If you are selling your home and you have an old, worn-down or fading fence on your property, chances are that it will leave a prospective buyer with an unfavorable impression. One solution is to just remove it, but fences are often looked at as a good thing, so replacing or renovating the fence is a better solution. Many agents agree that something simple like fence updating can help set a house apart from others in the neighborhood. “The feeling of security with a fence is about keeping something or someone in or out of a defined space,” says Gregory Knoop, of Hercules Fence Corporation in South Carolina. “Sometimes these goals overlap. Fencing can help delineate property lines, or mark off the area around a pool, or a homeowner might want to confine their dog, and keep other dogs out.” While the standard silver-gray chain link fence remains the most economical model, there is a plethora of fence options to better match a home’s style and color scheme.

Another fast-growing segment of home fencing is polyvinyl. Extremely durable, vinyl withstands harsh elements and offers carefree maintenance. “This plastic fencing can recreate the storied white picket fence of American lore, but with zero maintenance,” Knoop said. “It’s more expensive, but will last much longer than many of the other options.” Wooden fences are charming until they weather, warp, and rot from the elements or lack of diligent annual maintenance. Wood also requires frequent sealing to keep it viable. “When choosing a fence, know what your goal is,” Knoop says. “For safety, choose fencing with pickets close enough together so a child or dog can’t stick their head through and become trapped or strangled. For privacy or noise reduction, choose a taller, solid fence.” McKinney says that for yards with many ups and downs, you should use stair-stepped fencing, which ensures a level fence. Another important thing to consider: When adding a fence to your property it’s vital that you check with your municipality about local zoning ordinances and building codes as some fencing projects require a permit. Of course, you could always go the Tom Sawyer route and simply paint your old fence, but make sure that you replace all broken sections as well, experts note.

For most homeowners, the biggest concern is usually the budget required for upgrade, renovation and home maintenance. The great news is that there’s no need to spend thousands of dollars for home improvements. Just follow these 10 tips for the best home upgrades to add home value. Knock down a wall and go for open concept. Not only will it create an illusion of a bigger space, but it is a home design trend that is very much in demand today. Just make sure to have the wall assessed for possible electrical wires housed behind it before hitting it with a sledge hammer. 1.

Make the kitchen area workable. This means making the kitchen area a functional place where you can actually cook a decent meal. Update faucets, fix leaking pipes, buff the counters and repaint cupboards and cabinets. It is not necessary to replace everything with a new kitchen system. Simply repaint worn out furniture and replace outdated knobs with modern handles to make it look more expensive. 2.

Brighten up the bath. Bathrooms are among the most important considerations for many tenants and prospective home buyers so it is pertinent to get this area of the house right. Buff up the tiles and replace the faucets, shower heads and toilet seats. There’s no need to replace all the tiles, just those that are cracked and chipped. The trick is to find the right cleaning agent that can help whiten the tiles to make it look good as new. 3.

Add more storage. If there’s an extra wall or area of the house that does not seem to have any function, add in a laminate closet system or have a carpenter install small built-in cabinets, racks or pantries. Making every extra space of the house functional will help make it look more livable.

Turn that extra space into an extra room. A house with a lot of rooms will always look impressive when advertised in the market. If the house has a huge attic, a den, or extra space that can be turned into another room then by all means, fix it up to look like an additional room. Simply add in a built-in closet and a window and it should be good to accommodate. 5.

Update the lighting system. Still using an old chandelier or unflattering fluorescent lamps? Hire an electrician to place some decorative lighting fixtures or dimmers that will give the house a more modern feel and mask any unflattering curves on the walls and ceilings. 6.

Buff the floors. The moment a buyer or tenant steps inside the front door the first thing they will notice are the floors. Tiled or hardwood floors need to be buffed till it sparkles. Carpeted floors need a touch of professional carpet cleaning to make it look, smell and feel brand new. Hiring professional cleaners is a small investment compared to the big impact it will make. 7.

Apply a fresh coat of paint on the walls or replace an uncharacteristic door with a rustic barn door. Choose modern color palettes to give the house a fresh new look. 8.

Add outdoor dining furniture in the front lawn or backyard. These areas can become extended living and dining areas. 9.

Hire an electrical and plumbing service to look at the overall state of the house. It is much better to catch the problems early on than find out much later when the problem has already worsened, such as replacing the entire plumbing system or rewiring the entire house. 10.

Select from simple peaked pediments or more ornate acorn or rams-head pediments. 2 B R A C K E T S Install lightweight decorative brackets to a porch or under an eave for a fast way to personalize a home. These brackets are normally made of wood, which will not warp or lose shape, adding a beautiful, classical element to your home that will last for years.

4 C O L U M N W R A P S If your home has worn or boring porch posts, cover them with PVC column wraps. These decorative pieces fit right over a post for an instant makeover. Choose a column wrap design that matches the rest of your home and porch’s style.

3 W I N D O W S Add a simple wood header directly over the exterior of a window frame to add more visual appeal to the window. Select from straight or arched headers for the style that best matches your home. Or, instead of a header, you can add a footer or window box below the window. The window box will allow you to plant flowers to add a burst of beauty and color, which will boost curb appeal even more.

5 SHUTTERS If your shutters are suffering from peeling paint or worn finishes, consider replacing them with UV-resistant polyurethane shutters. Made to resist moisture and insects, such shutters can be quickly installed and will maintain their curb appeal for years to come. Or, if you prefer the look of wood, consider painting your shutters a color like red or navy blue to make your exterior really stand out from your neighbors.

An umbrella policy is an extra layer of protection that kicks in when you reach the limit on the underlying liability coverage in a homeowners, renters, condo or auto policy. DO YOU PLAN ON RENTING OUT YOUR PROPERTY? Whether you own a second home that you plan to lease to a tenant or want to rent out your primary residence though an online service such as Airbnb, your first step should be to call your insurance professional. Depending on the rental scenario, your standard homeowners policy may not cover losses incurred while your home is rented out, and you may require a more specialized insurance policy.
