Late Summer Projects to Complete Before Fall If you’re still enjoying the lazy days of summer, there are some projects you can be doing to prep your home for fall. Knocking out some small projects now will not only lessen the workload down the road but will also help you avoid the stress and expense of emergency situations in the thick of cooler weather. 1. HAVE YOUR FURNACE INSPECTED.

While the thought of heating your house in August probably isn’t at the top of your list, August is a great month to have an HVAC pro come in (before they get much busier in the fall and winter) and check for leaks, heating inefficiencies, and change your furnace filter. 2. SEAL DRAFTS.

Check around windows and doors to see where leaks may be occurring. Now is a great time to take care of patching holes and caulking around windows while the weather is still warm - you’ll be able to feel some warm air coming through any holes. 3. INSPECT TREES AND FERTILIZE YOUR LAWN. The end of the summer is a great time to do yard related tasks. Inspect the trees on your property and get rid of any dead limbs before storms hit. Also, take the time to fertilize your lawn now to help guard against winter damage. 4. INSPECT YOUR ROOF.

Before fall leaves and winter snow wear your roof down, take the time to have loose shingles replaced and any patches made.

5. TEST HOME SAFETY DEVICES.

Use this time to test all your smoke alarms, carbon monoxide detectors or fire extinguishers. Replace batteries or install new ones so you’re ready to go once it’s time to fire up the fireplace. And, speaking of the fireplace: 6. CLEAN YOUR FIREPLACE.

Chimney sweeps get very busy once the fall season is in full swing, so make an appointment to have your fireplace professionally cleaned during this off-season.

So, while you take a break from relaxing and soaking up the last bit of summer, give your home that TLC to make sure it’s ready to take on the changes fall will bring. Consider hiring a home services contractor or handyman service that can help you tackle multiple tasks like those above, or reach out to a specific provider like a roofer or chimney sweep. Getting some of these things taken care of now will let you enjoy more of your fall.

Many people opt for buying a second home or a vacation home. Before you start your search, you’ll need to make sure you can commit to buying that vacation home. Here are some signs that you can pull it off:

1. YOU CAN AFFORD IT.

You don’t want to buy a home that will leave you over your head in debt, but if your finances allow you to comfortably afford it, go ahead. Keep in mind, you’ll need to pay utility bills, maintenance fees and insurance premiums. And depending on the neighborhood, there might be homeowner’s association fees too.

When visiting an area that you’re considering for a future home, enjoy yourself, but also take the time to understand what the surrounding area also has to offer. Also, be sure to visit during different parts of the year, so that you can get a feel for what it’s like to live there during different seasons. And if you plan to retire in this vacation home, make sure there are things like hospitals, doctors, and other amenities nearby.

A quick checklist can help you determine whether you have the funds to support the purchase: • Do you have emergency savings (at least three to six months’ worth of take-home pay)? • Can you make a 20 percent down payment? • Have you put away enough money for retirement? • Have you calculated the potential return on your investment?

4. YOU HAVE A PLAN. Buying a seasonal home can be worth it if you have a plan in place. If you plan on renting the house out on Airbnb or Vacation Rental by Owner (VRBO), look at what similar houses are renting for. Then you can plan accordingly to determine how much income the property might bring in.

• Does it fit in with your long-term investment strategy and financial goals? 2. YOU PAID ATTENTION TO THE MARKET. If you keep track of changes in sales prices in your desired market, you’ll be able to time your purchase carefully. Becoming a first-time homeowner is both an exciting and a stressful process, but the payoff is well worth it once all the papers are signed and the keys are in your hands. Be sure to read on for some useful tips for preparing for home ownership and what to expect once you move in.

Chances are, you’ve been renting from a landlord who was on the hook for minor repairs and major upgrades, not to mention yardwork and a lot of other upkeep. Now, all those tasks fall on you. SET SOME MONEY ASIDE

STAY ON TOP OF MAINTENANCE

A good rule of thumb is to set aside one percent of your home’s purchase price per year for maintenance. So, if for example, your home cost $300,000, you should put aside $3,000, or about $250 a month, for home repairs. If you’re buying a new construction home, you shouldn’t have major repairs right away and you’ll likely have a new home warranty covering any maintenance costs. By saving this money now, particularly if you’re moving into an existing home, you won’t have any surprises if a hot water heater breaks or if you need a new roof down the line.

