WHAT SHOULD YOU BE INCLUDING IN YOUR LISTING PRICE? So, you’ve decided to list your home on the market. You’ve probably enlisted the help of realtor, or at least researched what other comparable homes in your area are going for. You probably have a good idea of what your home is worth, but are you considering all the factors to include in your listing? Consider the following items, and make sure you’re accounting for them in your listing price.


Window Treatments

Furniture

When you move into your new dwelling, you’re not going to be taking your window treatments with you. But while you’re in your current home, it’s worth setting aside a few hundred dollars to replace the blinds, shutters and curtains. For a truly modern, convenient touch, install motorized shades that can be opened and closed with the touch of a button. When you’re selling your home, you can include these updated window treatments, and their installation, in your price.

Some buyers are looking for a truly turnkey home that’s completely furnished, especially in fast-moving cities like LA or New York. The furniture they see staged at your open house will help them achieve that, and they’ll likely be willing to pay extra for it. By selling your furniture and decor with your house, you may be able to increase the price of your listing.

Light Fixtures Light fixtures are usually customized for a space, so it’s better to leave them in your house. To sell them with your home, go with modern fixtures that keep the space well lit. Avoid harsh fluorescent lights and choose LED bulbs instead, which can make a room look brighter while saving energy.

Playsets Many potential buyers have kids or plan on having kids, especially if they’re first-time homebuyers. Even if your own kids have outgrown swing sets and play areas, consider keeping them in the yard. They have the potential to increase the price of your home.

Appliances Appliances can be tough to move, especially if they’re built into your kitchen or laundry room. Instead of planning to take them with you, include them in the price of your home. A word of caution: ensure the appliances match, are (relatively) new, are cleaned and look immaculate. If you’re in a pricey neighborhood, buyers want move-in ready homes stocked with higher-end appliances. Spring for expensive brands, and you may be able to get more money for your home when you sell. By taking these items into consideration during your listing process, you might be able to demand more for your home than you previously thought.

So, you want something that looks elegant and stands out. The main consideration is the material – wood, steel or fiberglass.


Wood doors give your home a traditional, warm and elegant look that is sure to improve your home’s curb appeal. Being a heavy material, wood doors are sturdy and secure. However, they are expensive to purchase and maintain. You’ll have to stain them regularly and will have to take steps against warping and rotting of the wood. Steel doors are your “strongest” option. CREATE A DOG FRIENDLY YARD LAWN AND PET HAPPY Any dog owner has likely seen parts of their new garden dug up by their four-legged family member, or their freshly laid sod become Spot’s outdoor toilet. Reach out to your landscaping professional to get some tips on creating a yard you and your dog will enjoy, but here are some tips to get started.

CONSIDER YOUR DOG’S NEEDS Each dog – senior, puppy, small, big, active breed or not-so-much – has different needs. Is your dog a water hound? Maybe you should include a splash pool or water fountain. Got a digger? Get a sand pit that will keep your dog entertained, the mess contained and the garden protected.

Does your dog love to run the perimeter of your yard? Design your yard with his path in mind. Does she have dog friends next door? Maybe an eye-level hole in the fence would keep her from barking. Jot down everything your dog needs from your family yard, then help your landscaper map everything out accordingly.


KEEP YOUR PET SAFE AND SOUND One of the most important pet features in your family yard is a secure fence – whether it’s made of wood, metal, vinyl or concrete. Inspect and fix your fence – or install one – so you can rest easy knowing your dog is safely within the boundary of your yard. CONSIDER TURFGRASS Turfgrass is safe – unlike concrete, asphalt or hard ground – and offers your pet a soft, cool spot to lie down, even during the hottest conditions. It also creates a comfortable backyard playground and provides a place to take care of business – just be sure to clean up regularly! There are many types of turfgrass that can handle “ruff-housing” from dogs and kids alike. Check your climate zone to make sure you’re selecting an appropriate grass species for where you live. (Another bonus benefit is grass is very good at capturing and filtering rainwater.) SELECT THE RIGHT PLANTS You’ll want to have a balance of grass, flower plants, trees and shrubs in your family yard. Keeping your climate zone in mind, select appropriate landscaping for the areas you’ve identified in your yard. Around walking paths, for instance, you’ll want to include sturdy, yet soft foliage that can stand up to puppy and people traffic without scratching. Use elevated boxes and patio planters for more delicate flowering plants. There are some plants and shrubs that are poisonous to dogs. Dogs don’t naturally avoid toxic plants, and many will eat plants that are not safe for consumption. You’ll want to avoid these in your outdoor living room entirely. The American Society for the Prevention of Cruelty to Animals (ASPCA) has a list of toxic plants that you should refer to when shopping for your family yard. Your landscaper will also help you choose the plants and grass that is best for you and your pup.


TIPS FOR ASSESSING YOUR HOME & PROPERTY AFTER WINTER Now that winter is over and spring is on the way, it is the perfect time to assess your property to see the toll of damaging winter weather. So, take this time to inspect your home, starting with the following areas:

THE ROOF. A buildup of snow and ice on the roof during the winter, can lead to water leaks, which in tum can lead to a buildup of mold or mildew inside the home. High winds can also tear off roof shingles, allowing even more moisture to seep in. If left untreated, a leak in the roof can deteriorate the wood beams, potentially causing structural damage. Check out the walls and ceiling below your roof. Peeling wall paint and damaged ceilings are often signs of a leak. A professional home repair expert can assess the problem and help determine a solution. SIDING. The siding is the first line of defense against any storm. Strong winds and hail can lead to peeling paint on wood siding, or even strip away its lamination - opening it up to moisture, and eventually, rot. Vinyl siding is more resistant to harsh weather than wood siding, and it is often less expensive to repair. GUTTERS. Heavy ice or snow buildup can pull gutters away from the roofline, causing damage to your home. Leaves, twigs and other debris can make matters worse, so it’s helpful to clear your gutters before any major storms. You can consider gutter screens as an easy-to-install option that will help prevent pileups in your gutters.

