How to Help Your Children Buy a Home
With student debt looming and career paths constantly changing, the financial situation for a lot of young adults is tough. If your kids are in their 20s or 30s and still haven’t purchased a home, maybe you would like to help them. For those who can’t afford to give their adult children the entire cost of a home, there are options available to assist them financially in the home-buying process.
Let Them Live With You...Temporarily If your children are trying to save up their paychecks for a down payment on a home, but the cost of rent and utilities are too high for any legitimate savings, invite them back home temporarily. This can relieve their financial burdens and significantly help them boost their savings quickly.
Loan Them Money If you’re financially able, you can loan your child money for a down payment, closing costs and other homebuying fees. Be sure to establish terms and conditions, as well as expectations for repayment and interest. The IRS requires that you charge at least the applicable federal rate, or AFR, if this is not a gift. Have legal documents drawn up as needed.
Gift a Down Payment If instead of a loan, you choose to give them the money with no repayment expectations, you can give the gift of a down payment. To do so, write a mortgage gift letter

for them to submit with their application stating that they do not have to pay you back. This will increase their chances of being approved for a mortgage.
Co-Sign or Co-Borrow a Loan If your child has questionable credit history or is overrun with debt, you can apply for the mortgage with them as a co-borrower or co-signer. This can increase their chances for being approved for a mortgage, just remember that you will share mortgage payment responsibilities. You will have to repay the loan if your child defaults on a payment. If you are unable to assist your children in the homebuying process financially, you can always teach and guide them. If you have purchased a home in your life, share your experience and any helpful tips you may have. Also, get them in touch with a trustworthy and experienced real estate agent to help them better understand what they need to take this important financial step. the most important factor when buying a home will be the cost. It is important to know not only the cost of a home, but the cost of agent fees, repairs, inspections and more. With a mortgage pre-approval, you can set educated limits and budgets to be sure that any home you may be interested in will be one you can afford.

Become a More Attractive Buyer. For sellers, especially in a sellers market, finding a buyer with a mortgage pre-approval is an advantage. Buyers with pre-approvals are at a lower risk of falling through on the purchase due to lack of financing. If you put an offer in on a home with a pre-approval, and another buyer without preapproval also puts in an offer, you will be more likely to be approved and move forward through this part of the process.

Find Room to Negotiate. Because a pre-
approval makes you more attractive to sellers, you may also be awarded some flexibility in terms of negotiations. When a seller is sure a buyer has been qualified for the cost of their offer, they may be more likely to make financial compromises, such as closing costs, repairs and improvements, if it means the sale is guaranteed.

Speed Up the Closing Process. During the process of closing, mortgage approval plays a part in time delays. With a mortgage pre-approval already done and financing secured, you are able to jump into the following steps, such as appraisal and inspections. If a seller wants to close quickly, something almost every buyer can hope for, having your finances pre-approved will be beneficial to both parties involved. Research lenders you’d like to work with. Compare rates and terms to determine which lender is right for you and will help you find the right home. Avoid any major financial changes, such as opening a new credit card or applying for another loan, between applying and receiving your preapproval. Don’t rely on the number you receive, as it is only an estimate. When it comes time to sell your first home, emotions may run high. Not only are you starting a new chapter in your life, but you are also closing one that may be full of memories. A letter from you to the new owners of your home is not only a great way to welcome them, but offers a therapeutic way for you and your family to say goodbye to your home and get closure.
Explain Why You Loved This Home Whether you’ve raised your family for over a decade in this house, or simply spent a few years before moving into something larger, there was a reason for you choosing this home in the first place. Maybe you loved the natural light in the bedrooms or the entertainment space in the kitchen. Whatever you love about the home, share this with the new owners so they can enjoy the same features. If you had a spare bedroom or garage that you used as an office or personal yoga studio, tell them how the space positively impacted your life. You never know—you may give them an idea for how to use a room that they wouldn’t have thought of before. Talk About the Neighborhood and Town Since the new owners of your home are likely not from your neighborhood, give them some general information about the area, such as garbage and recycling pickup days, nearby transportation (train station, bus top, etc.) or school bus stops for all ages. Also, if your street has street parking rules, it can be helpful to them to know this for visiting family and friends. Share your favorite restaurants in town (include menus!) and local businesses, whether it be the grocery store, pastry shop or even lawn and home maintenance companies. The new homeowners will appreciate that you took the time to put these together so they can jump right into their new life.
Give Neighborhood and Household Tips If you live in an HOA community or a neighborhood where mailboxes are in one location, share the best time to pick up HOA items or check the mailbox. For a neighborhood with a shared fitness center or community pool, give them tips on the best times of day to visit for maximum enjoyment. If you have recently renovated your home, attach any instruction manuals or guides for appliances to your letter. For painting projects, keep a spare can of paint in the basement or garage in case they need to touch up a scratch or scuff, as that is a common occurrence in a new move. Another helpful tip you can share is how to best load the dishwasher. Take a photo of your loaded dishwasher layout and attach it with the letter. Though this is not necessary, it may be helpful to a new homeowner who maybe never had a dishwasher or would simply appreciate a reference. Share a Few Favorite Memories If you know that the new homeowners moving in have a family or are planning to raise one, they may appreciate hearing a few of your favorite family memories. Tell them how many years you raised your children in this home and some of your favorite spots around the home where you read or played together. Maybe you used your patio or deck to host dinner parties, or hosted Thanksgiving dinner with extended family in the dining room—whatever the memory, it may help the new homeowners get excited for their memories and traditions to come.

