SHOULD YOU REPLACE YOUR FRONT DOOR?

our home’s front door is one of the first things that guests notice when they come to visit. It is also responsible for keeping your family safe, keeping drafts out and blocking out noise from traffic and other external sources. If your front door is damaged or worn out and failing in one or more of these areas, it may be time to replace it. Which Type of Door Should You Choose? A steel door is the best choice in terms of security. Steel doors are also energy efficient, durable and affordable. They don’t warp, but they can become dented, scratched and rusted. Steel doors are available in numerous styles and can be painted. If you would prefer a wood door, you can choose from several species and paint or varnish the door in the color of your choice. Wood doors can withstand damage from normal use and scratches can be fixed fairly easily. The downside is that a wood door can become weathered from exposure to rain and sunlight, and must be painted and varnished regularly to keep it from warping and swelling. Since a wood door can be damaged by weather, it’s best to choose one only if the entryway is covered or if you plan to use a storm door. Fiberglass doors are made with composite materials. They can be manufactured to closely resemble wood, but they don’t have the drawbacks of real wood.
A fiberglass door won’t swell, shrink, rot or warp. Fiberglass doors are better at resisting insects and fire than wood doors, plus, fiberglass is easier to maintain. Fiberglass doors are also more secure and energy efficient than wood doors, but they tend to be more expensive. Steel and fiberglass doors have a thermal break or an insulated separation that keeps outside temperatures from affecting the inside of the house. They can also keep heated air inside during the winter and cooled air inside during the summer. By preventing air transfer, a new front door can make your home more energy efficient and can significantly lower your utility bills. If you live on a busy street, you may be annoyed by the sounds of cars driving by, people talking and dogs barking outside your house. Some doors are constructed to block out noise from traffic and other outdoor sources. Choose the Right Front Door for Your Home Installing a new front door can quickly and easily make your home more secure and energy efficient, upgrade its style and increase its value. If you decide to replace your front door, do it before the winter months. You don’t want to let cold air into your house while workers are removing the old door and installing the new one. Review your options and shop around for a door that suits your home and your budget.

Sure, your home may look great in person, but will your staging strategy translate well to photographs? Keep in mind that the vast majority of home shoppers begin their search online, where photographs are a deciding factor as to whether or not they’ll consider your home further. Angling your furniture. Resist the temptation to get creative by arranging your furniture on a diagonal angle. You may think this makes your room look bigger, but it actually skews the perception of space. Not using area rugs. If you have an open floor plan, you may think bare floors add to your home’s spaciousness, but the lack of rugs can actually make your home look barren. Attractive area rugs are essential to adding some warmth and coziness to your home by delineating specific areas. Out-of-scale wall art. Eye-catching artwork is a great way to up your home’s presentation factor. Artwork that is too big or too small for your walls, however, will throw off the entire design of a room. A piece of art or grouping of artwork should take up ⅔ - ¾ of a wall’s space. Not letting in enough light. A bright and airy feel is essential to helping your home stand out among buyers, so make sure your home has more than enough light. For older homes without recessed lighting, bring in some extra table and floor lamps, and in all cases, make sure window coverings are wide open or potentially removed altogether. Moving to a new home is exciting, but the process is also bound to be stressful. Recognize that stress is a natural response to a major life change and follow these tips to avoid feeling overwhelmed. CREATE A PLAN
It’s common for people to feel so overwhelmed by all the tasks associated with moving that they don’t know where to begin. The process may feel more manageable if you break it down into a series of steps. Seeing things on paper and checking off tasks as you complete them can help you feel in control and ensure you don’t forget anything important. Figure out what you want to take to your new home and where things will go before you start packing. This will allow you to sort your belongings and pack them in boxes that are clearly labeled so you’ll be able to find things easily when you arrive at your new house.
START THE MOVING PROCESS AS EARLY AS POSSIBLE
People tend to greatly underestimate how long it will take to make arrangements with a moving company, assemble packing supplies, sort through their belongings and pack them up. When it comes to moving, a good rule of thumb is to assume that everything will take longer than you think it will and to begin to tackle things as soon as possible so you don’t feel overwhelmed as moving day approaches. Start with small, simple tasks. Getting some of those out of the way can give you a feeling of accomplishment and help you build the momentum you need to take on more challenging tasks.

