YO U CAN CA N YYES, ES, YOU SELLL YOUR YOUR HO HOM MEE SEL IN THE T HE WINTE WIN TER R IN Chances are, you’ve heard that the best time to list your home for sale is the spring. And while there is a lot to be said about selling your home in the spring (or even summer or fall), there are many benefits to selling your home right now – in the winter! Believe it or not, this could actually be the right time for you to sell.

If you choose to do so, follow these ideas for making the most out of your winter listing.

Price it right. There might be a smaller pool of prospective buyers in the winter, but you’ll find that the pool is extremely motivated to buy. Someone looking to buy a home during the holidays or middle of winter has a compelling reason to do so and will be ready to move quickly. This makes your pricing strategy critical. Discuss a strategy with your real estate agent to arrive at a price that factors in and attracts fewer, but more serious, buyers.

Make accessibility a priority. If snow and ice is a factor for you in winter, you will need to be diligent about removal. Make sure driveways and walkways are always clear of treacherous ice. Invest in a plow service and stay stocked up on sidewalk salt.

Keep things warm. Nothing will turn buyers off faster in winter than walking into a cold house, so make sure your heating system is operating at full capacity. And make sure that’s the case for every room in the house. If there’s one bedroom that tends to be drafty, now’s the time to find out the cause and resolve the issue.

Provide visuals of your home in summer. One major thing a buyer might not be able to get an accurate picture of in winter is your outdoor space. Provide photos online and in person to prospective buyers that include shots of your backyard, patio, pool, garden, yard, etc., all looking their best in the summer. Your agent could also prepare a slideshow to play at an open house. Doing so gives a buyer a better idea of the home in all seasons and could really seal the deal for wintertime buyers.

Pay attention to holiday decor. A few tasteful and neutral holiday decorations such as glowing white lights, fragrant evergreens and elegant metallic touches can really make your home glow and sparkle. But remember that less is always more – you don’t want to try and sell your home while it’s part of a Tacky Light Tour. And be sure to pack up those decorations as soon as the holidays have passed. Marketing your home with holiday lights on in the middle of January will not play in your favor.

With the help of these tips and your trusted real estate agent, the market for your house will be hot, unlike the weather outside.

Ring in the New Year With New Flooring One of your home’s most noticeable design elements is actually right under your feet. Whether you realize or not, your choice for flooring has a critical impact on the entire look and feel of every room in the house. And with the new year on the way, it’s time for you to look at your flooring and see if a new style would be right for you. Unlike a lot of other home projects, you can put in new flooring during the colder months. Refresh your floor style with some of these ideas: Go with a lighter hardwood. Wood floors will never go out of style, but lighter-toned hardwoods with smooth, matte finishes are becoming more popular. 4-5-inch widths are also popular. Choose a natural finish. Natural finishes for wood floors are also rising in popularity over stained wood floors. To achieve the natural look, the wood is oxidized with minerals that react with tannins in the wood to create color. Gray is here to stay. Gray is a popular color in home décor, and gray wood flooring is no exception. Shades of gray run the gamut, from light gray, to driftwood to darker rustic hues. Gray wood floors look great in a kitchen, especially when paired with white cabinetry. Hardwood in bathrooms. Many homeowners are also opting for hardwood floors in bathrooms, especially a distressed or antique

look that adds a unique warmth. If opting for hardwood in the bathroom, it’s a good idea to finish floor areas where puddles may form – such as outside of the shower or tub – with tile. Blend with dark carpeting. Dark colors are popular in carpeting – colors such as black, charcoal, or jewel tones like ruby red or emerald green. These rich colors play well with warm woods when used for stair runners or area rugs in bedrooms and living spaces. Opt for low-profile, patterned carpets over thicker, shag varieties. So, while you’re spending time indoors this winter, focus on the flooring and play with some of these style ideas in your head. Consider refreshing your flooring in the new year to give your home a style boost and contact your home contractor or local flooring company for samples and more great ideas.