This doesn’t just mean keeping up with yard work and cleaning, even though they’re important. You’ll want to do an annual survey of your major appliances and know what they look like when working properly. Keep your eye on the roof or visible pipes as well – catching a problem early is key to preventing expensive repairs. Keep the name of trusted plumbers, HVAC repairmen, and electricians just in case.

INSPECT BEFORE YOU BUY A proper inspection of your new home will alert you to problems that already exist. There shouldn’t be any issues in a new construction home, and, if anything, only minimal issues in an existing home, but an inspection can ensure that everything is installed properly or that you can negotiate with the seller for any minor repairs to be incorporated into the purchase price.

GET A HOLD OF YOUR FINANCES Finally, another major difference between renting and owning is the status of your finances. The first year you own a home, your taxes will become much more complex – so this might be the year you turn to a tax professional (if you don’t already do so). Second, start to budget. Chances are, you’re going to need to fill up your additional square footage with new furniture or electronics. Other things like lawn mowers, grills, and other seasonal products will be needed too, so make sure to comparison shop at the right time for a great deal.

POWER SAFETY BEFORE OR A F T E R M A J O R S TO R M S When a big storm hits, potential damage to your home is top-of-mind. One of the key areas of costly damage often comes from overlooked sources of electricity. Costly damage to residential electrical systems can be minimized or avoided, while ensuring human safety by following these important steps while preparing homes for an oncoming storm. 1. 1. CONSIDER THE NEIGHBORHOOD. Location really is everything when it comes to a good real estate investment, so if you bought in a great area odds are you’ve made a good investment and your home’s value will appreciate over time. Ask your agent to show you “comparables” of what other homes in the area sold for and are valued at.

2. PAY ATTENTION TO THE INSPECTION REPORT. If the inspection report comes back with any issues that will require a major investment to repair, this should be reflected in the price you pay for the home. If the owner didn’t pay for the repair, that cost should come out of the purchase price.

3. USE AUTOMATED VALUATION MODELS (AVM) TO GET AN IDEA OF THE VALUE OF YOUR HOME AND THE NEIGHBORHOOD OVER TIME. Ask your real estate agent to recommend a couple they believe are most accurate. The AVM may reveal that while you feel you’re paying too much, the appreciation in a few years’ time makes the investment well worth it.

4. TAKE YOUR PERSONAL CIRCUMSTANCES INTO ACCOUNT. Ultimately, what you pay for the home has everything to do with your personal situation. If the location is extremely important to you, or the design or style is your absolute dream home, then the price is worth it. Taking all these factors into consideration can provide you great peace of mind or provide some necessary concern. Work with your real estate agent to determine whether you’re paying the right price – they will keep your mind at ease and provide helpful guidance. It’s also important to consider how long you intend to live there. If you’re in it for the long haul, odds are you’ll regain your investment. ummer and early fall are a great time to pull the trigger on repainting your home. Ideally, you want warm, dry days. While there’s always a chance of thunderstorms in the summer, a simple check of the weekly forecast will alleviate any risk there. Summer is also a good time because there aren’t big temperature fluctuations from day to night. If you’ve got perfect temperatures during the day, but then a big drop after the sun goes down, the paint will react and won’t cure properly. Once you choose your painter, the next step is to start choosing your colors. First, choose the main body color of your home. This color is what most of your home will be painted, and it will set the tone for the rest of the home. Normally, you would choose something neutral like white, cream, gray, etc. If you have a change in material, such as an entry feature or second roofline, or any other secondary main material feature, include a second main color to complement the first.

Then, choose a complementary accent color that will highlight smaller details, such as doors and shutters. For example, if you paint your home an off-white color, such as cream, choose a blue hue such as navy or a red hue like burgundy to complement it. Finally, tie everything together with a trim color around the windows and eaves. If you’re not ready for an entire exterior paint job, you can still give your house a facelift with some practical touch-ups on accent pieces. Fresh, bright paint on the front door, stair rails, balconies, shutters or window sashes can vastly improve the look of your house. Plus, it’s easy to change the color on these smaller details every year or two so you can constantly update and boost that curb appeal.