If you’re moving to your new home with family members, split up jobs so no individual has to shoulder an unreasonable amount of responsibility. Even if friends come over for an hour or two to help you with packing, that can help you make progress. Also, spending time chatting with loved ones can help you relax. You may be able to get some friends or relatives to help you load up a moving truck and carry furniture and boxes into your new home, but hiring a moving company may be less stressful, even if it costs more. If you take that route, you won’t have to worry about heavy lifting and you may even be able to get professional help with packing.
TAKE TIME FOR YOURSELF
Once you start packing and get into a groove, it can be tempting to keep going to get as much done as possible. However, that can quickly cause you to feel burnt out. During the moving process, be sure to get enough sleep, take relaxing breaks and get some exercise. Even a 10-minute walk around the block can be enough to help you recharge.

Are you licensed, bonded and insured?
Most states require contractors and their employees to take and pass an exam, as well as attend annual education courses to maintain their license. If they are insured, so are their employees. This is vital when choosing a contractor, because if they are not insured and someone gets injured on your property, you will be liable and they can sue. Bonds, such as a surety bond, will ensure that if they go out of business mid-renovation or they do not finish the job for another reason, you are not liable for the additional costs to fix the job or pay their bill.

What is the cost breakdown?
Never settle for a general or overall price estimate. Asking for an itemized cost breakdown is a vital step in the interview process. This way, you can see what they are charging you for and decide on any changes before they start. Oftentimes, there are many hidden fees that a homeowner may never know about. With a cost breakdown, you can discuss your options, update plans and even consider more cost-effective materials for your project.

What is the anticipated timeline for this project?
After discussing the cost, you want to understand how much time your project will take. Of course, you will likely not be offered a set finish date, as weather and other incidents may change things. Remember that delays are common and unforeseen circumstances may end up changing the completion date. Work closely with the contractor to set an anticipated start and end date, and if you need the work finished by a specific date, be sure to mention this now rather than later.

How long have you worked in this area?
In order to build a good reputation in a city or community, contractors must perform at a high-quality standard. Understanding how long they have been in business and how long their employees have been working with them will give you a better idea of how the finished
product will look. If they have experience working in your area before, they will have a better understanding of permit regulations and any possible issues in your area, such as piping and electrical work, that you may not be privy to.

Previous customers are your best source of information on how well a contractor performed. In addition to doing your own research and reading online reviews, ask them to share a few past customers for you to speak with. When you do reach out, ask questions such as, “Were deadlines and expectations met?” and “What were your best and worst experiences working with this contractor?” This will help you get a better understanding of the contractor’s communication skills, as well as the quality of work you are paying them for.
Permits are almost always required for professional remodeling jobs. Make sure that your potential contractor understands the rules and guidelines for permits in your area, and that they will help to schedule a visit from an inspector. Once a building inspector reviews the project and approves it, your contractor will be issued a permit to start the work. Remember to ask for copies of any and all permits for your records. If a contractor tells you they do not need a permit, do not hire them!
In addition to collecting copies of the required permits, you want to ensure everything is put in writing. Every detail should be included in a contract, such as payment schedules, cost breakdown, timetables, materials purchased and other essential information. Before you decide on a contractor, be sure contracts are complete and signed before any work is started. Do not trust a contractor who refuses to put things in writing or tries to talk you out of a contract.

ENERGY-SAVING TIPS FOR STAYING COOL AT HOME THIS
As summer temperatures soar, it’s tempting to turn on the air conditioning full blast—assuming you have such a system. But whether you do or not, electric air conditioning isn’t cheap to run, nor is it eco-friendly. Given that Americans use more than double the electricity than many other nations do, sustainability experts suggest energy-efficient ways to stay cool in your home this summer, no matter how hot it gets outside. USE FANS - Standing or table-top, circulating fans are quiet, effective, and economical for cooling small areas. Keep one in each of the rooms you regularly use and chill out in comfort for less. MIST YOUR BED - At bedtime, mist your bed with cold water from the fridge, then turn a fan nearby. This will create an evaporative cooling effect, allowing you to sleep more comfortably even on very hot nights. TURN DOWN THE LIGHTS - Lights generate heat, so turn them down or off whenever you can do without them. USE LIGHT BLOCKING CURTAINS - In sunny rooms, light-blocking drapes or curtains can help keep a room from building up heat.

BE MINDFUL OF OVEN USE - Oven heat lingers, and nobody wants too much hot food when it’s sweltering out. Eat colorful, proteinbased salads for optimal nutrition and if you must turn on the oven, do so mainly in the early morning. DON’T LINGER AT THE FRIDGE - Refrigerators work harder in hot weather. Standing by an open fridge door while you debate what to eat lets out the cool air and makes the fridge work even harder and use more energy.