Many people find it difficult to adjust to living on a fixed income after they retire and realize that they underestimated their costs or didn’t save enough. Not having to worry about monthly home loan payments when you’re no longer working can give you peace of mind.
WHEN TO FOCUS ON RETIREMENT FIRST
If you started saving for retirement late, or haven’t saved as much as you would like, you may be better off putting more money in your retirement account than paying off your mortgage faster. A retirement account will benefit from compound interest. While it’s true that paying off your mortgage early can save you thousands of dollars in interest, the amount you can gain by investing in a retirement account may be greater. Compare the average rate of return on your retirement investments to the interest rate on your mortgage. If the percentage you can earn by investing in an IRA or a 401(k) is larger than the percentage you can save on mortgage interest, focusing on retirement first may pay off more in the long run. If your mortgage has a prepayment penalty, paying it off early can cost you money. The amount of a penalty may significantly reduce any benefit you could get by making extra loan payments. If you don’t spend enough on mortgage interest to itemize your tax deductions, you may be better off putting money into your retirement account. Some types of retirement accounts will allow you to defer paying taxes on money you contribute, which can help you financially right now.

Carefully consider your mortgage balance and interest rate, how much you already have saved for retirement, your return on investment and when you plan to stop working. SHOULD YOU REPLACE YOUR FRONT DOOR?
Y
our home’s front door is one of the first things that guests notice when they come to visit. It is also responsible for keeping your family safe, keeping drafts out and blocking out noise from traffic and other external sources. If your front door is damaged or worn out and failing in one or more of these areas, it may be time to replace it. Which Type of Door Should You Choose? A steel door is the best choice in terms of security. Steel doors are also energy efficient, durable and affordable. They don’t warp, but they can become dented, scratched and rusted. Steel doors are available in numerous styles and can be painted. If you would prefer a wood door, you can choose from several species and paint or varnish the door in the color of your choice. Wood doors can withstand damage from normal use and scratches can be fixed fairly easily. The downside is that a wood door can become weathered from exposure to rain and sunlight, and must be painted and varnished regularly to keep it from warping and swelling. Since a wood door can be damaged by weather, it’s best to choose one only if the entryway is covered or if you plan to use a storm door. Fiberglass doors are made with composite materials. They can be manufactured to closely resemble wood, but they don’t have the drawbacks of real wood.
A fiberglass door won’t swell, shrink, rot or warp. Fiberglass doors are better at resisting insects and fire than wood doors, plus, fiberglass is easier to maintain. Fiberglass doors are also more secure and energy efficient than wood doors, but they tend to be more expensive. Steel and fiberglass doors have a thermal break or an insulated separation that keeps outside temperatures from affecting the inside of the house. They can also keep heated air inside during the winter and cooled air inside during the summer. By preventing air transfer, a new front door can make your home more energy efficient and can significantly lower your utility bills. If you live on a busy street, you may be annoyed by the sounds of cars driving by, people talking and dogs barking outside your house. Some doors are constructed to block out noise from traffic and other outdoor sources. Choose the Right Front Door for Your Home Installing a new front door can quickly and easily make your home more secure and energy efficient, upgrade its style and increase its value. If you decide to replace your front door, do it before the winter months. You don’t want to let cold air into your house while workers are removing the old door and installing the new one. Review your options and shop around for a door that suits your home and your budget.
