3 WAYS TO UP YOUR CREDIT GAME

Planning to purchase a home in the next year? Don’t let poor credit dash your hopes! Subprime credit—generally between 300 and 600 on the VantageScore scale—can inhibit a buyer’s ability to secure a mortgage. Recent research from TransUnion, one of the three major credit bureaus, shows many first-time buyers, particularly millennials, are lacking in the credit department: 43 percent of would-be millennial buyers surveyed by the agency have a subprime credit score. “Credit scores are a crucial component of the home-buying process, impacting everything from the size of a mortgage payment to the interest rate on a home loan,” says Ken Chaplin, TransUnion’s senior vice president. “People with subprime credit may face financial barriers to homeownership, making it difficult for their dream home to become a reality. “The home-buying process begins well before you start looking for real estate,” adds Chaplin. “A credit score, which significantly impacts the home financing process, is built on good spending habits and a pattern of responsible borrowing established over a lifetime.”

To better your financial circumstances—and your chances of being approved for a mortgage— Chaplin advises the following tips:

CHECK YOUR CREDIT REPORT FIRST

Mortgage lenders will look at your credit report and score when you apply for a mortgage. To catch issues before they do, check your report three months before starting the home-buying process. Bear in mind your credit score is built over a lifetime of spending. Keep an eye on your score and track how your spending habits affect it.

BUILD CREDIT

Those with low or no credit must build a healthy credit score. This includes paying all bills on time each month and maintaining a low credit utilization ratio, which is a ratio of how much credit you use out of your available credit limit. Other ways to build credit include factoring existing payments into your report, such as student loans (automatically included) and rent.

DO YOUR HOMEWORK

Research mortgages and interest rates. While placing a larger down payment will lower your monthly mortgage payment, don’t put down more than you can afford. Keep in mind, also, that you will need money for closing costs, including a home inspection, before you can purchase your home. Remember, Chaplin says, that improving your credit can take time. If your finances aren’t in shape for a home now, that doesn’t mean homeownership isn’t a realistic goal for the future. Talk to a reputable mortgage lender to discuss your options, even if you have a lower credit score, there might be a loan that is right for you. Mortgage insurance is another possibility; borrowers with a low credit score may need to pay for mortgage insurance. Mortgage insurance lowers the risk to the lender of making a loan to you, so you may be able to qualify for a loan that you might not otherwise be able to get.

Routine maintenance will ensure that your properties are protected from the harsh fall and winter elements, and most can be done without detracting too much from your time or pocketbook. Begin With a Tenant Check-In It’s important to consistently check in with tenants and ensure that they are maintaining the rental unit to lease standards. Seasonal maintenance is the perfect time to inspect the unit for issues that should be addressed. Ask tenants if they have questions or concerns. Checking in is also the best way to establish open communication. Good communication is the foundation of a healthy tenant-landlord relationship. Not to mention, when a tenant feels that there is a direct line of communication, they are much more likely to report on a minor but time-sensitive issue before it becomes an expensive repair.

Complete Indoor Maintenance Windows and Doors: Apply weather stripping or caulk to any needed areas along windows and doors. This will prevent against overtaxing your heating system on those blustery fall days, and will keep your tenant’s utility bills down, ensuring satisfaction with the unit. Fireplace: If your unit has a fireplace, check that the chimney is swept and free of debris. A blocked chimney is an easily avoidable a fire hazard and a smoke inhalation risk. If you don’t already have one, take the time to install an animal-proof chimney cap to prevent further blockage from nesting critters.

Smoke and CO Alarms: Regardless of whether you require your tenants to change the batteries, it is crucial to check that they have indeed kept up with the task, and, moreover, did not remove them altogether. Ensure your tenant’s safety—and your legal protection—by ensuring that the alarms are in working order. Attic: Check your attic’s insulation. Poor insulation can lead to expensive roof repairs. Inspect for signs of small animals that can sneak in looking for a warm place to nest— they can destroy crucial insulation that prevents against ice-damming on your roof.

Trees and Shrubs: Now is an excellent time to trim any branches or vegetation that touches the exterior of the building, as they can lead to damage over time. Protect your investment and ensure that all foliage is maintained before the wet season gets in way.

Complete Exterior Maintenance Animal-Proofing: Attics and basements are very enticing to rodents and small animals who seek shelter from the cold weather. The Humane Society has recommendations to prevent nesting in your property: ensure animals are not inside the home already (you don’t want to seal them in) and then caulk small holes and staple hardware cloth over larger holes. To stand up against stronger animals, opt for 16-gauge, 1x1 steel mesh. Gutters: Fall leaves can lead to clogged gutters. Clogged gutters can create ice dams in freezing weather, and this can cause the gutters to break entirely. Trim trees or install gutter guards where necessary to ensure that your gutters will appropriately channel water away from the property and prevent water damage to the foundation or structure. Stairwells, Walkways and Patios: Verify that all supports, stairs, and handrails are secure. Make sure that the handrails can support a person who is slipping due to rain or sleet. Irrigation Systems: Fall weather means that sprinkler systems can often be reset, since seasonal rains will keep the foliage appropriately hydrated. Follow your manufacturer’s instructions to winterize your sprinkler and irrigation systems. This will protect the functionality of the system and ensure your property looks its best. AC Units: Depending on where your rental unit is located, be prepared to wrap the outside box units in order to protect it from rust or weather damage.

