A GUIDE TO MORTGAGES, HELOCS & MORE Whether you're looking to make a first-time purchase, refresh an existing home or simply leverage built-up equity for other reasons, it's important to figure out which path is right for you and understand the lending options available. First-time buyers must start with determining what is affordable. In addition to the mortgage payment, housing costs will include property taxes, homeowners insurance and fees, such as homeowner association dues. Altogether, costs should be no more than 28 percent of monthly gross income and should leave room to continue servicing other debt, such as student loans, credit cards or auto loans. When preparing to buy a home, work through credit pre-approval to be ready with a strong offer when the opportunity arises. In addition to reviewing credit history, a loan originator will consider the amount of the down payment. A down payment typically ranges from 3-20 percent, and one that is less than 20 per-

cent may require you to purchase mortgage insurance. A mortgage originator, however, can provide a variety of lending options to optimize your investment, from 15- and 30-year mortgages to fixed and variable terms. If planning to make some improvements to a much-loved residence, consider financing the updates through a home equity line of credit (HELOC). Eligibility depends on how much equity has been built up in the home and the lender's loan-to-value ratio. A HELOC works much like a credit card and offers flexibility. A minimum amount is paid monthly, and interest applies to the amount borrowed. Before embarking on a remodeling project, do some homework. Start with the lender to determine the value of the home and the loan amount available. Then, establish a budget, leaving room for unexpected expenses. Work with a reputable professional to define the project and its requirements, and shop around for bids and recommendations to

confidently select a contractor. Some lenders offer checklists to help get the most from the investment. Another option for financing a project through a home's equity is a home equity loan (HELOAN). As with a mortgage, the loan is granted as a lump sum and is paid back in installments over time, typically 10-15 years and at a fixed rate locked in at the time of securing the loan. A HELOAN works well for a one-time goal to improve the value of a home. Be mindful that either a HELOAN or a HELOC introduce some uncertainty, as monthly expenses will increase and must be maintained to avoid foreclosure risk. Remember to consult a professional for advice applicable to your specific situation. Start with a lender who can help you identify financial options available to home buyers and owners today. With careful planning and budgeting, the financing you need may be well within reach.

Actionable Ways to Attract Millennial Homebuyers By Maricel Tabalba Millennials are getting the brunt of the blame for killing many industries that were supported by previous generations but, as it turns out, the real estate industry is alive and well. Understanding what millennials are looking for in a potential home is imperative if you want to succeed as a real estate professional, as more millennials are starting to search for their first home. Taking certain actions can give you an edge in attracting the millennial market.


Highlight the Flexibility of Open Spaces

If millennials are one thing, it's indecisive. They've grown up with the idea that they can go anywhere and do anything. The trouble is that they want it all and can be fickle about where to settle. They may enter the home-buying market several times before they seal the deal. What if there's a career change? Are kids in the future or not? Maybe the contract job (and the regular income) will dry up. To close the deal with a millennial buyer, you have to show off, for example, how the spare room can be used either as an office or as a nursery. It can even be used to generate income by renting it out on space-sharing apps or to a regular renter.

Sell the Potential of Genuine Fixer-Uppers

Saddled with debt and settled in lower-paying jobs, most millennials can't afford much more than a small, basic house. They understand that there is a potential value in a bigger home in questionable condition, though. Armed with confidence and education (and home-flipping reruns on TV), they are often open to investing in fixer-uppers. In a market where another agent is a text message away from a skeptical millennial, don't lose the trust of a potential buyer by trying to sell a lemon.

Balance Eco-Friendly Features With Home Automation

If you want to catch the attention of the growing millennial market, showcase how eco-friendly and smart the property is (or can be)! Be sure that a high-speed internet connection is available; if not, research an alternative. Exchange appliances that are not energy-efficient for ones with smart features. Being green is just as important, so consider advising the seller to invest in solar panels. Also, be ready to show off the outdoor living and gardening space. Voice-recognized smart home devices from major tech companies are taking over home

features. Demonstrate ways that the home can be fully automated with the right products and efforts. Consider featuring safety devices like security cameras or doorbell cameras that are tied into a smartphone app. Smart thermostats are becoming the norm as well, even in rented spaces.