WINDOWS. Snow, ice and cold temperatures can cause metal or wooden window frames to warp. Harsh winter conditions can even cause the glass itself to crack. An air leak or crack in the window will let cold air seep into the home, jacking up your heating bill in the process. Speak to a trained window professional or installer – they can help you decide what type of window works best in your climate and will install them according to manufacturer’s instructions. FOUNDATION. A small problem in your home’s foundation can lead to major expenses after a storm takes its toll. Cracks in the foundation provide a space for water or melting snow to collect. In the winter, this water can freeze and expand, leading to larger cracks. Now is a great time to check for hairline cracks in your home’s foundation. They may just require a quick sealing fix, before they turn into larger, more expensive cracks. Start with these main problem areas and contact a professional if any repairs are necessary. It could also be beneficial to hire a home inspector to give your property a close, post-winter lookover. By assessing your home now, it will be ready to enjoy at its fullest all spring and summer long.

And depending on the status of your deck, you might not be ready for all the grilling, chilling and relaxing that could be in store for you this summer. If your deck is beyond what a simple staining can do, it might be time to consider a new one. But before you hire someone to start digging and building up a new deck, make sure they are qualified. Vet contractors and consider the following points to make sure you have the right professional for the job.

1. Is the contractor insured and licensed? Make sure the contractor you choose has insurance and the required licenses to obtain permits by calling his or her insurance company for verification. Without these, property damage or injuries that occur on your property could render you accountable. 2. Do you offer a warranty? Typically, contractor warranties only cover structural damage related to the construction of the deck. Reputable builders should provide a written statement that spells out the type and length of time they will guarantee their workmanship. Be sure to also inquire about any manufacturers’ warranties on the products being used. 3. How will the permit process be handled? Nearly every deck building project requires a permit. If you build without the necessary permits, you may have issues with paperwork or have to pay a fine when you try to sell your home. Most deck builders handle the permit process but be sure to obtain a copy for your records.

4. What decking materials do you work with? Your deck is a permanent addition to your home that affects its value, so it’s important to choose a contractor who is skilled and comfortable working with your preferred material. 5. Can you provide references? It’s one thing to read online reviews, but personally speaking with a previous customer offers another level of reassurance. Once your preliminary questions have been answered and you feel comfortable with the contractor, take the time to contact a few references to ask questions about the quality of work and overall experience to help ensure you are making a good hiring decision. By following these tips and conducting your own research, you’ll be well on your way to finding a local, licensed, insured and vetted contractor that will assist you with all your deck needs and have you on your way to wonderful summers for years to come.

Come springtime, your yard will be full of wonderful options for adding a pop of color and fragrance to your interior decor. Make a fragrant arrangement of flowers to put on display. The effect is powerful on potential buyers. By following these tips and beginning your preparation now, your home will be buyer ready once spring rolls around.


HOW TO CHOOSE THE

BEST DESK AND CHAIR FOR YOUR HOME OFFICE With increases in technology making it easier than ever to work from home and “telecommute”, more and more employees and companies are taking advantage of the practice. There are many benefits of being able to work from home, such as increased flexibility and saving time spent commuting. But for those who work from home, your workspace needs to be designed so that it maximizes not only your productivity, but also your health. When assessing your home workspace, two of the most important points are the furniture items you’ll use daily: a desk and a chair. Whether it’s a standing desk, stool at an elevated workstation, or a classic desk and office chair, there are many options to choose from. Science has shown that sitting all day long can be just as bad for your health as smoking. It contributes to increased blood pressure, obesity and spinal issues as well. But don’t just think, “Well, I’ll just get a standing desk and stand all day. That will prevent all that!” Standing for long periods of time can put pressure on the joints and cause other health problems as well. Adjustable height desks are the best of both worlds. At the push of a button, they can move up to allow you to stand, and then move back down so that you can sit. Or, instead of having an entire desk that moves up and down, you can get a monitor riser that will just lift your computer monitor up. If you go the traditional desk route, make sure to choose a desk that suits your needs. If you’re doing

mostly computer work, be sure the desk offers space or a compartment to hold the CPU underneath and built in wiring holes. If you need lots of space, consider an L-shaped desk.

As for chairs, you want something that is ergonomic, since you’ll presumably be spending lots of time sitting in it. A good office chair should have plenty of lumbar support, meaning the curved chair back should support your lower spine, following the natural curve of your lower back. The right seat will allow you to sit comfortably while also leaving an inch or two between the back of your knees and the seat. The chair’s height should be adjustable so that your feet are flat on the floor. Armrests should be adjusted so your shoulders aren’t hunched, and your arms are parallel to the floor. Finally, your chair should be able to recline a bit. Research has show that reclining in your chair at about 135 degrees may be better for your spine than sitting straight up. Keep these tips in mind when shopping for new home office furniture, and be cognizant that you need to focus on your health as much as you do your productivity.