HVAC Have it serviced, inspected and cleaned. Proper maintenance will extend the life of the furnace, so be sure to remind your tenants to change the filters. To be certain the task is done, consider supplying some extra filters yourself. This makes the task simple for tenants, and is a minor expense for you compared to an expensive system replacement.

Hire a Professional For some costly items on your list, it will pay to have a professional inspect them. Big-ticket items like your HVAC system and your roof should be inspected yearly to ensure that any slight damage is dealt with proactively, before a serious issue occurs.

Roof Extreme temperatures and general exposure to the elements can wreak havoc on your property’s roof. Have a licensed, certified roofing professional inspect the condition of your roof. Simple repairs like loose or damaged shingles can lead to water exposure that can lead to deterioration of insulation, wood and drywall, or make electrical or plumbing systems vulnerable. It’s much simpler to deal with a repair now than an emergent leak come winter. Seasonal maintenance is a chore, but being proactive will ensure that your rental property remains in good shape and your investment is protected for years to come. First impressions count – and experienced real estate professionals know that a clean, attractively organized home will pique buyer interest and sell more quickly than its neighbors. “Clients tend to focus not on what the house could potentially become, but on how it looks on their first walk-through,” said Kathy Murphy, a top-performing agent with in Royal Oak, Mich. “If the front door is peeling, or the kitchen is a mess, that’s the way they will remember it.” Staging a home to show at its best can make a remarkable difference. That’s why most agents work with their sellers to help create maximum appeal. Effective home staging can be accomplished without excessive effort or expense. The work should begin before the listing photos are taken, so that buyers are intrigued when they view the home online. Listing agents can broaden their staging know-how with these tips from home staging experts:

Curb appeal is more than a catchphrase. Advise your sellers to be sure the lawn is mowed, flowerbeds are neat, bikes and trash cans are stashed away. Paint, replace, or clean the front door as needed, and set off a drab entry area with a potted plant or two.

Sellers love their collections of figurines or bowling trophies, but buyers need to envision the home filled with the things they love. A savvy seller will keep it simple and consider repainting colorful interior walls in neutral tones.

PREPARING YOUR HOME FOR AUTUMN: MAINTENANCE TIPS FOR THE END OF SUMMER BY ANITA ALVAREZ

It’s almost time. Sigh. Summer is drawing to a close, like it or not. Before the leaves fall and the wind turns chilly, it’s a good idea to do some seasonal maintenance on your home. Here are some things to add to your fall “honey-do” list.

HAVE YOUR FURNACE INSPECTED. It’s smart to have your heating system serviced before you actually need to use it. Experts say that as much as 75 percent of the calls they receive about homeowners without heat are a result of not having the furnace serviced and cleaned. It will also keep your heating costs down and help keep the air in your home healthy. INSPECT YOUR ROOF. You’ll want to check for shin-

gles that are cracked, buckling, or missing. Check for caulking that needs to be replaced, or moss or lichen, which could indicate deterioration underneath. If you don’t trust your own assessment, work with a certified inspector.

CHECK THE AIRFLOW. Focus on areas like vents, the

hood over your stove, dryer vents, baseboard heaters and room fans. Not only is a buildup of dust a fire hazard, but you also want to keep the air flowing and the allergens at bay.

INSPECT YOUR INSULATION. The most important

area to check is your attic. You should have the highest concentration of insulation here. See if there are any gaps that need to be filled. You don’t need to check the insulation in your walls unless you notice heating issues.

CHECK FOR MOLD. The humidity of summer can cause mold to flourish. Check locations such as around leaky pipes, basements, or areas that don’t get good ventilation. You will want to remove the mold as soon as possible. It’s wise to have this done by a professional. LOOK OVER YOUR SIDING. You’ll want to look for any areas on vinyl siding that are buckled or warped. If you have wood siding, look for curling, splitting or cracking. Should you find an issue, you’ll definitely want it taken care of before the weather gets cold!

GET CONTROL OF GUTTERS AND DOWNSPOUTS. Clogs

MAKE SURE YOUR DETECTORS ARE WORKING. Ensure both smoke and carbon monoxide detectors have fresh batteries. It’s smart to test them, also. Both are especially important once your furnace is in use.

REPLACE WEATHERSTRIPPING ON DOORS. There could be gaps that you can’t see and that can jack up your energy costs.It’s a simple fix that can be done with items found at your local hardware store.

While completely replacing the front door is an option, simply sanding and repainting your existing door can make a big difference and save on costs. A bright or bold color like red can really make your door pop, especially against a white or tan exterior. For a little extra: Add a nice fall foliage wreath, or a doorknocker to accentuate your home’s entrance. Sync hardware – Mismatched exterior hardware can make your home appear disheveled and create a non-cohesive aesthetic. Make-over your mailbox – Sitting at the end of the driveway, the mailbox is often forgotten about when it comes to your outdoor décor.