SAVE YOUR PIPES THIS WINTER

Winter is tough enough on your wallet as is. Between gifts for the holidays, travel and heating costs, this time of year can hit your bank account hard. If you add in pipe damage or other plumbing issues brought on by the cold, the financial impact can be brutal.

The average cost to repair damage from burst pipes is in the thousands. Preparing ahead of time to avoid these catastrophes can save you money and save you from added stress during the holidays. Be proactive and have a plumber come check out your pipes and plumbing before the weather regularly drops below freezing. Additionally, the following tips can also help homeowners looking to be proactive about pipe damage:

INSULATE THE PIPES. There are many products

on the market to add insulation to your pipes, and many others a plumber can install for you. Heat tape, pipe sleeves, and heat cable are easy, low-cost options that will add an extra level of protection when temperatures are low.

INSULATE THE HOME. A plumber will be able

to recommend areas in your home that need added insulation, but you might need to hire another contractor to install the insulation. Areas such as attics, basements and crawl spaces can develop leaks and cracks over time. Insulating these areas will maintain warmer temperatures. Don’t forget to check around the foundation of the home as well – cracks can let cold air in, which will negatively affect the pipes under your house.

LET THE WATER DRIP. When temperatures are expected to really drop, allow cold water to drip from your faucets. Standing water can freeze more easily than moving water, so keeping water flowing will prevent disastrous issues from developing. You don’t need to leave the faucets gushing all day and all night, a small, slow drip is enough. MONITOR THE THERMOSTAT. Make sure your

home’s temperature doesn’t dip below 55 degrees, especially if you plan on traveling for the holidays. Set your thermostat before leaving for the day or your trip. A dip in temperature can increase the chances of frozen plumbing.

OPEN THE CABINETS. Chances are, you have a

pipe going from the sink that is housed under the vanity. These areas are more susceptible to damage from a temperature drop. By keeping cabinets open, you’ll allow heat to circulate into the cabinet, keeping the pipes warm. Reach out to your local plumber for a comprehensive check of your pipes before the brunt of winter really hits. By doing so, and following these tips, you’ll be more worry-free this winter and holiday season.

Save Money and Stay Warm With These Efficient Heating Tips

With freezing temperatures on the way in most parts of the country, you’re probably bracing yourself for the cold and the inevitable hit to your wallet. You’re already bundling up to help keep warm, but what else can you do besides crank up the heat? Try the following tips to help keep your home heated efficiently and affordably: Turn the thermostat down.

Change your filters regularly.

The U.S. Department of Energy recommends setting your winter thermostat to 68 degrees while you’re awake and setting it lower while you’re asleep or away from home. You can save up to 10 percent a year on heating (and cooling) costs by simply turning your thermostat back anywhere from 7-10 degrees for approximately eight hours a day – like those times you’re at work or asleep. As a bonus, you also sleep better when the temperature is colder. So, dial the thermostat back and get those deep zzz’s.

Dirty air filters restrict airflow and increase your energy use. Changing the filters on your furnace or heating unit at least every three months can save you anywhere from 4-6 percent a year on heating and cooling costs. If you have pets, your filters are probably even dirtier – changing them once a month is recommended.

Use your fan. While ceiling fans are excellent tools for staying cool in the summer, they can also be adjusted to help you stay warm in the winter. Many fan models have a switch that allows the blades to spin clockwise, which will push warm air that rose to the ceiling back down into the room.

Keep your chimney closed. If your home has a fireplace, remember to keep the damper closed when it’s not in use. Consider a chimney balloon – an inflatable device that goes in the chimney – to further keep the cold air out and the warm air from escaping.

Changing filters regularly will not only save you money but will also likely prolong the life of your furnace. Be sure to have your local heating and air company come and regularly service your unit as well.

Seal cracks and ducts. Windows and doors account for a large amount of heat loss in homes; in fact, installing weather-stripping or caulking leaky doors and windows can save you up to 10 percent on heating costs. Ducts are another culprit of heat loss – leaking ductwork accounts for 25-30 percent of heating costs in the average home. Consider hiring a contractor before freezing temperatures really hit to evaluate the tightness of your ducts and repair any leaks or restrictions.