Focus on the Convenience of the Location

The character of the home and neighborhood matters to millennials, so point them to quaint communities, local small businesses, and art districts. They tend to work outside of the formerly typical nineto-five, so routine meals go by the wayside. Proximity to restaurants and delivery options is important. Also, many millennials enjoy non-motor transportation, as well, so distance from work hubs matters. Since they also need to be able to afford it, a home in the suburbs may be necessary. If a home is located where a commute would be a necessity, be ready to provide travel times, fastest routes, and multitasking ideas like listening to podcasts or staying current on the latest news on NPR.

Assure the Simplicity of It All

Millennials pride themselves in not wanting to "adult." Growing up, they weren't involved in home projects outside of routine chores and many are often not concerned with home skills that were once considered common. Draw millennials in with properties that come with amenities such as lawn maintenance or consolidated billing, but do avoid demanding homeowners associations. Update exterior features that require regular maintenance (a shingle roof to a metal roof, for example). Prepare your buyers with the knowledge that will give them the confidence to close. Have a website or print-out of information that will let them know what to expect in terms of processes and costs of services related to purchasing a home. Millennials will close much more readily when they understand the system.

of your day-to-day happiness and your investment - than the home itself. You may have to compromise a bit on location depending on the home you can afford. MOST COVETED FEATURES FOR NEW HOMES During New Homes Month in April, the National Association of Home Builders (NAHB) is sharing with home buyers the most popular features in new single-family homes. Builders from across the country were surveyed on what features they were most likely to include in a typical single-family home this year, revealing that convenience, livability and energy efficiency are top priorities. “Newly constructed homes can suit the specific requirements of today’s home buyers,” says NAHB Chairman Kevin Kelly, a home builder and developer from Wilmington, Del. “And now is a great time to consider buying a new home, as consumers can take advantage of competitive home prices and low interest rates to find the perfect new home for their families.” Home builders are including features that are practical and functional for the daily lives of today’s home buyers. The features that are most likely to be included in a typical single-family home this year are: »»

a walk-in closet in the master bedroom

»»

low-e coated windows (low-e coatings minimize the amount of ultraviolet and infrared light that can pass through glass without compromising the amount of visible light that is transmitted)

»»

a laundry room

»»

a great room

Energy efficiency is another key theme for builders, with Energy-Star rated appliances, programmable thermostats and Energy-Star rated windows at the top of the list. These features help make the home more comfortable and can save the home owner significant money over the long term. On a median per square-foot basis, home owners spent 78 cents per square foot per year on electricity, while owners of new homes spent 65 cents per square foot per year, according to data from the 2009 American Housing Survey (AHS). Some of this has to do with better building materials, insulation, etc., but Energy-Star rated features are a must-include for new homes. Builders also list features such as granite countertops, stainless steel appliances, a double sink and a central island as winning elements in new-home kitchens. Must-haves for the bathroom include a linen closet and a private toilet with its own door. Additional features home buyers want throughout the home (and builders are likely to include) are first-floor ceilings that are at least nine-feet high, a front porch, outdoor lighting and a patio.

Smart Home Trends to Look for This Year F

rom robots to voice assistants, this year is set to see a boom in smart home products. The Consumer Electronics Show (CES) 2018 concluded a record year with more than 1,000 speakers and close to 200,000 attendants over the course of four days. Held in Las Vegas, CES is one of the largest tech shows in the world, and, at this year's event, smart home products had a far greater presence than at any previous CES event. Here's our list for the top smart home trends to look out for in 2018, based on products presented at CES:

Voice Assistants All four of the trends on this list aren't new products or ideas by any means, but in 2018 you should expect to see interest in these tech trends really heat up. That goes for voice assistants. Some of the most popular tech products of last year were the Amazon Dot and Alexa. That's not exactly what we're talking about here—instead, look out for voice functionality to be incorporated

into a wide range of products this year. From speakers to dishwashers, many existing smart home products will be adding Alexa, HomeKit and Google Assistant voice functionality.

