Every homeowner knows they need a full range of homeowner’s insurance coverage to protect them from the many contingencies that could befall them, from liabilities related to trip hazards, fire, theft and weather events. What about vacation homes? Do these second or seasonal homes need special or heightened types of insurance protection? According to our sources at Selective Insurance Group, there are a few things to take into consideration to properly protect your vacation home.

It has been more than 140 years since the first Arbor Day was observed in Nebraska. It has since become a national observance that takes place on the last Friday in April in most states and recognizes the importance of trees as well as tree selection, planting, and care. A properly selected and planted tree can add beauty and energy efficiency to your landscape. A poorly selected and planted tree can become high maintenance, dangerous, and short-lived. The Energy Education Council has advice to help you select the tree that is best for your yard.

“This is an excellent time of year for tree planting,” says Molly Hall, executive director of the Energy Education Council. “With some research and preparation, your tree will be a healthy and beautiful addition to your home for years to come.” One of the first considerations is the purpose of your tree. Will your tree be needed for shade, a windbreak, or beauty? These considerations will affect what tree is suitable for you, and where it should be planted. Dense evergreens provide a good wind block, while leafy deciduous trees provide shade in the summer. No matter what purpose the trees will serve, it is always best to choose native trees. They require less maintenance and will live longer. You can get more information about native growing trees from a regional university Extension office or a state department of natural resources. In addition, the Arbor Day Foundation has a free tree wizard tool that will help you select the best tree for your needs. It is available at www.arborday.org/shopping/ trees/treewizard/intro.cfm. The next step is to decide where you will plant your tree. For a windbreak, plant trees to the north, northwest, and west. For shade, plant trees to the east and west of your home. Remember that fast-growing trees are more brittle and likely to be damaged in a storm. Plant these trees farther from your home to protect your home from damage. If you live in an area that is prone to wildfires, there are additional considerations to help keep your home and community safe. It

is recommended that you limit the flammable vegetation and material around your home for at least 30 feet on all sides. Contact your local fire department for more information. Also be sure to select planting locations that will not interfere with your utility lines or power poles. Power outages or interruptions occur when trees and branches come into contact with overhead lines. Electrical arcing and sparking from a wire to a nearby branch can cause fires. Tall growing trees with a mature height of greater than 40 feet should be planted 50 feet away to avoid future pruning. A mature height of less than 25 feet is recommended for trees planted near power lines. Keep in mind that trees should never be planted directly under power lines, near poles, or too close to electrical equipment. Tall growing trees near power lines must be pruned to maintain a safe distance from the wires. If you have trees that are growing into power lines, contact your electric provider. Never try to prune them yourself. Before planting, take proper precautions to stay safe. Be sure to call 8-1-1, the national “Call Before You Dig” number, a few business days before you want to plant. It is a free service that gets your public underground utilities located and marked, so you can dig safely away from them. This is especially true if you’re a first-time homebuyer. Here are five benefits of homeownership:” Tax advantages: “When tax time rolls around, homeowners are entitled to deduct certain expenses related to their mortgage payments and owning a home. Mortgage interest is typically deductible. In the early years of your loan, this is a sizable amount because a large portion of your mortgage payment is interest. You can deduct mortgage points, which are fees you pay to receive a lower interest rate. You can also deduct your property tax, and you might be eligible to deduct your private mortgage insurance.” Appreciation: “When you rent, your money goes to someone else. There’s no benefit to you other than a roof over your head. When you buy, you earn appreciation as the value of your home goes up. Instead of paying rent, you’ll pay a mortgage and invest in future returns. For example, if you buy a house for $150,000 and five years later, it’s valued at $200,000, you have a $50,000 return on your investment.”

Catching an upswing in home values: Although the increase in home prices nationally slowed last year, prices are expected to continue to rise this year. “If you want to buy before you’re priced out of the market, now is the time to make your move,” Rhonda says. Low interest rates: “While mortgage interest rates are creeping upward, they remain at relatively low levels, especially compared to rates that were in the 8 to 9 percent range 20 years ago. Even as recently as 2007, rates were in the 6 percent range. Pride of ownership: “Perhaps the most satisfying of all the benefits of buying a home is the sense of gratification you feel when you relax in your own home. 10 PAINT TOUCH-UPS FOR A SHOW-READY HOME When selling your home, it pays to touch up the paint. The higher perceived value of a maintained home is well-documented, and there’s no easier (or more economical) way to give the impression than with some fresh paint. Before placing your home on the market, complete these 10 touch-ups. Or, you may want to contact a painter and do more than touch up spots. 1. If you want buyers to consider your home, make sure the front door is well-painted. A fresh coat of paint will make a great first impression. 2. Next up is the entrance hall, where buyers will get their initial glimpse of the interior. At the very least, touch up areas where the paint shows marks or chips. Think of repainting this area entirely.

7. Inspect areas that come in contact with soiled hands—window frames, door frames, edges of doors, and walls around light switches. You may be able to clean them if you used a glossy paint; if not, do more touch-ups. 8. Scrub cabinet doors clean of fingerprints, if possible, or touch up painted areas.

3. Bathrooms often receive extra scrutiny from buyers, so give them extra attention. Touch up as needed.

9. Water stains on the ceiling are a huge red flag for buyers. Be sure to prime and re-paint these potential deal breakers.

4. Size does matter when it comes to the kitchen. If you want to make yours look bigger, paint the walls white or off-white. If repainting is not an option, remove food stains from the walls and conceal water spots by applying primer, then touch-up paint.

10. Put the finishing touches on your home. Look for stray flecks of paint, as well as marks and stains. Conceal them with some touch-up paint, and your home will be good to go...and show!

5. Assess your windowsills, especially if the view is a selling point. Sand, prime and paint them as needed. 6. Check your woodwork. Touch up chipped or marred paint on chair rails and floor molding.