By following these tips this winter you’ll keep the warm air inside your home and money inside your wallet.

Make Your

DIY PAINT PROJECT A SUCCESSFUL ONE

Painting projects are easier, yet critical tasks that a DIY-er can complete. Whether you’re changing the look of a half bath, adding a team colored paint to a man cave or adding a new border to a guest room, a fresh coat of paint will give you a new look, and leave you feeling accomplished. But before you crack open the paint can and bust out the rollers, remember the important details. You’ll want to ensure that you choose complementary colors, buy the proper amount of paint, and more. Here are some more tips to make your project successful:

GET THE RIGHT TOOLS. The essentials for your project include a paint brush, roller cover, roller frame, paint tray and extension pole. Step ladders, putty knives and drop cloths are also crucial to your paint project’s success. Keep in mind that not all tools are created equal. For example, when you use a high-quality paint brush, you’re more likely to paint straight lines when cutting into comers and walls. You may also notice a much smoother finish, one without unsightly brush strokes, which means a more visually appealing result

with less effort. Don’t just choose the cheapest supplies – it pays to not skimp.

PREPARE THE AREA TO PAINT. Depending on which room you’re painting, planning and preparation can vary. But as a rule of thumb, remove everything from the walls you plan to paint – including pictures, curtains, and switch and wall outlet covers. Use drop cloths to cover floors and blue painters’ tape to protect crown molding. Remove furniture from the room if possible, otherwise, push it to the center of the room and cover with drop cloths.

Next, prepare the surface you’re going to paint. Take this time to patch and sand any holes, then wipe down the surface you’ll be painting with warm water, which helps remove dirt and dust. Finally, if using a primer, prime the walls.

CLEAN UP. Step back and appreciate your hard work, then finish the task by cleaning up. Paint brushes and roller covers should be washed with warm water and a mild detergent promptly after use to ensure they can be used again. Let them air dry. Save any leftover paint for touch-ups, writing on the can what room they were

used for and the color name. This info can help you in the future should you need to buy more of the same color.

By following these tips, your paint project will be a success, and the paint will be where it belongs – on the walls, not on your floors or furniture.

Ready to Look for Your First Home?

Some Tips to Get You on Your Way You’re finally ready to make the leap from renting into home ownership, which is a very exciting time. But, hey, let’s face it—it can also be overwhelming, and even a little scary. But don’t worry, with the right preparation, you’ll be ready to take the home search head-on and find the perfect home for you.

Here are some helpful ways to prepare yourself for your first house hunt: Take a class. There are many first-time homebuyer education courses available, many of which are offered online. They provide potential homebuyers with detailed information, advice and budgeting tips on how to purchase a home. And upon completion, some provide a homebuyer certificate, which may allow consumers loan products that might otherwise be out of their grasp.

Save, save, save. And then save some more. Prospective homebuyers need to save as much as possible toward the purchase price of the house and closing costs. Though minimum down payments start around 5 percent, the greater the down payment the more favorable the borrowing terms. If you can purchase a home with at least 20 percent down, you probably will save even more because you won’t need to buy private mortgage insurance (PMI).

Find an agent. First-timers should ask around or look online to find a trusted real estate agent. An agent’s job is to know how much properties are worth, facilitate the sale process and bring an offer to the seller’s agent—and help guide you along the way.

Creative Living 55 Digest1.indd 2

Research your mortgage options. There are a lot of mortgage options out there, each with their individual pros and cons. If you’ re having trouble saving up for a larger down payment, check out: xx Conventional mortgages that conform to standards set by governmentsponsored entities Fannie Mae and Freddie Mac., which require as little as 3 percent down. xx Federal Housing Administration (FHA) loans, which permit down payments as low as 3.5 percent. xx Veteran Affairs (VA) loans, which sometimes require no down payment at all. Shopping around for your mortgage can lead to real savings. Saving even a quarter of a point in interest saves thousands of dollars over the life of a loan.

now that you know How to prepare, it’s time to get out there and start hunting for your first home!