Smart Mirrors The beauty category has the most wildly varying set of technologies currently being introduced to the market. From the Kerastase Hair Coach to Amazon's Echo Look, there were many different technologies brought to market in 2017 and we should expect to see even more advances this year. One of the most intriguing trends we've seen are smart mirrors; several were presented at CES, including the HiMirror Mini (pictured above) which analyzes your face and gives you a score based on how many wrinkles and blemishes you have. Other notable examples come from Simplehuman, and MAC, which has begun installing AR mirrors in their stores so people can try on makeup without actually "trying on makeup." It's a safe bet that 2018 will be an interesting year for smart beauty technology.


Exercise Equipment

Peloton has been getting some serious competition lately in the smart home exercise equipment arena. The category has become more and more popular, and brands like Flexispot, with its exercise desk bike, could soon give the connected indoor bicycle company a run for its money. Flexispot's desk bike won a CES Innovation Award this year. Peloton, however, answered back at CES this month by unveiling the Peloton Tread ($3,995). The smart treadmill (pictured above) is similar to the company's bikes in that it includes an HD touchscreen for watching classes taught by instructors live from New York. And, at 32 inches, the treadmill's touchscreen is more than double the size of the bike's. Look out for more eyebrow-raising technology and price tags in the exercise equipment space this year.

Smart Appliances One of the more intriguing categories, but one that we likely won't see much move-

ment in this year, are smart appliances. Like the name suggests, these are larger appliances—washer machines, refrigerators, etc.—that are integrating smart technology. There are already a handful of these appliances on the market that incorporate voice functionality or can be controlled remotely via an app; however, this is another smart home trend that you should wait and see with. One thing's for sure: There is a lot more smart home tech to look out for in 2018 than in previous years—some of it may be worth a purchase, but all of it will be interesting.

6 Must-Do Plumbing Maintenance Checks

Lint Trap It may seem unrelated to the plumbing system, but lint buildup can block the drain of your washing machine if left unattended. Clear your lint trap (typically found on the internal recess of the unit) or hire a plumber to install a wire trap filter to improve drainage. Supply Hoses Inspect hoses that connect to appliances, such as your dishwasher, icemaker and washing machine. Look for bulging or other signs of leakage. If you spot a leak, call your plumber to make repairs or come replace your hose with a stainless steel hose right away. Sinks Hard water deposits can clog the faucets in your kitchen and

If your house has an issue with hard water, talk to your plumber about installing a water softening system. It can help make heating your water more efficient, help you use less soap and detergent when washing dishes and clothes, and preserve the look of your faucets and fixtures.

Toilets Conduct a DIY litmus test by adding a few drops of food

coloring to the tanks of toilets in your home. If the water in the bowl changes colors after a half an hour, call a plumber to assess the problem.

Water Heater Check the thermometer to make sure the temperature is lower than 120 degrees Fahrenheit. Increase the longevity of your unit by draining a few gallons of water from the tank to eliminate corrosion-causing sediment. Depending on whether you have an electric or gas water heater, you’ll need to turn off the electricity or cut off the pilot light. But if you’re not as comfortable working with gas or electricity, don’t hesitate to call a plumber and have them do it. While they are at your house they can perform other checks as well!

Sump Pump If your home’s basement is protected from flood-

ing by a sump pump, test the unit by pouring a few buckets of water into the sump pit. It should activate automatically and shut off when the job’s done. For an added layer of protection, have your plumber install a flood alarm. By performing regular checks and having a plumber fix any issue as soon as they arise, you can keep your plumbing system functioning properly for years to come!
