ever owned?

but not found due to a clerical error, the new property-holder might be left “holding the bag” in defending against a lienholder’s legal action, if there weren’t a title insurance policy in place covering the property.

The answer is fairly simple: While buyers may be the first owners of this newly constructed residence, chances are there were prior owners of the land upon which the residence was built. A title search is the safest way to discover the existence of any liens against the formerly unimproved land.

The fact is, because the lender wants to be sure there is a clear title on the property that secures their mortgage, they will require that a lender’s title insurance policy be purchased. But the lender’s title policy merely protects the lender and not the buyer who pays for the policy. Only the purchase of an owner’s title insurance policy will protect the new homeowner against any covered threats to the title of the property, whether they are discovered before or after the time of closing.

Need more reason for a title search? Suppose the developer, in constructing the home, has failed to pay a supplier or subcontractor? Very likely, the injured party will – or perhaps already has – filed a lien (known as a mechanics lien) against the property. Additionally, so that there is no question as to ownership in the future, it should be verified that the land in this brand new development was properly subdivided, and that the owner’s new home is on the correctly identified lot. Last but not least, title insurance may cover mistakes made in the County Recorder’s office. For example, if an existing lien was filed

How to Stage Your Home on a Budget Staging your home so that it is in prime showing shape is essential for selling it in the shortest amount of time for the best possible price. While a professional home stager can work wonders, it might not be in your budget. Buying new furniture, redecorating, or other big home improvement tasks might not be either. However, there’s no need to worry. There are many great ways to inexpensively stage your home, without paying a professional, such as: Getting rid of the excess. Minimalism is in, and when someone comes to look at your house they want to imagine what they can do with it, not think about someone else’s personal belongings around the house. The first thing every home stager will do is get rid of the clutter. And that is something anyone can do on your own without spending a dime. Get some boxes and storage bins and start removing whatever you can, including: framed photos; anything hanging on the fridge or anywhere else; knick knacks; most books (save a few nice ones for staging); trophies and awards; kitchen gadgets; personal effects such as glasses, keys, jewelry, etc. The golden rule? You can’t remove too much. Rearranging the furniture. Go from room to room and make sure the furniture is ar-

ranged in a way that makes the room look as open and spacious as possible. If this means removing chairs or tables to open the flow, go for it. Brightening things up. Replace heavy drapery with sheer panels, raise blinds and shades, and place higher wattage bulbs in lighting fixtures, adding a lamp or two where necessary. Maximizing natural and artificial light is essential to making your home look as bright and appealing as possible. Painting where necessary. A small investment of paint in key areas will be worth it. Change any dark or oddly painted rooms to a light, neutral color, and prioritize walls and rooms where the paint is dirty or showing signs of aging. Paint can also be a good option for updating kitchen cabinets that are otherwise too expensive to replace. Adding new accessories. A trip to your nearest discount store can send you home with a bundle of new accent pillows, throws, bathroom and kitchen accessories and a nice vase or two for the dining room and coffee tables. These decorative accessories will add a fresh feel and pops of color where necessary throughout your home. Just remember: less is more.

here is something awesome about buying a fixer upper and doing the renovations yourself. Some people fix them up a bit at a time, using cash as they have it available. If you want to make a big impact by doing small things, here are 10 things you need to include.

They are usually white and any color is reserved for the walls. However, people do not realize how dirty these ceilings can be. A fresh coat of paint on the ceiling can really enhance the whole room. The walls are not the only thing that needs to be painted. 8. Upgrade the Exterior Façade The biggest impact you can have on the outside of a home is to replace or paint siding. Update the Heating & Cooling Unit To help the process of heating and cooling a home, you need to make sure the home has an updated HVAC unit. The air filters are just as important as the unit. Filters with a rating of Merv 11 have "astro pleating" to help ensure no dirt or dust gets into your system. Extend the livelihood of your unit by selecting quality air filters.

A Mix of Tech & Touch Ideal for Mortgages Mortgage borrowers are espousing the benefits of technology in the process of financing a home, but also recognize the need for—and value of—face-to-face interactions with lenders, according to a new survey. Fifty-seven percent of homeowners in Ellie Mae's 2017 Borrower Insights Survey completed their most recent mortgage in-person, while 28 percent completed theirs both in-person and online. Eleven percent completed theirs solely online, the survey said. Forty percent of the homeowners surveyed would have preferred a "faster process" and "fewer delays"—challenges that can be eliminated or reduced with technology. Twenty percent, similarly, would have preferred a "shorter, easier to understand application."

"There's no question that technology is playing a larger role in the home-buying experience," said Joe Tyrrell, executive vice president of Corporate Strategy at Ellie Mae, in a statement on the survey. "As we expected, many homeowners are seeking a faster and more streamlined experience—and it's not just a millennial phenomenon; it's homebuyers of all ages and both genders." Case in point: Millennial borrowers were more likely than any other generation to use a combination of in-person and online resources to obtain a mortgage, at 30 percent, but borrowers in Generation X followed at a close 28 percent, as well as baby boomer borrowers, at 20 percent. Though millennial borrowers place the highest importance of all other generations on security throughout the process—an area improved, generally, by tech-

nology—each generation surveyed values simplicity. There is one aspect of the process largely unaffected by technology: locating a lender. According to the survey, 61 percent of borrowers selected the lender for their most recent mortgage based on a referral—23 percent on a referral from family or a friend, 17 percent on a referral from a bank, 16 percent on a referral from a real estate professional, and 5 percent on a referral from a financial advisor. Just 18 percent of borrowers found a lender on their own through an online search. So what’s the takeaway? For most borrowers, technology is only one part of the process. Eleven percent of the homeowners surveyed would have preferred their lender communicate with them more.

"Homeowners still want a personal interaction with their lender," Tyrrell said. "They want someone who can answer important questions, and make them feel confident that everything will be handled correctly and on time."