BENEFITS OF INSTALLING A TANKLESS WATER HEATER

You might think the old water heater in the garage is fine – after all, you’re able to take hot showers and those things are expensive to replace. But as is the case with most appliances and electronics, modern technology can create massive improvements. This goes for tankless water heaters. They take up less space, are leak-free and can save you money on your water bill.

Top benefits of taking the tankless plunge include: SAVING MONEY ON YOUR ENERGY BILL If you’re going to shell out money for a new water heater, you better be getting some back, right? Well, a tankless heater will save you from constantly heating and reheating water. With a conventional water heater, the hot water is stored inside the tank. In theory, this keeps a ready supply of hot water on hand for immediate use, but in fact the hot water just sits around when not being used. After some time, the heat will dissipate, and the water heater will need to reheat the water all over again. And guess where this waste of energy shows up? On your utility bill. NO LEAKAGE Leakage is one of the biggest problems with conventional water heaters. No matter the model, they will begin to leak eventually, as they are being constantly filled and drained of water every day for years. Because the tankless heater doesn’t store water, it won’t have any to leak.

YOU WON’T RUN OUT OF HOT WATER A tankless water heater doesn’t store hot water for later use. Instead, a tankless water heater only produces as much hot water as a person needs. In other words, when the hot water faucet is turned on, the tankless unit provides the exact amount of hot water dispensed until the faucet is turned off. You can leave the hot water faucet on for hours and the tankless water heater will continue providing hot water. So, you’ll never need to worry about running out during a shower or conserving so someone else in your home can take a hot shower after you. SMALLER FOOTPRINT One of the best things about a tankless water heater is how little space they take up. A tank water heater can take up an entire utility closet or feet of space in your garage. On the other hand, standard tankless water heaters are generally no larger than a computer tower.

When it comes time to replace your water heater, tankless ones are your best option. If you’re tired of running out of hot water, having higher bills and dealing with messes, contact your plumber to install one today.

Decorate Your Home for the Holidays SAFELY AND STRESS-FREE Tis’ the season to start transforming the family living spaces with holiday lights, decorations, trees, candles, poinsettias and more. But the thought of decorating can be stressful – with so many other obligations and things to do – and that’s before you factor in the safety aspect. So, to help make decorating less stressful, consider these options: Get a fake tree. Taking care of a real one will just give you more to worry about, and you’ll avoid the mess of a real one. You also don’t have to worry about dry branches posing a fire hazard and boxing up a fake is much easier than hauling a real tree outside. Plus, “fake” trees more than ever look like the real thing. Stick to simple. Don’t feel pressure to cover your whole house in garland, or your entire yard in lights. Sometimes simple is better. Make the most of lights and ornaments on your trees, and as for other decorations, stick to things that are easy to set up and put away, like nutcrackers, poinsettias and other displays. And to help minimize the risks from accidents associated with this wonderful time of year, remember the three “Ps”: prepare, prevent and protect. Prepare. Make sure you have working smoke alarms around your home, ideally ones that are interconnected so that when one sounds, they all sound. Keep a fire extinguisher around as well, especially if you have candles and fireplaces going.

Prevent. When hanging lights, garland and other decorations, use caution when climbing a ladder and enlist the help of someone to hold the ladder and hand you things. Don’t connect more than three light strands together and turn them off when not in use. Finally, keep your tree away from a heat source – one in six tree fires are started when a tree is too close to one. Protect. Check with your insurance agent to ensure your home is adequately covered in the event of a loss. Most experts recommend a policy with a guaranteed replacement cost provision so you can rebuild to the same quality, regardless of rising material or labor costs. Holiday decorating is one of the best ways to create a festive atmosphere, but some holiday decorations and the task of decorating a home can pose risks and lead to stress. Fortunately, if you prepare properly, prevent and protect, you will be stress free and safe this holiday season.
