A good rule of thumb is to set aside one percent of your home’s purchase price per year for maintenance. So, if for example, your home cost $300,000, you should put aside $3,000, or about $250 a month, for home repairs. If you’re buying a new construction home, you shouldn’t have major repairs right away and you’ll likely have a new home warranty covering any maintenance costs. By saving this money now, particularly if you’re moving into an existing home, you won’t have any surprises if a hot water heater breaks or if you need a new roof down the line.
This doesn’t just mean keeping up with yard work and cleaning, even though they’re important. You’ll want to do an annual survey of your major appliances and know what they look like when working properly. Keep your eye on the roof or visible pipes as well – catching a problem early is key to preventing expensive repairs. Keep the name of trusted plumbers, HVAC repairmen, and electricians just in case.
INSPECT BEFORE YOU BUY A proper inspection of your new home will alert you to problems that already exist. The first year you own a home, your taxes will become much more complex – so this might be the year you turn to a tax professional (if you don’t already do so). Second, start to budget. ummer and early fall are a great time to pull the trigger on repainting your home. Ideally, you want warm, dry days. While there’s always a chance of thunderstorms in the summer, a simple check of the weekly forecast will alleviate any risk there. Summer is also a good time because there aren’t big temperature fluctuations from day to night. If you’ve got perfect temperatures during the day, but then a big drop after the sun goes down, the paint will react and won’t cure properly. Once you choose your painter, the next step is to start choosing your colors. First, choose the main body color of your home. This color is what most of your home will be painted, and it will set the tone for the rest of the home. Normally, you would choose something neutral like white, cream, gray, etc. If you have a change in material, such as an entry feature or second roofline, or any other secondary main material feature, include a second main color to complement the first.

Then, choose a complementary accent color that will highlight smaller details, such as doors and shutters. For example, if you paint your home an off-white color, such as cream, choose a blue hue such as navy or a red hue like burgundy to complement it. Finally, tie everything together with a trim color around the windows and eaves. If you’re not ready for an entire exterior paint job, you can still give your house a facelift with some practical touch-ups on accent pieces. Fresh, bright paint on the front door, stair rails, balconies, shutters or window sashes can vastly improve the look of your house. Plus, it’s easy to change the color on these smaller details every year or two so you can constantly update and boost that curb appeal. If you’re putting your house on the market, look into a fresh coat of paint or doing some touch ups. It’ll go a long way towards a great first impression when it comes time to show your home.

POWER THROUGH YOUR CLEAN-UP LIST WITH A PRESSURE WASHER
Do you have a lot to clean this summer and not a lot of time to do it? Consider pressure washing (also known as power washing). Pressure washers aren’t just for cleaning your home’s exterior before painting or getting gunk off the roof – they can be used to clean much more. While not cheap, you can purchase or rent one, or reach out to a local pressure washing service to do it for you.
Clean patio furniture. Has your deck or patio furniture built up pollen or grime this summer? Forget the scrub brush, soapy water, and elbow grease and make quick work of cleaning wood and iron furniture with a pressure washer. Just don’t spray too close. See that the washer tip is held a few feet away – otherwise it can strip paint or other finishes. Banish weeds and dead plants. If you have deep-rooted weeds or dead grass entrenched between pavestones, slate tiles, or concrete cracks in your yard or on your patio, don’t bust your knees bending down to pull them out or risk spraying harmful chemicals. Blast them with a pressure washer to remove weeds right down to the root. Restore the shine to glass. Remove the film and stains that accumulate on outdoor glass tables or windows with your power washer, making it sparkle like new again.

Make stonework gleam. While you’re removing weeds, blast the pavestones and tiles with a pressure washer to remove dirt from them as well. And quickly remove dirt and mildew from stone or concrete planters, birdbaths and garden statues by hitting them with the pressure washer as well. Clean your deck or patio. Has your deck or patio been in high use this summer? Give it a mid-season refresh with a pressure washer to get rid of stains from things like grease from the grill. If you need to really spruce up the deck, pressure wash those fading stains away, and re-stain it. Spend more time this summer actually enjoying the weather by hiring a pressure washing service or renting one yourself. You can check off more boxes on your To Do list and even tackle your home’s exterior or roof as well.

Summer is here, and that means it’s vacation home buying season. It’s easy to get caught up in things like curb appeal, remodeled kitchens and staged living rooms. But be sure you invest in these important and often overlooked issues around any home you’re looking to purchase.
Chimneys and Oven Filters.
Attic Insulation.
Soot can build up in chimneys relatively quickly. Which could mean carbon monoxide poisoning (best case scenario you have some wicked hallucinations) or it could pose a substantial fire hazard. Dick van Dyke isn’t the only chimney sweepers around – find one to clean your chimney, or learn how to DIY it safely. Like chimneys, ovens and range filters can also get clogged with grease, posing a major fire hazard. Make sure they stay clean and spiffy.
Attic insulation can be done poorly, which results in heat loss in colder months and heat gain in the warmer months, leading to high energy bills. Consult a professional to see if more needs to be added.
Caulk Around the Bathtub and Seals Around Fixtures. Deterioration can remove caulk and grout around bathtubs, which can cause leaks and costly water damage around your tub. You can determine if there is insufficient grout by checking between tiles and closures for voids. Press on the caulk to check its integrity – if it’s too spongy, it’s weak. Seals around kitchen and bathroom sink fixtures can become loose too, damaging cabinets below. Visually examine seals and test them to see if they feel loose.

Loose Toilet Seats. Not only are they uncomfortable to sit on, they can also be a sign of a bigger issue. If the seal at the base has failed, water can leak to the floor below, causing significant damage. If your toilet feels shaky or loose, have the seal replaced.
Overloaded Outlets. The Internet of Things is slowly transforming the way our homes should be wired. But our outlets can’t always handle the plethora of energy sucking devices we throw at them. Call up a certified electrician to install additional outlets so your home can handle the increased electrical load of 2019.

• Water your lawn. But be sure to practice proper watering and water conservation techniques. The morning hours are the best time to water your lawn, because the air is cooler. In the middle of the day, water evaporates too quickly, and doing it at night is even worse. Water can cling to blades of grass overnight, and it sits there and promotes fungus and lawn diseases. • Water long enough to moisten the soil about six inches down, but don’t water any more than that. Use water wisely, especially in the summer when a lack of rain can lead to water deficits and droughts. The first time you water your lawn this summer, check it every 15 minutes to see how moist the soil is. When the soil reaches six inches in depth, record the time that it took, and use that as a timeframe moving forward. • Check your lawn for any signs of discolor or poor texture. Browner, more brittle grass can be signs of damage.

• Hire a pest-control service to spray around the foundation of your home to keep the bugs on the outside. You can also reduce bugs’ outside presence by treating the lawn. • Pour out standing water as it collects to prevent mosquitos from breeding. • While the lawn is normally the focus point of the yard, don’t forget about trees, shrubs and other outdoor plants. Mulch beds are important too. Keeping your yard well-maintained will increase your home’s value as well. Make sure you stay hydrated (with water, not beer, as tempting as it may be). Working in the summer heat it can be tempting to wear shorts and flip flops, but it’s important to wear closed toe shoes and long pants to protect yourself. If working out in the elements isn’t your thing, consider hiring a professional. They’ll make sure everything you need gets done, and they might find things you overlooked.

Depending on how much direct sunlight you have on your home, tree borders are a good way to add shade to parts of your yard. This will add life to your paint job, and the trees will add more “life” to your lawn and landscaping.
The roof also absorbs the brunt of the sun’s power and can be the first to show sun damage. There’s not much you can do to avoid this, but if you inspect your roof closely each season, and make necessary repairs, you’ll stave off the damage.
DECKS WINDOWS Keep your cold AC inside and the summer heat outside by checking the caulking around your windows. You may also want to consider adding awnings to prevent heat from penetrating, or keeping the blinds or curtains closed during the hottest parts of the day. This will keep sunlight out and help cut down on that utility bill.

One of the top ways to protect your deck from summer heat, especially if your deck is made of wood, is by properly sealing it with a high quality, weatherproof, UV resistant sealer. The sealer will help your deck fight back against fading and warping. Another option might be installing a retractable deck awning, which you can pull over your space during the sunniest part of the midday heat. Or consider adding a sunroom instead of a deck, which gives you a more functional, year-round, space.
